Before buying a flipped house, arrange an independent pre-purchase inspection, review the renovation and permit records, and follow up on significant or uncertain findings with the right specialist. Fresh paint, new floors, and updated fixtures show what was finished—not what may be concealed behind them. A general inspection is usually visual and limited to accessible areas; it is not a pass/fail test, code-compliance review, or guarantee that every defect will be found.
How do I inspect a flipped house before I buy it?
Use a process that checks both the visible condition of the home and the evidence available about the renovation. A flip is not automatically defective, and cosmetic work is not proof of a cover-up. The reason to look carefully is practical: recent work can make older or recurring problems harder to recognize, while some important areas are hidden or inaccessible during an ordinary inspection.

- Read your purchase contract first. Find the inspection deadline, any contingency, how notice must be delivered, and what remedies the contract allows. These terms determine how much time you have to arrange an inspection and respond to its findings.
- Request renovation records. Ask for a written description of the work, approximate dates, contractor details, permits and final approvals where applicable, invoices, warranties, earlier inspection reports, and available lead, asbestos, or mold assessments.
- Check local permit records. Contact the building or planning authority for the property’s location to ask what records are available and whether permits or approvals apply to the work described. A listing’s renovation claims do not establish that permits were required, issued, or closed.
- Hire an independent, qualified inspector. Agree in writing on the inspection scope, exclusions, cost, timing, areas to be accessed, and report delivery. Ask whether roof access and heating and cooling equipment are included, and what happens if an area cannot be reached or a system cannot be operated.
- Attend if practical and ask questions. Ask the inspector to document observations and limitations, using photographs where helpful. The goal is to understand condition and uncertainty, not to obtain a certification of work that could not be seen or tested.
- Sort findings and arrange follow-up. Separate immediate safety or active water issues from potentially major structural or system concerns and routine maintenance. Get a relevant specialist’s written assessment where the general inspection cannot resolve a material question.
- Make your decision within the contract’s deadlines. Depending on the contract and local rules, options may include proceeding, requesting more investigation, seeking a repair or price adjustment, or exercising an applicable contingency.
For the scope of a general inspection, the Government of Ontario describes it as “a visual inspection of major elements and systems, like the foundation, the electrical and plumbing systems, the attic ventilation, and the roof.” That is useful guidance on what such an inspection can cover, but the actual scope depends on the inspector’s agreement and the property’s accessible areas. Do not choose solely by a low quote or a broad label such as “full inspection.” Ask what the inspector will actually examine, which limitations apply, and whether the report will arrive early enough for you to act before your contractual deadline. Canada’s Office of Consumer Affairs recommends agreeing in writing on the inspection’s scope, deadline, and total cost before work begins. Inspector qualifications and licensing requirements differ by jurisdiction, so verify the credentials relevant where the home is located. Office of Consumer Affairs: Home inspections.

A general inspection cannot necessarily answer every question about a renovated home. It may not establish what is behind a new wall finish, whether concealed wiring is correctly installed, or whether a damp area has a hidden source. Ask the inspector to distinguish what was observed from what could not be confirmed. If an important conclusion depends on opening a surface, testing a material, or evaluating a specialized system, ask what qualified professional can do that work and whether the seller will permit it before closing.
What should I look for during the inspection?
Concentrate on the building envelope, structure, water management, and major systems. A new finish deserves no more or less attention by itself; the key is whether the home shows evidence of movement, moisture, damage, or an unresolved condition. Consumer Affairs Victoria and the National Association of REALTORS® both identify core inspection areas and warning signs, while emphasizing the need for specialist advice when a concern is beyond the general inspection. Consumer Affairs Victoria: Inspect properties before you buy; National Association of REALTORS®: Consumer Guide: Home Inspections.
Structure and foundation
Ask the inspector to examine visible foundation and structural components, floors, walls, and ceilings for signs of movement or patching. Pay attention to cracks, sloping or uneven areas, and repairs whose purpose is unclear. A crack’s appearance alone does not establish its cause or seriousness. Large or recurring cracks warrant assessment by a structural engineer or another appropriately qualified professional; a general inspector’s observations may identify a concern without diagnosing it.

Roof, attic, and drainage
Ask what parts of the roof and attic can be safely accessed and inspected. Relevant observations include roof movement or sagging, damaged tiles or other visible roof damage, visible framing, attic ventilation, gutters, downspouts, and how water drains around the building. A sagging roof or damaged tiles can point to costly work, but the general inspection may not establish the full extent. If the inspector cannot determine the condition, obtain a qualified roofing evaluation before treating the issue as resolved.
Moisture and signs of water entry
Look for water staining, damp basements or crawlspaces, peeling paint, lifting tiles, musty or mold-like areas, and pooling or drainage that directs water toward the house. These clues merit investigation even when nearby surfaces look newly finished. Ask whether the inspector found an apparent source and what areas could not be assessed. A visual inspection cannot prove there is no concealed moisture or mold, and fresh paint or flooring does not establish that the cause of an earlier problem has been corrected.
Plumbing, electrical, heating, and cooling
Confirm which visible plumbing and electrical components the inspector will examine and what tests, if any, are included. Ask whether heating and cooling equipment will be operated, and whether the inspector can inspect accessible insulation and ventilation. The exact systems tested depend on the written scope, access, and conditions at the visit. Do not interpret silence in a report as proof that a system was tested or that concealed components are sound; ask the inspector to clarify what was and was not checked.

Windows, doors, and fresh finishes
Include windows and doors in the inspection, and ask the inspector to note visible condition and operation within the agreed scope. Pay particular attention to finishes that appear to cover an area of concern, such as recently patched surfaces near a crack or new flooring where moisture clues are present. A recent finish is not evidence of a defect on its own. It is a reason to ask what can be verified, what remains uncertain, and whether further examination is warranted.

How do I check whether the renovation was done properly?
First, compare the seller’s description of the work with the records they can provide and the property’s visible condition. Request the scope and approximate dates, contractor details, permits and final approvals where applicable, receipts, warranties, previous inspection reports, and environmental or hazard assessments. Missing paperwork does not by itself prove poor workmanship or establish that a permit was required; it does leave a question to resolve with the seller, inspector, or local authority.
Next, check permit records with the authority responsible for the property. Requirements and records vary by location and by the type of work. Consumer Affairs Victoria advises buyers to contact their local council about planning or building permits. Its guidance also warns that illegal alterations may become the buyer’s responsibility after purchase; treat that as Victoria-specific advice, not a universal rule. Ask the relevant authority what permits or approvals apply and what the records show, rather than assuming a seller’s description is proof of compliance. Consumer Affairs Victoria: Inspect properties before you buy.

Finally, have the inspector distinguish visible evidence from claims that cannot be verified without access, testing, or specialist review. A general inspection is not a code-compliance review and cannot certify concealed work. If a major renovation has no clear documentation, ask focused questions: which work was completed, who did it, whether approvals were obtained where required, and what warranty or invoice records exist. If the answers leave a material concern, seek advice from the local authority or an appropriately qualified specialist before the deadline that governs your decision.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Which findings call for a specialist?
Escalate a finding when its cause, scope, or safety implications cannot be established by the general inspection. Ask for the specialist’s written assessment to identify what was evaluated, the limits of that evaluation, and any recommended next steps. A follow-up is especially important when the issue could affect safety, water entry, structural stability, or a major system.
- Large or recurring cracks, or other signs of structural movement: seek a structural engineer or another appropriately qualified professional rather than judging severity by appearance.
- Roof sagging, damaged tiles, or suspected water entry: request a qualified roofing evaluation if the general inspector cannot determine the extent or likely work required.
- Persistent dampness, peeling finishes, lifting tile, or pooling water: investigate the source and extent; do not assume a new surface finish has fixed the underlying condition.
- Unclear or potentially significant plumbing, electrical, heating, or cooling problems: ask whether a relevant system specialist is needed to diagnose what the general inspection could not establish.
- Suspected asbestos-containing material: do not rely on appearance to identify or clear it; arrange an appropriate assessment or testing under the applicable local rules.
- Possible lead-based paint in an older home: check local disclosure and assessment requirements, which depend on location and the home’s age.
Age thresholds and guidance are jurisdiction-specific. Consumer Affairs Victoria recommends considering an asbestos assessment for homes built before 1990. Ohio’s homebuyer guide states that asbestos generally cannot be identified just by looking and describes lead disclosure obligations for homes built before 1978. Those are location-specific examples, not universal thresholds or rules; check the requirements where the property is located. Consumer Affairs Victoria: Inspect properties before you buy; Ohio Department of Commerce: Homebuyers Guide.

What should I do with the inspection report?
Read the report for both findings and limits. Note which parts of the home were inaccessible, which systems were not operated, and whether a conclusion is an observation or a recommendation for further investigation. If a material issue is described as uncertain, do not turn that uncertainty into reassurance; ask the inspector what evidence supports the observation and who can investigate further.
- Address immediate safety or active water concerns first. Clarify the nature of the concern and whether prompt specialist attention is needed.
- Get diagnosis for potentially major structural or system defects. Request a written assessment from the relevant qualified professional rather than negotiating from an uncertain visual observation alone.
- Separate routine maintenance and cosmetic work. Record these items, but keep them distinct from findings that may change the safety, cost, or suitability of the purchase.
- Compare the written findings with available renovation records. Ask the seller to clarify gaps or inconsistencies; contact the relevant authority about permit questions that remain unresolved.
- Choose a response before the contract deadline. Depending on the contract and jurisdiction, you may be able to proceed, request further investigation, seek a repair or price adjustment, or use an applicable inspection contingency.
Canadian consumer guidance notes that buyers may ask for fixes or adjust an offer after inspection findings. In the United States, the Consumer Financial Protection Bureau explains that a contract with a satisfactory-inspection contingency may allow cancellation without penalty. Neither possibility is automatic: the signed contract, notice procedures, local law, and facts of the transaction control. Read the actual terms and get local legal or real-estate advice if you are unsure how to preserve a right or meet a deadline. Office of Consumer Affairs: Home inspections; Consumer Financial Protection Bureau: Schedule a home inspection.
How do inspection rights and disclosure rules vary by location?
Do not assume that a rule mentioned for another province, state, or country applies to your purchase. Inspector licensing, permit requirements, seller disclosures, lead and asbestos rules, inspection rights, and contract remedies can all differ by jurisdiction. Even where a general inspection is customary, the scope depends on the written agreement, the condition of the property, and what is accessible on the day.
Before relying on a remedy, check the signed purchase contract for deadlines and notice requirements. Before relying on a seller’s renovation claims, check available records with the local building or planning authority. For hazardous materials, use local guidance and an appropriate assessment rather than visual assumptions. These steps address different questions: the inspection documents observable condition, records help establish what was approved or reported, and the contract determines what options you have as a buyer.
Should I get a home inspection on a flipped house?
Yes: arrange an independent pre-purchase inspection and use it to identify visible conditions, limitations, and questions that need follow-up. Do not treat the inspection as a guarantee, a certification of hidden renovation work, or a substitute for permit checks, hazard assessments, specialist diagnosis, or understanding your contract. A careful process gives you a clearer basis for deciding whether to proceed, investigate further, or use an available contractual option.
