When mortgage rates are high, the same loan amount usually means a larger monthly principal-and-interest payment. You may be able to strengthen your application by preparing your credit, reducing recurring debt where practical, documenting your finances, choosing a payment you can sustain, and comparing lenders and loan programs. None of these steps guarantees approval: the lender’s decision depends on your full financial profile, the property, the loan type, and the lender’s underwriting rules.
The most useful approach is to improve the parts of your application you can control without weakening your finances—for example, by avoiding new debt or using every dollar of savings to increase your down payment.

What lenders review—and why one number does not decide approval
A mortgage application is evaluated as a whole. The Consumer Financial Protection Bureau (CFPB) identifies credit reports and scores, existing debt, savings, total assets, and current income as factors lenders consider. The lender also evaluates the loan program and property. A strong score cannot by itself guarantee approval, and there is no single credit-score or debt-to-income cutoff that applies to every borrower and loan.
Mortgage lenders commonly use FICO scores, but scoring models and underwriting criteria can differ. Requirements may also vary by loan program and by lender. A useful preparation plan therefore focuses on your complete financial picture rather than trying to hit an assumed universal threshold.

- Credit: Your reports, scores, payment history, and current balances can affect whether a lender is willing to lend and the terms it offers.
- Debt: Recurring obligations affect how much room your income leaves for a mortgage payment.
- Income and assets: Lenders review income, savings, and other assets, and may request records to verify what you report.
- Cash for the purchase: The down payment matters, but so do closing costs and the money you will need after moving in.
Because these factors interact, an application can be limited by an issue other than credit—for example, a payment that is too large relative to the borrower’s finances, or insufficient cash for the transaction. Ask a lender which factors matter most in your situation rather than assuming that a single score or down-payment target will settle the question.
How high rates change the affordability calculation
A higher interest rate increases the payment for a given loan size. That can make a home that looked manageable at a lower rate less affordable, even if your income and down payment have not changed. It can also reduce the amount you can borrow while keeping a payment within your budget.
Start with a monthly housing payment you can live with, then work toward a home price and loan amount that fit it. Do not treat the maximum amount in a preapproval letter as a recommended spending limit: the lender’s estimate is not a judgment about your household budget, future expenses, or comfort with financial risk.

Set a personal payment limit first
- Review your monthly finances. Account for recurring debt and the expenses you need to cover outside housing. Use a budget that reflects your actual spending rather than an idealized month.
- Decide what housing payment is sustainable. Consider the full cost of owning the home, not only the principal-and-interest figure shown in a loan estimate or calculator.
- Ask lenders to model a price you choose. Compare offers using the same home price, down payment, and loan term where possible, so you can see how the rates and charges affect the payment.
The CFPB’s Explore Interest Rates tool can show how estimated rates vary by credit score, down payment, loan term, and loan type. Its illustrative examples use data from April 1, 2025, provided by Curinos; they are not current market quotes or forecasts. The tool’s named example assumes a $400,000 single-family primary residence, a 10% down payment unless otherwise specified, a 700 credit score, a conventional 30-year fixed loan, discount points between -0.5 and 0.5, and a 60-day rate lock. Get fresh quotes from lenders and compare official Loan Estimates before making a decision.
Prepare your credit before applying
Review your credit early enough to identify errors and give corrections or other changes time to appear. Checking your own credit report does not hurt your score. Review all of your reports, make sure the accounts and payment information are accurate, and dispute information you believe is wrong.

Actions that can help keep your profile steady
- Keep bills current. Payment history is part of the credit picture lenders review. Avoid missed payments while preparing and during underwriting.
- Reduce revolving balances if practical. Paying down credit-card debt may improve the overall application profile, while also reducing a recurring financial obligation. Do not spend cash needed for closing or reserves just to reduce a balance.
- Avoid unnecessary new credit. Opening several accounts or taking out a car loan shortly before applying can change your credit profile and add payment obligations. Avoid unrelated credit applications during the mortgage process when you can.
- Allow time for accurate information to update. There is no guaranteed score increase or fixed timeline. CFPB guidance cautions that there are no shortcuts to building a strong score.
Mortgage lenders generally make credit inquiries as part of an application. The CFPB says that, within a 45-day window, multiple credit checks from mortgage lenders are recorded on your credit report as a single inquiry. This guidance concerns mortgage checks; it is not a blanket assurance about unrelated applications, such as applying for a credit card or auto loan, or about every scoring model.
Manage debt without putting your cash position at risk
Recurring debt affects the room in your finances for a housing payment. If paying down a credit-card balance is feasible, it may help your application profile. Before using savings to do so, weigh the benefit against the cash you need for the down payment, closing costs, moving, repairs, and reserves. A lower balance is not useful if it leaves you unable to complete the purchase or handle an immediate expense.

A new car payment or other debt can alter the financial picture the lender reviewed. If your circumstances change after applying, tell the lender and ask how the change affects the file rather than assuming it will be immaterial.
Choose a down payment that fits the whole transaction
A larger down payment generally makes approval more likely and can lower the interest rate, according to the CFPB. But 20% down is not a universal entry requirement. Depending on eligibility, some mortgage options permit a smaller down payment or none.
A lower down payment may mean mortgage insurance or a higher monthly cost. A larger down payment can reduce the amount borrowed, but using all available savings to reach a target can leave too little for closing and the first months of homeownership. Compare the effect on your payment and total cash needs rather than treating one percentage as the right answer for everyone.

For scale, the CFPB gives hypothetical down-payment examples for a $200,000 home: 20% is $40,000, 5% is $10,000, and 3.5% is $7,000. These are arithmetic examples, not universal program requirements or a promise that a particular borrower qualifies at any of those amounts.
Organize income, assets, and other records
Lenders review income, assets, debt, and credit, and may request records to verify the information in your application. Gather your recent income, asset, and debt documentation so you can respond accurately and promptly. The exact records and how the lender evaluates them depend on the lender, loan program, and your circumstances; variable or self-employed income may be treated differently from steady income.
Keep the information you provide consistent across forms and supporting records. If a lender asks for an explanation or an additional record, respond directly and ask what is needed if the request is unclear. Do not assume that a document list from another borrower or lender applies to your file.
Compare lenders and loan programs on the full cost
Shopping several lenders gives you a way to compare actual offers instead of relying on a general advertised rate. CFPB recommends getting at least three preapprovals. A preapproval can help you understand possible financing, but it does not commit you to use that lender.
Ask lenders about conventional loans, FHA-insured loans, VA-guaranteed loans for eligible servicemembers and veterans, USDA programs for qualifying rural purchases, and state housing finance agency programs. Eligibility rules differ, and a lender may have requirements in addition to a program’s rules. Do not assume you qualify for a program based on a short description; ask the lender to check your circumstances against current program requirements.

Compare Loan Estimates side by side
When you receive Loan Estimates, compare offers for the same purchase scenario as closely as possible. Look beyond the interest rate: a lower rate can come with different points or fees, and an option with a lower down-payment threshold is not automatically cheaper overall.
| What to compare | What to check |
|---|---|
| Eligibility and underwriting | Whether you and the property meet the program and lender requirements. |
| Rate and loan structure | The quoted interest rate and whether the loan is fixed-rate or adjustable-rate. |
| Monthly payment | Principal and interest for the same home price, down payment, and term, along with mortgage insurance or program charges. |
| Upfront borrowing costs | Discount points, lender fees, and closing costs. |
| Cash and remaining savings | The down payment and other cash due, plus the savings you expect to retain afterward. |
Use the official Loan Estimate to compare offers and ask the lender to explain differences you cannot reconcile. Rates and program details change, so a quote or illustrative example should not be treated as a current offer unless the lender has provided it for your application.
Time mortgage inquiries deliberately
When comparing mortgage lenders, try to keep applications within the CFPB’s 45-day mortgage inquiry window. CFPB guidance says multiple mortgage lender checks in that period are recorded as one inquiry on your credit report. That does not mean every type of credit application is grouped the same way, so avoid adding unrelated credit applications while you shop if possible.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Understand what preapproval does—and does not—mean
A preapproval letter means the lender is tentatively willing to lend up to a stated amount based on assumptions and the information reviewed so far. As the CFPB puts it, “A preapproval letter is based on assumptions and is not a guaranteed loan offer.” It is not final approval, and the lender may need to verify information again or review additional details later. Letters may expire, and lenders differ in their process and requested records.

Ask the lender what could still lead to denial or change the terms, what records remain outstanding, and when the letter expires. Submit requested information promptly. Keep your finances as stable as possible while the purchase is in progress, and contact the lender before making a significant financial change so you understand the effect on your application.

Ask about the FHA credit-score policy change carefully
FHA credit scoring has a time-sensitive policy update. A HUD FHA TOTAL page reported on October 8, 2026, that FHA INFO 2026-23 announced Mortgage Letter 2026-11, formalizing VantageScore 4.0 and FICO Score 10T as acceptable models alongside Classic FICO. The page refers to an implementation date of January 1, 2027.
This change is specific to FHA; it should not be assumed to apply to conventional, VA, USDA, or other mortgage types. Because the stated implementation date is in the future relative to the October 8, 2026 update, check current HUD implementation materials and ask an FHA lender which score model and process it is using. Do not assume that the new models are available for every FHA application before implementation.

If a lender denies your preapproval
A denial gives you a reason to ask what part of the application needs attention; it is not a guarantee that a different lender will approve the same file. Ask the lender to explain the decision and identify the factor that limited it, such as credit or income. If a credit score was used to deny a preapproval, CFPB says the lender must provide a notice with the score used and instructions for obtaining a free credit report.
- Get the reason in clear terms. Ask which part of the application led to the decision and whether the issue was a lender rule, a program requirement, or information that needs correction.
- Check the records behind the decision. If credit information was involved, review the report and score notice. Dispute inaccuracies with the relevant credit-reporting company.
- Ask what changes could matter. The lender may be able to explain which debts, income records, savings, or other factors affected the file. Do not assume that waiting a fixed number of days will make a new application succeed.
- Get help preparing if needed. A HUD-approved housing counseling agency can help you understand next steps and prepare for homebuying.
If you apply elsewhere, compare the lender’s requirements and the total cost instead of assuming a different institution will use identical criteria. Eligibility and underwriting vary, and correcting an error or changing a financial factor does not guarantee approval.
