To get preapproved for a mortgage, contact several lenders, ask how thoroughly they review applicants, and submit the information and documents each requests. A preapproval letter is a tentative indication that a lender may lend up to a stated amount—not a guaranteed loan or final approval. Use the CFPB’s document list below as a starting packet, then confirm what applies to your finances and the loan you want.
What mortgage preapproval means
A preapproval letter says a lender is tentatively willing to lend up to a certain amount, based on information and assumptions considered at that stage. It can help you understand a potential borrowing limit when looking at homes, but it does not guarantee that you will receive the loan or that the stated amount is right for your budget. The Consumer Financial Protection Bureau (CFPB) describes it as a lender’s tentative willingness to lend up to a certain loan amount.

Think of the letter as a snapshot of a lender’s view based on what it knows at that point—not a promise that every later check will come out the same way. Conditions may remain, assumptions may be involved, and the lender may need to verify more information as the application advances. Ask what could change the decision or the eventual loan cost, and do not treat the maximum amount in a letter as a recommendation about what you should spend.
Lenders do not all use the terms “preapproval” and “prequalification” the same way. A label alone does not tell you how much checking has happened: one lender may rely largely on information you provide, while another may review supporting documents early. Ask whether the lender checked your credit, verified your documents, and what conditions or assumptions remain. CFPB guidance says lenders typically check credit before issuing a preapproval.

A preapproval is not a commitment to use that lender. It is an early step in shopping for a home loan, not the formal cost offer you should use to choose a lender. You can request letters from more than one lender, then decide later after comparing actual Loan Estimates.
How to get preapproved, step by step
- Contact multiple lenders. Ask each how its preapproval process works, what information it needs, and whether its review involves document verification. The CFPB recommends requesting preapprovals from at least three lenders. Contacting several lenders gives you a chance to compare their process, available loan types, tentative terms, and remaining conditions instead of assuming every lender evaluates an application the same way.
- Ask what the letter will be based on. Find out whether the lender will check your credit and review documents, which assumptions it will use, and what conditions remain. Explain circumstances that may affect the review, such as self-employment, irregular income, gift funds, or a large recent deposit. Ask what details the lender still needs from you and whether any part of your situation could affect the later decision or loan cost.
- Request a document list for your situation. Use the CFPB’s starter checklist below to prepare, then ask the loan officer which items are actually needed for your application and at what stage. Requirements vary by lender and borrower. A list from another lender or a general checklist may not cover the records needed to verify a particular source of income or funds.
- Submit the requested information and records. Follow the lender’s exact submission instructions. Keep a copy of what you send, provide complete and accurate records, and confirm receipt. If a record is missing or a figure needs explanation, ask the lender what would resolve the question rather than guessing which substitute document will be accepted.
- Review the letter carefully. Check the stated amount, any conditions, assumptions, and the expiration date. CFPB says 30 to 60 days is typical for a preapproval letter, but check the date on yours and ask the lender how to refresh it if it expires. If your home search continues beyond that date, contact the lender about its process rather than assuming the old letter remains current.
- Compare formal offers after you have a home offer. Once an offer on a home has been made, obtain official Loan Estimates from prospective lenders and compare those before deciding which lender to use. A preapproval letter alone does not provide enough information to select the best-priced loan. Do not confuse the lender’s tentative amount with a complete comparison of rates, fees, and cash to close.
CFPB says obtaining preapprovals from multiple lenders within a short time should not have a major impact on your credit score. Its guidance does not give a specific time window, so ask lenders about their credit-check process rather than relying on an assumed number of days. When you speak with each lender, you can also ask how the credit check fits into that lender’s review and what information will be considered.
It is useful to keep a simple record of each conversation: what the lender asked you to submit, whether it reviewed documents, what assumptions it used, the conditions that remain, and when the letter expires. Also note which loan types or programs the lender says may fit your situation and any tentative terms or rates discussed. These notes help you return with focused questions, but they are not a substitute for comparing Loan Estimates once you have made an offer on a home.
Documents to gather for mortgage preapproval
The CFPB’s application-packet checklist is a practical place to start. It is not exhaustive, and it does not mean every lender will require every item at the preapproval stage. Ask the loan officer which documents are needed for your application. Some lenders review much of the packet early, while others rely more on information you provide at first and request records as the process continues.

- Recent income records: pay stubs covering the last 30 days and W-2 forms for the last two years. If your pay or work situation does not fit a standard wage-and-salary pattern, ask what additional records the lender wants rather than assuming these items fully document your income.
- Tax returns: signed federal tax returns for the last two years. Make sure you have complete copies if requested; the lender may need all pages, including pages with no entries.
- Other income: documentation of other sources of income. If you receive child support, alimony, rental income, or another non-employment income source, the lender may ask for evidence that it is likely to continue at the same level. Ask what evidence is appropriate for the particular source and for the loan you are seeking.
- Account statements: the two most recent bank statements. Include complete statements when submitting them and be ready to explain deposits or transfers that the lender asks about.
- Down-payment funds: records showing where the funds will come from. The CFPB checklist describes investment or savings account statements showing at least two months’ ownership history. If some of the money is a gift, it lists a signed statement from the giver confirming that it is a gift. Ask the lender whether gift funds are permitted for your intended loan and what documentation it requires.
- Identity: proof of identity, typically a driver’s license or non-driver ID, and your Social Security number.
- Name change: documentation of a recent name change, if applicable. If the name on a record differs from the name on your identity document, ask the lender what it needs to connect those records.
- Education or counseling certificate: a housing counseling or homebuyer education certificate, if you have one. The checklist does not say that every borrower must obtain a certificate; ask whether it is relevant to your application.
Use this as a starter packet, not a universal checklist. The point is to make it easier to answer the lender’s requests and identify questions early. A lender may ask for different or additional evidence based on your income, funds, and circumstances, and a document that is useful for one applicant may not be required from another.
When your income or funds need extra explanation
Self-employed applicants and people with irregular or non-wage income may need to provide additional records. A lender may need to verify both the amount and expected continuation of income. Ask what evidence fits your specific income source rather than assuming the standard pay-stub and W-2 list is enough. If you are unsure how to document a source, describe it to the loan officer and request a precise list before sending records.
For child support, alimony, rental income, or other non-employment income, the issue may be not only what amount you receive but whether it is likely to continue at the same level. Ask the lender what it needs to assess that. Do not assume that a deposit in an account by itself proves the nature or expected continuation of the income.

Lenders generally need to verify the source of income and down-payment funds; the exact records they request vary. A transfer from one of your accounts to another can prompt a question about where the money originated, so keep track of the source and ask what explanation or documentation the lender needs. If money came from a gift, ask about eligibility and documentation before assuming it can be used for the loan.

How to avoid delays when sending documents
- Provide complete, accurate records. Include every page of a multi-page statement or return, even blank pages; incomplete documents may be rejected. The CFPB warns that incomplete documents can lead lenders to reject them. Check that files are readable and that the pages belong to the requested period before sending.
- Use current records when requested. You may need to update statements or pay stubs later in the process. A packet that was current when you first contacted a lender may not be current when additional verification takes place, so be ready to provide updated copies if asked.
- Clarify unusual items rather than leaving gaps. If a statement shows a large deposit or a transfer the lender asks about, respond with the explanation and evidence the lender requests. If you do not know what will satisfy the request, ask before sending an incomplete answer.
- Follow secure submission instructions. Ask the loan officer exactly how to submit each item, send copies rather than originals, and confirm that the lender received them. Keep the originals and a record of what you transmitted.
- Respond promptly to follow-up requests. A missing explanation or document can leave the lender unable to verify information it needs. If you cannot provide an item immediately, tell the loan officer and ask what alternatives or next steps are appropriate.
These habits do not guarantee approval, but they can make it easier for a lender to review what you have sent and identify what is still missing. Be precise about which document a request refers to, especially if the lender asks for a statement, income record, or explanation covering a specific period.
Preapproval letter vs. Loan Estimate
A preapproval letter and a Loan Estimate serve different purposes. The preapproval is an early, conditional indication of potential borrowing capacity. A Loan Estimate is part of the formal mortgage application process and gives you information to use when comparing a loan offer. The names are easy to confuse, but the documents are not interchangeable: a letter is not the formal cost comparison, and a Loan Estimate is not a final-approval guarantee.
| Item | Preapproval letter | Loan Estimate |
|---|---|---|
| When it is used | While preparing to shop for a home and assessing a lender’s tentative willingness to lend. | During the formal mortgage application process, to review the loan’s terms and costs. |
| What triggers it | The lender’s preapproval process, which differs by lender. | Under CFPB guidance, a lender must provide one after receiving six pieces of information: your name, income, Social Security number, property address, estimated property value, and desired loan amount. |
| Are supporting documents required first? | Requirements vary. Some lenders review more documents early than others. | The lender cannot require documents such as a W-2 or pay stub as a condition of providing a Loan Estimate. It may request more documents if you choose to proceed and it verifies your information. |
| Does it guarantee final approval? | No. It is tentative and may rely on assumptions or conditions. | It is a formal estimate in the application process, not a statement that final approval is guaranteed. |
Because the labels “prequalification” and “preapproval” are used differently, ask what checks have actually been completed. Ask whether the lender checked credit, reviewed documents, and what conditions remain instead of judging the process by the name on a letter. Both kinds of letters can rest on assumptions, and neither is necessarily a guaranteed loan offer.

That does not mean a lender will never ask for supporting documents. If you choose to proceed, the lender may request more information to verify your application. Keep the timing clear: the formal comparison belongs with Loan Estimates from prospective lenders after you have made a home offer, not with the preapproval letters alone.

What to compare across lenders
Use the preapproval stage to understand each lender’s process and what remains uncertain. Keep these points together for each lender so you can ask informed follow-up questions:
- How the lender reviews information and which documents it requires at this stage.
- Whether it checked credit, verified documents, and what assumptions or conditions remain.
- Which loan types and programs it offers for your situation.
- The tentative terms or rates discussed, without treating them as a final cost comparison.
- The letter’s stated amount, expiration date, and process for refreshing it.
- Whether any aspect of your income or down-payment funds needs additional explanation.
Do not choose a lender solely because its letter states the highest amount, because it asked for fewer documents, or because a tentative rate sounds attractive. The letters may be based on different assumptions and do not show enough to establish which offer has the best overall cost. Use them to learn what the lender has assessed and what remains unresolved.
Make the actual cost comparison using Loan Estimates from prospective lenders after you have made a home offer. Compare projected loan terms and rates, estimated fees, and cash to close. Review the conditions and information behind each estimate as well as the headline numbers, and ask the lenders about anything you do not understand. That formal comparison is more useful than choosing based only on a preapproval amount or letter.
Frequently Asked Questions
How do I get preapproved for a mortgage?
Contact several lenders—CFPB recommends at least three—and ask how each handles preapproval, whether it checks credit and verifies documents, what information it needs, and what assumptions or conditions will remain. Submit the requested records, review the letter’s amount and expiration date, and compare formal Loan Estimates later, after making a home offer.

What documents do I need for mortgage preapproval?
A useful starting packet includes pay stubs for the last 30 days, W-2 forms and signed federal tax returns for the last two years, records of other income, the two most recent bank statements, documentation of down-payment funds, proof of identity and your Social Security number, and a recent name-change record if applicable. The CFPB checklist also includes a housing counseling or homebuyer education certificate if you have one. Requirements vary, so ask your lender what applies to you.
Do I need pay stubs or W-2s to get a Loan Estimate?
No. CFPB says a lender must provide a Loan Estimate after receiving six pieces of information: your name, income, Social Security number, property address, estimated property value, and desired loan amount. It cannot require a W-2 or pay stub as a condition for providing the estimate, though it may request documents later if you choose to proceed and it verifies your information.
What is the difference between prequalification and preapproval?
Lenders use the terms differently, so the label alone does not tell you how thoroughly they reviewed your finances. Ask whether the lender checked credit, verified documents, and what assumptions or conditions remain. Either kind of letter can be tentative and is not necessarily a guaranteed loan offer.

The Bottom Line
Start by asking at least three lenders how they review preapproval applications and what documents they need for your circumstances. Use the CFPB checklist as a guide, not a universal requirement, and be ready to explain income, gifts, large deposits, or transfers when asked.
