How to Get Preapproved for a Mortgage and Set a Realistic Home-Buying Budget

A preapproval letter is tentative—not a guaranteed loan or an affordability verdict. This guide explains how to compare at least three lenders, build a complete homeownership budget and evaluate formal Loan Estimates.

Mortgage preapproval is a lender’s tentative indication that you could borrow up to a stated amount after an initial review of your finances. It can show a seller that financing is plausible, but it is not final underwriting, a guaranteed loan, or proof that the maximum amount is affordable for your household.

The safest approach is to seek preapproval from at least three lenders, build your own housing budget below or at the amount you can comfortably sustain, and compare each lender’s formal Loan Estimate before choosing a loan. Your budget must cover the complete cost of ownership, cash needed at closing, ongoing savings goals, and an emergency reserve.

What mortgage preapproval means

Consumer Financial Protection Bureau (CFPB) guidance defines a preapproval letter as “a statement from a lender that they are tentatively willing to lend money to you, up to a certain loan amount.” The lender has reviewed some information about your income, assets, debts and credit, but the review is based on assumptions and remains subject to further verification.

A preapproval can help you make a credible offer and understand a possible financing ceiling. It does not guarantee that the lender will approve the final loan, that the property will qualify, or that the quoted terms will remain unchanged. The lender may still need to verify documents, evaluate the property, confirm your employment and assets, and complete underwriting after you have a purchase contract.

CFPB describes the letter another way: “A preapproval letter just says that a lender is willing to lend to you – pending further confirmation of details.” Read the letter for its expiration date, maximum loan amount, assumptions, conditions and any statement about the loan program or interest rate. Ask the lender what must be verified and what could cause the amount or terms to change.

Preapproval is not a commitment to use that lender

A letter does not obligate you to borrow from the issuing lender. It also does not contain enough information to determine which lender offers the best deal. After you have a property and an offer, request formal Loan Estimates from the lenders you are considering and compare the written terms.

How long a letter usually lasts

CFPB says a preapproval letter typically expires in 30 to 60 days. That is a typical range, not a universal rule. Confirm the exact date on your letter and ask how the lender renews or updates it if your home search lasts longer. An updated letter may require refreshed income, asset or credit information.

How to get preapproved: a practical sequence

1. Assemble a financial snapshot

Before contacting lenders, write down the information they are likely to ask about:

  • Gross and net household income, including the source and stability of each income stream.
  • Recurring debt payments, such as student loans, auto loans, credit cards and support obligations.
  • Available savings and other assets that could be used for a down payment, closing costs, reserves or prepaid items.
  • Credit history and any recent applications for credit.
  • A rough target purchase price, desired loan amount and the amount of cash you want to retain after closing.

This preparation is not a substitute for underwriting. It helps you identify missing records and prevents a lender’s maximum qualification from becoming your unexamined budget.

2. Ask each lender what documentation it needs

Documentation varies by lender and borrower. Ask for the complete list at the start, including how the lender handles variable income, self-employment, gifts, transfers between accounts and other unusual items. Common requests can include income records, asset statements and information about debts, but the exact process is lender-specific. Supplying records early can prevent a late discovery that income, assets or liabilities need additional verification.

3. Contact at least three lenders

CFPB recommends asking at least three lenders for preapproval so you can see different loan and pricing options. Consider institutions with different business models or loan offerings when that is appropriate for your circumstances. Ask each lender:

  • Which loan programs and terms could fit the amount you want to borrow?
  • What information will be used for the initial credit review?
  • How long will the preapproval remain valid?
  • What assumptions are built into the letter?
  • What conditions must be met before final approval?
  • How does the lender handle rate locks, lender credits and closing timelines?

CFPB says obtaining three preapprovals in a short period should have no major impact on your credit score. That is general guidance, not a promise that every inquiry in every situation will be treated identically. Ask each lender when it will pull credit, whether the pull is hard or soft, and how multiple mortgage inquiries are handled.

4. Review the letter before using it

Check the loan amount, purchase-price assumption, loan type, expiration date and conditions. Treat the approved amount as a financing ceiling, not a spending target. If the lender’s letter is based on information that later changes, notify the lender promptly rather than relying on an outdated figure.

5. Keep the letter in perspective while you shop

A seller may view the letter as evidence that a lender has tentatively evaluated your finances. It does not prove that you can comfortably make the payment, and it does not replace a property appraisal, title work, insurance review or final underwriting. Your own affordability analysis should control the price range you consider.

What you need to receive a Loan Estimate

A Loan Estimate is a standardized disclosure that lets you compare a specific mortgage’s rate, payment and costs. To trigger the disclosure, you generally need to provide six items:

What’s actually slowing this PC down?

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Your name.
  2. Your income.
  3. Your Social Security number, so the lender can check credit.
  4. The property address.
  5. An estimate of the property’s value.
  6. The loan amount you want.

You do not need a signed purchase contract or income-verification documents merely to trigger a Loan Estimate, although additional information can make the estimates more accurate. The lender generally must send it within three business days after receiving the required application information.

Some products have exceptions to these Loan Estimate rules, including reverse mortgages, home equity lines of credit, certain manufactured-home loans that are not secured by real estate and some subordinate-assistance loans. Confirm which disclosure applies to the product you are considering.

Build a housing budget from your household, not the lender’s maximum

Start with take-home income and actual spending. List recurring debt payments, savings goals, childcare or medical obligations, transportation, food, insurance and other priorities. The amount left after those commitments is the starting point for housing—not the maximum payment shown by a qualifying calculator.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

CFPB’s central advice is: “Focus on a mortgage that is affordable for you given your other priorities, not how much you qualify for.” Its preapproval guidance also states, “You’re the only one who can decide how much you can afford to spend on a home.”

Calculate the complete monthly housing cost

Principal and interest are only two parts of the payment. Build a monthly estimate that includes every item below.

Monthly item How to treat it in your budget
Principal and interest Use the payment for the specific loan amount, term and rate you are evaluating.
Mortgage insurance Include it when the loan program requires it; confirm when it could end or change.
Property taxes Include the local tax obligation whether it is collected through escrow or paid directly.
Homeowners insurance Use a realistic premium for the property and location, and account for potential changes at renewal.
Association dues Add condominium or homeowners association charges, which are commonly billed separately from the mortgage payment.
Utilities Estimate electricity, gas, water, sewer, trash, internet and other services that may be higher than in your current home.
Routine upkeep and repairs Set aside money for maintenance, replacements and unexpected repairs; these costs do not appear on a Loan Estimate.
Payment-change cushion For an adjustable-rate product, allow for the possibility of a higher payment. Also allow for changes in taxes or insurance.

A Loan Estimate may show taxes and insurance in the projected total monthly payment, but the form will identify whether those items are escrowed. If they are not escrowed, you still owe them and must reserve the money yourself.

Test the payment against real-life changes

Ask whether the payment remains manageable if income falls, a major expense rises, insurance premiums increase, property taxes change or a payment adjusts. A budget that works only when every assumption is favorable is not a realistic budget. Consider your expected time in the home and whether the payment leaves room for retirement saving, education, travel, family changes and other priorities.

Separate cash to close from the ongoing payment

Monthly affordability and upfront affordability are different tests. A household can qualify for a payment but lack enough cash to close without draining its reserves. Build a separate cash plan containing:

  • Down payment.
  • Lender and origination charges.
  • Discount points, if you choose to pay them.
  • Third-party closing services.
  • Government recording and other required fees.
  • Prepaid interest and insurance.
  • Initial escrow deposits.
  • Moving, utility-connection and setup costs.
  • Planned repairs, appliances or furnishings.

CFPB says closing costs typically range from 2% to 5% of the purchase price, excluding the down payment. This is a planning estimate, not a quote. Actual costs depend on the price, down payment, lender, loan, property type and location.

The Loan Estimate’s “cash to close” is an estimate of the amount due at closing after deposits and credits are considered. It is not the same as the total savings you need to buy responsibly, because you may also need moving funds, immediate repairs and an emergency reserve.

Protect an emergency reserve

CFPB homebuying guidance describes an emergency cushion as usually three to six months of expenses. That is planning guidance rather than a universal rule. Decide how much reserve fits your income stability, dependents, health costs, job risk and likely home repairs, and do not count the same dollars both as closing funds and as your emergency reserve.

How to compare formal mortgage offers

Once a lender can prepare a Loan Estimate for the property and loan you are considering, place the forms side by side. Compare the complete cost rather than choosing the lowest advertised rate or the largest preapproval.

Compare the payment and loan structure

  • Total monthly payment, including principal, interest, mortgage insurance, taxes and homeowners insurance when shown.
  • Loan type and term.
  • Fixed or adjustable interest rate.
  • How and when an adjustable rate could change, including the assumptions used for any projected payments.
  • Mortgage insurance amount and cancellation rules, if applicable.

An adjustable-rate mortgage’s future cost depends on rate assumptions. Treat projections as scenarios, not guarantees, and test whether you could manage a higher payment.

Compare upfront costs and credits

  • Origination charges and other lender-controlled fees.
  • Services you cannot shop for and services you can shop for.
  • Discount points or other upfront charges.
  • Lender credits.
  • Total closing costs.
  • Estimated cash to close.

A lower monthly payment may result from paying more upfront. Lender credits reduce some upfront costs but can be paired with a higher interest rate. Compare the total cost over the period you expect to keep the loan, not only the first payment.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ask about differences you cannot explain

If two estimates show materially different taxes, insurance, fees, credits or cash-to-close figures, ask the lenders what assumption caused the difference. Confirm whether the same loan amount, down payment, rate-lock status, property information and escrow treatment were used. Keep written answers with the estimates.

Consider service and timing

Price is important, but so is the lender’s ability to answer questions, communicate clearly and meet the closing schedule. A rate or credit that looks attractive is less useful if the lender cannot explain conditions or deliver the loan on time.

Use the CFPB’s Loan Estimate comparison guidance while reviewing the forms.

A decision framework for choosing your price range

Set a comfortable payment ceiling

Choose the payment your household can sustain after all nonhousing obligations and savings priorities are funded. Then add utilities, upkeep, repairs and association dues to make sure the ceiling reflects ownership rather than only the mortgage bill.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Set a cash-to-close ceiling

Calculate the down payment, estimated closing costs, prepaid items, moving expenses and immediate work. Subtract those funds from available savings and verify that the remaining amount still meets your emergency-reserve target and other near-term goals.

Use the lower of the two limits

Your practical price range is constrained by both the monthly payment and the cash required at closing. A lender’s maximum may exceed either limit. If the maximum payment leaves no room for repairs or changing expenses, or the required cash would empty your savings, reduce the target price, increase the reserve period, or revisit the loan structure.

Recheck the budget for each property

Taxes, insurance, association dues, utility needs and repair risk vary by address. Update the budget when you move from a rough target to a specific home instead of assuming every property has the same carrying cost.

Common mistakes and how to avoid them

  • Treating preapproval as final approval: Keep providing requested records and understand that underwriting and property checks remain.
  • Using the maximum letter amount as your target price: Set your own payment and cash limits first.
  • Shopping with one lender: Seek at least three preapprovals, then compare their Loan Estimates.
  • Focusing only on principal and interest: Add taxes, insurance, mortgage insurance, dues, utilities, upkeep and repairs.
  • Spending every dollar on the transaction: Reserve money for emergencies, moving and immediate home needs.
  • Assuming closing costs are fixed: The 2%–5% range is a CFPB estimate; location, loan and property details can move the actual total.
  • Comparing rates without comparing structure: Check term, fixed versus adjustable rate, points, credits, mortgage insurance and total cash to close.
  • Ignoring the letter’s expiration: Confirm the date, usually within the CFPB’s typical 30-to-60-day range, and ask how an extension works.
  • Assuming every credit inquiry is harmless: Ask lenders about timing and their credit-pull practice even though CFPB says multiple mortgage inquiries in a short period should have no major impact in general.
  • Forgetting that taxes and insurance can change: Keep a cushion for increases and verify whether the amounts are escrowed.

Questions to ask before you make an offer

  1. What is the exact expiration date of the preapproval letter?
  2. Which assumptions could change the approved amount or terms?
  3. What documents are still outstanding?
  4. What total monthly payment does the lender project, including taxes, insurance and mortgage insurance?
  5. Are taxes and insurance escrowed?
  6. What are the estimated closing costs, credits and cash to close?
  7. What would happen to the payment if the loan is adjustable-rate?
  8. What rate-lock period and closing timeline does the lender expect?
  9. Which fees can I shop for, and when must I choose those providers?
  10. What conditions must be satisfied before final approval?

Bottom line for a responsible preapproval

Get organized, ask at least three lenders for preapproval, and treat each letter as tentative evidence of borrowing capacity rather than a promise or a budget. Build your own limit from net income, actual spending, complete ownership costs, cash to close and a realistic emergency reserve. When you have a property, compare the lenders’ formal Loan Estimates—including payment, structure, upfront costs, credits and cash to close—and choose the loan that fits the life you need to keep funding after the purchase.
