How to Fix Common Problems with an Online Mortgage Application

Find the cause of a stuck online mortgage application, fix document and verification problems, recover a saved draft, and understand what to do after a denial.

If an online mortgage application is stuck, first identify whether the problem is an unfinished portal task, a document the lender cannot read or verify, a mismatch in your information, a lender follow-up, or an actual denial. Check the lender’s application dashboard, compare each entry with its source document, and ask the lender what exact item is blocking progress. Portal steps vary by lender; the examples below are specific to the named lender and are not universal instructions.

Why an online mortgage application gets stuck

A mortgage application can appear incomplete for several different reasons. The portal may still need a required field or identity check; an upload may be missing pages or be unreadable; an automated check may find a mismatch; or the lender may have received a document but not finished reviewing it. A denial is a separate outcome from a technical or document problem.

Start by signing in to the lender’s official application dashboard. Look for open tasks, requests for documents, identity prompts, and status labels. Note any error message and the date it appeared. If the dashboard does not identify a blocker, contact the loan officer or the lender’s technical support and ask which specific step remains outstanding.

It helps to separate what you can check from what the lender must resolve. You can verify that a field is complete, compare your entry with a source record, and confirm that you uploaded every page. The lender must tell you whether the item was received, whether it needs clarification, or whether underwriting has made a decision. A portal status alone may not explain which of those is happening.

Why won’t my mortgage application submit?

Check the application field by field before resubmitting. Confirm required fields are complete, and compare names, contact details, identifying information, and financial figures with the documents you supplied. Watch for misspellings, missing digits, unexpected symbols, or inconsistent formats. Do not change accurate financial information simply to make it match an automated result; explain genuine differences to the lender.

  1. Open the application dashboard. Check for incomplete tasks, document requests, or an identity-verification prompt.
  2. Review the fields and source documents. Correct typographical errors, and ask the lender how to amend information if the application is locked.
  3. Record the error. Save the wording, date, and status shown so support can investigate the same issue.
  4. Ask what is blocking submission. If the application still will not submit, contact the lender through its official support channel rather than repeatedly sending it or starting a duplicate application.

When you contact support, describe the point where the process stops and provide the exact error text and date. Ask whether the issue is a required field, an outstanding task, a technical problem, or a document that has not been matched to your file. This makes it easier to distinguish a portal malfunction from an application that is waiting for information. Use the lender’s official contact route, and do not send sensitive documents through a channel the lender has not specified.

For example, NatWest’s UK-facing mortgage help page advises its applicants to check personal details for unexpected symbols and contact NatWest if the problem continues. It also says a completed application that will not submit may have a technical issue. Those instructions describe NatWest’s service, not a general fix for US mortgage portals. A confirmation message on screen does not necessarily establish that every requested document reached the right person or that the application is complete. Check the dashboard or ask the lender to confirm receipt. The CFPB recommends confirming that submitted documents were received by the correct person. CFPB guidance on submitting documents and answering lender requests

Why can’t I upload my mortgage documents?

First check the lender portal’s current file type and size limits. Then make sure the file is readable, contains every page, and is the document the lender requested. If the portal rejects a file, ask support whether the problem is the format, size, image quality, or a security check before converting or recreating it.

  • Include all pages of a multi-page statement or record, even pages that are blank.
  • Make sure names, dates, balances, and other text can be read in the uploaded copy.
  • Submit copies and keep the originals.
  • Use the lender’s specified secure submission channel, not an unapproved email or file-sharing service.
  • Confirm receipt and ask whether anything else is required.

Check that you are uploading the requested record, not a similar document that leaves the lender’s question unanswered. If the request concerns non-employment income or the source of a large deposit, for example, ask which evidence the lender needs to verify that item. The CFPB says lenders may ask borrowers to document non-employment income and explain the source of large deposits. Asking for clarification is better than guessing which pages or records will satisfy the request.

If you are asked to resend a document, use the secure channel named by the lender and check that the replacement copy includes all pages. Keep your original records and a note of what you sent and when. Then confirm that the correct person received the new copy. A successful upload indicator is useful, but it does not by itself tell you whether the lender has reviewed the document or whether additional evidence is needed.

A scanner is not always necessary. In the application-package context described in Fannie Mae’s Selling Guide, borrower-provided documents may be photos or scans and may be delivered electronically. That does not establish which file formats or image rules a particular lender’s portal accepts, so follow that lender’s current instructions. A phone camera may be enough if the resulting image is clear and the portal accepts it; buying a scanner cannot resolve an underwriting question or a portal rule. Fannie Mae Selling Guide: Contents of the Application Package

If a security check rejects an upload, use only the portal’s own troubleshooting instructions. NatWest, for example, says its users can try a fresh copy from the original source or a clear photograph when an upload fails its security check. A different lender may require another remedy. How do I get back into my saved mortgage application?

Return through the lender’s official application-access or status page. Use the same contact or identity details you entered when you started the application, and check the original email for a retrieval link or access code. If a code is missing or expired, use the lender’s recovery process or contact support rather than sharing application details through an unofficial channel.

Saved-application procedures are lender-specific. Wells Fargo says its own applicants can retrieve saved applications using a unique access code or Wells Fargo Online credentials; its FAQ also notes that incomplete applications may be automatically saved in certain circumstances. These details apply to Wells Fargo’s system and should not be assumed to apply to other lenders. Do not assume another lender uses the same credentials, saves an unfinished application automatically, or keeps a draft for the same period. Check that lender’s current recovery instructions. Why can’t the lender verify my income, employment, assets, or identity?

Compare the application entry with the record the lender is checking. A small typo, an employer-name difference, an outdated record, or a difference between a verification report and the loan file can interfere with automated validation. Fannie Mae’s guidance for its Desktop Underwriter validation service tells lenders to review borrower identity, active employment status, employer-name matches, income type and amount, data age, and discrepancies between reports and loan files. It notes that a validation failure can sometimes result from a typo or data-entry error; when digital validation does not establish an item, the lender may request documentation instead. This is guidance for lenders using that service, not a promise of approval after a correction. Fannie Mae DU Validation Service guidance

  1. Identify the disputed item. Ask whether the issue concerns identity, employment, income, assets, or another part of the application.
  2. Compare the entry with its source. Check spelling, dates, amounts, employer names, and whether the document reflects a recent change.
  3. Correct errors through the lender. If the application is locked, ask the loan officer how to update it and what supporting record is needed.
  4. Explain real differences. If circumstances changed or two records use different names or figures, describe why and provide the evidence the lender requests.

For instance, an employer name may be written differently on an application and a verification report, or a record may no longer reflect a recent change. These are reasons to ask what item failed and whether the lender needs documentation; they are not reasons to alter accurate information. A lender may need to evaluate the explanation and evidence, and a corrected entry does not guarantee approval.

Fannie Mae says lenders must confirm that application information is accurate and complete and document their assessment of credit, employment, income, assets, and other qualifying information. The lender may therefore ask for paperwork even when an automated check is inconclusive. Fannie Mae’s rules apply to loans delivered to Fannie Mae, not every loan or lender. Fannie Mae Selling Guide: Comprehensive Risk Assessment

Identity-check steps also depend on the provider. NatWest’s instructions for its users call for valid, in-date identification, a clear color image, and details that match the application. For a particular iPhone and Chrome selfie-check issue, NatWest suggests trying Safari. That browser advice is specific to its service; for another lender, follow the portal’s instructions or contact its support team. NatWest application help

Why has the lender not moved my application forward?

A quiet dashboard does not tell you whether a document is missing, received but under review, or awaiting clarification. Check for open requests and ask the loan officer which status applies. Confirm that the lender received each item through the right channel and that no additional evidence is needed. Respond promptly: unresolved requests can delay the application and potentially affect the closing schedule.

The CFPB explains that a lender may request information to verify what you supplied and may follow up for clarification. It also says a lender generally must provide a Loan Estimate within three business days after receiving six pieces of information: your name, income, Social Security number, the property address, an estimate of the property’s value, and the loan amount you want. That timing is tied to receipt of those items and the CFPB’s description of the rule; it is not a promise that underwriting or approval will be completed in three days. CFPB: Applying for a mortgage loan and receiving a Loan Estimate

The six items are a starting point for the Loan Estimate timing described by the CFPB, not proof that the lender has everything needed to evaluate or approve the loan. The lender may still ask for records that verify the information or clarify an item. If you are unsure whether the delay concerns the estimate, document review, or underwriting, ask which stage the application is in and whether any action is currently required from you.

If you have received a Loan Estimate and want to continue, tell the lender explicitly that you intend to proceed and ask how it wants that decision recorded. The CFPB explains that silence does not communicate intent to proceed and discusses a 10-business-day period associated with honoring the estimate. Verify the applicable dates and instructions with your lender rather than relying on a generic countdown. CFPB: Expressing intent to proceed

What should I do if my mortgage application was denied?

Treat a denial as an underwriting decision, not an upload error. Ask the lender for the reasons and read the adverse-action information it provides. The CFPB says the lender must give an explanation in writing if you request one. If the decision relied on a credit report, review the notice for the reporting company’s details and the information about why the application was denied. CFPB: What to do after a mortgage denial

If you find inaccurate credit-report information, dispute it with the credit-reporting company and, as appropriate, the company that furnished the information. Keep copies of the notice, report, and dispute correspondence. The CFPB also points borrowers to HUD-approved housing counselors, who can help review the borrower’s ability to pay and possible next steps. If you are uncertain whether the stated reason concerns credit data or another part of the application, ask the lender to clarify rather than treating a denial as a technical problem. CFPB: Responding to a credit-report-based denial

How to assess a lender’s online application process

If you are choosing a lender or deciding whether to continue with one, compare the process details that affect your ability to complete the application. The available guidance identifies meaningful differences in channels, authentication, status visibility, support, and deadlines; it does not establish that one lender’s portal is generally better.

What to check Question to ask
Document submission Which secure channel should I use, and what file formats and size limits does this portal accept?
Saved application recovery How do I retrieve a draft, and what should I do if an access code or link is unavailable?
Status visibility Does the dashboard distinguish missing, received, and under-review documents?
Human support How can I reach my loan officer or technical support about a blocked task?
Loan Estimate and deadlines What are the estimate’s terms, what action should I take to proceed, and which dates apply?

These are process questions, not a ranking of lenders. A portal with a useful status display cannot by itself establish that an application will be approved or processed faster. Compare the Loan Estimate terms and the lender’s stated dates as well as the mechanics for submitting records, recovering a draft, and reaching a person for help.

Frequently Asked Questions

Why won’t my mortgage application submit?

Check the lender’s official dashboard for incomplete fields, document requests, or identity prompts. Compare entries with source records, note the exact error and date, and ask the lender which item is blocking submission if the problem continues. Portal fixes vary by lender.

Why can’t I upload my mortgage documents?

Check the portal’s current file and size rules, make sure the requested record is readable and includes every page (even blank pages), and use the lender’s specified secure channel. Submit copies, keep originals, and confirm receipt with the correct person.

Do I need a scanner to upload mortgage documents?

Not necessarily. Fannie Mae’s application-package guidance allows borrower-provided photos or scans in the described loan-file context. A phone camera may suffice if the lender accepts the image and it is clear; follow the specific portal’s file rules.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

How do I retrieve a saved mortgage application?

Use the lender’s official application-access or status page, check the original email for a retrieval link or code, and follow that lender’s recovery process. Saved-draft and access-code procedures differ; Wells Fargo’s access-code and Wells Fargo Online options are specific to its system.

What should I do if my mortgage application was denied?

Ask the lender for its reasons and review the adverse-action information. If the decision relied on a credit report, check the report and dispute inaccurate information with the reporting company and, as appropriate, the furnisher. The CFPB also points borrowers to HUD-approved housing counselors.

The Bottom Line

Find out whether the problem is a portal task, missing evidence, a verification mismatch, a lender review, or a denial before taking action. Check the dashboard, submit clear and complete copies through the lender’s specified secure channel, confirm receipt, and ask for the exact next step. Correct errors, but do not alter accurate financial information to satisfy an automated check; lender rules and portal procedures vary.
