Check for a servicing-transfer notice from your current or new mortgage servicer, then confirm the effective date and new payment instructions against your account and next statement. A servicer collects your payments; a transfer can change that company without replacing your mortgage loan.
What to check first
- Review notices from both companies. Check mail, email, and secure account messages from your current servicer and any company named as the new servicer. A single notice may be sent on behalf of both. Mailed notices generally go to the address in your mortgage documents unless you have provided an updated address under the servicer’s procedures.
- Find the dates and payment instructions. The notice should identify the effective transfer date, when the old servicer stops accepting payments, when the new servicer starts, the new servicer’s contact details, and where to send future payments. Compare those details with your mortgage account and your next monthly statement.
- Verify the payment destination. Use a reliable account channel or contact information in the notice to confirm the new servicer and its payment details. Do not rely on an unexpected payment request by itself. If paying by check, allow time for delivery and follow the notice’s date for changing instructions.
- Change bill pay and check the next statement. If your bank or credit union sends payments through its bill-pay service, tell it to direct future payments to the new servicer. Then compare the next statement’s credited amount and date with the payment you sent.
The Consumer Financial Protection Bureau’s borrower guide to a change in the payment company recommends checking the transition and keeping records as you do so.
What a transfer notice should say
Under the CFPB’s current Regulation X, 12 CFR § 1024.33, the notice generally identifies the effective date and gives contact information for the old and new servicers. It must also explain when each company stops or starts accepting payments, whether optional mortgage life, disability, or other insurance is affected and what action may be needed, and that other loan terms do not change except servicing-related terms.
The CFPB’s model Notice of Servicing Transfer puts it plainly: “Nothing else about your mortgage loan will change.” A servicing transfer by itself is not a notice that your interest rate or other substantive loan terms have changed.

If you have notices from both companies, compare the effective date, payment handoff dates, payee and address, account number, payment amount, contact information, and any optional-insurance instructions. If details conflict, contact both servicers to clarify before assuming the loan was sold or its terms changed.
When notice is due—and when it may not be required
For U.S. loans covered by Regulation X, the old servicer generally must give notice at least 15 days before the effective transfer date, while the new servicer generally must give notice no more than 15 days after it. The servicers may send a combined notice at least 15 days before the transfer. These are general deadlines, not a guarantee that every internal change produces a separate letter.

In specified cases—including termination of a servicing contract for cause, bankruptcy proceedings, and certain FDIC or NCUA conservatorship or receivership proceedings—notice may be given up to 30 days after the effective date. A notice given at settlement can also satisfy the timing rule.
Regulation X excludes some changes from the notice requirement when the payee, payment address, account number, and payment amount remain the same. Listed situations include certain affiliate transfers, transfers resulting from servicer mergers or acquisitions, and changes between master servicers when the subservicer remains the same. A specified FHA assignment exception also applies. If your account shows an unexplained change, confirm what happened with the servicer even if you did not receive a notice.

What to do if a payment goes to the old servicer
For the 60-day period beginning on the effective transfer date, a payment received by the old servicer on or before its due date—including any contractual grace period—cannot be treated as late for any purpose. The CFPB’s regulation and model notice explain that a late fee may not be imposed for a payment protected by this rule.
Keep the transfer notice, statements, payment confirmation, and any messages with either company. If a payment appears misapplied, a notice never arrived, or a new servicer is not handling an existing loss-mitigation application, the CFPB says you may send both servicers an information request or notice of error. Follow the servicer’s instructions for submitting it and retain copies of what you send.

What the account records can—and cannot—confirm
A notice and account records can help establish who is collecting payments and when the handoff occurs. They do not, by themselves, show that your loan’s substantive terms changed. Only your own notices and account records can confirm whether servicing for your particular mortgage was transferred; general federal rules do not establish what happened to an individual loan.
