A mortgage denial from one lender does not mean every lender will turn you down. First find out why the application was denied, then compare offers for the same loan and ask any prospective lender whether it can realistically meet your closing date. If your loan is delayed rather than denied, identify what is holding it up before deciding whether a switch is worth the risk.
This guide covers the general U.S. mortgage process. CFPB Loan Estimate and Closing Disclosure rules apply to most mortgages, but exceptions include reverse mortgages, HELOCs, certain manufactured-home loans, and some subordinate assistance loans.
My lender denied my application. What should I do first?
Get the denial reason before applying elsewhere. Ask the lender for an explanation in writing and for copies of the credit score it used. The explanation can help you distinguish an issue that may be corrected—such as an error in a credit file—from a qualification issue that another lender may assess differently.
- Review your credit reports for inaccurate information and dispute any errors through the relevant credit-reporting process.
- If the lender could not verify information, ask what specific document or evidence would address the problem.
- Consider speaking with a HUD-approved housing counselor about affordability and possible next steps.
Another lender may approve you, as the Consumer Financial Protection Bureau (CFPB) notes, but a new lender will conduct its own review under its underwriting criteria and applicable loan requirements. Changing lenders does not by itself fix a qualification problem.

How do I find and compare another lender?
Contact several lenders—CFPB recommends requesting Loan Estimates from three or more—and give each the same basic scenario: loan type, amount, down payment, property assumptions, and rate-lock preferences. This makes the offers easier to compare. A lender generally must provide a Loan Estimate within three business days after receiving the six key pieces of information for an application. Some mortgage products are exceptions to the standard Loan Estimate process.
A Loan Estimate describes the terms a lender expects to offer if you proceed; it is not an approval. Compare offers for the same loan structure and pay attention to when each estimate was issued, because rates can change. Taxes, insurance, and some government fees may also differ for reasons outside the lender’s control.

Do not choose solely on the lowest quoted rate. Responsiveness and a credible plan to close on time also matter. For more on comparing estimates, see the CFPB’s guide to comparing Loan Estimates.
Can I switch lenders before closing?
In general, you are not committed to a lender just because you received a Loan Estimate. You are not committed to the mortgage until you sign the final closing documents. But switching restarts the loan process and can delay or endanger a pending closing, so weigh the potential benefit against the time remaining.

Before moving your application, ask the prospective lender for a specific schedule based on your contract closing date and the work still outstanding. Confirm:
- Which income, asset, employment, or other documents it still needs.
- Whether an appraisal can be reused or a new one is required.
- Which fees apply and when they are due.
- Whether a rate lock is available, its expiration date, and what an extension would cost.
- Whether the lender believes it can complete the file by the contract date.
A rate lock may depend on closing within its stated period and on there being no changes to the application. A Loan Estimate alone does not lock a rate or guarantee approval. Verify the terms directly with the lender; do not assume an extension is available or free.

What if my mortgage is delayed?
Ask your current lender what remains incomplete, who is responsible for the next step, and when it expects to finish it. Then compare that plan with the purchase contract deadline. A delay caused by missing borrower documents may be addressed faster by supplying them than by starting over with a new lender; if the lender cannot give a workable timeline, get a prospective lender’s file-specific schedule before switching.
Tell the lender you choose that you intend to proceed within 10 business days after the Loan Estimate is delivered or mailed. If you do not, the lender may revise the estimate or close the application as incomplete. Submit requested supporting documents promptly and answer follow-up questions to avoid preventable delays.

How do I protect the final closing review?
You must receive the Closing Disclosure at least three business days before closing. If it has not arrived, request it immediately. Compare it with the Loan Estimate, ask the lender to explain discrepancies, and do not sign until you have reviewed and understand the terms. If a closing-process problem remains unresolved, the CFPB identifies submitting a complaint as an option.
These are general U.S. consumer guidelines, not an assessment of a specific application. Confirm current fees, underwriting requirements, program availability, rate-lock terms, and closing feasibility with the lenders involved.
