A mortgage originator, a lending marketplace and a software vendor have different revenue engines, funding needs and risks—even if each uses AI. Company filings can help you assess those differences, but automation statistics alone do not prove better credit decisions or a sound investment.
First establish what kind of company you are evaluating
“AI mortgage company” is not a precise business category. A company may originate mortgages, sell software to lenders, arrange loans through a marketplace, service loans after closing, buy loans for its own balance sheet, or combine several of those activities. It may also use AI in only one operational step. Those distinctions determine what drives revenue, where losses can arise and how much outside funding the business needs.

Start by identifying which products are actually mortgages. A home equity line of credit (HELOC) is home-secured consumer credit, but it is not the same product as a first-lien home-purchase or refinance mortgage. Personal loans and auto loans are further removed. Do not treat a company’s total AI-lending volume as mortgage volume.

| Mortgage originator | Whether it lends directly, brokers or arranges loans, and what portion of activity and revenue comes from mortgages. | Revenue can depend on loan volume, transaction economics and the ability to sell or fund loans. |
| Marketplace | Which parties provide capital, how loans are distributed, and whether the company retains loans or related exposure. | Partner demand and investor funding can constrain growth even when borrower demand exists. |
| Software provider | Whether lenders pay for technology, how recurring or transaction-based fees work, and whether the product affects mortgage decisions or only administration. | Software economics and credit risk differ from originating or holding loans; establish which risks the provider actually bears. |
| Servicer or loan buyer | Whether it collects payments, manages loans after closing, purchases loans or combines those roles. | Servicing and balance-sheet exposure create different operating and funding questions from origination alone. |
| Hybrid | Separate each business line’s revenue, costs, funding and exposure rather than relying on a company-wide label. | A small mortgage segment may not determine the performance of a diversified AI lender. |
Two public-company filings illustrate why this classification matters. Better Home & Finance Holding Corporation describes itself in its 2025 Form 10-K as a digital consumer real estate finance company that originates and processes mortgages using proprietary AI, task-based workflows, data integrations and human staff. It also describes a title agency and a minority investment in a developer of AI sales tools. That is evidence of an AI-enabled mortgage originator with additional activities, not evidence that AI is the entire business. (Better Home & Finance Holding Corporation, 2025 Form 10-K.)

Upstart Holdings’ 2025 Form 10-K describes an AI lending marketplace spanning personal and auto loans, with home lending through HELOCs. Its fees are paid primarily by lending partners and institutional investors, and the filing describes loan distribution among investors, partners and its own balance sheet. It is therefore a useful comparison for marketplace funding and partner risk, but not a pure-play mortgage business. (Upstart Holdings, Inc., 2025 Form 10-K.)
Read filings in an order that answers the investment questions
Use the latest Form 10-K and earnings materials for the business model and full-year picture, then review later Form 10-Q and 8-K filings for developments since the annual report. An older annual filing may no longer describe current operations, funding or risks. The SEC’s guide to Form 10-K recommends four especially useful areas: Business for products and markets; Risk Factors for material risks; Management’s Discussion and Analysis (MD&A) for management’s account of results and trends; and the audited financial statements for reported financial results. (U.S. Securities and Exchange Commission, guide to Form 10-K.)
- Map the business. In Business, identify products, customers, operating roles, revenue sources and the mortgage share of activity. Separate mortgage lending from adjacent credit products, title work, software and other operations.
- Read the risks against the actual model. In Risk Factors, look for funding dependence, loan-sale or warehouse exposure, partner concentration, interest-rate sensitivity, model limitations, privacy, cybersecurity, regulation and litigation or inquiries.
- Reconcile management’s narrative to the numbers. In MD&A, compare reported volume and revenue trends with margins, cash flow, expenses, credit performance and share issuance. Note whether changes are attributed to market conditions, product mix, funding or operating improvements.
- Inspect the financial statements and notes. Review cash, debt, cash from operations, restricted cash, financing facilities, stock-based compensation, warrants, convertibles and diluted share counts where applicable. Read notes that explain loan sales, retained interests, credit exposure or financing arrangements.
- Check subsequent filings. Look at later quarterly and current-event filings for changes to operations, funding, risks, capital or share count that could alter what the annual report suggests.
The SEC explains that the issuer prepares its 10-K and that SEC review does not mean the agency vouches for the filing’s accuracy. Treat it as a primary company disclosure to analyze, not an endorsement. (U.S. Securities and Exchange Commission, guide to Form 10-K.)
Test what AI does—and whether it improves economics
Map each described AI application to a specific business step: borrower acquisition, application handling, document verification, underwriting, fraud detection, servicing or customer support. Then ask which decisions are automated, which receive human review and what the company discloses about errors, overrides, model changes and ongoing monitoring. Workflow automation or a customer-facing chatbot is not necessarily the same as an AI model that affects a credit decision.

Next, connect the claimed capability to measurable business outcomes. Look for funded loan volume, application-to-funding conversion, processing cost, revenue or fees per transaction, contribution margin, credit losses, servicing expense and repeatable profitability. An automation percentage can describe a process, but on its own it does not show that the process costs less, produces more revenue or selects borrowers more accurately.
Upstart reported that 91% of loans on its platform were fully automated in 2025. That is a company-reported measure for its overall platform—not a mortgage-only figure and not independent evidence of model quality. Its filing does not turn that percentage into proof of superior mortgage performance. (Upstart Holdings, Inc., 2025 Form 10-K.)
The available company filings describe company-reported uses and results; they do not provide a controlled comparison establishing that AI caused better mortgage outcomes. No apples-to-apples independent statistic on mortgage AI accuracy or causal impact is established here. Give more weight to linked operating and financial outcomes than to the label “AI.”

Trace the money behind each loan
For an originator or marketplace, a loan’s path after approval can be as important as its underwriting. Determine whether loans are sold to banks, institutional investors or securitization vehicles; whether the company temporarily warehouses them while it looks for buyers; and whether it retains loans or other exposure on its balance sheet. Then ask what happens if a funding partner reduces commitments, investor returns disappoint or actual loan performance falls short of expectations.

Where the company reports performance by loan vintage, compare initial return targets with realized or updated returns, and examine losses and delinquency trends. A target is an expectation, not a result. Consider what portion of loans is funded by partners or investors, what portion the company holds itself, and whether the company has enough liquidity to withstand a period of slower loan sales or weaker funding availability. The precise disclosures will differ by business model, so do not assume every lender reports the same measures.
Counterparty concentration is measurable in Upstart’s 2025 filing: its top three lending partners originated 83% of marketplace loans in 2025, while fees from those partners accounted for 61% of total revenue. These are company-specific figures for that year. They make partner retention and concentration reasonable diligence questions; they are not a measure of mortgage-only exposure. (Upstart Holdings, Inc., 2025 Form 10-K.)
Account for mortgage-cycle exposure
Mortgage businesses can be sensitive to borrower demand and interest rates. Refinancing activity can be especially exposed to rate changes because a homeowner’s incentive to refinance depends in part on the terms available relative to the existing loan. Purchase lending has a different demand driver, but neither product mix nor AI capability removes the risk of weaker origination volumes.
Look at purchase versus refinance exposure, mortgage products, geographic and customer concentration, and how quickly expenses can adjust if volume falls. Compare changes in originations with revenue, margins, cash use and staffing or other operating costs. Do not assume that a more automated process can offset a downturn unless the filings show the effect in those results.

Better reported that 30% of its 2025 originations were home purchases and 70% were refinances, and identified rising U.S. mortgage rates as a risk to origination volume. Both are company-specific disclosures, not general industry shares or a forecast. (Better Home & Finance Holding Corporation, 2025 Form 10-K.)

AI does not exempt a creditor from explaining adverse credit decisions. In September 2023 guidance, the Consumer Financial Protection Bureau said creditors using complex algorithms still must provide accurate, specific reasons for adverse actions. A sample checklist is not sufficient if it does not identify the actual reasons for a decision. CFPB Director Rohit Chopra stated: “Creditors must be able to specifically explain their reasons for denial. There is no special exemption for artificial intelligence.” (CFPB, “CFPB Issues Guidance on Credit Denials by Lenders Using Artificial Intelligence,” September 19, 2023.)
The CFPB’s fiscal-year 2023 Fair Lending Report describes mortgage supervision covering redlining, property valuation bias, Home Mortgage Disclosure Act (HMDA) and Regulation C compliance, and potential disparities in mortgage application, underwriting and pricing. This establishes relevant supervisory areas, not a finding that a particular company violated the law. (CFPB, fiscal-year 2023 Fair Lending Report.)

Company filings also identify AI-related concerns such as bias, inaccurate outputs, privacy, cybersecurity and changing regulation. A company’s description of safeguards is useful evidence of its stated approach, but it is not independent confirmation that controls work as intended. Review the risks and disclosures for the particular issuer rather than assuming that a general claim about responsible AI resolves them.
Check financial resilience and dilution before considering valuation
A promising operating story can still be a poor stock investment if it requires repeated outside capital, produces weak cash flow or dilutes existing shareholders. Assess revenue quality by asking which activities generate fees, whether revenue depends on loan volume or partners, and whether it recurs or varies with transactions. Compare growth with gross and operating margins, cash from operations and the company’s financing needs.
Examine cash and debt, restricted cash, warehouse facilities or other funding arrangements where relevant, stock-based compensation and the fully diluted share count. Include warrants and convertible securities in the share-structure review when disclosed. Compare changes in diluted shares with reported business growth: per-share economics can weaken even while total revenue rises.
Do not value a company by applying a universal “AI-company” multiple. Instead, identify what assumptions the stock price appears to require about originations, fees or take rates, credit losses, funding availability, operating expenses, dilution and eventual margins. Compare companies with similar business models and risk exposures. The SEC’s guide to financial statements notes that financial ratios vary by industry, so one ratio or multiple should not be applied mechanically across unlike businesses.
A stock-specific valuation requires a named issuer, current share price and relevant valuation data alongside current financial disclosures. Without those inputs, this framework can identify what to test but cannot establish whether a particular stock is cheap, expensive, a buy or a sell.
A practical pre-purchase checklist
- Business: Can you explain whether the company originates, brokers, services, funds or sells technology for mortgages? What share of its business is genuinely mortgage-related?
- AI role: Which process uses AI, what remains subject to human review, and is there evidence beyond an automation statistic?
- Economics: Do volume, transaction economics, credit outcomes and cash generation support the efficiency claim?
- Funding: Who ultimately funds loans, how concentrated are partners, what exposure remains with the company, and how are vintages performing against expectations?
- Cycle: How much business is purchase versus refinance, and can costs and cash use adjust when mortgage demand weakens?
- Controls: Are adverse-action explanations, fair-lending tests, model governance, privacy and cybersecurity addressed?
- Financial condition: Do margins and operating cash flow support the growth story, and what debt, facilities or dilution could affect shareholders?
- Price: What operating assumptions must hold for the current valuation to make sense, and are those assumptions consistent with the company’s disclosures?
Company-specific figures in this guide come from fiscal 2025 filings; the cited CFPB materials carry their stated 2023 publication dates. Recheck the issuer’s latest 10-K, subsequent 10-Q and 8-K filings, current funding and performance disclosures, valuation data and regulatory status before making a decision. Filings describe a company’s disclosures at particular dates, not a guarantee of future results.
