Evaluate a REIT ETF in three passes: verify the complete cost in its prospectus, identify the geographic and property exposure in its index and current holdings, and compare a clearly labeled, dated yield measure with total return. A high distribution yield alone does not establish quality, safety, or sustainability.
What a sound REIT ETF comparison should tell you
A comparison is meaningful only when the funds serve similar purposes. A U.S. equity-REIT ETF and a global fund can both carry “REIT” in their names while owning different countries, currencies, property markets and issuers. Decide what exposure you want first, then compare funds on the same basis.

Your review should answer seven questions:
- Is the fund domestic, global or otherwise geographically defined?
- Does it own equity REITs, mortgage REITs or a broader group of real-estate securities?
- What index methodology determines inclusion, weighting and rebalancing?
- What are the gross and net operating expenses, and does a waiver expire?
- What does the fund actually hold today, and how concentrated is it?
- Which yield definition is shown, and what is its as-of date?
- How do total return, liquidity, market-price behavior and taxes change the decision?
The SEC advises reading an ETF’s prospectus and latest shareholder report before investing. Those documents, along with the fund’s website and SEC filings, are available without charge. Investor.gov’s ETF bulletin states: “Before investing in an ETF, you should carefully read the fund’s available information, including its prospectus and most recent shareholder report, which are available on the SEC’s website and the fund’s website, free of charge.”
1. Define the exposure before comparing fees or yield
Geographic scope
Start by deciding whether you want U.S. real-estate exposure or a global portfolio. A domestic fund may concentrate on U.S. property companies and U.S. economic conditions. A global fund can add foreign issuers, currencies, legal systems and regional property cycles. Comparing the yield of one against the other without acknowledging that difference can lead to the wrong conclusion.

Equity, mortgage and other real-estate securities
Equity REITs generally own or operate income-producing properties. Mortgage REITs finance real estate and can have different interest-rate, credit and leverage risks. Some products include other listed real-estate securities. Read the investment objective and principal strategies rather than inferring the portfolio from the ticker or marketing name.
Index rules and weighting
The underlying index determines which securities qualify, how often the portfolio is rebalanced and whether weights are based on market capitalization or another rule. A broad index can still be concentrated if the largest issuers dominate its weighting. Note property-type exposure as well: data centers, towers, industrial facilities, apartments, retail and specialized real estate can respond differently to economic conditions.
Write the mandate in one sentence before opening a performance chart. For example: “U.S. listed equity REITs,” “global listed real-estate companies” or “mortgage REITs.” Reject comparisons that mix mandates unless the geographic and structural differences are part of your deliberate choice.
2. Compare the complete disclosed cost
Start with the prospectus fee table
Use the latest summary prospectus and record the annual operating expense figure. Distinguish gross expenses from net expenses after any contractual waiver or reimbursement. A waiver can make the current net ratio look lower than the fund’s expenses before support. Record the waiver’s end date, termination conditions and whether the adviser can recoup waived amounts later.
The SEC explains that fund expenses are deducted from net asset value, so investors usually pay them indirectly rather than receiving a separate bill. Even a small annual difference compounds through time. Investor.gov’s updated ETF bulletin and its ETF overview describe how to review fees and other fund information.
Include costs outside the headline ratio
The operating-expense ratio does not capture every cost associated with owning or trading an ETF. Consider portfolio trading costs, bid-ask spreads and any brokerage commission or other transaction charge that applies in your account. A very low operating ratio may not compensate for a wide spread when you trade infrequently or in a thinly traded fund.
Use the same disclosure date and fee basis for every candidate. Comparing one fund’s temporary net ratio with another fund’s gross ratio creates a false difference. If only one fund has a waiver, show both figures and the waiver’s duration.
Dated examples of why the fee basis matters

| Fund document | Mandate or description | Operating expense information | Yield information in the cited material |
|---|---|---|---|
| iShares Core U.S. REIT ETF fact sheet | U.S. real-estate equity index exposure; 127 holdings reported | 0.08% expense ratio in the 2026 fact sheet | 3.21% 30-day SEC yield in the 2026 fact sheet |

These products do not have identical mandates, and the documents do not establish that one is preferable. The table demonstrates why a fee or yield number must remain attached to its fund, source and date.
3. Find out what the ETF actually holds
Read the objective, index and holdings together
The investment objective tells you the intended exposure; the index methodology explains the selection and weighting rules; the current holdings show what you owned on the latest reporting date. Review all three. A fund can follow a broad index yet have substantial exposure to a few large issuers or one property segment.
Record the number of holdings, the largest positions, sector or property-type weights and any country concentration. Check whether cash, derivatives or securities lending materially alter the exposure. Holdings change as the index rebalances and as the portfolio trades, so note the reporting date beside every observation.
Check market price, NAV and trading liquidity
An ETF trades at a market price that can differ from its net asset value. Review the premium or discount to NAV and its range over time when that information is available. Also inspect the bid-ask spread, especially if you expect to place orders outside the most active trading periods. A spread is a trading cost: you generally pay closer to the ask when buying and receive closer to the bid when selling.
The SEC’s ETF materials direct investors to objectives, strategies, holdings, market price and NAV because each describes a different part of the investment. Read the SEC explanation of ETF pricing and information before treating a quoted price as the value of the underlying real estate exposure.
Do not infer holdings from a fund name
“REIT” does not reveal whether a fund is domestic or global, equity or mortgage-focused, diversified or concentrated. Download the latest holdings file or fact sheet and compare its date with the prospectus. If the fund’s index changed recently, examine the transition and the new methodology rather than relying on an older portfolio snapshot.
4. Compare dividend yield without mixing definitions
Label the metric and its date
Yield is a snapshot, not a promise. A 30-day SEC yield and a trailing distribution yield use different calculations and time periods; do not place them in the same ranking unless you understand the definitions and label each one. Market prices, portfolio income, distributions and interest rates can change the result.
Write the exact metric beside the number: for example, “30-day SEC yield, as of [date shown by the fund].” If a website displays a distribution yield without a calculation period, find the methodology or leave the comparison unmade. Never convert one measure into another by assumption.

Use the dated yield examples only as dated examples
The 2026 fact sheets cited above reported a 3.21% 30-day SEC yield for the U.S. fund and a 3.28% 30-day SEC yield for the global fund, with the latter identified as of August 31, 2026. Those readings belong to the named funds and dates; they are not typical REIT ETF yields and do not predict the next distribution.
Pair income with total return
Total return combines distributions and changes in the fund’s value. A fund can show a high distribution while its market price or NAV falls, leaving a weaker total result. Conversely, a lower current yield can accompany stronger appreciation. Compare total returns over matching periods and state whether the figures are based on NAV or market price. The SEC’s REIT guidance specifically cautions investors not to focus exclusively on high distributions. Investor.gov’s REIT overview explains why total return matters.
5. Examine concentration and risk alongside income
Issuer and property concentration
List the largest holdings and calculate how much of the portfolio they represent using the fund’s latest disclosure. Concentration can make returns more sensitive to one company’s balance sheet, one property type or one regulatory environment. A fund with many holdings is not automatically diversified if its largest positions dominate the weighting.
Interest-rate and financing sensitivity
Real-estate companies can respond to borrowing costs, refinancing conditions, property valuations and occupancy trends. Mortgage REITs may have different rate and credit exposures from equity REITs. These structural differences are reasons to compare like with like rather than choosing the highest displayed yield.
Geographic and currency effects
Global funds add foreign-market and currency exposure. A stronger or weaker home currency can change the investor’s return even when local property prices are stable. Read the fund’s currency and country disclosures before treating a global yield as directly comparable with a U.S.-only yield.
6. Account for taxes and the account you use
REIT distributions may receive tax treatment different from qualified dividends from ordinary corporations. The treatment can vary by distribution component, investor circumstances and account type. Do not assume that a quoted yield equals the amount you will keep after tax.
Review the fund’s tax documents and distribution classifications, then consider whether the ETF is held in a taxable account or a tax-advantaged account. If the consequences are material, obtain advice from a qualified tax professional. Tax treatment should inform the comparison, but it should not be used to conceal a mismatch in mandate, fees or risk.

| Field | What to record | Why it matters |
|---|---|---|
| Exposure | U.S. or global; equity, mortgage or other real estate; currency and country scope | Defines what risks and returns you are comparing |
| Index | Name, selection rules, weighting, rebalancing schedule and concentration limits | Explains how the portfolio is built |
| Holdings | Count, largest positions, property types and reporting date | Shows the exposure actually held |
| Fees | Gross ratio, net ratio, waiver or reimbursement terms and end date | Separates lasting costs from temporary support |
| Trading costs | Typical bid-ask spread, premium or discount to NAV and applicable brokerage charges | Captures costs the operating ratio omits |
| Yield | Exact definition, percentage, as-of date and distribution frequency if disclosed | Prevents unlike income measures from being ranked together |
| Total return | Matching period, NAV or market-price basis and reinvestment assumption | Places income in the context of the complete result |
| Taxes | Distribution classifications and account type | Estimates what the investor may retain |
Use “not stated” when a document does not provide a comparable value. Do not fill a blank with a number from a different date, a different share class or a different yield definition.
Common mistakes and how to correct them
Choosing the highest yield
Problem: A high distribution is treated as proof of quality or safe income.
Correction: Identify the yield measure and date, inspect the holdings and concentration, and compare total return over the same period.
Ranking a waived net fee against an unwaived gross fee
Problem: A temporary reimbursement makes one fund appear permanently cheaper.
Correction: Record gross and net expenses separately and read the waiver language in the prospectus.
Comparing unlike mandates
Problem: A global equity-REIT fund is ranked against a U.S.-only or mortgage-REIT fund as though the exposures were identical.
Correction: Define the desired exposure first and create separate comparison groups when mandates differ.
Using stale holdings or yield figures
Problem: A fact sheet from an earlier period is treated as current.

Correction: Put the reporting or as-of date beside every metric and refresh it from the latest official fund page, prospectus, shareholder report or SEC filing.
Ignoring the trading price
Problem: The expense ratio is low, but a wide spread or persistent premium makes execution expensive.
Correction: Check bid-ask information and premium or discount to NAV when liquidity affects your expected holding or trading pattern.
Assuming a fund’s name reveals diversification
Problem: “REIT ETF” is treated as evidence of broad property and issuer exposure.
Correction: Read the index rules and current holdings, including the largest positions and property-type weights.
When a REIT ETF deserves further research
A candidate merits deeper review when its mandate matches your objective, its current holdings confirm that exposure, its fee comparison uses the same basis, and its yield is clearly labeled and dated. You should also be able to explain its total-return record, concentration, trading conditions and likely tax treatment.
Stop the comparison when a fund’s documents are too stale to establish what it owns, when the waiver terms are unclear, or when the only persuasive feature is a high distribution. Recheck all fund-specific figures against the current official materials before placing an order; the examples in this article are tied to 2026 documents and can change.
