How to Evaluate a Mortgage REIT’s Earnings Call: Key Metrics and Questions

A practical framework for testing a mortgage REIT’s earnings-call narrative against its portfolio strategy, book value, income measures, leverage, liquidity and risk disclosures.

Start with what the mortgage REIT owns and how it funds those assets. Then test management’s account of shareholder returns, earnings, leverage, liquidity and risk against the company’s definitions and filings. Agency mortgage-backed securities (MBS) and credit-oriented mortgage assets have different income drivers, so a useful comparison begins with strategy—not a single headline metric.

Start with the portfolio strategy

A mortgage REIT’s portfolio determines which call metrics matter most. An Agency MBS REIT is exposed to the value and financing of agency-guaranteed mortgage securities, including how borrowers’ prepayments change the securities’ expected cash flows. A credit-oriented REIT may instead hold non-Agency securities, mortgage loans or related assets, making borrower performance and collateral losses central questions.

For example, AGNC Investment Corp.’s disclosures describe a portfolio concentrated in Agency MBS and to-be-announced (TBA) securities. TPG Mortgage Investment Trust’s Q2 2026 disclosures describe non-Agency residential loans and related assets. These are examples of different strategies, not a basis for judging either company’s performance.

Non-Agency securities and mortgage loans Payment and delinquency trends, borrower and collateral quality, loss assumptions, loan marks, financing and the effect of securitization structures.

Some REITs operate multiple businesses or segments. Analyze each segment’s assets, return drivers and capital needs before treating consolidated results as evidence that one strategy is working. PennyMac’s Q2 2026 filing, for instance, presents segment-level results and notes that an income measure excluding market-driven value changes is non-GAAP and is not REIT taxable income.

Measure shareholder outcomes with book value and distributions together

Track tangible net book value (TNBV) per common share across quarters and years, then put dividends alongside the change. A company’s economic-return measure may combine those components, but check its exact definition and period: it may be a quarterly figure rather than an annualized return. Economic return is not the same as stock return; the share price can rise or fall differently from book value and distributions.

AGNC’s Q4 2025 results release reported an 11.6% quarterly economic return on tangible common equity, consisting of $0.36 in dividends per common share and a $0.60 increase in TNBV per share. In its Q2 2026 release, AGNC reported a 6.7% quarterly economic return, comprising $0.36 in dividends and a $0.20 increase in TNBV per share. These are company-specific results for the periods named, not industry averages, forecasts or targets.

When book value per share changes, identify the drivers rather than stopping at the net change. Ask how much came from rates, mortgage spreads, hedges, credit marks or prepayment assumptions, and whether capital actions affected the per-share comparison. AGNC’s Q4 2025 release disclosed at-the-market (ATM) share issuance and excluded goodwill from its TNBV calculation; those details illustrate why the definition and share count matter.

Test earnings measures against their definitions

Terms such as “core,” “distributable” and “spread and dollar roll” earnings are not standardized across mortgage REITs. A company’s supplementary measure can help explain operating performance, but it is not interchangeable with GAAP net income, REIT taxable income, economic return or stock return. Read the reconciliation and note what the company excludes.

For a spread-focused portfolio, follow asset yield, repo borrowing costs, swap-adjusted funding costs and the reported net interest spread or margin. Check that figures use the same basis: annualized or quarterly, per share or aggregate, average-period or quarter-end. Changes in premium amortization, portfolio mix, financing costs and realized or unrealized gains and losses can affect measures differently.

AGNC’s Q4 2025 release reported a 4.87% average asset yield excluding TBA positions, a 3.10% combined cost of funds including swaps, and a 1.81% annualized net interest spread. AGNC specified that its spread calculation included TBA positions and swaps and excluded catch-up premium amortization. The company also identifies net spread and dollar roll income as non-GAAP and describes exclusions involving catch-up premium amortization and hedges. Its Q2 2026 release continued to report asset yield, repo cost, combined funding cost and non-GAAP spread-and-dollar-roll income with stated exclusions. Treat these as issuer-defined measures for the stated periods, not directly comparable sector benchmarks.

When management says earnings improved or weakened, trace the explanation through the underlying inputs: what changed in asset yield, repo cost, swap cost, portfolio composition or premium amortization, and what assumptions shape the outlook? Compare the non-GAAP reconciliation with GAAP results rather than assuming the supplementary figure captures every recurring cost or risk.

Interpret leverage alongside liquidity

Leverage magnifies both gains and losses. Ask for average leverage during the reporting period and leverage at quarter-end, then establish exactly how the company calculates each ratio. Confirm the numerator and denominator and whether the figure includes TBA positions, unsettled trades, securitized debt or other exposures. A ratio without its definition is not a reliable comparison between issuers.

Liquidity is a separate question from leverage. Ask how much cash and collateral is available after accounting for encumbrances, margin needs and near-term funding obligations. For repo-funded portfolios, examine counterparty concentration, maturities, haircuts and refinancing needs, and ask what management would do if financing tightened or asset values fell.

AGNC reported 7.2x tangible-book-value “at risk” leverage and $7.6 billion in unencumbered cash and Agency MBS at year-end 2025. Those are dated company figures and definitions, not safe levels or targets for other REITs. Invesco describes evaluating liquidity needs across multiple scenarios and time horizons while monitoring unrestricted cash and unencumbered investments. The useful call question is how the company’s available liquidity would hold up under its own stress scenarios, including spread widening and margin calls.

Understand what the hedge book does—and does not—protect

Ask which exposures the hedges target, such as interest-rate duration, yield-curve changes or volatility, and how management measures hedge coverage. Check whether options are included and whether hedge maturities align with assets and funding. Then ask what risks remain unhedged.

A hedge ratio does not establish protection against mortgage-spread moves, prepayment changes or extension risk. AGNC’s 2024 Form 10-K says its hedging strategies generally are not designed to protect net book value from spread risk and may not fully hedge interest-rate, prepayment and extension risk. On the call, ask management to distinguish rate-driven valuation changes from mortgage-spread changes instead of attributing all book-value movement to “rates.”

For Agency MBS, follow prepayments

Prepayments affect the expected life of mortgage securities and the timing of premium amortization. Ask how actual and projected conditional prepayment rates (CPR) changed, what assumptions drove the change, and how faster or slower prepayments affected income and asset life. AGNC reported 9.7% actual portfolio CPR for Q4 2025 and 9.6% average projected portfolio-life CPR at quarter-end; the company said changes in CPR estimates affected premium amortization. Those figures describe AGNC’s portfolio in that period, not a general expectation for Agency MBS.

For credit portfolios, examine borrowers, collateral and loss allocation

For non-Agency securities and mortgage loans, ask how loans are performing and how the company estimates recoveries and losses. Useful measures may include payment status, delinquencies, current loan-to-value (LTV), borrower credit, debt yield, collateral value and maturity or refinancing risk. Ask how many loans are watch-listed, modified, past due, on nonaccrual or in foreclosure, and how the company defines each category.

Then connect credit performance to reported marks and reserves: what changed in expected-loss assumptions, allowances, realized losses or recoveries, and how sensitive are those estimates to collateral values? Ask how securitization subordination, guarantees or retained interests determine which investors absorb losses. Invesco’s 2025 Form 10-K names payment status, current LTV, borrower credit scores, debt yields and structural scenario analysis among its credit-review inputs. Those are useful lines of inquiry; they do not establish that every issuer reports each measure.

Ask how capital allocation changed the risk profile

Portfolio growth can come from retained earnings, common or preferred share issuance, asset sales or changes in financing. Ask which sources funded growth and whether newly acquired assets meet management’s stated risk-adjusted return hurdles. A higher yield alone does not show that a new investment improves the risk-adjusted return if it also brings greater credit, funding or valuation risk.

When strategy or portfolio mix changes, ask which risks increased or declined and how capital needs shifted. For a company with several segments, compare segment assets and return contributors before relying on consolidated earnings; accounting measures that exclude market-driven value changes may also differ from GAAP or taxable income.

Use a consistent framework to compare REITs

Before comparing two mortgage REITs, line up the same categories and confirm each company’s definitions and reporting period. Similar labels can represent different calculations, so avoid ranking firms from a single headline measure.

  • Strategy: Agency MBS, non-Agency securities, mortgage loans, servicing rights, or commercial and residential exposure.
  • Shareholder economics: TNBV trend, distributions, company-defined economic return and market-price return.
  • Earnings: Asset yield, funding costs, spread or margin, non-GAAP definitions and GAAP reconciliation.
  • Balance-sheet resilience: Leverage definition, liquidity, unencumbered assets, funding counterparties and maturities.
  • Risk management: Hedge objectives and gaps, duration, mortgage-spread exposure and prepayment or extension risk.
  • Credit quality: Loan performance, borrower and collateral metrics, and loss assumptions for credit-oriented portfolios.

Keep the comparison tied to the same quarter or year where possible. If periods, portfolio types or measure definitions differ, state that limitation rather than treating the figures as directly comparable.

Questions to take into the earnings call

  1. What specifically drove the change in tangible book value this quarter: rates, mortgage spreads, hedges, credit marks, prepayments or capital actions?
  2. How does your non-GAAP earnings measure reconcile to GAAP, and which costs, gains or risks does it exclude?
  3. What changed in asset yield, repo cost, swap cost and net spread, and which assumptions explain the outlook?
  4. Which leverage figure should investors use, what exposures does it include, and how does it compare with average leverage during the quarter?
  5. How much liquidity is available after encumbrances, margin needs and near-term maturities, and how is that tested under stress scenarios?
  6. Which portfolio risks are not hedged, particularly mortgage-spread, prepayment, extension and volatility risk?
  7. For credit portfolios, what are the current delinquency, LTV, debt-yield and loss trends, and how are they affecting marks and reserves?
  8. What conditions would lead management to reduce leverage, sell assets or change the dividend?

After the call, check the answers against the company’s earnings release, supplemental schedules, financial statements and relevant filings. Use the latest period available for the issuer, and verify how it defines each measure before comparing it with another REIT.
