Evaluate a mortgage REIT (mREIT) by reading book value, leverage, funding risk, and dividend coverage together—not by treating a discount to book value or a high yield as proof that the shares are cheap or the dividend is safe. Start with the issuer’s definitions and reporting dates, then test how portfolio values, financing, and earnings could change under different conditions. The figures below are issuer-specific examples from AGNC Investment Corp.; they are not sector benchmarks.
What does book value per share tell you?
Match the issuer’s definition before comparing figures
Book value per share is an accounting measure of the company’s equity at a particular reporting date, divided by its common shares. In its Form 10-Q for the quarter ended June 30, 2026, AGNC defines net book value per common share as stockholders’ equity less the liquidation preference of preferred stock, divided by common shares outstanding. Its tangible net book value per common share also excludes goodwill.
Those details matter. Preferred stock has a claim ahead of common stock, and issuers may define tangible book value differently. Before comparing two mREITs, confirm the preferred-stock deduction, any intangible-asset adjustments, share-count method, and reporting date for both.
Put the share price and book value on the same timeline
Compare the market price with the latest reported book value, but remember that book value is dated. Mortgage assets and hedges are marked as market conditions change, so the value available in a filing may already differ from current conditions. The ratio of share price to book value is a starting point, not a verdict: it does not by itself tell you whether the portfolio’s marks will recover, whether earnings will persist, or whether financing or share issuance will affect common shareholders.

Read changes and sensitivities, not just the latest figure
Track book value across multiple reporting periods and consider declared dividends alongside the change. AGNC defines its economic return measure as the change in tangible net book value per common share plus dividends declared per share, divided by beginning tangible net book value per share. This gives a broader view of the period than the share-price-to-book ratio alone, though it is still a historical measure.
Also examine the issuer’s modeled sensitivities to interest-rate and mortgage-spread shocks. AGNC’s June 2026 filing presents separate modeled scenarios for rate changes and mortgage-spread changes. Treat those as estimates under stated assumptions—not forecasts or guarantees. A spread shock can move mortgage-backed security values even when benchmark interest-rate exposure is hedged.

How should you evaluate leverage?
Use the issuer’s named ratio and inspect its formula
There is no useful leverage comparison until you know what the numerator and denominator include. AGNC reported period-end tangible net book value “at risk” leverage of 7.4-to-1 as of June 30, 2026, in its second-quarter filing. Its calculation includes mortgage borrowings and unsettled investment securities relative to tangible equity, and excludes U.S. Treasury repo borrowings. AGNC reported 7.2-to-1 on this measure at December 31, 2025. These are AGNC figures at two specific dates, not an industry average or a recommended limit.
When comparing issuers, check whether each leverage measure includes repo, unsettled trades, preferred equity, or synthetic and off-balance-sheet exposures, and whether the denominator is total equity, common equity, or tangible equity. Do not recalculate a ratio unless the underlying definitions and figures are clear.

Assess financing and liquidity alongside the multiple
A leverage ratio does not show how quickly funding needs may become pressing. AGNC identifies repurchase agreements (repo) as a primary financing source and describes liquidity and collateral requirements as operating concerns. In the issuer’s 2025 Form 10-K, AGNC said it depends on adequate liquidity and capital resources to fund daily operations, meet collateral requirements under funding and derivative agreements, and satisfy its REIT distribution requirement.
Review what the filing discloses about collateral quality and haircuts, funding maturities and counterparties, unencumbered assets, and available liquidity. Repo financing can require additional collateral or refinancing as market values and terms change. A company with the same headline leverage as a peer may have a different ability to withstand those demands because its funding mix and assets differ.

Separate the main sources of risk
- Interest rates: Changes can affect mortgage asset values, financing costs, hedge values, and book value.
- Prepayments and extensions: Borrowers’ repayment behavior can change expected cash flows and the performance of hedges.
- Mortgage spreads and basis: Mortgage securities can lose value relative to benchmark rates. MITT’s filing says its interest-rate swaps and other hedges generally do not protect net book value against basis risk.
Portfolio composition affects which risks matter most. AGNC describes a primarily Agency RMBS strategy, while Two Harbors describes pairing mortgage servicing rights (MSR) with Agency RMBS. Agency guarantees, credit exposure, servicing assets, and hedge interactions are not interchangeable; compare the assets and risks actually described in each issuer’s filings.

Name the earnings measure before calculating coverage
A quick coverage screen divides an earnings measure per share by dividends declared per share for the same period. The result is meaningful only if you identify the numerator and align the periods. For the second quarter of 2026, AGNC reported $0.40 per diluted common share of net spread and dollar roll income and declared $0.36 per common share in dividends. Dividing the two gives approximately 1.11 times for that quarter. The numerator is a non-GAAP measure; the calculation is not a forecast or proof that future dividends will be maintained.

AGNC’s net spread and dollar roll income adjusts GAAP comprehensive income. Among other things, it excludes realized and unrealized gains or losses on securities and derivatives and retrospective catch-up premium-amortization adjustments, while including periodic swap income or cost and TBA dollar roll income. AGNC views TBA dollar roll income as economically equivalent to holding and financing generic Agency RMBS using short-term repo. Because this measure is issuer-defined, read its reconciliation and do not relabel it as GAAP earnings or free cash flow.
Compare distinct measures without treating them as substitutes

Check the dividend against more than one period
Review several quarters rather than extrapolating from one result. Compare the measure’s trend with changes in asset yields, funding costs, hedge income and expense, and portfolio mix, then check the board’s actual dividend declarations. AGNC declared $1.44 per common share in dividends during 2025; this historical total should not be confused with a recurring future rate.
Taxable income and operating cash flows are separate checks, not replacements for understanding GAAP and issuer-defined earnings. AGNC’s 2025 Form 10-K describes the REIT requirement as distributing at least 90% of REIT taxable income annually, subject to adjustments and excluding net capital gains. The filing also explains that taxable income may differ from GAAP income and cash generated. That statutory distribution rule does not establish that a specific common dividend will continue.

Use the same reporting dates where possible, and keep the issuers’ definitions visible in your comparison. A useful review covers:

- Portfolio: Agency-guaranteed securities, credit-exposed assets, MSR, and other holdings.
- Book value: Preferred claims, tangible adjustments, share-count basis, and the date of each reported value.
- Leverage: Included borrowings and unsettled positions, equity denominator, and any excluded financing.
- Funding and liquidity: Repo reliance, maturity and counterparty disclosures, collateral terms, unencumbered assets, and liquidity resources.
- Risk management: Hedge structure and disclosed rate, spread, prepayment, and extension sensitivities.
- Dividend evidence: Clearly labeled GAAP, non-GAAP, taxable-income, and cash-flow measures over multiple periods, matched with declared dividends.
If a ratio cannot be made comparable because the issuers use different definitions, report each issuer’s figure with its formula rather than presenting the numbers as a direct ranking.
