A falling mortgage REIT share price is a reason to investigate, not proof that the shares are cheap. Compare the price with the company’s latest reported book value per share and its reporting date, then examine the portfolio, mortgage-spread exposure, funding and leverage, earnings, and declared dividend. Book value is a dated snapshot, and a discount to it can reflect changes the report does not yet show.
Start with the price move and the date of book value
Record the share price and date you are evaluating, then find the latest reported book value per share in the company’s filing. Those figures are from different dates unless the share price is measured at the filing date. Make that timing difference clear before drawing a conclusion.
A simple price-to-book calculation is:
Share price ÷ reported book value per share = price-to-book ratio
A result below 1 means the share price is below that reported book value; it does not establish that the market has mispriced the shares. Mortgage assets and hedges can change in value after the reporting date, while investors may also be responding to expected earnings, leverage, or liquidity concerns.

If management has issued a post-quarter estimate of book value, record its date and treat it as an estimate, not a replacement for a completed filing. An estimate can be incomplete or become stale as market conditions move.
Identify what the REIT owns
Read the business description and portfolio disclosures rather than assuming all mortgage REITs take the same risks. Agency mortgage-backed securities, non-Agency securities, whole mortgage loans, and commercial mortgage assets have different combinations of credit, interest-rate, and market risk.

The cited 2025 company filings are examples of different strategies, not a current comparison or valuation of those issuers. For a decision about a particular security, use that issuer’s latest filing and subsequent company updates.
Separate interest-rate risk from mortgage-spread risk
Check the company’s disclosures on benchmark rates, mortgage spreads, prepayments, and extension risk. Changes in benchmark rates can affect the value of mortgage assets and hedges. Mortgage spreads—the additional yield on mortgage assets relative to benchmark instruments—can move independently. A hedge intended to offset some interest-rate exposure does not necessarily protect book value from wider mortgage spreads.

Dynex Capital states in its 2025 annual report: “We do not use hedges to protect our book value from spread risk—the possibility that the spread between market yields on our assets and the benchmark rates, primarily U.S. Treasury benchmarks, will change.” This is Dynex Capital’s corporate statement about its own approach, not a claim about every mortgage REIT.
Check leverage, funding, and liquidity
Find the issuer’s leverage measures and read how each is defined. Do not compare figures across companies until you know whether they treat off-balance-sheet financing and other exposures in the same way. Then review secured borrowing and other funding: amounts, maturities, counterparties, collateral, and any disclosed haircuts or liquidity resources.
Ask how a further decline in asset values could affect the company. Could it face margin calls, be required to provide more collateral, sell assets, or refinance at a higher cost? These pressures can matter even when a reported book-value figure looks relatively stable. Dynex describes board-approved investment-policy limits and stress tests for portfolio value and liquidity; Invesco identifies financing and liquidity risks in its annual report. These issuer-specific disclosures are not interchangeable measures.
Assess earnings and the dividend together
Compare declared distributions with the issuer’s earnings measures, including earnings available for distribution or its chosen supplemental measure. Read the definition of any non-GAAP or supplemental measure, and consider it alongside GAAP results, realized and unrealized gains or losses, and hedging results. A single coverage figure may not capture all of these effects.

Look for management’s explanation of the tradeoff between current payouts and protecting book value. Reducing risk may lower near-term earnings or dividends while limiting exposure to further losses; a high yield based on a recently fallen share price does not make the declared dividend guaranteed or sustainable.

Check company announcements and market conditions around the date of the decline. A broad repricing, a change in mortgage spreads, an issuer-specific portfolio update, and concern about financing can have different implications. The price move alone does not identify which factor mattered.
When comparing REITs, start with companies that have broadly similar strategies, such as agency-focused with agency-focused or credit-sensitive with credit-sensitive. Compare the following using each issuer’s own definitions and reporting dates:
- Asset mix and credit exposure
- Price relative to dated book value, and the trend in reported book value
- Leverage measure, definition, and level
- Funding sources, maturities, collateral, and available liquidity
- Interest-rate and mortgage-spread exposures and hedge structure
- Earnings measures relative to declared distributions
- Management’s explanation of the event and any subsequent updates
A general framework cannot establish whether a particular REIT is currently undervalued or whether its dividend is covered. That requires current, issuer-specific information; the reviewed 2025 annual reports do not establish current portfolio positions, book values, funding, or market conditions.
