Re:

How to Evaluate a Mortgage REIT After a Reverse Stock Split

A reverse split changes share counts and per-share presentation, not the underlying REIT business. Here is how to normalize the numbers and evaluate fundamentals.

A reverse stock split changes the number of shares you own and the quoted price and per-share figures—not, by itself, the value of the REIT’s assets, its earnings power, or the quality of its dividend. To evaluate the company, first reconcile the split-adjusted numbers, then assess its portfolio, credit risk, funding, liquidity, book value, earnings, and dividend coverage using current issuer filings.

What a reverse stock split changes—and what it does not

In a 1-for-10 reverse stock split, ten old common shares become one new common share. If you held 100 shares immediately before the split, you would generally hold 10 afterward. The share count falls by a factor of ten, while the per-share price and per-share accounting measures are mechanically multiplied by ten. Your percentage ownership is generally unchanged, except for any fractional-share treatment. Lument Finance Trust explains these mechanics in its August 2026 reverse-split FAQ.

The arithmetic does not create operating earnings or increase total equity value. The market price can move for other reasons, and the company itself cautions that its share price can fluctuate. A higher quoted price after the split is therefore not evidence, on its own, that the business has recovered or that shareholders are wealthier.

Keep the share count, price, earnings per share, book value per share, and dividends on the same split-adjusted basis when comparing periods. A figure stated per old share cannot be directly compared with one stated per new share without adjusting for the ratio.

For a 1-for-N split, the quick mechanical check is to divide the old share count by N and multiply the old per-share price or figure by N. Ignoring fractional-share treatment and any market movement, the position’s total value is unchanged by that arithmetic: fewer shares are paired with a proportionately higher per-share figure. The quoted market price after the effective date is not guaranteed to equal that mechanical equivalent, because the price can fluctuate.

First, reconcile your shares, price, and dividend

Check the corporate-action dates and treatment of fractions

Read the issuer’s filing or corporate-action notice for the ratio, effective date, first day of split-adjusted trading, and how fractional shares are handled. The mechanical calculation is a starting point; rounding or cash paid for fractional entitlements can make an individual account differ slightly from an exact ratio.

For a 1-for-N split, divide the old share count by N and multiply the old per-share price and per-share figures by N for a mechanical equivalent. Confirm the result against the issuer’s post-split filings and your brokerage statement. For example, Lument reported that it completed a 1-for-10 reverse split after the September 9, 2026 close. Its common shares outstanding fell from 52,564,062 to approximately 5,256,400, according to its completion announcement.

Granite Point Mortgage Trust offers another dated illustration: its 1-for-10 split took effect October 5, 2026, reducing 48,198,166 common shares to approximately 4,819,100. Split-adjusted trading on the NYSE began October 6. These issuer share counts show the scale of the adjustment, not a change in the underlying assets or a prediction about how either stock would trade.

Do not infer a new dividend from the new share count

A split does not establish what the board will declare for future periods. Look up the specific dividend’s declaration, record date, ex-dividend date, payment date, and per-share basis. A dividend already announced before the split may follow different mechanics from future dividends.

Granite Point Mortgage Trust’s October 2026 filing said its previously announced dividend would be paid using pre-split holdings at the previously announced rate of $0.01 per pre-split share. The company’s Form 8-K also states that its 1-for-10 split took effect October 5, 2026, with split-adjusted NYSE trading beginning October 6. As a purely mechanical comparison, ten pre-split shares at $0.01 each equal one post-split share’s worth of $0.10; that equivalence does not change the announced terms or establish a future dividend. Do not multiply or divide a declared dividend until the issuer’s notice makes clear which share basis applies.

Future common dividends are a separate decision. Lument says future distributions are at the board’s discretion and depend on earnings, financial condition, maintenance of REIT status, and other factors. Its FAQ is a statement of that issuer’s policy, not a promise of a particular distribution. Record whether you are looking at a dividend already declared or trying to assess a possible future payment; those are different questions.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Why did the company split?

Record the board’s or issuer’s stated reason, then treat it as context rather than proof of improvement. Lument said its reverse split was intended to regain compliance with NYSE listing requirements and support an efficient public trading market. That is the company’s stated purpose; it does not establish that compliance was regained or that trading quality, liquidity, or long-term prospects improved. A reverse split can raise nominal price per share while reducing the number of shares. It cannot, by itself, repair impaired assets, relieve funding pressure, reverse losses, or make a weak dividend sustainable. Check later filings for evidence of an actual change in operations or capital position instead of treating the split as the improvement. Keep the stated purpose separate from the result: an issuer may explain why it acted, but the subsequent filings are where you look for evidence about the company’s condition.

Assess the mortgage REIT’s fundamentals

Use the latest 10-K, 10-Q, earnings release, earnings supplement, and investor presentation for the specific company. Start with the filing period and the issuer’s definitions: mortgage REITs can hold different assets, use different financing, and report different supplemental measures. A dividend yield alone cannot make unlike businesses comparable.

When reading the documents, note the date of each figure and whether it is a company-reported total, a per-share figure, a GAAP result, or a supplemental non-GAAP measure. The latest earnings release may summarize a quarter, while the latest balance-sheet values refer to a particular date. Make comparisons only after identifying those periods and definitions; do not combine figures simply because they appear in the same presentation.

Portfolio and credit

Identify the assets the REIT owns or finances, the property types involved, and relevant borrower or loan characteristics. Then review its disclosures on delinquencies, nonaccrual assets, realized losses, provisions, and foreclosed real estate. Look for how these measures changed over time and what management says is driving the changes.

Interpret credit measures in light of the business model. A commercial real-estate lender and a mortgage-securities investor do not face identical asset risks, so comparing them using a single credit metric—or only their dividend yields—can mislead. Before drawing a conclusion from a change in delinquencies, losses, or provisions, check what assets the measure covers and how the issuer defines it.

Funding and liquidity

Examine debt and financing counterparties, maturity dates, recourse, collateral and margin terms, cash, committed facilities, and management’s discussion of liquidity needs. Use the issuer’s own reported figures and definitions. Financing arrangements can create pressure even when a portfolio’s reported asset values appear stable; understand which obligations can require cash or additional collateral and when.

Do not stop at a headline leverage figure. Check how the issuer defines leverage and read it alongside its financing sources, maturities, recourse, available cash, and facilities. Those details help explain the company’s own account of liquidity needs and make it less likely that you will mistake one reported ratio for a complete picture of funding risk.

Interest-rate, spread, and hedging exposure

Read the issuer’s discussion of interest-rate sensitivity, spread risk, hedges, duration, and asset-liability mismatch where reported. Do not assume a floating-rate asset eliminates risk: refinancing, borrower credit, funding costs, and market spreads still matter. Assess what the company says its hedges are intended to address, and compare that with the exposures described in the same reporting period.

Keep rate risk and spread risk distinct when the issuer reports them separately. A discussion of interest-rate sensitivity does not, by itself, answer what could happen to the value or financing of assets as market spreads change. Use the company’s reported sensitivity analysis and definitions rather than inferring exposure from a product label or a short description of its portfolio.

Book value or net asset value

Use the latest reported book value or net asset value per share and the company’s definition. Compare it with the market price from a corresponding date, with both amounts expressed on the same post-split basis. The resulting price-to-book relationship is a valuation observation, not a forecast that price must converge to book value. Consider what the filing says about asset valuation, financing, and other factors that could explain a gap.

To compare book value before and after a split, first verify that both numbers refer to the same kind of measure and period, then put them on the same per-share basis. A 1-for-10 split mechanically multiplies a pre-split per-share book value by ten, but a later reported book value may also reflect intervening business and market changes. Therefore, separate the arithmetic effect of the split from the change between reporting dates. Do not attribute a change in equity value to the split merely because the per-share presentation changed.

GAAP results, adjusted earnings, and cash flow

Read GAAP results alongside any adjusted earnings measure and its reconciliation. In its second-quarter 2026 results, Lument reported a GAAP net loss attributable to common shareholders of $9.2 million and a Distributable Loss of $5.3 million. Those are figures for one issuer and one quarter, not a mortgage-REIT sector statistic.

Lument’s release says Distributable Earnings excludes certain unrealized and non-cash items, while realized loan losses may be included when deemed non-recoverable. The company also warns that Distributable Earnings is not a substitute for GAAP net income, operating cash flow, liquidity, or cash available for needs. Treat an adjusted measure as a supplement: inspect its definition and reconciliation rather than treating it as cash available to pay dividends.

When comparing earnings per share across a reverse split, convert historical per-share numbers to the same basis or use the issuer’s retrospectively adjusted figures in post-split statements. For example, a per-share figure from before a 1-for-10 split is mechanically one-tenth as large when restated per new share, all else equal. That conversion makes the units comparable; it does not change the total earnings reported for the period or show that earnings improved. Compare the underlying period results and the reconciliation as well as the adjusted per-share presentation.

Dividend coverage

Compare common dividends with a clearly defined, consistently measured earnings figure over multiple periods. Account for split adjustments and distinguish declared dividends from management’s or the board’s policy about possible future payments. A single quarter may not capture the pattern, and a non-GAAP measure should not be treated as interchangeable with operating cash flow.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use the same earnings basis in each period, and make explicit whether you are comparing a dividend with GAAP income, a company-defined adjusted measure, or another reported figure. Then read the exclusions and reconciliation before describing coverage. If a measure excludes certain items or treats realized losses in a particular way, that definition matters to what the comparison can tell you.

REIT distribution requirements do not guarantee a particular common dividend or show that operating cash is sufficient. The relevant question is whether the company’s own earnings, financial condition, liquidity, and stated policy support the distribution—not simply whether the latest dividend was paid.

Capital structure and potential dilution

Review preferred securities, debt maturities, equity issuance capacity, incentive awards, and any authorized-share changes. Common shareholders are not the only claimants on a company’s capital, and a reverse split does not eliminate senior claims or future dilution. Distinguish outstanding shares—the shares currently issued—from authorized shares, the maximum the charter permits the company to issue.

Corporate actions can affect securities differently. Granite Point said its common-stock split did not change its outstanding preferred-stock terms. New York Mortgage Trust’s 2023 filing describes adjustments to authorized common shares and equity awards in connection with its 1-for-4 reverse split. Those issuer-specific examples are not a rule for every REIT; check the relevant company’s own documents. See NYMT’s March 2023 Form 8-K.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For that reason, do not treat the reduced common share count as a complete account of the capital structure. Check whether the notice or filings discuss preferred-stock terms, awards, and authorized shares, and then consider debt maturities and equity issuance capacity separately. A lower number of shares outstanding after a split does not erase preferred claims or rule out later issuance.

Compare periods and peers on a consistent basis

Begin with the company’s own prior periods, using restated or retrospectively adjusted per-share data where available. Lument says its historical per-share metrics will be retrospectively adjusted in post-split statements. Prefer actual post-split filings over an estimate reconstructed from pre-split figures.

For a company’s pre- and post-split earnings comparison, align reporting periods first, then align units. For per-share earnings, book value, and dividends, verify that the issuer has retrospectively adjusted the historical figures or apply the split ratio mechanically where the comparison is strictly about presentation. For total figures such as total shares outstanding or net loss, use the actual reported totals and dates rather than multiplying a total by the split ratio. A split adjusts share units and per-share presentation; it does not create additional total earnings or equity.

For peer comparisons, choose a small group with similar assets and funding models, then identify each peer’s reporting date. Keep accounting bases, split-adjusted share counts, book-value definitions, and earnings measures consistent. If a measure is not reported on a comparable basis, do not imply that it is.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The available issuer filings do not establish a current, fully comparable peer set. Select peers from the subject issuer’s latest filings and state their reporting dates rather than assuming every mortgage REIT can be compared on the same terms. In particular, compare a commercial real-estate lender with companies that have similar assets and funding models before drawing conclusions from credit metrics, leverage, or dividend yield.

There is no basis here for treating the Lument and Granite Point examples as evidence of market-wide reverse-split performance among mortgage REITs. Make the investment judgment from the issuer’s own latest portfolio, credit, financing, liquidity, leverage, hedging, book-value, and dividend evidence. A peer table can organize evidence, but it cannot remove differences in business models, definitions, or reporting dates.

A practical review sequence

  1. Read the split notice. Write down the ratio, effective date, first split-adjusted trading date, fractional-share treatment, and any effect on preferred securities, awards, or authorized shares.
  2. Normalize your records. Convert share counts and per-share figures to the new basis, then check the broker statement and the issuer’s post-split reporting for rounding or retrospective adjustments.
  3. Resolve the dividend timing. Match any announced distribution to its record, ex-dividend, and payment dates and confirm whether it uses pre- or post-split holdings and rates.
  4. Read the latest company filings. Review the 10-Q or 10-K, earnings release, supplement, and investor presentation for the reporting period, business model, definitions, and explanations of changes.
  5. Test the business, not the price presentation. Evaluate portfolio credit, financing, liquidity, rate and spread exposure, book value, earnings quality, dividend coverage, and capital structure.
  6. Compare only like with like. Use split-adjusted company history and peers with similar assets and funding, with reporting dates and measurement definitions stated.
  7. Separate evidence from inference. A listing-compliance rationale, higher nominal share price, price-to-book discount, or adjusted earnings figure is not by itself proof of recovery or future returns.

Frequently Asked Questions

Does a reverse stock split make my mortgage REIT shares worth more?

Not by itself. In a 1-for-10 split, ten old shares become one new share and per-share figures are mechanically multiplied by ten. Apart from fractional-share treatment, the split does not itself increase total equity value or create earnings. The market price can still fluctuate.

What does a reverse stock split mean for my shares and dividend?

Your share count and the per-share presentation change according to the split ratio, subject to the issuer’s fractional-share treatment. A dividend already declared may use pre-split holdings and its original rate, as Granite Point specified for its previously announced $0.01 per pre-split share dividend in October 2026. Check the issuer’s notice for record, ex-dividend, and payment dates and the share basis. Future dividends remain subject to the board’s decision.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

How do I compare a REIT’s book value and earnings before and after a reverse split?

Use the same reporting periods, definitions, and share basis. A 1-for-10 split mechanically multiplies pre-split per-share book value and earnings by ten when expressing them per new share, while total earnings and total equity are not multiplied by the split. Prefer the issuer’s retrospectively adjusted historical per-share figures in post-split statements, and separate the split arithmetic from changes between reporting dates.

Does a reverse split mean the company has regained exchange compliance?

Not necessarily. Record the issuer’s stated reason, but treat it as context, not proof of the result. Lument said its split was intended to regain NYSE listing compliance and support an efficient public trading market. Check subsequent company filings for evidence of compliance and any operating, capital, or trading changes.

Should I rely on a mortgage REIT’s adjusted earnings to judge dividend coverage?

Use adjusted earnings as a supplement to GAAP results, not as a synonym for cash available to pay dividends. Read the measure’s definition and reconciliation, compare it consistently over multiple periods, and consider the issuer’s discussion of operating cash flow, liquidity, and financial condition. Lument specifically cautioned that its Distributable Earnings measure is not a substitute for those items.

The Bottom Line

Evaluate the mortgage REIT after a reverse split by normalizing the share and per-share figures, confirming the dividend terms, and then testing the issuer’s latest portfolio, credit, financing, liquidity, book value, earnings, and capital structure. The split may change the presentation and the company’s stated listing objective; it does not itself establish a recovery, sustainable dividend, or attractive valuation.
