How to Evaluate a Cement Company’s Profit Margins and Financial Health

A cement company’s margin is only one part of the picture. Compare earnings across the cycle, verify EBITDA definitions, and test debt, cash flow, liquidity and plant economics.

To evaluate a cement company, look beyond one year’s EBITDA margin. Compare operating profitability across the cement cycle, check profit per tonne and operating drivers, and test whether cash flow, debt coverage, liquidity and planned investment can hold up when demand or prices weaken. There is no universal “good” cement margin: comparisons only mean something when definitions, periods, markets and product mixes are aligned.

Start with a comparable set of financial statements

Before comparing margins, establish what each figure covers. Note the reporting period, geography, accounting basis, consolidated or standalone accounts, and whether the company reports only cement or a broader building-materials business. Check that the year is a normal 12-month period. Acquisitions, divestitures, plant outages and new capacity can also distort year-over-year results.

For example, ACC says its FY 2022–23 covered 15 months after a change in its year-end. That period should not be compared directly with its subsequent 12-month years. ACC annual reports

Measure margins, but verify what the labels mean

Operating margin

Calculate operating margin using the company’s reported operating profit and revenue for the same period: operating profit divided by revenue. Review gross margin too when cost-of-sales disclosures make it meaningful. These measures show how much of each sales dollar remains after the costs included in the chosen profit line; they do not, by themselves, show cash available for debt or investment.

EBITDA and PBILDT

EBITDA margin is EBITDA divided by revenue, but EBITDA is not a standardized substitute for audited profit, operating cash flow or liquidity. Companies may adjust or define it differently. Reconcile the issuer’s EBITDA to the closest reported profit measure, identify each adjustment, and confirm the revenue denominator.

Cementos Pacasmayo cautions in its SEC-filed 2025 Form 20-F that its EBITDA and adjusted EBITDA may not be comparable with similarly titled measures at other companies, including cement companies. CARE Ratings’ cement methodology uses PBILDT (profit before interest, lease rentals, depreciation and taxes) margin and PBILDT per metric tonne as complementary profitability indicators. The first expresses profitability relative to sales; the per-tonne figure adds a production-volume lens. Judge margins across the cement cycle

A single strong or weak year can mislead because cement profitability varies with demand and supply. CARE Ratings states that company profitability varies significantly along the cycle. Compare several years and, where available, a full demand-supply cycle rather than treating the latest margin as a normal level.

Set margin trends beside sales volumes, utilization, realized prices, cement and clinker mix, fuel and electricity costs, freight, and maintenance or outage impacts. A margin can rise because selling prices improved, costs fell, mix changed or some combination of factors; the percentage alone does not identify the cause. More efficient cost structures may help a producer withstand pressure, but do not remove cyclicality.

Use peer comparisons carefully

There is no source-established threshold for a “good” cement EBITDA margin. Compare a company with relevant regional peers and its own history, aligning the margin definition, reporting period, geography, market conditions, product mix and adjustments as closely as possible. Differences in these factors can make an apparently simple ranking misleading.

When comparing two producers, examine the dimensions together rather than choosing a winner from the headline percentage:

  • Margin definition and reconciliation to audited profit measures.
  • Margin level and stability over the cycle.
  • Operating profit per tonne, volumes, utilization and product mix.
  • Energy, fuel, freight and other cost structure.
  • Gross and net leverage, coverage and debt maturities.
  • Operating cash flow, capital expenditure, working capital and liquidity headroom.
  • Geography, construction demand, market structure and reporting-period comparability.

Test whether debt is manageable

Debt is not “too much” at one universal ratio. Consider the company’s earnings volatility, interest burden, repayment schedule, cash resources and investment commitments. Review gross debt and cash, net debt, gearing or debt-to-equity, debt relative to operating earnings, interest coverage and debt-service coverage. Track maturities and floating-rate exposure where disclosed.

CARE Ratings’ methodology identifies gross and net gearing, debt to PBILDT, PBILDT-to-interest and debt-service coverage ratio (DSCR) among relevant indicators. Lower leverage and stronger coverage can improve financial flexibility through a downturn, but ratios should be interpreted alongside the cycle and upcoming cash needs.

Follow cash flow and near-term obligations

Profitability does not guarantee that cash will be available when bills come due. Compare operating cash flow with EBITDA and capital expenditure across multiple years. Examine working-capital movements and whether reported earnings convert into cash.

Then map likely cash sources against uses over the next year and beyond. Consider cash and liquid investments, consistent internal accruals, available credit lines, debt repayments, working-capital needs, committed capital expenditure, dividends and other obligations. CARE Ratings describes near-term liquidity in terms of cash accruals and available external sources relative to obligations in the following year; it also notes that cement companies may maintain buffers for downturns and competitive pressure.

Connect the numbers to plant economics and demand

Cement is capital- and energy-intensive, so the operating footprint helps explain whether margins may be durable. Where company or industry data is available, review plant and kiln capacity, utilization, fuel use, energy efficiency, labor productivity, cement types and logistics. Then assess whether construction activity and local cement demand support the company’s volume and pricing assumptions.

For U.S. industry context, the American Cement Association describes plant data covering clinker and grinding capacity, kiln details, fuel usage and cement types. Its labor-energy survey tracks productivity and energy efficiency by plant type, size and age. Its market-intelligence materials describe annual and regional information on construction, cement consumption, supply, operating characteristics and international markets; the association’s Annual Yearbook is described as covering 20 years of U.S. cement-industry historical data. What company examples can—and cannot—show

Cementos Pacasmayo reported EBITDA margins of 23.9% for the year ended December 31, 2025, 27.8% for 2024 and 24.7% for 2023 in its reconciliation. These are issuer-specific figures, not a sector benchmark, and the company warns that its calculation may not be comparable with peers. Cementos Pacasmayo 2025 Form 20-F

ACC reported for FY 2025–26 cement sales of 43.9 million tonnes, a 13% EBITDA margin, zero debt, ₹918 crore of cash and cash equivalents, and 45 days of working capital. It also reported ₹25,962 crore in revenue from operations and ₹20,554 crore in net worth. These are ACC’s reported figures, not a benchmark for other producers. Its report attributes cost performance to factors including power and fuel optimization, fuel mix, green power, organizational changes, automation, digitalization, procurement, logistics and integration synergies; those are management-reported explanations, not independent proof that each action caused the margin. A practical evaluation checklist

  1. Align the comparison: confirm period length, market, accounting basis, consolidation scope and business mix; flag major corporate or operating changes.
  2. Reconcile profit measures: calculate operating margin from reported figures, then identify the issuer’s EBITDA or PBILDT definition and adjustments.
  3. Normalize for the cycle: review several years of margins alongside volumes, utilization, prices, product mix and major cost drivers.
  4. Add a per-tonne view: compare operating profit or PBILDT per metric tonne where the necessary figures are disclosed.
  5. Assess leverage and coverage: examine gross and net debt, earnings-based leverage, interest coverage, DSCR, maturities and rate exposure.
  6. Test cash resilience: compare cash generation with capex, working-capital needs and upcoming obligations, including available credit support.
  7. Check the operating context: connect plant efficiency, logistics and local demand with the company’s margin and volume assumptions.
