How to Decide Whether to Lock Your Mortgage Rate or Wait

A mortgage rate lock offers protection for a set period, while waiting leaves the rate exposed to changes. Decide by weighing affordability, timing, and the lender’s written terms.

Should I lock my mortgage rate or wait? Lock when the quoted rate and payment work for your budget, the lock covers a realistic closing date, and the written terms are acceptable—especially if a higher rate would strain your finances. Waiting leaves you exposed to rate increases in exchange for the chance that a later offer may be lower. There is no universally right day to lock, and waiting is not a reliable way to get a better rate.

What a mortgage rate lock does—and what it does not

A rate lock holds the interest rate offered by a lender for a defined period, provided you close within that period and your application stays within the agreement’s conditions. The Consumer Financial Protection Bureau (CFPB) describes a lock-in as keeping the rate unchanged between offer and closing if you close on time and there are no changes to your application. If your rate is floating, it can change before you lock it.

Mortgage rates can change daily, sometimes hourly, according to CFPB guidance reviewed in 2023. That describes how often rates may move; it does not predict which direction they will go during your particular lock window. The evidence does not establish a probability that rates will rise or fall for an individual borrower, so treat a lock decision as a choice about risk and flexibility, not a market forecast.

A lock is also not necessarily unconditional. The written agreement may allow terms to change if important parts of the application change. Loan amount, credit score, verified income, loan type, down payment, appraisal, or documentation can matter. A lock should therefore be read alongside the full loan terms, not treated as a guarantee that every number will remain unchanged under every circumstance.

The lock also applies to a specific offer, not to every lender or every version of your loan. If you change the loan amount or loan type, for example, ask whether the lender must reprice the offer or issue revised terms. Do not assume that a lock automatically carries over if you switch products, change the down payment, or make another material application change. The agreement and lender’s explanation determine what remains protected.

Decide based on affordability, timing, and the written terms

The practical question is not whether rates are about to move in a particular direction. It is whether you can accept the downside of either choice. A lock trades some flexibility for protection from a rate increase during the covered period. Floating preserves the possibility of getting a lower rate later, but leaves you exposed to a higher one.

Locking may fit better if

  • The offered rate and resulting payment are affordable now.
  • A higher rate would make the payment difficult to manage or disrupt other financial priorities.
  • Closing is approaching and the quoted lock period covers the expected closing date with some scheduling margin.
  • You have reviewed the lender’s lock price, expiration, extension terms, and any conditions that could change the rate.

This is a way to manage uncertainty, not a claim that rates will rise. If the current offer meets your needs and the cost of a worse rate would be hard to absorb, certainty may be more valuable than the chance of a lower offer.

Think about the whole household budget, not just whether you can make the first payment at the quoted rate. If a higher payment would leave too little room for other expenses or make the purchase uncomfortable, that is a reason to take the exposure seriously. A lock cannot make an unaffordable loan affordable, but it can reduce the risk that the rate changes before a covered closing.

Waiting may fit better if

  • You could manage a higher rate and payment without relying on a rate drop.
  • There is enough time before closing to wait, and you understand when the lender will let you lock.
  • You consider the possibility of a lower later offer worth the risk that the rate could instead increase.
  • You have asked how the price changes with lock length and what rate or pricing applies if you lock later.

Waiting does not guarantee a lower rate. Before choosing it, decide what you would do if the rate moved up and whether you could still afford the resulting loan. If the answer is no, floating may leave you with a risk your budget cannot support.

Ask the lender whether it will let you lock at any point before closing or only after a particular step in the application. Find out how quickly it can provide a lock confirmation when you request one. The option to wait is useful only if you understand the lender’s process and have time to act; a favorable rate you notice is not useful if you cannot secure it before the offer changes.

Test the higher-rate scenario against your budget

Use the lender’s quoted loan details to ask for the payment at a higher interest rate, then consider whether that payment would remain workable alongside your other expenses. This is a stress test, not a prediction of a future rate. The relevant increase is the one your lender can calculate for the loan you are considering; do not rely on a generic market estimate as if it were your offer.

Ask for the comparison using the same loan amount, loan type, down payment, and points as the offer you are considering. Otherwise, a payment difference may reflect a changed loan structure as well as the interest rate. You can also ask what the payment would look like at the quoted rate, so you are comparing the two choices consistently. Focus on the effect on your budget rather than trying to guess the market’s next move.

Also consider the consequence of the lower-rate scenario. If rates fall after you lock, the locked rate may prevent you from receiving the benefit of the lower offer unless your agreement includes a float-down option. Ask whether one is available and what conditions apply. A lock’s trade-off is not simply “pay more” versus “pay less”: it is protection against an increase in exchange for potentially giving up some benefit if rates decline.

Compare the actual lock choices, not just the headline rate

Lock periods commonly run for 30, 45, or 60 days, and lenders sometimes offer longer periods, according to the CFPB’s 2023 guidance. Availability, pricing, and policies vary by lender. A longer period may fit a longer closing schedule, but ask what it costs rather than assuming it is free. A shorter period may not cover a delayed closing.

Match the lock period to a realistic closing schedule, including the time needed for the remaining loan steps and ordinary scheduling uncertainty. A lock that expires on the target closing date leaves little room if an appraisal, documentation, or coordination issue delays the transaction. Ask the lender how it defines the expiration date and time, and whether the lock needs to remain in force through closing or another point in the process.

Compare the following before deciding:

  • Rate protection: What rate is held, and under what application conditions?
  • Duration: How long does the lock last, and what exact date and time does it expire?
  • Price: What does this lock period cost, and how does its price compare with a shorter or longer period?
  • Delay risk: Can the lock be extended if closing slips, what is the extension charge, and can the lender refuse an extension?
  • Lower-rate option: Is a float-down available, and what rules govern it?
  • Affordability: Would the loan still fit your budget if you waited and the rate increased?

When comparing lenders, line up offers for the same loan type, loan amount, down payment, and points. Otherwise, a rate difference may reflect different loan terms rather than a genuinely better offer. Review the Loan Estimates together and ask each lender to explain the lock cost and conditions in writing.

Also make sure the offers are being compared at a useful point in the process. A quote for a locked rate and a quote for a floating rate may not carry the same protection or expiration terms. Ask whether each quoted rate is locked, how long the lock lasts, and whether the lender has included points or lender credits. The CFPB explains that the rate, points, and lender credits may change unless the rate has been locked; the lock-status disclosure and its end date are therefore important parts of the comparison.

A lower headline rate is not automatically the better choice if it comes with a different lock length, different points, or terms that do not fit your closing schedule. Ask the lenders to identify what would change if you selected a shorter or longer lock. There is no universal extension price or float-down policy to assume; obtain the actual figures and conditions from the lender making the offer.

How to check and arrange a rate lock

  1. Read page 1 of your Loan Estimate. Check whether the interest rate is already locked and the date through which it is locked. Regulation Z requires disclosure of when a specified rate-lock period ends. A Loan Estimate is a disclosure, but it does not replace the written lock terms.
  2. Ask the lender for the complete written terms. Confirm the locked rate, lock duration, price, expiration date and time, extension fee, whether an extension can be refused, and any float-down option. Ask which changes to your application could affect the rate or other terms.
  3. Match the expiration to your likely closing date. Use the realistic schedule, not just the target date, and consider the possibility of a delay. CFPB guidance notes that an expired lock may mean paying to extend. Ask what the lender can do if the date moves.
  4. Compare equivalent offers. Check that the loan type, amount, down payment, and points match before weighing rates and lock costs. Ask how changing the lock period changes the offer.
  5. Protect the application details. Discuss material changes with the lender before taking on new borrowing or changing loan amount, down payment, income documentation, or other application information. Such changes can affect the terms even when you have a lock.
  6. Keep the agreement and check the Closing Disclosure. If the rate shown at closing differs from the locked rate, ask the lender for the specific reason and compare the explanation with the written lock agreement.

When you review the Loan Estimate, do not stop after noticing a rate or lock date. Make sure you can identify whether the rate is locked, when that lock ends, and which offer terms are being held. If the document or the lender’s explanation is unclear, ask for clarification before deciding. Keep the lock confirmation and any later written updates so that you can refer to the terms the lender actually agreed to.

If you are comparing more than one lender, use the same information and ask the same lock questions of each. That makes it easier to distinguish a meaningful difference in the offer from a difference in timing, lock duration, points, or other terms. A lender comparison service may help organize offers, but the important check is still the lender’s Loan Estimate and written lock agreement.

What happens if closing is delayed or rates go down?

If closing is delayed

If closing occurs after the lock expires, you may need an extension, and the lender may charge for it. Ask about the amount, how it is calculated, when it must be requested, and whether an extension is guaranteed. The terms depend on the lender and your agreement; do not assume the rate will automatically remain available after expiration.

Confirm who should contact the lender if the schedule starts to slip and how soon an extension request must be made. A fee may depend on the amount of time needed, but the lender’s written policy controls. Ask whether an extension keeps the same rate and other pricing, and what happens if the lender cannot extend the lock. Getting these answers before a delay occurs gives you a clearer picture of the risk.

Switching lenders to pursue a different offer can also restart parts of the loan process and delay or endanger closing. That is a practical cost to weigh alongside any potential savings. Before making a late change, ask the new lender how the timeline fits your contract and closing schedule.

If rates fall after you lock

A standard lock protects the agreed rate under its conditions; it does not automatically give you a lower rate if market pricing improves. A float-down may offer a way to benefit from a lower rate, but only if the lender offers it and you meet the agreement’s requirements. Verify eligibility, timing, and price before relying on this possibility.

Ask what counts as a qualifying rate drop, when you may request a float-down, whether the lender will charge for it, and whether it changes any other part of the offer. Do not assume that a lower rate advertised later is automatically available on your locked loan. If there is no float-down provision, the possibility of a lower rate is one of the benefits you may have given up in exchange for protection from an increase.

Questions to ask your lender

The CFPB’s home loan toolkit recommends asking:

  • “What does it mean if I lock my rate today?”
  • “What rate lock time frame does this Loan Estimate provide?”
  • “Is a shorter or longer rate lock available, and at what cost?”
  • “What if my closing is delayed and the rate lock expires?”
  • “If I lock my rate, are there any conditions under which my rate could still change?”

For a useful answer, ask the lender to point to the written agreement and explain any terms you do not understand. CFPB notes that rate-lock policies vary by lender, so another borrower’s experience may not describe your offer.

You can make the conversation more specific with follow-up questions: What is the exact expiration date and time? How much would an extension cost, and can it be refused? Is there a float-down option, and what are its conditions? Which application changes could affect the rate or pricing? Ask the lender to distinguish the answers that are in the written agreement from any estimate or general explanation.

How to make the final call

Choose the option that remains workable under the outcome you are least able to absorb. If a higher rate would threaten affordability, a lock that covers the likely closing date can reduce that risk. If you can tolerate an increase, have time before closing, and knowingly accept the uncertainty, waiting may preserve a chance at lower pricing. In either case, base the decision on the lender’s actual offer, the written lock terms, and your closing schedule—not on a prediction that rates must move one way.

Before you commit, summarize the choice in practical terms: what rate and payment you have now, how long the lock lasts, what happens if closing is late, and whether a lower rate could be available later under a float-down. If you are floating, be equally clear about the higher payment you could manage and when you intend to revisit the decision with the lender. This turns an abstract market question into a defined household risk decision.

This guidance concerns U.S. consumer mortgage offers and CFPB Loan Estimate disclosures. It cannot determine a particular lender’s extension price, lock conditions, or whether a float-down is available. Those details depend on the lender’s written agreement. When the rate shown on the Closing Disclosure differs from the rate you understood to be locked, ask the lender for a specific explanation and review it against that agreement.

Frequently Asked Questions

When should I lock my mortgage rate?

There is no universally right day. Consider locking when the offered rate and payment are affordable, the period will cover a realistic closing date with some margin, and the written terms and costs suit you. The decision is about managing the risk of a rate increase, not predicting one.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

What happens if mortgage rates go down after I lock?

A standard lock generally protects the agreed rate under its conditions; it does not automatically lower your rate when market pricing falls. Ask whether your lender offers a float-down, when you can request it, what it costs, and what conditions apply.

How long does a mortgage rate lock last?

CFPB guidance says 30, 45, and 60 days are typical periods, with longer periods sometimes available. Your Loan Estimate and written lock agreement should identify the lock period and its expiration. Policies and pricing vary by lender.

Can my mortgage rate change after I lock it?

It can if the agreement’s conditions are not met or important application details change. Ask specifically about changes to the loan amount, credit score, verified income, loan type, down payment, appraisal, or documentation, and compare any change with the written lock agreement.

What if my closing is delayed until after the lock expires?

You may need an extension and could be charged for it. Ask the lender how much an extension costs, how it is calculated, when to request it, whether it is guaranteed, and whether the same rate and pricing remain in place.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Does a Loan Estimate show whether my rate is locked?

Check page 1 for the lock status and the date through which the rate is locked. Regulation Z requires disclosure of when a specified lock period ends. Confirm the exact terms with the lender, because the Loan Estimate does not replace the written lock agreement.

Should I switch lenders if I find a lower rate after locking?

Compare the full offers and timing before deciding. Switching lenders can restart parts of the loan process and delay or endanger closing. Ask the new lender whether its timeline fits your closing schedule, and compare equivalent loan types, amounts, down payments, points, and lock terms.

The Bottom Line

Bottom line: Lock if the current offer is affordable, a higher rate would be hard to absorb, and the written lock covers a realistic closing schedule on acceptable terms. Wait only if you can manage a possible increase and are comfortable giving up certainty for a chance at lower pricing. Check the Loan Estimate, get the lock conditions and costs in writing, and do not treat market direction as guaranteed.
