When you refinance, compare the new loan offers first—and treat servicing as a separate, important consideration. The lender provides the loan; the servicer handles payments, statements, escrow and account support. The lender may plan to keep servicing, but that is not a guarantee it will do so for the life of the loan.
That distinction matters because you can choose among refinance offers, but you may not be able to choose who services the loan long term. Compare the terms you are agreeing to, find out what the lender says it intends to do about servicing, and understand what to do if servicing later changes.

What a mortgage servicer does—and what it does not decide
Your lender is the institution that makes the mortgage loan. Your servicer manages it day to day: collecting and recording payments, sending statements, answering account questions, tracking principal and interest paid, and administering tax and insurance escrow. A servicer may also handle loss-mitigation options. The lender and servicer can be different companies, and servicing can transfer after the loan is made. The CFPB explains the distinction between lenders and servicers.

For a refinance, the loan offer determines the interest rate, term, fees, credits and payment structure. Servicing affects how you pay and get help, and how account matters such as escrow are handled. A company’s intention to service your loan can inform your choice, but it is not a substitute for comparing the actual loan terms and costs.

Think of the decision as two related but different questions: “Which refinance loan is best for my needs?” and “What do I know about how that loan may be serviced?” The first is answered mainly by comparing matching Loan Estimates. The second involves the Servicing disclosure, questions about support and a realistic understanding that the arrangement can change. A lender that plans to retain servicing is not promising that it will do so permanently.
Compare the refinance offers on equal terms
Ask each lender for a Loan Estimate based on the same loan amount, term, loan type and other key choices. Otherwise, a lower payment or cash-to-close figure may reflect a different loan rather than a better offer. Use the Loan Estimates to compare the items below, and ask the lenders to explain differences you cannot reconcile. The CFPB’s offer-comparison guidance describes the main figures to review.
When you request estimates, be specific about the terms you want held constant. For example, do not compare a longer-term loan with a shorter-term loan as if their payments reflected the same offer. Similarly, compare adjustable-rate loans with other offers that have the same structure when possible, and distinguish them from fixed-rate options. A matching comparison helps show whether a difference comes from the lender’s pricing or from a different loan design.
| What to compare | How to use it |
|---|---|
| Interest rate and loan structure | Compare the rate alongside the loan term and whether the rate is fixed or adjustable. The rate alone does not show the full cost or risk. |
| Principal-and-interest payment | Compare the scheduled payment for principal and interest, not just the total monthly payment, which can include other items. |
| Mortgage insurance and total monthly payment | Check whether mortgage insurance applies and compare it with the complete estimated monthly payment. |
| Origination charges, other lender-controlled costs and lender credits | Examine charges and credits together. A credit may reduce upfront cost while being associated with other loan terms, so compare the full offer. |
| Cash to close | Review the amount due at closing, then distinguish lender charges from taxes, insurance, prepaids and initial escrow funding. |
| Five-year cost of borrowing | Use the Loan Estimate’s five-year interest-and-fee figure as one useful way to compare costs over a common period. |
Taxes, insurance, prepaids and initial escrow can differ between estimates without representing a lender’s fee savings. Ask why those amounts differ rather than treating the lowest cash-to-close figure as automatically the best deal. Focus your cost comparison on lender-controlled charges and credits as well as the full amount you will need to close.
It can help to separate your comparison into recurring and upfront figures. The principal-and-interest payment shows the scheduled loan payment, while the total monthly estimate can include mortgage insurance and other components. Cash to close brings together charges and funds due at closing, including items such as prepaids or initial escrow. These figures answer different questions: one is about the ongoing estimated payment, another about what you need at closing. Neither should be treated alone as the overall price of the refinance.
Look carefully at lender-controlled charges, including origination charges, relevant services and credits. If one estimate has a lower upfront charge but a different rate or credit, ask the lender to explain the tradeoff and compare the full offer on the same assumptions. Do not count differences in property taxes, insurance premiums or escrow funding as evidence that one lender is charging less unless the lender-controlled charges support that conclusion.
Use the five-year figure carefully
The CFPB says borrowers keep a mortgage for about five years on average before moving or refinancing, and presents five-year interest-and-fee cost as a useful comparison. That is a broad benchmark, not a prediction of how long you will keep your home or loan. Compare the figure with your own plans, including how long you expect to remain in the home and whether you might refinance again. The CFPB’s comparison guidance also notes that the five-year estimate assumes adjustable-rate mortgage rates stay the same. If you are considering an adjustable-rate offer, account separately for the possibility that the rate and payment can change.

The five-year number is useful because it puts some interest and fees on a common time horizon, but it is not a guarantee of what you will pay. If you expect to move sooner or keep the loan longer than the general benchmark, your own time horizon may lead you to weigh costs differently. Use it alongside the payment, cash to close and loan structure rather than treating it as a recommendation by itself.
For an adjustable-rate mortgage, the estimate’s assumption that rates stay the same is especially important. The comparison does not forecast future rate changes. Consider the product’s structure and your tolerance for uncertainty separately, and do not use the five-year estimate as if it captures every possible future payment path.
Do not use APR by itself
APR incorporates certain charges, such as points and fees, and is broader than the loan’s note interest rate. It can help compare offers, but it should not be the only measure—particularly when the offers have different structures, such as a fixed-rate loan versus an adjustable-rate loan. Review APR with the Loan Estimate’s rate, costs, payment and other terms. The CFPB explains the difference between an interest rate and APR.
A lower APR is not by itself proof that an offer is the right fit if the structures, upfront costs or payment features differ. First make the offers comparable, then use APR as one piece of the review. If a figure is unclear, ask the lender to walk through the Loan Estimate rather than comparing labels without checking what is included.

1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsCheck the Loan Estimate’s Servicing disclosure
Find the section labeled “Servicing” on the Loan Estimate. Federal disclosure rules require it to state whether the creditor intends to service the loan or transfer it to another servicer. The disclosure is specified in Regulation Z, 12 CFR § 1026.37.
Read this as the lender’s stated intent when it issues the estimate—not a promise that the same company will handle your loan permanently. Servicing rights can later be transferred, so even a lender that intends to keep servicing may not remain your servicer for the life of the mortgage. Ask whether the lender expects to retain servicing, whether it anticipates a later transfer, and what circumstances might prompt one. The CFPB explains that mortgage servicing rights may be transferred.
In practical terms, “Can I choose who services my mortgage?” is not the same as “Can I choose my lender?” You choose among loan offers, and the Loan Estimate tells you the creditor’s stated servicing plan. You can ask about that plan and take it into account, but the disclosure is about intent, not lifetime control over the servicing company. The research supporting this guide does not establish a dependable current ranking of servicers or a universal way to guarantee that a particular company will handle a loan indefinitely.

If continuity matters to you, ask who would initially answer payment and escrow questions, how the lender would communicate a transfer, and what support channels are available. Also ask whether the lender expects a later transfer. A clear answer may help you understand the arrangement, but it does not remove the possibility of a later change.

There is no dependable universal ranking of servicers established by the sources cited here. Rather than relying on a “best servicer” label, ask lenders how the servicing arrangement would work for the situations that matter to you. Consider the answers as one part of the decision, alongside loan terms, cost and the lender’s ability to close on time.
- Does the Loan Estimate say the creditor intends to service the loan or transfer servicing?
- Is that an intention at closing or a commitment for the life of the loan? What circumstances could lead to a later transfer?
- Who will handle payment questions, escrow questions, written notices of error and requests for information?
- What payment methods are available, how can you track payments, and how should you verify autopay after closing?
- What is the rate-lock period, what are the extension terms, and does the lender expect to close within that window?
- How do the offers compare on five-year cost, origination charges, credits and cash to close?
- How will the old loan’s remaining escrow balance be returned or, if you agree, credited to the new loan’s escrow account?
These questions are most useful when they prompt concrete answers rather than broad assurances. For example, ask who handles payment questions and how you can confirm that a payment was received and credited. Ask where to direct an escrow question and what channels are available for written notices of error or requests for information. Ask how the lender expects you to set up and verify autopay after closing. The answers can clarify the initial setup without turning the lender’s servicing intention into a promise of permanent continuity.
Ask about the rate-lock period and extension terms at the same time. A low-cost offer is less useful if the process cannot reasonably close within the lock window, so compare the lender’s confidence in meeting the closing timeframe alongside the price. Ask how the five-year cost, origination charges, lender credits and cash to close compare with the other estimates, and request explanations for material differences.
A lender’s stated servicing intention can matter if you value continuity or want to know who will handle your account initially. But do not choose an offer solely because the lender says it plans to service the loan: that intent can change, while the rate, fees, payment and other loan terms directly shape the refinance you accept. Servicing expectations and service practices can vary by lender and may change, so ask about the specific arrangement rather than relying on a general reputation claim.

What happens if your servicing transfers
The old and new servicers generally must notify you of a transfer. The notices identify the new servicer and provide contact information, the transfer date, and the relevant dates for stopping payments to the old servicer and starting them with the new one. Read both notices and keep them with your loan records.
For 60 days after the effective transfer, if you make a payment on time—or within the applicable grace period—to the previous servicer, the payment generally cannot be treated as late. The old servicer must forward a misdirected payment to the new servicer or return it and tell you where to send it. This protection is not a reason to leave your payment instructions unchanged. The CFPB describes transfer notices and the 60-day payment protection; see also Regulation X, 12 CFR § 1024.33.

A servicing transfer does not by itself change your mortgage’s terms, except for terms directly related to servicing. A new company handling payments does not automatically mean your interest rate or loan balance has changed. Check statements and contact the servicer if an account record or payment appears wrong.
In other words, a servicing transfer is an administrative change in who handles the loan, not a new refinance. Continue to check your loan records and statements, but do not assume that a change in the payment recipient changes the rate or balance. The notices are the place to confirm the new company, the transfer date and how to direct payments going forward.

- Read the effective date and payment instructions. Note when the old servicer stops accepting payments and when the new one begins.
- Verify the new servicer’s contact and payment information. Use the information in the official notice and retain a copy.
- Update autopay and bill pay. Do not assume an automatic payment instruction will move with the servicing rights. Check your bank’s instructions as well as the new servicer’s account setup.
- Monitor statements and payment records. Confirm that payments are credited correctly, especially around the transfer date.
- Keep proof of payments and notices. Records can help resolve a misdirected or uncredited payment.
Continue making payments according to the applicable instructions while you complete the transition. The 60-day protection is limited to certain on-time payments mistakenly sent to the old servicer after the effective transfer; it does not mean you can ignore the transfer notice or delay updating payment arrangements. Keeping the notices and payment records together makes it easier to check whether the transition was reflected correctly on statements.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. What happens to escrow when you refinance
Paying off the old mortgage generally triggers the return of any remaining escrow balance within 20 days, excluding Saturdays, Sundays and legal public holidays. If you agree, the old servicer may instead credit those funds to an escrow account for the new mortgage. The servicer is not required to roll the money over. Regulation X, 12 CFR § 1024.34, addresses escrow balances after payoff.
Check the payoff and closing details to learn how the old escrow balance will be handled and whether you must fund an initial escrow account for the new loan. If the old balance is being returned rather than credited, plan for a timing gap: you may need to bring funds to closing before the old escrow refund arrives.
Ask the lender how the old balance is expected to be handled and whether it can be credited to the new loan’s escrow account if you agree. Do not assume that the old servicer will automatically transfer the money or that the new loan’s initial escrow funding will be reduced. The old servicer is not required to roll the balance over, so verify the arrangement in the payoff and closing details and budget for the possibility that the refund arrives after closing.
Make the choice in the right order
- Get matching Loan Estimates. Keep the loan amount, term, product and other desired terms consistent.
- Compare loan economics. Review rate, payment, mortgage insurance, lender-controlled charges, credits, cash to close and five-year cost; interpret APR in context.
- Check the Servicing disclosure. Note the creditor’s stated intent, then ask what it means in practice and whether a later transfer is expected.
- Evaluate support and timing. Ask who handles account questions, how payments are tracked, and whether the lender expects to close within the rate-lock period.
- Plan for payoff and transition. Confirm how the old escrow will be returned or credited and, if servicing later transfers, follow the notices and update payment instructions.
Use the same sequence when you have multiple offers: make the loan terms comparable, review costs and payments, then consider the servicing arrangement as a practical factor. This prevents a stated servicing preference from overshadowing the financial terms you are actually accepting, while still giving you a plan for support, payoff and any later transition.

Frequently Asked Questions
How do I compare mortgage servicers when I refinance?
First compare matching Loan Estimates for the same loan amount, term and product. Review the rate, payment, mortgage insurance, lender-controlled charges, credits, cash to close and five-year interest-and-fee cost. Then check the Servicing disclosure and ask who will handle payment and escrow questions, whether servicing is expected to transfer, and how payments can be tracked.
Can I choose who services my mortgage?
You can choose among refinance loan offers, and the Loan Estimate states whether the creditor intends to service the loan or transfer it. That is an intent disclosure, not a guarantee of lifetime servicing by one company. Servicing rights may later transfer.
The Tool Desk
Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →Outbyte Driver Updater FREEFix the driver behind crashes, sound loss and screen glitchesFind Drivers →Will my mortgage servicer change after refinancing?
It may. The Loan Estimate says whether the creditor intends to service or transfer the loan, but servicing can later change. If a transfer occurs, the old and new servicers generally must send notices explaining the new servicer, contact information, transfer date and payment transition.
What happens to my escrow account when I refinance?
After the old loan is paid off, remaining escrow funds are generally returned within 20 days, excluding weekends and legal public holidays. If you agree, the funds may instead be credited to the new mortgage’s escrow account, but the old servicer is not required to roll them over. Check closing details and plan for a possible timing gap.
Does a servicing transfer change my interest rate or loan balance?
A servicing transfer does not by itself change the mortgage terms, except for terms directly related to servicing. A change in the company handling payments does not automatically change the rate or balance.
What should I do if I accidentally pay the old servicer after a transfer?
For 60 days after the effective transfer, an on-time payment—or one made within the applicable grace period—to the previous servicer generally cannot be treated as late. The old servicer must forward a misdirected payment or return it and identify the correct recipient. Read the transfer notices, update bill pay and autopay, and keep payment records.
The Bottom Line
Compare refinance offers on matching terms first: rate, payment, mortgage insurance, lender-controlled costs and credits, cash to close, and five-year cost. Then use the Loan Estimate’s Servicing disclosure to understand the lender’s stated plan, ask practical questions about support and timing, and plan for a possible transfer and escrow refund. The stated plan is useful information, not a promise that servicing will stay with one company.
