How to Compare Mortgage Refinance Loan Estimates

A sound refinance comparison starts with equivalent loan terms, then weighs payment, lender charges, cash to close, time-based costs, and rate-lock conditions.

Compare refinance Loan Estimates only after confirming they describe the same loan. Then weigh the monthly payment, lender-controlled charges, lender credits, cash to close, and cost over a realistic time in the loan—not just the interest rate or one closing-cost number. Also check rate-lock terms and investigate any revised estimate before deciding.

Start by making the offers comparable

A Loan Estimate describes terms a lender expects to offer if you proceed; it is not loan approval or a commitment to use that lender. Compare estimates for the same requested loan amount, repayment term, loan type, and product. In particular, distinguish a fixed-rate loan from an adjustable-rate mortgage (ARM). A difference in loan structure can matter more than a small difference in fees or rate.

As an Amazon Associate I earn from qualifying purchases.

Check the issue dates, too. If estimates were issued on different days, market movement may explain some of the rate difference. Ask each lender to provide estimates for equivalent options before attributing the difference to its pricing. The Consumer Financial Protection Bureau (CFPB) recommends knowing what kind of loan you want and checking that the estimate matches what you discussed. See the CFPB’s offer-comparison guidance and Loan Estimate explainer.

This first check prevents a common mistake: comparing two rates as if they represented the same offer when one estimate includes different features or pricing. A lower rate is not automatically a lower-cost choice. It may be paired with points, while a higher rate may include lender credits. Likewise, a payment difference may reflect a different loan amount or term rather than a better price from one lender. Resolve those mismatches first, or the side-by-side comparison will not tell you which lender is offering the better deal for the loan you actually want.

Use a consistent set of options

  • Loan amount and term
  • Fixed or adjustable rate and the specific product
  • Points or lender credits included in the quote
  • Any other features you requested

If one offer includes discount points and another does not, they are not a clean rate comparison. Ask for matched versions—such as a zero-point, zero-credit option from each lender—before evaluating optional pricing trade-offs. Then, if you are considering points or credits, compare those as separate alternatives rather than blending them into the baseline comparison.

A useful way to organize the review is to write down the loan amount, term, product, rate structure, issue date, and point-or-credit setup for each offer before looking at totals. Mark any field that differs. Ask the lender to explain whether the difference was intentional, reflects an option you requested, or needs to be corrected. This is not busywork: a mismatch in the underlying offer can make every later comparison—payment, cash to close, or cost over time—misleading.

Compare the payment and what it includes

On page 1, look beyond the interest rate. Compare monthly principal and interest, mortgage insurance if applicable, and the total estimated monthly payment. The total may include escrowed property taxes and homeowners insurance. Identify recurring costs that are not escrowed, such as taxes or insurance you must pay separately, so you can estimate the household’s full monthly burden.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Separate the principal-and-interest payment from the total payment rather than relying on just one figure. Principal and interest reflect the loan payment itself; the overall estimated payment can also include mortgage insurance and escrowed items. If one estimate includes escrow and another does not, the totals may look different even though the amount collected directly for principal and interest is similar. Check what each figure includes before drawing a conclusion.

Escrow treatment also does not make taxes or insurance disappear from your budget. If an item is not included in the estimated monthly payment, identify that recurring expense and account for it separately when judging affordability. Compare like with like: note both the lender’s stated total and the household’s expected payment obligations, including relevant costs paid outside the mortgage payment.

For an ARM, review the projected-payment information and the higher-rate scenario shown on the Loan Estimate. Its payment may change over time, so do not treat an ARM’s initial payment as directly equivalent to a fixed-rate payment without considering that risk. CFPB’s form walkthrough explains the payment sections.

In other words, compare a fixed-rate offer with another fixed-rate offer when that is the product you want; do not let a lower initial ARM payment stand in for an equivalent fixed-rate quote. If you do consider an ARM, use its projected-payment information to understand the higher-rate scenario as well as the initial payment. The five-year cost figure also has an ARM-specific limitation discussed below: it assumes the rate does not change.

Separate lender charges from other costs

Page 2 breaks out costs that are easy to confuse. For lender-to-lender comparisons, focus on Section A (Origination Charges), Section B (Services You Cannot Shop For), and Section J (Lender Credits), along with total loan costs and total closing costs. Ask what is behind any unexplained difference rather than assuming every higher line item is lender markup.

Some amounts can differ because of timing or borrower circumstances rather than lender pricing. Taxes, prepaid interest, insurance, and initial escrow balances are examples. CFPB advises focusing on the costs that vary by lender when comparing offers; its Loan Estimate explainer describes the form’s sections.

That does not mean other charges are irrelevant. They affect what a borrower may owe, but a difference in a timing- or circumstance-sensitive item does not necessarily show that one lender is charging more for the same service. Treat the page as a breakdown to investigate: identify which amounts are lender-controlled or lender-specific, which may reflect the transaction or timing, and which are credits. If you cannot tell why a figure differs, ask the lender to explain it instead of assuming that the largest total is automatically the least competitive.

It is useful to keep two views of costs side by side. First, compare the lender-related figures CFPB highlights, particularly Sections A, B, and J. Second, look at total loan costs and total closing costs to understand the broader transaction. The first view helps assess differences between lenders; the second helps you understand the overall amount associated with closing. Neither replaces checking cash to close.

Closing costs are not the same as cash to close

Total closing costs describe charges and credits associated with closing. Estimated cash to close is the amount you may need to bring to closing, and is a separate practical constraint. A borrower can face a substantial cash requirement even when lender fees appear competitive, or need less cash because of credits or other adjustments. Compare both figures and make sure the cash requirement fits your plans.

Do not treat a smaller cash-to-close number as proof that an offer has lower total costs. It answers a different question: how much cash is estimated to be needed at closing. Lender credits and other adjustments can affect that amount, while the rate and cost over time still matter. Conversely, an offer with a comparatively low lender charge may not fit if its estimated cash requirement is not workable. Check the closing-cost total and cash-to-close estimate separately, then decide whether both the longer-term cost and the upfront amount suit your circumstances.

If one cash-to-close estimate is surprising, ask what contributes to it and whether the explanation is a lender charge, a credit, or an amount tied to timing or circumstances. This helps you focus follow-up questions. The estimate is a planning figure, not a substitute for understanding the itemized charges and adjustments behind it.

Use the five-year comparison as a yardstick, not a promise

Page 3 includes an “In 5 years” comparison. CFPB’s method is to subtract the principal paid off over five years from the total amount paid, including principal. The result estimates interest and fees paid during that span, making it more informative than comparing the raw total of payments alone. See CFPB’s guidance on comparing and negotiating offers.

The subtraction matters because part of the total paid is principal that has reduced the loan balance. The five-year figure is intended to help compare the interest and fees incurred over the same period, rather than treating every dollar of payment as a cost in the same sense. When offers are otherwise equivalent, compare this figure as one useful view of how their costs accumulate over time.

Five years may not match how long you expect to keep the refinanced loan. Use the figure as a common reference, then consider your own likely holding period, including the possibility that you sell or refinance earlier or keep the loan longer. For an ARM, the five-year calculation assumes the interest rate does not change; if rates rise, actual borrowing costs could be higher.

For a personal decision, look at more than one plausible horizon: the earliest point at which you might leave the loan, the period you think is most likely, and a longer stay if that is realistic. The CFPB five-year measure gives a standard reference, but it is not a forecast that every borrower will keep the loan for five years. If your plans point to a shorter or longer period, do not let the standard horizon stand in for your own comparison.

For an ARM, the five-year calculation is especially important to interpret carefully. Its assumption that the rate remains unchanged means the displayed comparison is not a prediction of costs under rising rates. Review the higher-rate projected-payment scenario on page 1 as well, and avoid treating the estimate as certainty about future payments or total borrowing costs.

Weigh points and lender credits against your timeframe

Discount points are upfront fees associated with a lower interest rate. Lender credits reduce costs upfront in exchange for a higher rate. The rate change for a given point or credit varies with the lender, loan, and market, so there is no universal break-even period or rule that one choice is always better.

Ask each lender for a comparable quote with no points or credits and for any point or credit option you are considering. Compare the payment and total cost over timeframes that matter to you: an early exit, your most likely holding period, and a longer stay. A lower rate can be worthwhile if you keep the loan long enough to recoup the extra upfront cost; a credit can better suit a borrower who needs to preserve cash or expects to leave the loan sooner. CFPB discusses these trade-offs in its guide to points and lender credits and its loan-options guidance. If you are uncertain about your timeframe, CFPB suggests asking for alternatives and notes that you may consult a HUD-certified housing counselor.

Think of points and credits as shifting costs between upfront cash and the interest rate, not as a free improvement to an offer. A point option trades more paid at closing for a lower rate; a credit trades a higher rate for reduced upfront costs. The size of either trade depends on the actual quote, so do not assume a particular number of points will buy the same rate reduction from every lender.

For a clear comparison, first ask for a zero-point, zero-credit quote from each lender. Then request the point or credit alternatives you are considering. Compare each alternative’s upfront figures and monthly payment with the baseline, and test it against a holding period that is plausible for you. If you may leave the loan sooner, a larger upfront payment has less time to be offset by the lower rate. If you expect to stay longer, the lower-rate option may have more time to make up its initial cost. The actual result depends on the lender’s quoted terms; the comparison cannot be answered from the rate alone.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Likewise, a lender credit may be useful when conserving cash at closing matters, but it is not automatically the lowest-cost option over a longer period. Compare what it does to the rate and payment, then consider how long you expect to carry that rate. If your timeframe is uncertain, ask lenders to show alternatives rather than forcing a decision based only on an assumed break-even date.

Check the rate lock and closing execution

A rate lock applies for a stated period and under stated conditions, including that the application does not change. Ask how long the lock lasts, whether extending it costs money, and what happens if closing is delayed beyond the lock period. A favorable estimate is less useful if its rate cannot be maintained through your expected closing schedule. CFPB’s Loan Estimate review guidance covers rate-lock considerations.

Do not assume that “locked” means the rate is unconditional or lasts indefinitely. Confirm the lock period and conditions with the lender, and ask directly about the cost or consequences of a delay that takes closing beyond it. A rate comparison is only useful if you understand the period during which the quoted rate is intended to apply.

Also evaluate whether the lender answers questions clearly and appears able to close on time. CFPB includes comfort with the loan officer and confidence in the closing schedule among factors borrowers can consider when selecting a lender. Execution is not a substitute for cost comparison, but it belongs alongside cost: ask whether the lender can explain the estimate and the timing expectations relevant to the offer.

Handle a revised Loan Estimate deliberately

If a lender sends a revised estimate, compare it with the prior version rather than treating it as a routine replacement. Ask what changed and how the revision affects the loan amount, interest rate, payment, cash to close, and loan features. A change in one of these can alter whether the offer still fits your comparison. CFPB’s revised Loan Estimate FAQ outlines questions to ask.

  • Comfortable Non-Slip Grip:The ergonomic pen barrel has a soft rubberized coating for a comfortable, non-slip grip, so you won't get fatigued even after long hours of writing.

Keep the earlier estimate available and review the new one field by field. Note the issue date and whether the change is in the rate, amount, payment, upfront charges or credits, cash to close, or product features. Ask the lender to identify what changed and why, then update your comparison with the revised terms. A new estimate can affect more than one dimension at once: for example, a change in rate can affect the payment and the time-based comparison, while a change in costs or credits can affect cash needed at closing.

Do not compare a revised estimate from one lender with an older estimate from another and assume they are still equivalent. Check that the core loan terms and issue dates remain comparable, and request updated, matched offers if needed. The point is not to assume that a revision is wrong, but to understand the change before relying on the old comparison.

A practical offer-by-offer checklist

  1. Match the loan: confirm amount, term, product, rate structure, and points or credits.
  2. Check the date: note whether estimates were issued at different times, which may help explain rate differences.
  3. Compare the payment: include principal and interest, mortgage insurance, escrow, and separate recurring costs.
  4. Inspect page 2: compare Sections A, B, and J, total loan costs, total closing costs, and cash to close.
  5. Assess time-based cost: consider the five-year figure and your own likely time in the loan, accounting for ARM uncertainty.
  6. Test pricing alternatives: request matched zero-point or zero-credit offers and compare any alternatives over plausible holding periods.
  7. Check execution: verify lock duration and extension terms, closing timing, and the lender’s answers to your questions.
  8. Reconcile revisions: ask for an explanation of every material change from the previous estimate.

One practical approach is to make a side-by-side worksheet with a column for each lender and rows for the matched loan terms, issue date, interest rate, monthly payment components, Sections A, B, and J, total loan costs, total closing costs, cash to close, five-year comparison, and lock period. Add a note for anything that differs or needs an explanation. This does not replace the Loan Estimate; it makes it easier to see which differences are meaningful and which questions remain unanswered.

When the comparison is complete, choose based on the combination that fits: a manageable payment, acceptable upfront cash, a reasonable cost over the time you expect to keep the loan, and confidence in the lender’s ability to proceed on schedule. The lowest interest rate, the smallest cash-to-close figure, and the lowest total closing-cost figure are each only one part of that decision. CFPB provides mortgage disclosure forms and sample Loan Estimates, including refinance examples. The comparison described here concerns the U.S. CFPB Loan Estimate context; other loan products or disclosure regimes may use different forms.

Frequently Asked Questions

How do I compare mortgage refinance Loan Estimates?

First confirm that the estimates show the same loan amount, term, product, and fixed- or adjustable-rate structure, and check their issue dates. Then compare page 1 payment components, page 2 lender charges and credits, total closing costs, cash to close, and the page 3 five-year comparison. Finally, check points or credits against your likely time in the loan and review the rate-lock terms and any revisions.

Which Loan Estimate has the lowest closing costs?

Compare total closing costs, but do not use that figure alone to pick an offer. Look separately at lender-controlled charges in Sections A and B and lender credits in Section J, and ask about differences in taxes, prepaid interest, insurance, or initial escrow balances that may reflect timing or circumstances. Cash to close is a separate figure: it estimates what you may need to bring to closing, not the total cost of the loan.

What does “In 5 years” mean on a Loan Estimate?

It estimates interest and fees paid over five years. CFPB’s method is to subtract the principal paid off during that period from the total amount paid, including principal. It is a comparison aid, not a prediction that you will keep the loan for five years. For an ARM, it assumes the rate does not change, so actual borrowing costs could be higher if rates rise.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Are lender credits better than paying points?

Neither is always better. Points mean paying more upfront for a lower rate; lender credits reduce upfront costs in exchange for a higher rate. Ask for matched zero-point or zero-credit offers and compare the payment and total cost over the time you expect to keep the loan. A credit may suit a need to preserve cash or a shorter expected timeframe; points may be worth considering if you keep the loan long enough to recoup the upfront cost.

Why did my lender send a revised Loan Estimate?

The research supports checking what changed rather than assuming the revision is routine or incorrect. Compare it with the prior version and ask how the change affects the loan amount, rate, payment, cash to close, and loan features. Also note the new issue date and update your side-by-side comparison so you are not comparing current terms with an outdated offer.

The Bottom Line

For a fair refinance comparison, match the loan options first, then compare payment, lender charges and credits, total closing costs, cash to close, and cost over a realistic holding period. Treat points, lender credits, ARM projections, rate locks, and revised estimates as trade-offs or conditions to investigate—not as details the interest rate can summarize.
