How to Compare Mortgage Rates and Lender Fees Before Choosing a Loan

Compare mortgage offers fairly by standardizing the scenario, obtaining at least three written Loan Estimates, and weighing rates, APR, points, credits, fees, cash to close and future payment risk together.

The safest way to compare mortgage offers is to collect written Loan Estimates from at least three lenders using identical assumptions, then evaluate the rate, APR, points or credits, lender fees, cash to close, payment, and future payment risk as one package. A low advertised rate can cost more upfront, while a “no-closing-cost” offer can carry a higher rate. Normalize the offers first; only then decide which pricing structure fits your cash, expected time in the home, and tolerance for payment changes.

What you are actually comparing

This guide applies to most U.S. home-purchase and refinance applications covered by the Consumer Financial Protection Bureau’s (CFPB) Loan Estimate and Closing Disclosure rules. Reverse mortgages, home-equity lines of credit, and some specialized products use different disclosures, so do not assume this process applies to them.

A mortgage quote contains several connected prices and risks:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Interest rate: the percentage used to calculate scheduled principal-and-interest payments.
  • APR: an annualized figure that combines the rate with specified upfront finance charges.
  • Points and lender credits: an upfront payment for a lower rate, or a pricing concession that reduces closing costs, respectively.
  • Loan costs and cash to close: the charges due to the lender and other providers and the money you must bring to closing.
  • Payment exposure: the full monthly amount and, for an adjustable-rate mortgage (ARM), the possibility of later increases.

These measures answer different questions. A rate tells you the borrowing price used in the payment calculation; APR helps expose some upfront-cost differences; cash to close tells you what you need immediately; and the payment schedule shows how the loan behaves over time. No single number identifies the cheapest offer for every borrower.

Start with comparable written offers

Ask at least three lenders

The CFPB recommends contacting at least three lenders and asking each for the interest rate, APR, estimated fees, and monthly payments for more than one loan option. “Don’t stop with just one lender!” is the agency’s guidance. A preapproval indicates that a lender is willing to evaluate you under stated conditions; it is not a commitment to use that lender.

Contact lenders within a reasonably short period so market movements do not make an old quote look artificially better. Ask for a Loan Estimate rather than relying on an advertisement, a verbal rate, or a worksheet that omits charges. If you work with a mortgage broker, ask which lenders will receive your application and how the broker is compensated. A broker can shop multiple lenders, while a direct lender generally offers its own products; in either case, compare the written estimate rather than the sales description.

Give every lender the same scenario

Use one written fact sheet and repeat it word for word. Include:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • loan purpose: purchase or refinance;
  • loan program and type, such as conventional, FHA, VA, or another program you are considering;
  • fixed or adjustable rate;
  • term, such as 15 or 30 years;
  • desired loan amount and estimated property value or purchase price;
  • down payment or current equity;
  • occupancy and property type;
  • credit and income information supplied to each lender;
  • requested rate-lock period, if you want a lock; and
  • the same assumptions about taxes, insurance, mortgage insurance, and association dues.

If one lender assumes a larger down payment, a different term, or no mortgage insurance, its lower payment is not a real price advantage. Request a revised estimate with matching assumptions before comparing.

Get the Loan Estimate without paying unnecessary fees

The six pieces of information that trigger the estimate

For most covered applications, a lender must provide a Loan Estimate within three business days after receiving these six items:

  1. your name;
  2. your income;
  3. your Social Security number, so the lender can obtain a credit report;
  4. the property address;
  5. an estimate of the property’s value; and
  6. the desired loan amount.

The CFPB’s Loan Estimate information guidance, last reviewed April 3, 2024, says the form is not an approval or denial. A lender cannot make W-2 forms or pay stubs a condition of issuing it, although complete and accurate information can make the estimate more useful.

Know which fee can be collected first

Before issuing the Loan Estimate, the lender generally may require only a reasonable credit-report fee. The CFPB page last reviewed August 9, 2024, described a typical credit-report charge as less than $30; treat that as source-dated guidance, not a universal current price. The lender must wait until you indicate that you intend to proceed before collecting other fees. If someone asks for an application fee, appraisal fee, or processing charge before giving the estimate, ask why and verify that the timing complies with the disclosure rules.

Read each Loan Estimate in a consistent order

Use the same page and line-item sequence for every lender. Record the rate-lock status and expiration beside each number; an unlocked quote can change before closing.

Item What it tells you What to ask
Loan type, program, and term Whether the offers have the same repayment rules and eligibility conditions. Are both loans fixed or adjustable, for the same number of years, and under the same program?
Interest rate and lock The rate used for scheduled principal-and-interest payments and whether it is protected for a stated period. Is it locked, until what date, and what are the extension costs if closing is delayed?
APR A broader annualized comparison that includes the rate and specified upfront finance charges. Which charges were included in this APR, and are the assumptions identical?
Points Upfront charges that can buy a lower rate. How many points are included, what is the dollar amount, and what rate would apply with fewer points?
Lender credits Upfront-cost reductions that may be exchanged for a higher rate. What rate and payment would apply without the credit?
Lender-controlled fees Charges the lender sets or controls, such as origination or underwriting charges shown on the form. Which fees are negotiable, and are any being financed?
Third-party services Appraisal, title, recording, and other services that may not be controlled by the lender. Which providers can I shop for separately, and are the estimates based on the same service level?
Total loan costs The combined cost figures shown on the estimate, before considering every cash item needed at closing. What is included, and which prepaid or escrow amounts appear elsewhere?
Estimated cash to close The approximate amount you must bring, after credits, deposits, and other adjustments. What costs are financed, and what could make this amount change?
Principal-and-interest payment The scheduled payment for the loan balance and interest alone. Is this the same loan amount and term used by the other lenders?
Full estimated payment The broader monthly obligation, potentially including taxes, homeowners insurance, mortgage insurance, and association costs where applicable. Which items are included, and which will you pay separately?
ARM adjustment terms When the rate can first change, how often it can change, and the rate or payment caps. What is the maximum possible rate and payment under the stated caps?
Prepayment terms Whether paying extra principal or retiring the loan early could trigger a charge or restriction. Are there penalties, restrictions, or limits on additional principal payments?

Keep a copy of every version. A lower rate is not necessarily cheaper if it comes with more points, a shorter lock, or a payment that excludes insurance and taxes.

Understand rate, APR, and Total Interest Percentage

Interest rate is only one input

The nominal rate drives the scheduled principal-and-interest payment, but it does not show how much you paid to obtain that rate. Always display the rate next to points, lender credits, the lock period, and the loan amount.

APR is useful, but not a complete household-cost measure

APR includes the interest rate and specified upfront finance charges, which can make two offers with different points easier to compare. It does not capture every household expense or every possible time you might hold the loan. Taxes, insurance, maintenance, moving costs, and the effect of selling or refinancing are not summarized by one APR number.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

TIP assumes you keep the loan to the end

Total Interest Percentage (TIP) is the scheduled interest over the full loan term divided by the amount borrowed. The CFPB explanation last reviewed September 11, 2024, says TIP assumes every scheduled payment is made and the loan remains outstanding for the full term. It excludes upfront fees other than prepaid interest. Consequently, a loan can show a lower TIP while requiring more cash upfront. TIP is a long-term illustration, not a forecast of what you will pay if you move, refinance, or repay early.

Decide whether points or lender credits fit your plans

Points: more cash now, lower rate later

Points are upfront charges paid in exchange for a lower interest rate. Ask for a version with points and a version with fewer or no points, keeping the loan amount, term, and lock assumptions unchanged. Compare the additional cash required with the monthly principal-and-interest reduction.

Lender credits: less cash now, potentially higher rate

Lender credits reduce some closing costs, but the pricing may include a higher rate. Request the same side-by-side options: rate, APR, credit amount, payment, total loan costs, and cash to close. A credit is not free money; it changes the price structure.

Calculate a practical break-even period

Divide the additional upfront cost of the points option by its monthly payment savings. For illustration only, $4,000 in extra points divided by $100 of monthly savings produces a 40-month break-even period. If you expect to sell, refinance, or pay off the mortgage before roughly 40 months, the savings may not recover the upfront cost. If you expect to keep it longer, the lower rate may have time to produce savings. This calculation is a planning tool, not a CFPB guarantee or recommendation.

Use your realistic holding period, not the full scheduled term, when making this choice. Also consider whether paying points would leave too little cash for reserves, repairs, or other closing requirements.

Evaluate payment risk and loan features

Fixed-rate loans

A fixed-rate loan keeps the contractual interest rate unchanged, so principal-and-interest payments are predictable. The full payment can still change when property taxes, insurance premiums, mortgage insurance, or association charges change. Verify whether the estimate includes those items or whether you will pay them separately.

Adjustable-rate mortgages

An ARM’s initial rate describes only the first period. Find the date of the first possible adjustment, the adjustment frequency after that, the index and margin used to calculate changes, and the caps. Caps can limit the size of an individual adjustment or the maximum rate over the loan’s life; payment caps can work differently and may allow unpaid interest to increase the balance. Ask the lender to show the highest payment that the stated caps could permit. Do not compare an ARM’s introductory rate with a fixed rate without accounting for this future exposure.

Term, extra payments, and early payoff

A shorter term can require a higher monthly payment while reducing the time interest accrues. Confirm whether the contract permits extra principal payments without a fee and whether any prepayment penalty applies if you sell or refinance. These provisions can materially change the value of a lower rate or a points strategy.

Use competing estimates to negotiate, then verify revisions

Once the assumptions match, take a competing written Loan Estimate to the lender you prefer and ask whether it can match or improve the terms. The CFPB specifically encourages using multiple estimates to discuss points, credits, and other terms.

Loan Estimates are not final promises. As the CFPB puts it, “Loan Estimates are just offers — they’re not set in stone.” If a revised estimate changes the rate, points, credits, or fees, ask for a line-by-line explanation and save both versions. One possible reason is a rate lock that changes the applicable points or lender credits. Other changes can arise when documented circumstances change, but the lender should identify what changed and why.

Do not compare a revised estimate to your memory of the original quote. Compare the newest form with the prior form using the same rows: rate, lock expiration, APR, points, credits, lender charges, total loan costs, cash to close, and payment. If the scenario itself changed, request a new estimate for the corrected assumptions before deciding.

Account for the lender, broker, and service-provider roles

Ask whether you are dealing directly with a lender or through a broker. A direct lender prices and funds its own products; a broker may submit your information to several lenders and help compare their offers. Neither label makes a quote automatically cheaper. Request the names of the lenders being considered, ask how compensation is paid, and make sure any broker charge appears in the written cost figures.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Some services on the estimate may be lender-controlled, while others are provided by companies you can shop for separately. Ask which category each charge belongs to, whether the lender has selected a provider, and whether choosing your own provider changes the estimate. This prevents a broad “lender fees” total from hiding costs you could compare elsewhere.

A decision framework that matches your situation

If cash at closing is your main constraint

  • Start with estimated cash to close, lender credits, required reserves, and any costs being financed.
  • Compare the resulting full monthly payment, not just the rate.
  • Make sure a credit has not raised the rate enough to create an unaffordable long-term payment.

If you expect to keep the loan for many years

  • Compare the points option with the no-points option using the break-even calculation.
  • Review APR and TIP alongside the actual upfront dollars and payment.
  • Check whether the fixed-rate certainty is worth more to you than a lower initial ARM rate.

If you may move or refinance soon

  • Emphasize cash to close and the costs you will actually incur before exit.
  • Be cautious about paying points whose break-even period extends beyond your expected holding period.
  • Check for prepayment restrictions and avoid treating full-term TIP as your personal cost forecast.

If payment changes would be difficult to absorb

  • Favor a structure whose future payment is understandable and affordable under adverse assumptions.
  • For an ARM, write down the first adjustment date, frequency, rate caps, payment caps, and maximum illustrated payment.
  • Budget for taxes, insurance, mortgage insurance, and association charges even when they are not included in the principal-and-interest figure.

Common comparison mistakes and fixes

Comparing advertised rates

Problem: An advertised rate may assume a particular credit profile, loan size, points payment, or short lock period.
Fix: Compare Loan Estimates produced for your exact scenario, with points, credits, and lock status visible.

Choosing the lowest nominal rate

Problem: The lowest rate can require substantial points or a larger cash contribution.
Fix: Put rate, APR, upfront cost, cash to close, payment, and expected holding period on the same worksheet.

Ignoring the full payment

Problem: Principal and interest may omit taxes, insurance, mortgage insurance, or association costs.
Fix: Ask which components are included and add separately paid items to your affordability calculation.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Treating an ARM teaser rate as permanent

Problem: The initial rate does not show when or how far the payment can rise.
Fix: Record adjustment timing and caps and request the maximum-payment illustration.

Paying fees before receiving the estimate

Problem: You may be asked for charges other than the permitted credit-report fee before the lender provides the form.
Fix: Ask for the Loan Estimate first and confirm the purpose and timing of any requested payment.

Failing to investigate a changed estimate

Problem: A revised rate or cost can make the offer materially different from the one you evaluated.
Fix: Save each version, identify the changed circumstance, and ask whether a rate-lock change affected points or credits.

Final pre-commitment checklist

  1. Collect written Loan Estimates from at least three lenders.
  2. Confirm that loan type, program, term, amount, down payment, property, occupancy, and borrower assumptions match.
  3. Record whether each rate is locked, the lock expiration, and extension terms.
  4. Compare interest rate and APR with the exact points or lender credits attached.
  5. Separate lender-controlled fees from third-party services and identify costs you can shop for.
  6. Compare total loan costs and estimated cash to close, including any financed charges.
  7. Compare both principal-and-interest and full estimated payments.
  8. For an ARM, document first adjustment, adjustment frequency, rate caps, payment caps, and maximum illustrated payment.
  9. Check prepayment penalties and rules for additional principal.
  10. Use the strongest written offer to negotiate, then recheck every revised line before indicating that you intend to proceed.
  11. At closing, compare the final Closing Disclosure with the latest Loan Estimate and ask about any material difference.
