Compare written Loan Estimates from at least three lenders for the same kind of mortgage, loan amount, term, down payment, and points or credits. Then weigh the rate and APR against lender fees, monthly payment, cash to close, the time you expect to keep the loan, and—if it is adjustable—the payment you could face after rates reset. A low advertised rate is not automatically the least expensive or safest offer.
Why high rates make careful comparisons more important
When borrowing costs are high, a small difference in rate can matter to your monthly payment and long-term interest. But offers are only meaningfully comparable if they describe the same loan and assumptions. One quote may look cheaper because it uses a different term, down payment, points, or loan type—not because that lender is offering better pricing.

There is no single best offer for every borrower. One may minimize cash due at closing, another may cost less if you keep the mortgage for many years, and a third may be more manageable if you need a predictable payment. Decide what matters most before choosing, and compare the written terms rather than relying on a verbal quote.
This guide concerns U.S. mortgage offers. Rates, lender pricing, program availability, and lock terms change; the Consumer Financial Protection Bureau (CFPB) comparison guidance does not establish a current national rate or forecast. Check the terms available to you.

Get comparable written Loan Estimates
Ask at least three lenders for a Loan Estimate using the same loan type and program, term, loan amount or down payment, and points-or-credits preference. If you are deciding whether to pay points, request a zero-point version as well. The CFPB recommends comparing at least three offers. See its mortgage-shopping guidance.
Loan Estimates use a standard format, which makes it easier to identify differences. If you submit a mortgage application, the lender generally must provide the estimate within three business days of receiving it, according to the CFPB’s Loan Estimate explainer. You can request and compare offers before committing to a lender.
- Set the assumptions. Tell each lender the same purchase price or estimated property value, down payment, loan amount, occupancy, loan type, term, and desired points or credits.
- Request estimates close together. Interest rates can change daily. Quotes issued on different days may reflect market movement as well as different lender pricing. Ask each lender to confirm the assumptions and the date used.
- Keep the offers in writing. Use the Loan Estimate as the baseline for comparison and later negotiation. If a lender gives you a quote verbally, ask for the corresponding written terms.
- Check for a genuine match. If one estimate is for a fixed-rate loan and another is adjustable, or their terms, amounts, or points differ, do not rank them as though they were identical. First request comparable versions or treat them as different choices.
Before treating a difference as a lender’s pricing advantage, check the details each lender used. Ask whether the rate assumes points, whether the loan amount and down payment match, and whether the offer is fixed or adjustable. If the offers were issued on different dates, note that too: a market move between quotes can obscure which lender is actually more competitive.

Start by confirming that each estimate describes the loan you actually want. On page 1, review the loan amount, loan term, product, and whether the interest rate is fixed or adjustable. Then compare the monthly principal-and-interest payment, mortgage insurance, estimated escrow, and total estimated monthly payment. The CFPB’s Loan Estimate explainer walks through the form’s sections.
- Principal and interest: This is the payment tied to the loan amount, rate, and repayment schedule.
- Mortgage insurance: Include it when judging monthly affordability. It can make the total housing payment materially different even when principal and interest appear similar.
- Escrow and total payment: Taxes and homeowners insurance may be included in the estimated total payment. They matter to your budget, but they are not simply a measure of the lender’s price.
- Loan structure: Check whether the rate is fixed or adjustable and verify the term and product. A lower initial payment on a different structure is not an apples-to-apples saving.
Use the total estimated payment to ask whether the mortgage fits your monthly budget, while keeping the components separate. Property taxes, insurance, prepaids, and escrow estimates can differ for reasons unrelated to lender pricing. If these figures vary, ask what assumptions each lender used and whether the estimates reflect the same property and timing.
Do not let an attractive principal-and-interest figure settle the question by itself. The payment you need to budget for includes other items shown in the estimate, such as mortgage insurance and estimated escrow. Compare those components separately, then consider the total. If an escrow estimate seems inconsistent with another offer, ask for the underlying assumptions rather than treating a lower estimate as a discount on the loan.
Separate lender pricing from other closing costs
On page 2, compare origination charges, services the lender requires, lender credits, total closing costs, and cash to close. Focus on items the lender controls or can influence. A lower total on one estimate may partly reflect different tax, insurance, prepaid, government-charge, or initial-escrow estimates rather than a cheaper loan.

- Ask what is included in each origination charge and whether the lender can change it.
- Compare lender-required services and ask whether you can shop for any of them.
- Identify lender credits and the rate or other terms attached to them.
- Ask lenders to explain differences in taxes, insurance, prepaids, and initial escrow instead of treating them as proof that one lender is less expensive.
- Check the cash-to-close figure against your available funds, while separating unavoidable transaction costs from choices such as points.
“No closing cost” does not necessarily mean the costs disappear. A lender may offer a higher monthly payment in exchange for a credit, or costs may be included in the amount borrowed. Ask how the offer handles those charges and compare the full terms. The CFPB explains the Loan Estimate line items in its form guide.
It can help to sort costs into two groups: lender-controlled or lender-influenced items, and estimates that reflect the transaction or property. The first group is where rate, origination charges, and lender credits are especially useful for comparing lender pricing. The second can still affect how much cash you need, but a difference in taxes, prepaid insurance, or initial escrow does not necessarily mean the lender is charging more for the loan. Ask for an explanation of any material difference before comparing totals.
Cash to close answers a different question from total borrowing cost: how much money you need to bring to the transaction. A lender credit can lower the amount due now while increasing the rate and future payment. Points can raise the upfront amount while lowering the rate. Make sure the option that looks best on cash to close also works for your monthly budget and likely time in the home.
Read the interest rate and APR together
The interest rate determines the cost of borrowing under the loan’s rate terms, but it does not include all fees. APR is broader: it incorporates the rate plus certain charges, such as points, broker fees, and other costs. That makes APR useful for comparing the overall cost of genuinely comparable offers, but it is not a substitute for reviewing the details. The CFPB explains the distinction in its rate-versus-APR guidance.

An APR does not tell you an adjustable-rate mortgage’s maximum future rate or payment. It also cannot, by itself, tell you whether paying more upfront is worthwhile if you plan to sell or refinance relatively soon.
Think of the note rate as a key input to the scheduled payment and APR as a broader cost measure that includes certain charges. Neither number captures every personal consideration. For example, the APR does not decide whether the upfront cash for points is comfortable for you, whether you will keep the mortgage long enough to benefit, or whether an ARM’s future payment fits your budget. Read both figures alongside the fees, payment, and loan terms.
Decide whether points or lender credits fit your timeline
Discount points are upfront charges associated with a lower interest rate. Lender credits reduce costs due at closing and generally come with a higher rate. The choice is a trade-off between paying more now and paying more over time; neither option is universally better. The CFPB’s points and lender-credits guidance describes the exchange.

One point equals 1% of the loan amount. In the CFPB’s example, one point on a $100,000 loan is $1,000. That defines the upfront charge; it does not tell you how much a particular lender will reduce the rate for a point.
- Ask each lender to quote the same points or credits, including a zero-point option if useful.
- Compare the upfront amount with the monthly savings from the lower rate, using the lender’s actual figures.
- Estimate when those savings would offset the upfront points. This is the break-even point for that comparison.
- Compare the break-even timing with the shortest and longest plausible period you expect to keep the mortgage.
- Consider whether the higher cash requirement is comfortable and whether a likely move or refinance could occur before you reach break-even.
The CFPB says borrowers keep a mortgage for about five years on average before moving or refinancing, but that is a general comparison rationale, not a prediction for an individual borrower. Use your own likely holding period where you can. Its five-year cost comparison is a way to compare interest and fees over a common span, not a promise of what you will pay.
For a fair points comparison, ask for versions of the same loan with different points or credits. A lender’s lower rate may depend on paying more upfront, while a zero-point quote may have a higher rate. Compare actual quoted costs and savings rather than assuming that a point buys a particular rate reduction. If a lender provides a five-year interest-and-fees figure, remember that it is a standardized comparison aid; it does not predict exactly how long you will keep the loan or what will happen to your circumstances.
Consider both a short and a longer holding-period scenario. If you might move or refinance before the break-even point, the upfront points may not have time to pay off through monthly savings. If you expect to keep the loan beyond break-even, the lower rate may become more attractive, provided the upfront cost is affordable. The average five-year period cited by the CFPB is context, not a substitute for your own plans.
Stress-test an adjustable-rate offer
An adjustable-rate mortgage (ARM) may have a lower initial rate, but the payment can change after the initial period. Do not judge it only by its first payment or APR. Ask for the first adjustment date, how often the rate can adjust after that, the periodic and lifetime rate caps, and the payment at the maximum rate allowed by the loan terms.
Recommended Free Tools
- When does the initial rate end, and when is the first adjustment?
- How often can the rate change after the first adjustment?
- What are the periodic and lifetime caps?
- How high can the payment go under those caps?
- Would that payment remain affordable alongside your other housing costs?
The CFPB’s five-year cost calculation assumes an ARM rate stays the same; it can understate borrowing costs if rates rise. Treat the five-year figure as a standardized comparison, not a rising-rate stress test. For the rate and payment limits, use the actual ARM terms in the offer. The CFPB’s shopping guidance also prompts borrowers to ask, “How high can my payment go?”
To compare an ARM with a fixed-rate offer, first decide whether you are comparing two distinct choices or asking which lender is cheaper for the same product. The ARM’s initial payment is not a reliable stand-in for its payment over the life of the loan. Read the adjustment schedule and caps in the actual offer, and ask the lender to show the maximum payment permitted by those terms. Then consider whether that payment would still be manageable if other housing expenses are also due.

Check the rate lock and closing timetable
A rate quote is not necessarily protected against later rate increases. Ask whether the rate is locked, how long the lock lasts, when it expires, and what conditions apply. A lock protects against increases only within its stated period and subject to its terms. Confirm that the expected closing date fits the lock and ask what happens if closing is delayed. The CFPB discusses offer selection and timing in its guide to choosing a loan offer.
Execution matters as well as price. Ask whether the lender can meet the closing timetable and how promptly it can resolve questions or document requests. A nominally cheaper offer may be a poor fit if the process cannot meet your transaction’s deadlines.
Compare lock terms across offers instead of assuming that a quoted rate is protected. Confirm the length of the lock and any conditions attached to it, then match that period against the timetable you expect. If the closing date changes, ask what happens under the specific offer. The lock’s value depends on its written terms, not just on the rate shown on an earlier quote.
Use competing estimates to negotiate
Once you have comparable written estimates, tell your preferred lender which competing terms you want it to address. Ask whether it can improve the rate, reduce points or fees, or increase a credit. Use the full estimate, not just the headline rate. If one line improves, check that another charge has not increased enough to cancel out the gain.
- Choose the offer whose loan structure and payment fit your needs.
- Point out the specific competing rate, points, lender fees, or credits in writing.
- Ask for a revised written estimate showing any change and confirm that the assumptions still match.
- Compare the revised costs, cash to close, and payment—not just the changed line item.
- Before proceeding, confirm the rate-lock status, expiration, conditions, and ability to close on time.
The CFPB recommends using Loan Estimates to compare and negotiate. Its loan-offer guidance also encourages checking whether the written offer matches what you were told about the loan.
When asking for a match, be specific about the terms you want reviewed: the rate, points, lender-controlled fees, or credits. A revised offer is useful only if it still reflects the same loan amount, term, product, and points-or-credits assumptions. Recheck the entire estimate for offsetting changes, and confirm that the revised numbers are in writing. A favorable line item alone does not establish that the revised offer is better overall.

- Does it match the loan type, amount, term, down payment, and points-or-credits assumptions I requested?
- What are the interest rate, APR, principal-and-interest payment, mortgage insurance, and estimated total monthly payment?
- Which upfront charges are lender-controlled, and what explains the differences in other estimated costs?
- How much cash is due at closing, and what is the trade-off if I choose points or a lender credit?
- How long do I realistically expect to keep the loan, and does that change which offer costs less for me?
- If it is an ARM, what are the adjustment schedule, caps, and highest possible payment?
- Is the rate locked, when does the lock expire, what conditions apply, and can the lender close on schedule?
If an answer is unclear, ask the lender to explain it and provide revised written terms before you commit. A comparison is only as reliable as the assumptions and numbers it uses.
Also ask whether the loan allows early payoff without a prepayment penalty, and review the written terms for any such restriction. The possibility of paying off or refinancing early can affect how useful an upfront charge is, so do not assume you will hold the mortgage for its full stated term. Confirm that the written offer matches what the lender told you about the loan before you proceed.
Frequently Asked Questions
How many mortgage offers should I compare?
The CFPB recommends comparing at least three offers from different lenders. Request written Loan Estimates close together when possible and give each lender the same loan type, program, term, amount or down payment, and points-or-credits preference. Rates can change daily, so offers from different dates may reflect market timing as well as lender pricing.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
What is the difference between a mortgage interest rate and APR?
The interest rate is the rate used to calculate borrowing costs under the loan terms. APR is broader and includes the rate plus certain charges, such as points and some fees. Use APR as one comparison measure for genuinely comparable offers, but also review payment, cash to close, fees, and loan structure. For an ARM, APR does not show the maximum future rate or payment.
Are mortgage points worth paying?
Points are upfront charges tied to a lower rate, but the amount of rate reduction varies by lender and offer. Compare a points option with a zero-point option using the lender’s actual figures, estimate when monthly savings would offset the upfront cost, and consider how long you expect to keep the loan. One point is 1% of the loan amount; the CFPB’s example is $1,000 on a $100,000 loan.
Does a no-closing-cost mortgage mean I pay nothing?
Not necessarily. A lender may reduce costs due at closing in exchange for a higher rate and monthly payment, or costs may be included in the amount borrowed. Compare the rate, payment, lender credits, closing costs, and cash to close together, and ask how the offer handles each charge.
How do I compare adjustable-rate mortgage offers?
Do not rely only on the initial rate, initial payment, or APR. Check when the first adjustment occurs, how often later adjustments can happen, the periodic and lifetime caps, and the highest payment allowed by the terms. The CFPB’s five-year cost comparison assumes an ARM rate stays the same, so it is not a rising-rate stress test.
When does a lender have to provide a Loan Estimate?
According to the CFPB, a lender generally must provide a Loan Estimate within three business days of receiving a mortgage application. Review the written estimate for the loan terms and charges, and ask for clarification or revised written terms if it does not match what you were told.
Does a rate quote mean my mortgage rate is locked?
No. Ask whether the rate is locked, how long the lock lasts, when it expires, and what conditions apply. A lock protects against increases only during the stated period and subject to its terms. Confirm that the lock period fits the expected closing timetable and ask what happens if closing is delayed.
The Bottom Line
Compare at least three written Loan Estimates built on the same assumptions. Judge the rate and APR alongside payment, lender-controlled fees, points or credits, cash to close, and your likely holding period. For an ARM, check the caps and highest possible payment; for any offer, confirm lock conditions and closing timing. Ask for revised written terms when negotiating, and choose the loan that fits both your budget and your plans—not simply the one with the lowest quoted rate.
