To compare U.S. mortgage offers, first make sure they use the same loan type, term, amount, down payment, and features. Then compare the interest rate and APR, monthly payment, lender-controlled charges and credits, cash to close, and what you would pay over the time you expect to keep the loan. APR is useful, but it cannot rank unlike products or replace a review of the actual terms.

Start with comparable Loan Estimates

A Loan Estimate is a standardized form that lets you compare key terms and costs from different lenders. Request one from at least three lenders, using the same assumptions for each application. CFPB guidance explains what the form contains and how to request estimates at Questions about your Loan Estimate? and recommends shopping multiple offers at Shopping for a Mortgage.

As an Amazon Associate I earn from qualifying purchases.

Before requesting estimates, settle on the product you want to compare: fixed or adjustable rate, repayment term, loan amount, down payment, and any relevant features. An offer with a different term or structure may have a different payment and APR for reasons that have little to do with which lender is cheaper. CFPB guidance on selecting a loan emphasizes comparing the same loan type and weighing costs against your expected time in the home or with the mortgage: Select the kind of loan that fits your needs.

Mortgage rates can change daily. Write down each Loan Estimate’s issue date and ask whether its rate is current and locked. Offers issued at different times may not reflect the same market conditions, so ask lenders for updated estimates when needed. Use written estimates rather than relying on a verbal quote.

Keep a simple record of the assumptions and issue date alongside each estimate. If the loan amount, down payment, product, or rate-lock status changes between offers, note it before comparing costs. A lender may be quoting a different structure rather than a cheaper version of the same loan. When asking for an updated estimate, request that the lender keep the other assumptions consistent so you can identify what changed.

Compare the same details on each estimate

Page 1: loan terms and payment

Check that each estimate reflects the loan you requested. Compare the loan amount, term, loan type, interest rate, monthly principal and interest, mortgage insurance, and total estimated monthly payment. Look for features that can change the payment or risk, including adjustable payments and a prepayment penalty. CFPB’s Loan Estimate explainer identifies the form’s sections and where to find key information.

Do not compare only the principal-and-interest figure. The total payment estimate may also include mortgage insurance, property taxes, homeowners insurance, and escrow amounts. These costs matter to your budget even when the lender does not control them.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For an ARM, the starting payment is not the whole risk picture. Review the adjustment terms and remember that the APR does not show the maximum rate. A low initial payment or attractive starting rate should not be treated as a promise that payments will stay at that level. The estimate’s ARM five-year example also assumes the rate stays the same; actual costs could be higher if rates rise.

Page 2: costs, credits, and cash to close

Focus first on lender-controlled charges: Section A origination charges, Section B services the lender requires, and lender credits in Section J. Origination charges may be itemized differently by different lenders, so compare the total rather than matching line names one by one. Ask why required-service amounts differ and whether a lender credit is tied to a higher rate.

Separate those lender-controlled amounts from taxes and government fees, prepaids, and initial escrow deposits. These can vary because of timing, location, or other circumstances, not because one lender has offered a better deal. A difference is worth asking about, but it is not automatically a lender saving. CFPB’s guide to comparing and negotiating Loan Estimates explains which fees to focus on.

Compare total closing costs and cash to close, but do not treat either number as the full cost of the mortgage. Cash to close is important if you have a limited amount available; the interest rate and ongoing payment determine what you pay after closing.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

When a line item differs, ask the lender to explain what it covers and whether it is required, estimated, or optional. The goal is not to assume that every difference can be negotiated away; it is to find out whether the offers use the same assumptions and whether a lender-controlled charge or credit accounts for the gap. Then look at the total lender charges and credits together, since itemization can differ.

Cash to close answers a different question from total loan cost: how much money you need to bring to closing under that estimate. A credit can make the immediate amount smaller while increasing the interest rate, and rolling costs into the loan can increase the balance. If cash on hand is a constraint, treat that as a real decision factor, but compare it with the payment and costs over your expected holding period rather than calling the lowest cash-to-close figure automatically best.

Page 3: APR and the five-year comparison

Review the APR and the “In 5 years” comparison. The five-year figure provides a standardized view of costs over that period. Subtracting principal paid from the total paid over five years gives the interest and fees paid during that period. It can help expose differences that the initial payment alone does not show. CFPB explains this comparison in its Loan Estimate comparison guidance.

The five-year view is not a prediction of how long you will keep the loan. Use your own likely holding period when deciding which offer fits. If the estimate is for an adjustable-rate mortgage (ARM), its five-year example assumes the rate stays the same; actual costs could be higher if rates rise.

Use the five-year comparison as a consistent reference point, not as a substitute for your own timeline. If you expect to sell, refinance, or otherwise pay off the mortgage earlier or later, look at how the offers fit that possibility. The CFPB comparison method helps make the standardized figures more useful: principal paid is not itself a financing cost, so subtracting it from the total paid over five years isolates interest and fees paid during that period.

What APR includes—and what it cannot tell you

The interest rate measures the annual cost of borrowing but does not include fees and other charges. APR is broader: it reflects the interest rate plus certain costs, which can include points, mortgage broker fees, and some other charges. The Loan Estimate shows the interest rate on page 1 and APR on page 3. CFPB summarizes its role this way: “The APR is one measure of the loan’s cost.” See the Loan Estimate explainer and CFPB’s answer on the difference between a mortgage interest rate and APR, last reviewed August 28, 2026.

APR is generally higher than the interest rate because it includes certain charges. A lower APR can be a useful signal when you are comparing otherwise similar offers, but it is not a complete decision rule: its usefulness depends on the loan structures being comparable. It does not capture every cost relevant to your budget or reliably rank different products.

  • Do not compare an ARM by APR alone. An ARM’s APR does not reflect its maximum rate, so consider its adjustment terms and the possibility of higher payments.
  • Do not casually compare a closed-end mortgage with a HELOC. A HELOC APR may exclude fees that are reflected differently in a closed-end loan’s APR.
  • Look beyond APR. Compare the interest rate, payment, lender charges and credits, cash to close, loan features, and costs over your expected holding period.

In practical terms, APR helps summarize some costs in a way that is useful for comparing similar loans, while the interest rate and payment show other important parts of the offer. If one estimate has a lower APR but a different loan type, term, or risky feature, pause before treating it as the better deal. Check what you would pay upfront, what the payment would be, and what the offer could cost over the time you expect to keep it.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For more on how APR relates to other charges and why “no closing cost” offers shift rather than erase costs, see CFPB’s guide to loan costs.

How to compare points, lender credits, and “no closing cost” offers

Discount points are upfront charges associated with obtaining a lower interest rate; lender credits reduce closing costs and may be offered in exchange for a higher rate. If one lender’s estimate includes points and another includes credits, you are not comparing the same price structure. Ask each lender for written, side-by-side options with and without points or credits, holding the other assumptions constant. CFPB discusses these trade-offs in its loan-selection guidance.

“No closing cost” does not mean the costs disappear. The lender may cover some costs with a credit in exchange for a higher interest rate, or the costs may be added to the loan balance. Either way, a lower amount due at closing can mean a higher payment or more interest over time. Compare the cash you need now with the payment and total cost for the period you realistically expect to keep the loan.

When comparing points with credits, ask the lenders to show the alternatives in writing, rather than trying to infer a rate trade-off from two estimates that use different assumptions. A points option generally asks you to pay more at closing for a lower rate; a credit option can reduce cash due now while carrying a higher rate. Neither structure is automatically better. The value of paying upfront depends in part on whether you keep the mortgage long enough for the lower payment to offset the extra cost, and on whether the upfront cash is worth committing to that trade-off.

When negotiating, use competing written estimates and check the whole estimate after a lender changes a charge. A reduction in one fee may be offset by higher points or another charge. CFPB’s comparison and negotiation guidance recommends focusing on the fees that vary by lender.

Calculate a simple break-even time

A break-even estimate can help compare an option with higher upfront costs and a lower monthly payment against one with lower upfront costs and a higher payment. Divide the extra upfront cost by the monthly savings. The result is the approximate number of months it takes for the lower payment to make up that added cost.

Break-even months = extra upfront cost ÷ monthly savings

For example, if an otherwise comparable option costs $2,400 more upfront and saves $40 per month, the simple estimate is 60 months. This is an arithmetic illustration, not a quoted CFPB formula or an offer-specific calculation. For an actual comparison, use the figures in your written Loan Estimates.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Choose the two offers being compared. Keep the loan type, amount, term, and other assumptions as close as possible.
  2. Find the added upfront cost. Use the difference in relevant lender charges, including points, and account for credits. Do not automatically include taxes, insurance, or escrow differences that are not controlled by the lender.
  3. Find the monthly savings. Subtract the lower-payment option’s total relevant monthly payment from the higher-payment option’s. Make sure you are comparing the same components.
  4. Divide added cost by monthly savings. The result estimates how many months it takes for the savings to catch up with the extra upfront amount.
  5. Compare that month with your likely holding period. Consider the shortest and longest realistic time you may keep the mortgage, not just one assumed date.

Be precise about the numerator and denominator. The extra upfront cost is the difference attributable to the options you are evaluating, such as additional points or relevant lender charges, net of credits. The monthly savings must be the difference between otherwise comparable payments. Do not mix a difference in lender pricing with unrelated changes in taxes, insurance, or escrow and then treat the result as a lender-cost break-even.

If the monthly savings are zero, there is no monthly-payment savings to divide by the extra upfront cost; if the option with higher upfront costs also has a higher monthly payment, it does not break even through monthly savings under this simple method. In either case, compare the actual estimates and the other terms rather than forcing a break-even number. This formula is a simple arithmetic aid, not an official CFPB formula or a complete lifetime-cost calculation.

This simple calculation assumes the monthly savings remain stable. It does not account for changes in taxes, insurance, escrow, refinancing, or future ARM adjustments. Use it as one input alongside the Loan Estimate’s five-year comparison and your own expected timeline. CFPB’s guidance says the right choice depends on how long you expect to stay and on the cash needed at closing, the payment, and interest paid during that time: Select the kind of loan that fits your needs.

Ask two timeline questions: What if you keep the mortgage for less time than expected, and what if you keep it longer? If you leave before the estimated break-even month, the lower-upfront-cost choice may have cost less over your actual period, all else equal. If you keep the loan beyond that month, the monthly savings may eventually offset the added upfront cost. This is still a simplified comparison: refinancing, selling, changing ARM rates, or other costs can alter the result. The break-even month is a guide to a trade-off, not a guarantee of savings.

Check the estimate, rate lock, and closing timeline

A Loan Estimate is an estimate, not final approval or a commitment to lend. Check it against what you discussed with the lender and ask about any discrepancy. Confirm whether the rate is locked, when the lock expires, whether an extension would cost extra, and whether the lender expects to close on your timeline. CFPB’s Loan Estimate review guidance covers estimate status, discrepancies, rate locks, and closing schedules.

Changing lenders late in the process can delay closing or put it at risk. CFPB’s guidance on choosing a loan offer covers response timing, switching lenders, and rate-lock expiration. Compare not only price, but also whether you are comfortable with the loan officer and confident the lender can close on time.

That does not mean you should ignore a better written offer; it means you should include the practical cost of switching in the decision. Before changing course late in the process, ask the prospective lender whether it can meet the closing date and ask your current lender about the lock expiration and any extension cost. A quoted savings is less useful if the timing creates a closing problem.

A practical decision checklist

  • Are the offers for the same loan type, term, amount, down payment, and features?
  • Were the estimates issued around the same time, and are the quoted rates current and locked?
  • Have you compared both the interest rate and APR without using APR to rank unlike products?
  • Have you checked total monthly payment, mortgage insurance, and payment-risk features?
  • Have you separated lender charges and credits from taxes, government charges, prepaids, and escrow?
  • Does the cash-to-close difference reflect a real saving, or a credit traded for a higher rate or a larger balance?
  • Do the break-even month and five-year comparison make sense for your realistic holding period?
  • Can the lender meet your closing date, and do you understand the rate-lock expiration and extension terms?

For U.S. borrowers, CFPB’s standardized Loan Estimate is the most useful starting point for an apples-to-apples comparison. It makes the offers easier to inspect; it does not make unlike loans equivalent or decide which trade-off is right for your budget and plans.

Frequently asked questions

How do I compare mortgage offers?

Request written Loan Estimates from at least three lenders using the same loan type and assumptions. Compare the rate and APR, monthly payment, lender-controlled charges and credits, cash to close, loan features, and costs over the period you expect to keep the mortgage. Check issue dates because rates can change daily.

What does APR include?

APR includes the interest rate and certain charges, which can include points, mortgage broker fees, and some other costs. It is one measure of a loan’s cost, not a complete measure of every cost or a reliable way to rank unlike products. Compare the APR alongside the loan’s actual terms and payment.

How do I compare mortgage fees?

On page 2 of the Loan Estimate, focus on Section A origination charges, Section B lender-required services, and lender credits in Section J. Compare totals because lenders may itemize origination charges differently. Keep these separate from taxes, government fees, prepaids, and initial escrow, which can vary for reasons outside the lender’s control.

Should I pay points or take lender credits?

Ask each lender for side-by-side written options with and without points or credits. Points mean more cost upfront in exchange for a lower rate; lender credits can reduce closing costs and may come with a higher rate. Compare the cash needed now, payment, and costs over your likely holding period. The right trade-off depends on your timeline and budget.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

What is the break-even time on mortgage points, and how long do I need to keep a mortgage to break even?

As a simple estimate, divide the extra upfront cost for the points option by its monthly savings compared with an otherwise similar option. Compare that number of months with the shortest and longest realistic time you might keep the loan. The estimate assumes savings stay stable and does not account for refinancing, escrow changes, or future ARM adjustments, so it is a guide rather than a guarantee.
