How to Compare Mortgage Offers From a Real Estate Agent’s Lender Referral

An agent’s lender referral is one option, not a commitment. Compare matching Loan Estimates from multiple lenders, check costs and risks, and ask lenders to compete.

Treat the agent’s recommended lender as one option, not an obligation. Ask that lender and at least one other lender for written Loan Estimates based on the same loan type, features, property details, and assumptions. Compare the full offer—not just the interest rate—including monthly payment, lender charges, credits, cash to close, rate-lock terms, and loan risks.

A recommendation can be a convenient starting point, but it does not establish that the lender offers the best financing for you. The practical question is whether the referred lender’s written terms compare favorably with other offers made for the same mortgage scenario. Gather the estimates, check that the assumptions match, ask about meaningful differences, and decide based on the costs, risks, service, and timing—not on the referral alone.

Start with comparable written Loan Estimates

A Loan Estimate is a standardized document that lets you compare a specific mortgage offer across lenders. The Consumer Financial Protection Bureau (CFPB) advises borrowers to request and compare estimates from multiple lenders. An agent’s preferred lender can be a useful place to get a quote, but it is not the only option: the CFPB specifically recommends shopping around even when an agent or homebuilder has a preferred lender. For a fair comparison, give each lender the same information and ask for the same loan structure. Specify the loan type, term, down payment, and features you want, and provide accurate property-tax and homeowners’ association (HOA) or condominium-dues information. Those details affect estimated payments, so mismatched assumptions can make one offer appear cheaper than another. A Loan Estimate is tied to a particular transaction; it is not final loan approval or a commitment to proceed.

Think of the matching details as the ground rules for your comparison. If one lender is quoting a different loan type, term, down payment, or feature, the estimate may answer a different question from the one you gave the other lender. A lower payment or smaller amount due at closing is not enough to establish that it is a better offer until you know whether the underlying terms are alike. Give lenders the same property information and requested scenario, and ask them to identify any assumptions that differ.

Include the property’s estimated taxes and any HOA or condominium dues when asking lenders to prepare payment estimates. These figures can affect the displayed monthly amount. They are also not lender-controlled costs, so a difference in the tax or insurance estimate should not automatically be treated as a difference in the lender’s price. Check that property-related assumptions are credible and separate them from charges the lender sets or controls.

If you are still looking for a home, explore financing options early. Once an offer is accepted, the transaction can move quickly and you may have a short period to settle on a lender. The CFPB explains the shopping process and the need to act on financing after an offer is accepted. CFPB: Explore loan options

Early exploration does not mean that a preliminary conversation is a final offer for every property. A Loan Estimate is associated with a particular transaction, and it is not final loan approval or a promise that you must proceed. The point of preparing in advance is to understand the kinds of terms you want to compare and to know which lenders you may contact. Once you have a specific transaction, request written estimates using its details and compare those actual offers.

Compare the terms, payment, and cost—not just the rate

Use the Loan Estimate from each lender and compare the same categories. If an estimate does not reflect the scenario you requested, ask for a revised one. A lower closing-cost estimate is not automatically the better loan if it comes with a higher rate, different loan features, or a larger payment.

Review the offer in layers. First check whether the loans have matching structures and whether either has terms that could change future payments. Then look at the monthly payment and the lender’s upfront charges. Finally, consider the credits, cash needed to close, APR, and Total Interest Percentage alongside the other terms. No single line or headline figure gives the whole comparison.

What to compare What to check Why it matters
Loan terms and risk features Loan amount, interest rate, term, whether the rate can change, whether principal and interest can increase, and any prepayment penalty or balloon payment. Two offers with similar initial payments may expose you to different future costs or payment risks.
Monthly payment Principal and interest, mortgage insurance, and escrow for property taxes and homeowners’ insurance. Compare the full estimated payment. Check that tax, insurance, and HOA assumptions are realistic; taxes and insurance are not lender-controlled costs.
Upfront lender costs Origination charges and other lender-controlled loan costs. Compare the total, because lenders may itemize charges differently. A different line-item breakdown does not necessarily mean one lender’s total charges are lower.
Credits and cash to close Lender credits and estimated cash to close. A lender credit may reduce closing costs in exchange for a higher rate. Compare the credit alongside the rate and the cash you need at closing.
Longer-run cost Annual percentage rate (APR) and Total Interest Percentage. APR is one way to compare borrowing costs; Total Interest Percentage shows interest over the life of the loan. These measures are most useful when the loan structures and assumptions are similar.
Rate lock Whether the quoted rate is locked and, if so, the lock duration. An unlocked rate can change. Make sure you know whether the quote is protected and for how long.

Loan terms and risks: Do not stop at the amount borrowed and initial rate. Check the term and whether the rate can change. Ask whether principal and interest can increase, and look for a prepayment penalty or balloon payment. These are material distinctions even if the first payment shown looks comparable. If a feature or term is unclear, ask the lender to explain what it means for the loan rather than assuming the offers work the same way.

Monthly payment: Compare principal and interest together with mortgage insurance and escrow for property taxes and homeowners’ insurance. Make sure you are looking at the estimated total rather than only principal and interest. Review the property-related figures for plausibility and consistency across estimates. Property taxes and insurance can make two displayed payment estimates differ, but those are not lender-controlled costs, so separate such differences from the lender’s own charges when evaluating price.

Upfront lender costs: Review origination charges and other lender-controlled loan costs as totals as well as individual line items. Lenders may itemize charges differently; a longer list of items at one lender does not by itself prove that its total is higher, just as fewer listed items do not prove its offer is cheaper. If the totals or line items differ materially, ask what explains the difference and whether the estimate reflects the same scenario.

Credits and cash to close: Identify each lender credit and compare it with the offered rate and estimated cash to close. A credit can offset closing costs in exchange for a higher rate, so a smaller amount due at closing may come with a tradeoff over the life of the loan. Compare the cash figure as well as the credit itself; the amount you need at closing is a distinct part of the decision from the lender’s longer-run cost.

APR and Total Interest Percentage: APR provides one measure of borrowing cost, while Total Interest Percentage expresses interest over the life of the loan. Use them as supporting comparisons, not as standalone verdicts. Their usefulness depends on comparing loans with similar structures and assumptions. If one estimate has a different term, rate structure, or other important feature, clarify that difference before treating the percentages as directly comparable.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Rate lock: Ask whether each quoted rate is locked and, if so, for how long. An unlocked rate can change, so two estimates with the same stated rate may not offer the same certainty. Record the lock status and duration next to the rate. If the estimate is not locked, understand that the quoted rate may change; do not treat it as protected simply because it appears in writing.

The CFPB’s Loan Estimate guidance explains the document’s terms and costs, while its comparison guidance discusses lender charges, credits, payment estimates, APR, and Total Interest Percentage. CFPB: Loan Estimate CFPB: Compare loan offers

Ask questions when offers differ

Do not guess why one figure is higher or lower. Ask each lender to explain material differences—especially the rate, origination charges, lender credits, cash to close, payment assumptions, and loan features. If an estimate uses the wrong loan scenario, ask the lender to issue a revised estimate for the terms you actually want.

Specific questions can make the conversation more useful: Is this the same loan type, term, down payment, and set of features I asked the other lender to quote? Are the rate and payment fixed or can they change? Is the rate locked, and what is the lock duration? Which charges are origination charges, and how does the total compare? Is a lender credit lowering my costs in exchange for a higher rate? Why is the estimated cash to close different? Which payment figures reflect taxes, insurance, or HOA dues?

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

These questions do not assume that one lender has made an error. Estimates may differ because the assumptions or features differ, because the lenders charge different amounts, or because one quote includes a credit or a rate-lock difference. The purpose is to understand what the figures represent before you decide. If the explanation reveals that the estimate was prepared for a different scenario, request a corrected estimate rather than trying to make unlike offers look comparable yourself.

When comparing APR or total interest, remember that the figures can be misleading if one quote has a different term, rate structure, or other assumptions. First confirm the loans are genuinely comparable; then use these measures as part of the decision rather than as a substitute for reviewing the payment, upfront costs, and risks.

Use competing estimates to negotiate

Once you have multiple written estimates, share relevant competing terms with the lenders and ask whether they can match or improve them. The CFPB says lenders are often willing to match or beat a competitor’s offer. Negotiating may be most practical during the short period after you sign a purchase contract, so obtain estimates early enough to compare them and ask questions. CFPB: Compare loan offers

When you ask a lender to compete, point to the terms you are actually comparing: the rate and lock status, origination charges, credits, cash to close, and relevant loan features. A comparison is strongest when both estimates use the same loan scenario and property assumptions. Ask what the lender can improve and whether any proposed change affects another part of the offer. The CFPB’s guidance supports using competing estimates as a basis to negotiate; it does not mean that a lender has to match every term.

After a lender changes the rate, points, credits, or fees, compare the updated estimate with the others. A change to one part of the offer can affect another: for example, a credit may lower cash due at closing while increasing the rate. Ask for the revised terms in writing so you can evaluate the complete offer.

Keep the comparison current as terms change. Do not rely on an earlier estimate to represent a revised offer if the rate, points, credits, or fees have changed. Put the updated documents side by side and recheck the payment, upfront lender costs, cash to close, rate lock, and risks. That avoids accepting an apparent improvement in one figure without seeing its effect on the rest of the loan.

Weigh service and closing readiness alongside cost

A competitive estimate matters, but so does the lender’s ability to communicate clearly and meet the transaction schedule. Ask whether the loan officer answers questions, explains the terms in a way you can verify against the documents, and can work within your closing timeline. If the documents do not match what the officer told you, or the officer is too pushy or cannot answer questions, the CFPB advises considering a different lender. CFPB: Explore loan options

Service is not a substitute for comparing costs and terms, but it is a separate decision factor. A lender’s explanation should be consistent with the written Loan Estimate; if it is not, ask for clarification or corrected documents. The ability to answer questions matters because you need to understand the terms before choosing. Also ask whether the lender can work with the transaction schedule, particularly when the purchase timeline is short. Do not assume that a referral alone guarantees responsiveness or a smooth closing.

It is reasonable to consider a different lender if the loan officer cannot explain the offer, avoids clear questions, is too pushy, or provides documents that do not match what was said. The goal is not to choose the friendliest conversation regardless of terms. It is to choose an offer you understand and a lender that can communicate and work within your timeline, after comparing the written terms.

Understand what a referral does—and does not—mean

A referral alone does not show that the agent or lender has acted improperly, and it does not require you to use that lender. Federal law does address certain referral arrangements. Section 8(a) of the Real Estate Settlement Procedures Act (RESPA) generally prohibits giving or accepting a fee, kickback, or other thing of value pursuant to an agreement or understanding to refer settlement-service business connected with a federally related mortgage loan. The CFPB explains that an understanding need not be written and can be inferred from a practice, pattern, or course of conduct. Whether a particular arrangement violates the law depends on its facts. CFPB: Regulation X, § 1024.14

This distinction matters: a real estate agent may have a preferred lender, and a referral may simply be a recommendation. The fact of a referral does not establish that a fee, kickback, or other thing of value changed hands, or that a prohibited understanding existed. The legal question concerns the circumstances of the arrangement, not merely whether an agent suggested a lender. Do not infer wrongdoing from the referral alone.

If the agent, brokerage, or another referring party has an affiliated-business relationship with a settlement provider, Regulation X describes disclosure and non-required-use conditions for the applicable exemption. The disclosure must describe the relationship and estimated charges, and the consumer generally cannot be required to use the referred provider, subject to specified exceptions. The CFPB’s disclosure template states: “YOU ARE FREE TO SHOP AROUND TO DETERMINE THAT YOU ARE RECEIVING THE BEST SERVICES AND THE BEST RATE FOR THESE SERVICES.” CFPB: Regulation X, § 1024.15 CFPB: Regulation X, Appendix D

If you receive an affiliated-business disclosure, read what relationship it describes and review the estimated charges it gives. The cited federal rule’s applicable exemption conditions include disclosure and that the consumer is not required to use the referred provider, subject to specified exceptions. The CFPB template’s notice makes the shopping point explicit: you are free to shop around to determine whether you are receiving the best services and rate. Receiving a referral or disclosure does not remove your practical ability to seek competing estimates.

This is general U.S. consumer information, not a legal assessment of a specific referral, disclosure, or arrangement. State law and transaction details may add context beyond these federal rules.

Know what to expect from mortgage credit checks

The CFPB says multiple mortgage-lender credit checks within a 45-day window are recorded on the credit report as a single inquiry for the impact described in its guidance. Its shopping guidance also notes that a credit check may cause a slight score dip and that consumers may receive trigger leads. Ask each loan officer how and when credit will be checked so you understand the process. CFPB: Explore loan options CFPB: Compare loan offers

When contacting multiple lenders, raise the credit-check question early: how will the lender check credit, and when? CFPB guidance notes the 45-day treatment for multiple mortgage-lender checks and also cautions that a check may cause a slight score dip. The practical point is to understand the process rather than avoid gathering comparison offers. The CFPB also notes consumers may receive trigger leads, so ask the loan officer what to expect after a credit check.

A simple way to organize your comparison

Keep one written comparison for each lender and make the entries directly from the estimates or the lender’s explanations. Start by noting whether each offer uses the same loan type, term, down payment, features, and property information. Then record the interest rate, whether it is locked and for how long, the estimated full monthly payment, origination charges, lender credits, cash to close, APR, Total Interest Percentage, and any adjustable-payment terms, prepayment penalty, or balloon payment.

Use the comparison to identify questions, not to replace the Loan Estimates. If a number differs, first check whether the assumptions match. If they do, ask the lender to explain the difference and, if appropriate, whether it can improve the offer. When a lender revises the offer, update the comparison using the new written estimate. This keeps attention on the whole mortgage rather than a single headline rate or a single closing-cost number.

Finally, include the communication and timing questions alongside the financial terms. Does the loan officer answer clearly? Do the documents support what was explained? Can the lender work within the transaction schedule? Those considerations belong in the decision, but they do not excuse unclear or incomparable terms. If necessary, ask for further explanation or consider another lender.

Frequently Asked Questions

Do I have to use the lender my real estate agent recommends?

No. CFPB guidance says borrowers should shop around even when a real estate agent or homebuilder has a preferred lender. Treat the referral as one source for an offer, then compare it with other written Loan Estimates.

How many mortgage offers should I compare?

The research supports requesting estimates from multiple lenders. Obtain the referred lender’s estimate and at least one competing estimate, using the same loan type, features, property information, and assumptions so the offers can be compared meaningfully.

What should I compare besides the mortgage rate?

Compare the full monthly payment, origination charges and other lender-controlled costs, lender credits, estimated cash to close, APR, Total Interest Percentage, rate-lock status and duration, and terms such as adjustable payments, prepayment penalties, or balloon payments. Also consider whether the lender communicates clearly and can meet the transaction schedule.

Why can two Loan Estimates show different monthly payments?

The loans may use different terms or features, or their estimates may use different assumptions for property taxes, insurance, or HOA or condominium dues. Provide each lender the same property information and ask them to explain material differences. Taxes and insurance are not lender-controlled costs.

Is the offer with the lowest closing costs the best one?

Not necessarily. A lower closing-cost estimate may come with a higher rate, a lender credit tradeoff, a different payment, or different loan features. Compare cash to close alongside rate, lender charges, credits, monthly payment, and risks.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Can I ask the agent’s lender to match another lender’s offer?

Yes. Share relevant competing terms and ask whether the lender can match or improve them. CFPB says lenders are often willing to match or beat a competitor’s offer. Compare an updated written estimate after any change to rate, points, credits, or fees.

Does an agent referral prove there was a kickback?

No. A referral by itself does not establish that a fee, kickback, or other thing of value was exchanged or that an unlawful understanding existed. RESPA Section 8(a) addresses certain referral arrangements, and whether a particular arrangement violates the law depends on its facts.

What if the agent or brokerage has an affiliated business relationship with the lender?

Regulation X describes disclosure and non-required-use conditions for the applicable exemption. The disclosure describes the relationship and estimated charges, and the consumer generally cannot be required to use the referred provider, subject to specified exceptions. You can still shop around.

Will multiple mortgage credit checks hurt my credit?

CFPB says multiple mortgage-lender credit checks within a 45-day window are recorded on the credit report as a single inquiry for the impact described in its guidance. Its shopping guidance also notes that a credit check may cause a slight score dip. Ask each loan officer how and when credit will be checked.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

When should I compare lenders if I have not bought a home yet?

Explore financing options early because financing may need to be arranged quickly after an offer is accepted. A Loan Estimate is tied to a specific transaction and is not final loan approval or a commitment to proceed, so request estimates for the actual transaction when you have its details.

The Bottom Line

Use the agent’s referral as a starting point, not a decision. Request matching written Loan Estimates from multiple lenders, compare the complete payment, costs, credits, cash to close, rate-lock status, and risks, and ask lenders to explain or improve differences. Weigh clear communication and the closing timeline alongside price—and remember that a referral does not obligate you to use a lender or, by itself, prove wrongdoing.
