How to Compare Mortgage Loan Estimates Before Choosing a Lender

A practical way to compare mortgage Loan Estimates: align the assumptions, review the full loan and cost picture, shop eligible closing services, and check rate-lock timing before choosing a lender.

Request at least three Loan Estimates using the same borrower, property, loan amount, down payment, loan type, and timing assumptions. Then compare the loan terms, rate and lock, monthly payment, costs, lender credits, estimated cash to close, and ability to close on schedule—not just the interest rate. A Loan Estimate is a standardized estimate, not a final approval or a guarantee that every figure will stay the same.

What a Loan Estimate tells you—and what it does not

A Loan Estimate is a standardized disclosure that summarizes expected mortgage terms and costs for most covered applications for a loan secured by a home. It lets you compare offers on a consistent form. It is not an approval or denial. After you choose a lender and move toward closing, review the later Closing Disclosure against the Loan Estimate.

As an Amazon Associate I earn from qualifying purchases.

Think of the estimate as a snapshot of a proposed loan based on the information and assumptions used when it was prepared. It helps you see the expected terms and costs, but it does not guarantee that your application will be approved or that every estimated amount will remain unchanged. The eventual loan and transaction may differ if relevant circumstances or information change. That is why it matters to keep the estimates, understand what each one assumes, and ask about revisions rather than treating an early figure as final.

Not every home-financing product uses a Loan Estimate. Home equity lines of credit (HELOCs), reverse mortgages, certain manufactured- or mobile-home loans not secured by real estate, and some subordinate homebuyer-assistance loans may use different disclosures. Reverse mortgages may use a Good Faith Estimate and HUD-1 or HUD-1A. Ask the provider which form applies to your product before comparing paperwork; the Loan Estimate process described here is not a one-size-fits-all rule for every mortgage-related product.

Get comparable estimates from multiple lenders

The Consumer Financial Protection Bureau (CFPB) recommends: “Make it your goal to compare at least three loan offers from different lenders.” You can seek offers from banks, credit unions, direct lenders, and mortgage brokers. A broker can connect you with lenders, but you should still compare the actual written offers rather than assume one source has the best terms. The point is to compare offers for the same transaction, not simply to collect three different rate quotes that may be based on different assumptions.

Give each lender the same scenario: property address, estimated value or purchase price, loan amount, down payment, loan type, and desired timing. If one lender is pricing a different term, program, or down payment, the offers are not directly comparable. Use the assumptions printed on each estimate to identify those differences. If your scenario changes while you are shopping, tell each lender and ask for estimates based on the updated, consistent details.

When you receive the forms, check that the basic scenario really matches before deciding which offer looks cheaper. A rate or payment comparison can mislead if one estimate uses a different loan amount, term, or loan program. A difference may be legitimate, but it should be visible and explained—not mistaken for a straightforward price advantage.

What information triggers the initial Loan Estimate

A lender generally must provide a Loan Estimate within three business days after receiving these six items:

  • Your name
  • Your income
  • Your Social Security number
  • The property address
  • The property’s estimated value
  • The desired loan amount

You do not have to provide pay stubs or W-2s as a condition of receiving the initial estimate, though more complete information may help the lender produce a more accurate estimate. Before providing a Loan Estimate, the only fee the lender may ask you to pay is for obtaining a credit report. The CFPB says such fees are typically less than $30; that is a typical amount, not a mandatory fee cap. The lender cannot require an application fee or appraisal fee just to issue the initial estimate.

If a lender asks you to pay for something other than a credit report before providing the estimate, ask what the charge is for and whether the lender can issue the form first. CFPB’s guidance is explicit: “The only fee a lender can ask you to pay prior to providing a Loan Estimate is a fee for obtaining your credit report.” This can help you distinguish an initial estimate request from later steps in the application process.

Compare the loan itself before comparing its price

Start with the terms that determine what you are borrowing and how repayment works. A lower rate is not a better offer if it comes with a different loan program, term, down payment assumption, or feature that does not suit your plans.

Compare What to check Why it matters
Loan amount and term Confirm the amount borrowed and the repayment term match across offers. A different amount or term can change the payment and total interest.
Loan type or program Check the program and whether the offer is fixed-rate or adjustable-rate. Program differences may affect eligibility, costs, and future payment risk.
Interest rate and lock Record the quoted rate, whether it is locked, and the lock expiration date. A rate that is not locked may change; a lock also has conditions.
Principal-and-interest payment Compare the estimated monthly principal and interest. This is only part of the monthly housing cost.
Other loan features Look for a prepayment penalty, balloon payment, or other stated feature. These provisions can affect flexibility or create a large payment obligation.

Compare the full estimated monthly payment

Do not treat principal and interest as the whole monthly cost. The Loan Estimate may also show mortgage insurance, property-tax and homeowners-insurance escrow estimates, and other assessments. These amounts can change the projected payment substantially, and estimates may differ if lenders used different assumptions. Check each estimate’s projected total payment and the assumptions behind it.

When total monthly payments differ, first identify which part of the payment accounts for the gap. Compare principal and interest separately from mortgage insurance, escrow estimates, and other assessments. If the principal-and-interest figures are similar but the projected totals are not, the difference may be in those other estimated amounts. Ask each lender to explain the assumptions so you can compare like with like; do not assume a higher total necessarily reflects a more expensive loan itself.

If one offer is adjustable-rate

For an adjustable-rate mortgage, compare when the first adjustment may happen, how often the rate can adjust afterward, the applicable rate caps, and how payments could change. A starting rate alone does not show the future payment risk. If the estimate does not make a feature clear, ask the lender to explain it in writing before treating the offers as equivalent.

This is especially important when comparing an adjustable-rate offer with a fixed-rate offer. The initial payments and quoted rates do not describe the same rate structure. Record the adjustment schedule and caps alongside the initial rate, then consider whether the possible payment changes fit your plans. There is no universal preference for one structure; the relevant question is whether you understand the terms and how they align with your needs.

Compare closing costs, credits, and cash to close

Review the Loan Estimate’s loan costs, other costs, lender credits, estimated closing costs, and estimated cash to close. The CFPB sample form shows estimated closing costs as loan costs plus other costs, less lender credits. Cash to close also reflects transaction amounts beyond closing costs, so it is not interchangeable with the closing-cost total.

Separate lender charges from third-party services and compare like with like. Look for points paid up front in exchange for a lower rate, or lender credits that reduce up-front costs in exchange for a higher rate. Neither structure is automatically better. Consider how long you expect to keep the loan and whether the up-front amount is worthwhile for your likely plans; the right trade-off depends on your circumstances.

For example, if one offer has a lower rate but more points, the lower rate comes with an upfront cost that belongs in your comparison. If another offer has lender credits and a higher rate, the credit may reduce the amount due at closing while the rate affects the loan’s price over time. Compare both the up-front amount and the rate, and think about how long you expect to keep the loan. Do not choose one structure solely because its rate or cash-to-close figure looks best in isolation.

  • Compare the same cost categories across estimates and ask about any large difference.
  • Check whether points or credits explain a rate difference.
  • Compare estimated cash to close against the funds you expect to have available.
  • Ask what assumptions were used for taxes, insurance, and other costs that affect the totals.

If the cash-to-close totals differ, remember that they include transaction amounts beyond the closing-cost subtotal. Ask what items account for the difference instead of assuming that the estimate with the lower closing-cost figure will also require less cash overall. The amounts are estimates, so preserve enough time to get an explanation and compare a revised form if the details change.

Shop for eligible closing services

On page 2, section C lists services you can shop for. The lender must provide a written provider list with the estimate. You may be able to choose a provider outside that list if the lender agrees to work with them. Confirm acceptance before engaging another provider, and compare complete service totals rather than one isolated fee.

For title insurance and related services, consider the provider’s reputation and the total price. Ask who will conduct the closing and how the process works in your state. Provider availability, local practice, and the time needed to complete the work can matter, especially when your purchase contract sets a closing date. A low individual fee does not necessarily mean the entire title-service package is less expensive, so compare the bottom-line total and the service being offered.

Use the written provider list as a starting point, not as a reason to skip shopping. If you have another provider in mind, ask the lender whether it will work with that provider before making a selection. Then compare the full costs and consider reputation and practical timing. The lender’s agreement and the ability to complete the work before your closing date are part of a useful comparison.

The CFPB says borrowers who shop around for closing services could save as much as $500 on title services. The cited CFPB page does not state the year behind that figure. Treat it as a possible saving, not a current guarantee or an amount every borrower should expect.

Check the rate lock and the closing timeline

For each offer, record whether the rate is locked and the lock’s expiration date. Ask whether the lender expects to complete approval before that date and what happens if closing is delayed. A lock typically protects the rate and points, subject to its terms and exceptions if your application details or circumstances change.

If the rate or fees change after a lock, ask the lender to identify the specific reason and point to the applicable lock terms. Do not assume a lock covers every change in the transaction. Make sure the lender’s timeline and the closing-service provider’s schedule are compatible with your contract date.

Put the lock expiration beside the expected closing date for each offer. If those dates are close, ask what the lender expects to happen if approval or closing takes longer than planned. A lock has conditions; the specific terms matter. When a rate or fee changes, ask for an explanation tied to those terms and to any change in your application or circumstances, rather than relying on a general statement that the lock should have protected the original figure.

Compare revisions with the original estimate

Keep every version of the Loan Estimate. When a revised estimate arrives, compare it line by line with the prior copy and ask what changed, why it changed, and how it affects the payment, loan features, and cash to close.

The CFPB identifies possible reasons for a revision that include a changed loan type or down payment, a lower appraisal, changed credit circumstances, inability to verify irregular income, or requesting a rate lock after the initial estimate. A revision is a reason to understand the change, not by itself proof of an error.

Useful questions include:

  • “Can you explain why I received a new Loan Estimate?”
  • “How is my loan different from what I was originally expecting?”
  • “How does this change my loan amount, interest rate, monthly payment, other loan features, and cash to close?”

When comparing versions, look beyond the one figure that prompted your concern. A changed rate, loan type, or down payment can affect other terms and costs; a revised cash-to-close total may reflect more than one line item. Mark each difference and ask the lender to connect it to the relevant change in the transaction. This gives you a clearer view of whether the offer still matches the original plan.

When you receive the Closing Disclosure, compare it with the latest Loan Estimate. If the rate or fees differ, request a specific explanation from the lender rather than relying on a general assurance. The Closing Disclosure is the later form to review against the estimate, so keeping prior copies makes it easier to see what changed during the process.

Use a side-by-side worksheet to make the decision

Fill in these fields for each lender using the written estimates. If an item is absent or unclear, ask the lender rather than filling the gap with an assumption.

Use the worksheet to surface questions, not to generate an automatic winner. Note where offers are based on different assumptions, where an amount is unclear, or where a rate difference appears connected to points or credits. Then ask the lenders for explanations and update your comparison with the answers. You may also note whether the lender’s timing and the chosen closing-service provider appear compatible with the contract date.

Choose based on the combination that fits your priorities: likely total cost over the time you expect to keep the loan, up-front cash, monthly payment, rate certainty, loan features, service quality, and the lender’s ability to close on time. There is no universal winner across borrowers, and neither the lowest rate nor the lowest cash-to-close figure alone establishes the best offer.

Frequently asked questions

What should I compare on a Loan Estimate?

Compare the loan amount, term and type, interest rate and lock status, projected monthly payment, adjustable-rate features if applicable, loan costs, other costs, points, lender credits, estimated closing costs, and estimated cash to close. Also check for features such as a prepayment penalty or balloon payment. Make sure the estimates use the same borrower and property assumptions before deciding which one is more favorable.

Can I get Loan Estimates from more than one lender?

Yes. The CFPB recommends aiming to compare at least three loan offers from different lenders. Give each lender the same scenario so the resulting estimates can be compared fairly. A lender generally must provide an initial Loan Estimate within three business days after receiving the six required items: your name, income, Social Security number, property address, estimated property value, and desired loan amount.

Can I shop for title services?

Section C on page 2 identifies services you can shop for, and the lender must provide a written provider list. You may be able to use a provider outside that list if the lender agrees to work with them. Confirm that agreement, compare complete title-service totals, and consider provider reputation and timing. CFPB says shopping around could save as much as $500 on title services, but the cited page does not state the year and the amount is not guaranteed.

Why did my lender send a revised Loan Estimate?

A revision can reflect a change such as a different loan type or down payment, a lower appraisal, changed credit circumstances, inability to verify irregular income, or a rate lock requested after the initial estimate. Keep both forms, compare them line by line, and ask why the revision was issued and what it changes about your loan amount, rate, payment, features, and cash to close.

Is the Loan Estimate an approval or a final quote?

No. It is a standardized estimate of expected terms and costs, not an approval or denial and not a guarantee that every figure will remain unchanged. Review the later Closing Disclosure against the latest estimate and ask the lender for a specific explanation if the rate or fees differ.

Frequently Asked Questions

The Bottom Line

Compare at least three written Loan Estimates built on the same assumptions. Look at the whole offer—loan terms, full payment, costs and credits, cash to close, shop-able services, rate-lock conditions, and the lender’s ability to close on time. Ask about differences and revisions before choosing; the lowest rate or lowest upfront cash alone does not identify a universal best offer.
