Compare a fixed-rate and variable-rate mortgage in Qatar by looking beyond the starting rate: check how long any fixed rate is guaranteed, what applies afterward, and—if the rate can vary—the contract’s benchmark, margin, reset schedule and protections. Then compare total repayments, fees, insurance or Takaful, eligibility and early-settlement terms using the same loan amount and term. Ask each lender for a dated written illustration and draft contract.
What makes a mortgage fixed or variable?
A fixed rate is guaranteed only for the period stated in the lender’s offer or contract. It may cover the full financing term or only an initial period. If it is temporary, establish what rate or pricing formula applies when that period ends, when the change takes effect and whether the lender can amend any part of the pricing.
A variable rate can change under the mechanism set out in the contract. The label alone does not tell you how often a lender can reset it or how a change affects your instalment. Look for the named benchmark, the lender’s margin, reset dates and frequency, any caps or floors, notice requirements, and whether a rate change alters the instalment, term or final payment. The available lender materials do not establish one reset convention used throughout Qatar.
In Qatar, lender materials may call the product a mortgage or home finance. Islamic home finance may use a profit rate and different contractual terminology from conventional interest-bearing lending. QIB, for example, describes Shari’a-compliant home finance with equal monthly instalments. Compare the rate or profit mechanism and your total obligations as stated in each bank’s own documents rather than assuming the terminology is interchangeable.

Compare the offers on the same assumptions
Ask each lender to calculate the offer using the same property value, down payment, financing amount, repayment term and borrower details. A side-by-side comparison should cover:
- Rate structure: the guaranteed fixed period and subsequent pricing, or the variable benchmark, margin and whether that margin can change.
- Reset mechanics: reset dates and frequency, notice, how benchmark changes are applied, and whether payments, term or the final instalment can change.
- Payment risk: the initial instalment and total repayment, alongside clearly labelled higher- and lower-rate scenarios. These are calculations, not forecasts.
- All-in cost: APR or equivalent disclosure, fees, valuation charges, property and life insurance or Takaful, and any costs excluded from a calculator.
- Flexibility: early settlement, refinancing and partial prepayment rules, including charges or restrictions.
- Eligibility and collateral: nationality or residency, salary, employer, age at maturity, property type and valuation, maximum financing amount, and required down payment.
- Contract certainty: a dated offer and draft agreement, including the rate-adjustment clause and the terms at the end of any introductory fixed period.
Use published rates carefully
Published lender figures may describe different customer segments or use different calculation methods, so they are not automatically comparable. QNB’s mortgage table separates customer segments and displays total interest rates alongside APR or flat-rate figures that exclude life insurance. Check each figure’s definition, inclusions and applicable customer category before using it in a comparison.

QNB also lists a separate green-mortgage offer for properties with GSAS certification, with ratings from one to six stars. Its offer page states a starting rate of 4.01% and an offer end date of 31 December 2026. That is an offer-specific published figure, not a market average or evidence that the rate is fixed for the full financing term. Confirm eligibility and the actual rate and guarantee period with the bank.
QIB’s home-finance page says financing can reach 70% of property value and gives different down-payment and salary conditions for Qataris, residents and non-residents. It also provides an indicative calculator estimate that excludes Life Takaful, Property Takaful and other fees. QNB likewise publishes segment-specific eligibility and loan terms. Ask lenders to confirm that both the applicant and property qualify, and request a complete schedule of payments and charges rather than relying on a calculator result.

Put Qatar’s rate context in perspective
Qatar Central Bank says the riyal is held at a fixed parity of QR 3.64 per US dollar and that monetary policy manages short-term interbank rates to sustain that parity. This is useful macroeconomic context, but it does not identify the benchmark or margin in a particular mortgage contract or predict a borrower’s rate change.
On 29 July 2026, Qatar News Agency reported that QCB left its deposit rate at 3.85%, lending rate at 4.35% and repo rate at 4.10%. These are policy rates reported on that date, not mortgage quotes and not the adjustment formula for a home-finance contract.

It restricts publication, reproduction and reuse without prior written permission, and disclaims guarantees of correctness or completeness. Do not reproduce QIBOR values from that page or assume QIBOR is the benchmark for a mortgage: use it only if the specific lender contract names it.

- Ask each bank for a dated written illustration based on identical financing and borrower assumptions, with the instalment schedule and total repayment.
- Request the draft agreement and locate the clause that defines the fixed period or variable pricing. For a variable offer, have the lender identify the benchmark, margin, reset dates and frequency, caps or floors, and how changes affect payments or the term.
- Ask what happens after an introductory fixed period and whether the lender can change the margin or other pricing terms.
- Get a complete itemisation of fees, insurance or Takaful, valuation costs and any charges omitted from online calculator estimates.
- Confirm down payment, eligibility, property requirements and the rules and charges for early settlement, refinancing and partial prepayment.
- Request illustrative payment calculations at higher and lower rates where relevant, making clear that these are scenarios rather than forecasts.
QNB contract text says its rate is calculated under the bank’s approved rate and application; its Arabic text refers to a Qatar Central Bank rate plus a margin. That alone does not specify a current product’s complete repricing mechanics. The contract and a lender’s written explanation are therefore essential when assessing how a variable offer could change.
