Most mortgage lenders use FICO scores from Equifax, Experian and TransUnion, often relying on the middle score, but that is common practice rather than a guarantee for every lender or loan program.
The score in a banking app or a score you purchase may not match the number used for your mortgage. The model, bureau data and calculation date can all change the result. When a lender checks your credit to approve a residential mortgage, it must provide a mortgage scoring notice showing the score it used.

Ask these questions before the lender pulls your credit
A lender can tell you what its underwriting system is configured to use for your application. Ask for answers in writing if possible, because a generic “credit score” answer does not identify the model or the decision rule.
- Which scoring brand, model and version will you use? Ask whether the decision uses a particular FICO mortgage version or another model, and request the version number or name.
- Which credit bureaus will you pull? Many lenders order a tri-merge report containing data from Equifax, Experian and TransUnion, but confirm that all three will be used for your loan.
- How will you select the score? Ask whether pricing uses one score, the median (middle) score from three bureaus, the lower middle score for co-borrowers, or another rule.
- Will the same score rule apply to this loan program? Lenders and loan programs may differ. The lender must confirm the rule for your specific application.
These questions identify the inputs that determine the number a lender sees: model and version, bureau file, calculation date and score-selection method. A score is meaningful only when those details are known.

Be precise when you ask. “Do you use FICO?” may establish the scoring brand, but it does not establish which FICO version or bureau file the lender uses. Likewise, knowing that a lender checks all three bureaus does not tell you whether it uses a median score, another selected score or a different rule for multiple applicants. Ask each part separately, and note whether the answer is a general description or the confirmed policy for your loan program.
Which mortgage FICO versions are commonly used?
myFICO identifies three legacy versions as appearing in the overwhelming majority of mortgage-related evaluations: FICO Score 5 at Equifax, FICO Score 4 at TransUnion and FICO Score 2 at Experian. CFPB consumer guidance says most mortgage lenders use FICO and commonly consider all three national bureaus. Treat the names below as useful questions to ask, not as a promise that every lender has the same setup.
| Credit bureau | Common legacy mortgage FICO version | How to use this information |
|---|---|---|
| Equifax | FICO Score 5 | Ask whether this version, a newer version or a program-specific model is being used. |
| TransUnion | FICO Score 4 | Confirm the version and whether the lender includes this bureau in its mortgage report. |
| Experian | FICO Score 2 | Ask which Experian mortgage score and score date will be used. |
A more recent myFICO guide describes lenders as typically pulling a tri-merge report and extracting the median score. It also describes a future Federal Housing Finance Agency move toward FICO Score 10T. That announcement does not establish a universal effective date or prove that every lender has already switched. Ask your lender which model is active for your file rather than relying on a transition timetable.
The bureau-to-version mapping is useful because “the mortgage FICO score” is not necessarily one number calculated from one combined national file. The commonly cited legacy setup pairs a specific FICO version with each bureau’s data. If a score service shows a score for one bureau, compare it only with a lender score after confirming that the model and bureau match. Even then, the dates of the underlying reports can differ.
How a lender turns three bureau files into one lending decision
One borrower
When a lender receives three scores for one borrower, a common approach is to order them from lowest to highest and use the middle number. For example, scores of 680, 704 and 725 produce a median of 704. The lender may then use that score for eligibility and rate pricing, subject to the loan program’s other requirements.
The median approach is common, not mandatory. Some programs or lenders may use a different score, a particular bureau, or an underwriting rule that considers more than one score. Only the lender can confirm the method attached to your application.
For example, the word “middle” means the median of three scores, not the average. In the example above, the median is 704; the average of all three numbers is different. If your lender says it uses the middle score, ask whether that describes the score used for pricing, eligibility, or both. CFPB guidance describes common practice, but the lender’s answer for your file is what clarifies the selection rule.

Two or more borrowers
Joint applications require an additional question: how does the lender combine each applicant’s scores? A lender may compare each borrower’s selected score and use the lower middle score, but practices vary by program and lender. Ask specifically whether the decision uses the lower applicant score, a particular borrower’s score, or another calculation. Do not assume that adding a co-borrower leaves the original applicant’s score as the controlling number.
It is useful to ask this before the credit check, rather than infer the rule from a number shown later. A joint application can involve a score-selection decision for each applicant as well as a rule for comparing applicants. Ask the loan officer to explain both steps in plain language: how the score is selected for each person and which person’s selected score controls the loan decision.
Why two services can show different numbers
Every bureau maintains its own file. One file may contain a balance update, account status or collection that another bureau has not yet received. Scoring models also weigh information differently. Finally, a score calculated today can differ from one calculated after a creditor reports a new balance. A numerical comparison is valid only when the model, bureau data and calculation date match.
There is no single universal credit score. A score is a calculation based on information in a credit report, and the result can change when the model, the bureau file or the date changes. CFPB says most credit scores range from 300 to 850, while some score types and models may use a different range. Treat that range as a general reference, not a way to identify which model produced a particular number.
Use the mortgage scoring notice after the credit check
CFPB guidance says a mortgage lender that checks your score to approve a mortgage loan must send a mortgage scoring notice with the score. Keep that notice with your loan records. CFPB’s mortgage score explainer, last reviewed December 31, 2024, summarizes the stakes this way: “Your credit report and your credit score determine whether you’ll be able to get a mortgage, and the rate you’ll pay.”
- Find the score and date. Note the numerical score, the date it was calculated and any bureau or model identification shown.
- Compare it with what you requested. Check whether the notice reflects the model/version and bureau combination your loan officer described.
- Ask for missing details. If the notice does not identify the model, version or bureau data, ask the lender to explain which report and score generated the number.
- Resolve discrepancies promptly. If the notice appears inconsistent with the lender’s earlier explanation, ask whether a different program, borrower or underwriting stage caused the change.
The notice gives you the score disclosed for the mortgage credit decision. It may not answer every technical question about how the score was generated, so ask the lender for any missing model, version, bureau or selection details. A consumer score you viewed before applying cannot substitute for the lender’s notice.
Check all three credit reports before applying
Reviewing your own reports is a preparation step, not a mortgage inquiry. CFPB directs consumers to AnnualCreditReport.com for free reports from the nationwide bureaus and says a self-check does not reduce your scores. Free reports do not automatically include free scores.

Review each report for identity and account errors
- Confirm your name, addresses and employers are not mixed with another person’s information.
- Check account ownership, payment history, balances, credit limits and account status.
- Look for accounts you never opened, duplicate accounts, obsolete negative information or payments marked late incorrectly.
- Compare the same account across Equifax, Experian and TransUnion; differences can be legitimate reporting-timing differences, but unexplained discrepancies deserve investigation.
Dispute inaccurate information with the correct bureau
Dispute an error with the bureau whose report contains it and provide supporting documentation. If the same mistake appears in more than one report, submit a dispute to each relevant bureau. Allow time for the investigation before a mortgage application when your purchase schedule permits. Keep copies of the dispute, documents and results for your lender.
Recommended Free Tools
Checking reports is useful even if you already have a score from an app or card issuer. The report lets you inspect the underlying information; the score is a separate calculation. If an error appears on only one bureau’s file, it may affect a lender’s score from that bureau without appearing in a score based on another bureau. When timing allows, review the reports and address inaccurate information before the lender’s planned pull.
Do not confuse a report with a score
A credit report is the underlying history. A credit score is a calculation made from that history. There is no single universal credit score. CFPB says most scores fall between 300 and 850, while noting that some models and score types use different ranges. Comparing a 730 shown by one service with a 730 shown by another is not meaningful unless both use the same model, bureau file and date. CFPB reviewed its general credit-score guidance in 2025; the range is a broad description, not a guarantee that every score will fall within it.
Why a consumer score may not match the mortgage score
A score displayed by a card issuer, financial app or paid score service may be useful for tracking direction, but it may use a different scoring model or a different bureau report from the mortgage lender. Even a service that provides mortgage-oriented scores cannot guarantee the exact number a lender will use, because the lender may pull updated data or apply a different score-selection rule.
When comparing any two score sources, record five details:
Free tools Windows power users keep installed
One-click scans. No signup required.
- Scoring brand, model and version.
- Credit bureau supplying the data.
- Calculation date.
- Whether the number is intended for mortgage underwriting or is a general consumer score.
- Whether the lender uses one score, a median score or another method for a joint application.
Matching all five details is the only reliable way to determine whether two numbers are actually comparable. A matching number alone is not enough: two scores can happen to show the same value even though they were generated from different models or bureau files.
A paid three-bureau score service is optional. myFICO says its service provides scores based on reports from all three bureaus and offers versions relevant to mortgages. That can help you compare bureau information, but it does not predict the exact score a lender will use. Check the service’s current price, included versions and terms directly before purchasing; those details can change. Free bureau reports may be enough if your immediate goal is to review your credit-history information rather than obtain another score.

Shop mortgage rates without creating unnecessary inquiries
CFPB says multiple mortgage lender credit checks made within a 45-day window are reported on the credit report as a single inquiry for mortgage rate shopping. CFPB’s guidance was reviewed in 2026. This treatment is specific to mortgage shopping; do not extend it automatically to credit-card, auto-loan or other unrelated applications.
- Organize your documents and identify the lenders you genuinely intend to compare.
- Submit mortgage applications within a focused shopping period rather than spacing them over many months.
- Ask each lender when it will pull credit and whether the pull is for a mortgage application or another product.
- Continue monitoring your reports for unauthorized inquiries and report any you do not recognize.
The 45-day rule describes how mortgage rate-shopping inquiries are recorded. It does not make every credit check harmless in every scoring system or remove the need to limit unrelated applications while you seek a mortgage. Keep the time window focused on mortgage inquiries, and avoid interpreting it as a blanket allowance for other kinds of credit applications.
Do these 3 things before closing this tab:

Before preapproval
- Ask for the model/version, bureaus and score-selection rule.
- Pull all three free credit reports and mark possible errors.
- Dispute inaccurate data early enough for a response before the lender’s planned pull.
- Avoid unrelated new credit applications while preparing.
When comparing lenders
- Ask each lender the same score questions so the answers are comparable.
- Keep mortgage applications inside the CFPB’s 45-day rate-shopping window when practical.
- Record the date each lender says it will pull credit and the loan program being evaluated.
- Note whether each lender’s answer describes a general practice or the policy for your specific application.
After the lender pulls credit
- Save the mortgage scoring notice.
- Verify the score, date and any bureau/model information shown.
- Request an explanation for any missing or inconsistent detail.
- Use the notice, not a general consumer score, when discussing what the lender actually saw.
What you can and cannot know in advance
You can learn the lender’s stated model, bureau sources and score-selection policy, and you can inspect the reports those bureaus maintain. You cannot know the final mortgage score with certainty until the lender pulls the reports, because balances, payment updates and other information may change between today and the application date.
The common legacy mapping—FICO Score 5 for Equifax, FICO Score 4 for TransUnion and FICO Score 2 for Experian—remains a useful starting point for questions. It is not a substitute for the lender’s confirmation, especially as the industry considers newer models such as FICO Score 10T. The mortgage scoring notice is the record of the score disclosed for your approval decision.
Frequently asked questions
Which credit scores will my mortgage lender use?
Most mortgage lenders use FICO scores and commonly consider information from Equifax, Experian and TransUnion. Common legacy mortgage versions are FICO Score 5 for Equifax, FICO Score 4 for TransUnion and FICO Score 2 for Experian. The exact model, version and selection method can vary, so confirm them with your lender.
How do I check what credit score a mortgage lender sees?
Ask the lender which model and version it uses, which bureau reports it pulls and how it selects scores. After it checks your credit to approve a mortgage, look for the mortgage scoring notice, which must include the score. Ask the lender to clarify details the notice does not identify.
Will the score in my banking app match my mortgage score?
Not necessarily. The app may use a different model, bureau file or calculation date. Compare those details before comparing numbers, and use the lender’s mortgage scoring notice to identify the score disclosed for its decision.

Does checking my own credit report hurt my score?
No. CFPB says checking your own reports does not affect your scores. Free reports from the nationwide bureaus are available through AnnualCreditReport.com; the reports do not automatically include free scores.
How long do I have to shop mortgage rates?
CFPB says multiple mortgage lender credit checks within 45 days are reported on your credit report as a single inquiry for mortgage rate shopping. That guidance concerns mortgage checks, not unrelated credit applications.
Bottom line
To check which credit scores a mortgage lender uses, ask for the exact model and version, the bureaus pulled and the rule used to select scores. Review all three reports for errors, keep mortgage rate shopping within the CFPB’s 45-day window, and read the mortgage scoring notice after the lender checks your credit. A score from an app or another service can guide preparation, but only the lender can confirm the score that controls your mortgage decision.
