How to Check Whether Your Home Loan Has a Floating or Fixed Interest Rate

Your signed loan documents—not your current payment alone—show whether your home-loan rate is fixed or can change. Check any fixed-rate end date and reset terms, then ask the servicer to confirm unclear details in writing.

Check the signed loan agreement and official disclosure—not just your latest payment—to find out whether your home-loan rate is fixed or can change. Look for the rate type, any fixed-rate end date, and the terms that govern future resets. If the paperwork is unclear, ask your loan servicer to confirm the details in writing.

Start with your loan statement, then check the contract

  1. Find your latest statement or sign in to your loan account. Note the lender or company servicing the loan and the account reference. The statement is a useful starting point for contacting the right company, but the payment amount alone does not establish whether your rate can change.
  2. Read the signed loan documents. Check the loan agreement, promissory note, mortgage offer, or closing papers. Also look for later letters or notices about rate changes. The signed contract and official disclosures are the primary evidence of your rate structure.
  3. Search for rate and reset terms. Look for words such as fixed, variable, floating, adjustable, tracker, index, benchmark, margin, spread, reset, review date, cap, and floor.

Document names differ by country and loan type. Use the local documents that apply to your mortgage; the U.S.-specific disclosure guidance below should not be assumed to apply elsewhere.

Check whether a fixed rate lasts for the whole loan

A rate can be fixed now but guaranteed only until a stated date. Find the end of any fixed-rate period and read the clause describing what happens afterward. The rate may then become variable or be reviewed under a stated formula. The Reserve Bank of India advises borrowers to check whether a fixed rate covers all or only part of the loan tenure and to ask about reset clauses.

Do not treat a current account display or an unchanged payment as proof that the rate is fixed for the entire loan. Confirm the period covered by the fixed rate and the terms that apply when it ends.

If the rate can change, identify how and when

For a variable or floating rate, extract the mechanism from the contract rather than relying on the label alone. Record:

  • Reference rate or formula: the index, benchmark, or lender-set method used to determine the rate.
  • Margin or spread: any amount added to the reference rate, and whether the contract allows that amount to change.
  • Reset schedule: how often the rate is reviewed and the next reset date, if stated.
  • Limits: any cap or floor on the rate.
  • Fixed-period end terms: the rate-setting method that applies after an initial fixed period expires.

India’s Reserve Bank guidance specifically recommends checking the reference index, how often it is updated, and whether the spread on a floating-rate loan is fixed or variable. Ask the servicer to explain the mechanism in plain language and confirm the next review or reset date.

Use the disclosure path that applies in your country

United States

For U.S. mortgages applied for after October 3, 2015, the Consumer Financial Protection Bureau says the rate type appears at the top of page one of the Closing Disclosure. The CFPB lists exceptions, including some older applications and certain reverse mortgages, home equity lines of credit, manufactured-housing loans, and assistance-program loans; for those situations, it directs borrowers to the Truth in Lending disclosure. The CFPB also advises borrowers to check the signed “Promissory Note” or “Note” and contact the servicer. See the CFPB’s mortgage rate guidance.

The Federal Reserve’s consumer guidance says closing documents must state the interest rate and whether it can change; if it can, the documents must state when changes occur and how they are calculated. Its Loans & Mortgage guidance is U.S.-specific.

India

The Reserve Bank of India’s home-loan FAQ discusses fixed rates that may apply for all or part of a loan’s tenure, reset clauses, reference indices, update frequency, and floating-rate spreads. The FAQ is older guidance; for your account, rely on your current loan documents and written confirmation from your lender or servicer.

Israel

The Bank of Israel describes fixed- and variable-rate mortgage tracks and explains that CPI indexation can affect principal and payments even when the interest rate itself is fixed. In other words, a fixed rate does not necessarily mean every part of the loan balance or payment is unaffected by change. Ask the servicer if the documents do not settle it

Use the contact details on your statement or payment documentation. Ask the lender or servicer to answer these questions clearly, and request the response in writing:

  • Is my current interest rate fixed or variable/floating?
  • If it is fixed, until what date is it fixed?
  • What event, index, benchmark, or formula can change it?
  • How often is the rate reviewed, and when is the next reset?
  • What rate-setting terms apply after any fixed period ends?
  • Are there caps, floors, or a margin/spread that can change?

The CFPB recommends contacting the servicer when the note or disclosure does not answer the question. If you have more than one loan track, compare each track’s rate type and guaranteed period, reset terms, indexation, spread, and any caps or floors separately.
