Search by the company’s NMLS ID when possible, then match its name and location; look up the loan officer separately by individual name or NMLS ID. If a new license is missing, IDFPR says it may take up to 24 hours to appear, so verify the details and follow up with the Division before drawing a conclusion.
What an Illinois mortgage license covers
IDFPR says an Illinois Residential Mortgage License is required for a person or entity that brokers, funds, originates, services, or purchases residential mortgage loans on residential real estate located in Illinois, subject to the Residential Mortgage License Act of 1987 and its rules. The relevant question is therefore not simply whether a business calls itself a “lender.” Check the activity it performs and whether the record applies to that company’s role and Illinois mortgage business. See IDFPR’s Residential Mortgage Company Licensees page for the stated scope.
As an Amazon Associate I earn from qualifying purchases.
The covered roles can be easy to confuse in a transaction. A company that brokers a loan, for example, may be performing a different activity from one that funds it or services it after closing. IDFPR’s description includes several activities, so do not assume that a company falls outside the licensing question just because it uses a different title in its marketing. At the same time, do not assume every person or business connected with a mortgage transaction must hold this particular license. The requirement depends on the activity and legal context; when the record’s relevance is unclear, ask IDFPR rather than drawing a legal conclusion from a label.
Company and individual records are separate. A mortgage company may have a company record, while the mortgage loan originator (MLO) assisting with an application has an individual record. Illinois rules distinguish the company’s identifier from an advertised MLO’s individual NMLS unique identifier. If both a company and a person are involved, check both rather than treating one lookup as verification of the other. The Division of Banking oversees mortgage banks and mortgage loan originators, but that does not make their records interchangeable.

What to gather before you search
- Company: Ask for its full legal name, any trade name it uses, the relevant office or branch location, and its NMLS ID.
- Loan officer: Ask for the individual MLO’s name and NMLS ID.
- Role: Note whether the company is originating, brokering, funding, servicing, or performing another covered activity. The role helps you assess whether a record is relevant to the transaction.
These details make it less likely that you will confuse similarly named businesses or a person with a company. An NMLS ID is especially useful as a search starting point, but it is not a substitute for checking the resulting record. Compare the identifier with the associated name and location, and make sure you are looking at the right type of subject. If the lender gives you only a brand name, ask for the legal entity behind it and its NMLS ID before relying on a name-only search.
Illinois residential mortgage advertising rules require identifiers in covered advertisements. When an ad names an MLO, it distinguishes the company identifier from that individual’s identifier. For electronic media, Section 1050.940 says the licensee must use the phrase “For licensing information, go to: www.nmlsconsumeraccess.org.” That phrase can point you to a lookup, but it is not itself proof that the specific company or person is currently authorized. Read the Illinois administrative rule, Title 38, Part 1050, Section 1050.940, amended effective May 10, 2019.
An advertisement or disclosure can therefore help you locate the identifiers you need, but treat it as a lead, not a completed verification. If the advertisement lists the company’s NMLS ID but not the loan officer’s, request the individual’s number separately when that person is handling your application. The rule’s distinction between company and individual identifiers is a practical reminder to verify the actual parties involved in your loan.

How to check the company and loan officer
- Open IDFPR’s mortgage lookup resources. Start at the Division of Banking License Look Up. IDFPR also provides a Residential Mortgage Company Licensees page with mortgage banking licensee links, including a servicers-only list, and a link to NMLS Consumer Access. These are state-provided starting points for finding the relevant company or individual records.
- Search for the company. Use its NMLS ID if you have it. Compare the result’s legal or trade name and location with the business you are considering. If you search by name alone, check carefully: similar names can belong to different businesses. A matching brand name without a matching identifier or location is not enough to be confident you have found the right entity.
- Check the record’s Illinois connection and mortgage activity. Confirm that the record is for the same company and relates to Illinois and the role it performs. Do not assume a name match alone establishes that the record covers the activity in your transaction. If the record does not make the relationship clear, note the exact identifier, name, location, and displayed status before asking IDFPR for clarification.
- Search for the MLO separately. In NMLS Consumer Access or the relevant IDFPR lookup, search the individual by NMLS ID when available; otherwise use the person’s name and carefully match the result. Confirm that you have the individual, not just the company. The company’s record does not answer whether the specific loan originator has a matching individual record.
- Resolve an unclear result with IDFPR. If a status, role, name, or location does not make sense, do not guess what it means. Contact the Division of Banking using the contact information on its Division of Banking page and ask it to clarify the record. Explain whether you are checking a company or person and provide the identifiers and role you are trying to confirm.
Keep the process focused on identity, Illinois relevance, and activity. First make sure the record belongs to the exact company or MLO; next confirm that it has an Illinois connection; then determine whether the record is relevant to the mortgage work that entity or person performs. A record that matches only one of those elements may not settle the question. If you cannot connect all three, pause and seek clarification rather than treating an approximate match as confirmation.
Which official lookup should you use?
The state resources and NMLS Consumer Access serve as verification routes, but the records and lists are not interchangeable in every respect. Use the live lookup to check the record relevant to the company or individual; treat downloadable licensee lists as a supporting reference. For the latest status, prioritize the current official lookup rather than assuming a downloaded list reflects a change made after its last update.

| NMLS Consumer Access, linked from IDFPR’s lookup resources | Cross-check a company’s or individual’s NMLS identifier and record. | Illinois advertising rules reference it as the licensing-information destination; compare the result with the relevant IDFPR record. |
The most useful comparison is not which site is “better,” but which record you need and how current the information is. IDFPR’s Division of Banking lookup resources and NMLS Consumer Access are official routes for checking records and identifiers. IDFPR’s Check License guidance says Single License Lookup data is updated daily, while downloadable mortgage licensee lists are updated monthly. Because the state mortgage page points users to its current licensee links for current information, use those live links for a present-day status check and the monthly files as supporting references.
Use the same identity checks whichever route you take. A company search should resolve to the company, and an MLO search should resolve to the individual. Compare the names and NMLS IDs across the result and the information provided by the lender; then confirm the location and Illinois mortgage relevance. If one official route returns a result and another does not, do not choose the more convenient result and ignore the mismatch. Check whether you used the same subject and identifier, allow for the stated timing where relevant, and ask IDFPR to explain any unresolved difference.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsWhat to do if the lender does not appear
An absent result does not, by itself, establish that a company is operating unlawfully. IDFPR says newly issued licenses may take up to 24 hours to appear in License Lookup. A search can also miss a record if you use a trade name instead of the legal name, enter an incorrect identifier, select the wrong record type, or search for a company when you need an individual record. Treat a missing result as a reason to investigate and verify, not as a final finding about the business.
- Recheck the spelling, legal name, trade name, NMLS ID, and location supplied by the company.
- Search for the company and the loan officer as separate subjects.
- Cross-check the IDFPR mortgage resources and NMLS Consumer Access rather than relying on a single name-only search.
- If the license was just issued, allow up to 24 hours and search again.
- If the result is still missing or unclear, contact IDFPR’s Division of Banking and ask it to identify the applicable record and status.
When contacting the Division, be specific about what you tried: provide the exact company or individual name, NMLS ID if available, location, and the activity involved. Ask whether the record is the one relevant to the company’s or person’s Illinois mortgage role. The purpose is to resolve a search or interpretation problem with the regulator, not to infer an answer from an incomplete result.
IDFPR’s Check License guidance explains the update timing. For the latest status, use the live official lookup rather than relying only on a downloaded list, which IDFPR says is updated monthly. If you are checking shortly after a license may have been issued, keep in mind that the stated 24-hour period is an operational display delay, not a measure of the time a consumer should wait before asking questions or seeking clarification.

What a license check does—and does not—tell you
A matching, applicable Illinois record is evidence that the relevant company or individual has a licensing record for the covered activity. It does not establish that the lender will offer a good rate, provide good service, or complete a problem-free transaction. The license lookup answers a narrower question: whether the record matches the person or entity and the Illinois mortgage activity you are checking.
Likewise, a license check is not a complete assessment of a company’s conduct or trustworthiness. The official sources establish how to look up licensing information and describe the scope of the license; they do not make a license a guarantee of favorable terms or a trouble-free loan. To verify licensing, focus on the record and the role. Do not treat the license result as a rating of the lender or as a substitute for evaluating the loan terms you are offered.
If the record appears under a related name, shows an unfamiliar status, or does not clearly match the role, ask IDFPR to explain it rather than treating a partial match as a final answer. Status details can change, so verify the live record when you are evaluating a lender. A downloaded list can help you locate a business, but its monthly update schedule means it should not be your only check when you need current information.

Should I check the mortgage company or the loan officer?
Check both when both are involved. The company and the individual MLO have separate records and identifiers; a company result does not verify the individual, and an individual result does not verify the company. Illinois advertising rules explicitly distinguish a licensee’s identifier from an advertised MLO’s individual NMLS identifier.

What if I cannot find the lender in the lookup?
First recheck the legal name, trade name, NMLS ID, location, and whether you are searching for a company or an individual. Cross-check the IDFPR mortgage resources and NMLS Consumer Access. IDFPR says a newly issued license may take up to 24 hours to appear. If the result remains missing or unclear, ask the Division of Banking to identify the applicable record and explain its status; absence alone does not settle whether a company is operating unlawfully.
Is NMLS Consumer Access enough to confirm the license?
It is an important public lookup route linked from IDFPR’s resources, but compare the result with the relevant IDFPR information and make sure it identifies the right company or individual. Match the NMLS ID, name, location, Illinois connection, and mortgage activity. If the record’s relevance or status is unclear, contact IDFPR rather than relying on a partial match.
How current are IDFPR’s lookup results and licensee lists?
IDFPR says Single License Lookup data is updated daily, and newly issued licenses may take up to 24 hours to appear. The downloadable mortgage banking licensee lists are updated monthly. IDFPR directs readers to its current licensee links for current information, so use the live lookup for a current status check and regard downloaded lists as supporting references.
Does a license prove that the lender is trustworthy or offers a good rate?
No. A matching, applicable record addresses licensing for the relevant Illinois mortgage activity. It does not guarantee good rates, good service, a particular outcome, or a problem-free transaction, and it is not a complete evaluation of the company’s conduct.
What does the advertising phrase about NMLS Consumer Access mean?
Illinois administrative rule 38 Ill. Adm. Code § 1050.940 says electronic media must include the phrase “For licensing information, go to: www.nmlsconsumeraccess.org.” The phrase directs readers to a licensing-information resource; it does not itself confirm that a particular company or loan officer has a current, applicable record. Use the link to conduct the separate lookup.
