How to Check Qatar Property Prices and Recent Transactions Before Making an Offer

Compare Qatar’s recent registered property sales with an approximate Al-Mothamin estimate, then verify the property record, ownership and eligibility before making an offer.

Before making an offer on property in Qatar, compare recent registered sales with an estimate for the specific property, then verify the property’s official record and ownership. The Ministry of Justice’s real-estate bulletins and weekly sales dataset show market activity; its Al-Mothamin app provides an approximate property estimate. Neither an area-wide price range nor an app estimate is, by itself, a valuation of the exact property.

Start with official Qatar transaction data

The Ministry of Justice (MOJ) publishes real-estate bulletins on weekly, monthly, quarterly, semi-annual and annual schedules. The bulletins cover trading activity, price and area information, property descriptions and types, transaction volumes, price-index graphs, municipality and region activity, major deals and mortgage activity. The MOJ describes these bulletins as the official sources for real-estate trading movement in Qatar. MOJ Open Data

For individual weekly records, use the State of Qatar’s Weekly Real Estate Sales Bulletin, published by the MOJ and updated weekly. Its fields include registration_date, price_per_square_foot, property_value and encrypted_transaction_number. The identifier is encrypted: the public dataset is not a list of named buyers and sellers or unrestricted access to a complete registry file.

Use the bulletin to identify market activity and candidate comparables, not to infer who was involved in a transaction. A registration date tells you when a sale was recorded; it does not necessarily tell you when the parties agreed the price.

How to compare sales with the property you’re considering

Look for the closest available matches, giving priority to comparability over the size of the dataset. Keep the following factors together when assessing a recorded sale:

  • Location: Start with the same municipality, then narrow to the closest available district or neighborhood. A municipality-wide range can cover places with very different prices.
  • Property type: Compare like with like: land with land, houses with houses, and apartments or other units with similar units. Do not treat unlike property classes as direct comparables.
  • Area and unit price: Compare the recorded area and price per square foot, and check that the area measure is consistent between the sale and the property being considered. A similar unit price does not establish that two properties are equivalent.
  • Registration date: Prefer the latest relevant registrations, and note the date rather than describing older deals as current prices.
  • Property-specific information: Consider the property’s location, type and size alongside the recorded sales. A broad market indicator is context, not a price for a particular unit.

The MOJ’s weekly dataset provides recorded values and registration dates, while its bulletins provide wider market summaries. Together they can help test whether an asking price is in line with nearby activity, but the published fields do not establish every characteristic needed to judge an exact property’s comparability.

Use Al-Mothamin for an approximate property estimate

The MOJ’s Al-Mothamin real-estate valuation app is described as free and produces an approximate estimate. Depending on the available information, you can enter a property or plot number, or request a default valuation by selecting a location—city, district, neighborhood and block—then entering land area, property type and number of shares. The app can show the location and a price-per-square-foot chart. See the MOJ’s Mobile Applications page for the service description.

The MOJ cautions: “The resulting value is an estimate and does not necessarily reflect the actual market value of the property.” Treat the app result as one reference point to compare with relevant registered sales, not as a guaranteed sale price or a substitute for checking the property’s record.

What recent Qatar figures can—and can’t—tell you

The July 2026 MOJ bulletin, reported by Qatar News Agency on 17 August 2026, recorded 485 real-estate transactions and QAR 1,859,383,090 in sale-contract trading. It also reported 114 residential-unit deals worth QAR 197,755,279. These figures describe that month’s recorded activity; they are not live October 2026 prices or a valuation of a particular home. These are broad municipal summaries from the July 2026 bulletin, not matched sales for a specific apartment, villa or plot. Use them to understand the range of reported activity in that period, then look for comparable property-level records and an estimate for the property under consideration.

Verify the property before relying on an asking price

Market comparisons cannot confirm that the property is correctly described or that the seller can complete a transfer. The MOJ’s Transfer of Ownership by Sale (Property or Real Estate Unit) service lists verification of the property or unit’s data, status, record and owners. Its listed required documents include the original title deed and proof of payment.

Use those items as a registry-validation checklist and arrange the appropriate owner-authorized or Ministry process. If you are not a Qatari buyer, check eligibility early

Before spending time negotiating, confirm that the buyer and property qualify under the current ownership rules. MOJ material distinguishes designated freehold and usufruct areas and describes additional cases for units; eligibility depends on the buyer and the location and type of property. Check the current official rules for the specific property rather than assuming that every listing is available on the same terms. A practical order for checking before an offer

  1. Find the market context: Review the latest relevant MOJ bulletin for activity in the municipality or region.
  2. Look for recorded comparables: Use the weekly sales dataset to compare registration dates, property types, areas, property values and price per square foot where the available fields permit.
  3. Request an approximate subject-property estimate: Use Al-Mothamin with the property or plot number where available, or enter the location and property details for a default estimate.
  4. Assess the asking price against both: Give more weight to recent, genuinely similar sales than to a broad municipal range; treat the app output as an additional estimate rather than a verdict.
  5. Validate the property and transaction path: Arrange checks of the official property data, status, record and owners, and review the documents required for a sale transfer.
  6. Confirm eligibility where relevant: If the buyer is not Qatari, check the current rules for the exact property and location before proceeding.

If the app estimate and the closest recorded sales differ materially, or the available sales are poor matches, the official sources alone may not settle a defensible offer price. An independent Qatar property valuation professional may be useful in that situation.
