Check an AI-assisted mortgage document against the original records and lender-issued figures it describes. A fluent summary, completed form, translation, or calculation is not proof that its facts are authentic or correct. Compare important details across the loan file, and ask the lender or document provider to resolve material discrepancies before you rely on the document or submit it.
What counts as an AI-generated mortgage document?
AI may have drafted wording, filled in fields, summarized records, translated information, or produced calculations. The checking method is the same in each case: identify the document’s role, trace important claims to the records they came from, and compare those claims with the rest of the loan file.

Keep an AI summary separate from the underlying evidence. A summary of an income statement is not the statement; a translated document is not the original; and a generated total is not an independent calculation. If a fact matters to your application or closing, obtain the source record or ask the responsible institution or lender to verify it.
Fannie Mae describes lender reverification as a way to check documentation authenticity and the accuracy and integrity of underwriting information. Its guidance is written for lenders, not as a substitute for your lender’s review or case-specific legal advice. The practical point for a borrower is to verify important facts from records that do not depend on the AI output itself.

Before checking: identify the document and its source
Start by recording the document name, date or version, who generated or supplied it, and what it is meant to do. Mark whether it is a draft, a lender-issued form, borrower-supplied evidence, a summary or translation, or a closing document. This prevents an attractive-looking draft or summary from being mistaken for an authoritative record.
- For a lender-issued form, confirm with the lender that you have the current version and understand whether it is final or still being reviewed.
- For a borrower-supplied record, compare the AI-assisted copy with the original from the bank, employer, tax preparer, or other responsible source.
- For a summary, translation, or extracted-data report, ask for the underlying document or source data when a material detail needs checking.
- For a closing document, confirm questions with the lender or closing professional responsible for that document before signing or relying on changed terms.
Keep the source and the AI-assisted version together. Note the page and field where a questionable statement appears so you can ask a focused question rather than sending an unexplained general concern.
Check identity and repeated details across the file
Compare identifying fields wherever they recur: borrower names, addresses, dates, employer details, property or account identifiers, and Social Security number information where it appears. A mismatch can be a typo, a stale record, a formatting difference, or a substantive problem. It is a reason to investigate, not proof of fraud.
Recommended Free Tools
Fannie Mae’s mortgage-fraud prevention guidance identifies Social Security number and address discrepancies within a loan file as potential red flags. Treat that as a prompt to trace the conflicting value to a reliable record. Do not assume the AI version is correct simply because it is more recent, more polished, or repeated in several generated documents.
- Write down each conflicting value and the documents in which it appears.
- Check the value against a source record or confirmation from the responsible institution.
- Ask the lender whether the difference needs a corrected document or a formal explanation in the loan file.
Verify financial facts against independent records
For income, employment, assets, liabilities, and other qualification-related facts, compare the AI-assisted document with the relevant source records or the lender’s verification. Do not use an AI-generated total, transcription, or explanation as its own verification. Fannie Mae’s post-closing reverification guidance says lenders must reconcile reverification information with the information used in underwriting.
- Income and employment: Check names, employers, dates, amounts, and the period covered against the source evidence or lender verification. If a generated summary leaves out a condition or period, ask for the full record to be reviewed.
- Assets and liabilities: Compare account or creditor identifiers and relevant balances or dates with the applicable statements or verification. A transcribed number can be wrong even when the surrounding explanation reads naturally.
- Other qualification facts: Trace each material claim to the record or verification that supports it. If no source is identified, ask the lender what evidence it used and whether the document is only a summary.
When the verified information differs from what underwriting used, the lender needs to assess and reconcile the difference. Do not quietly edit a lender document or submit a changed figure as though the lender had approved it.

Reconcile the application, transaction, and closing documents
Read the loan file as a connected set of documents rather than checking each page in isolation. Fannie Mae’s post-closing review guidance covers application accuracy and completeness, underwriting support, third-party analysis outputs, collateral information, transaction and legal documents, and closing documents. It also says the final terms and closing information should be consistent with the underwriting decision and final loan terms.

Compare the application and supporting records with the sales contract and addenda, property or collateral information where relevant, and the final closing paperwork. Look for differences in parties, property details, dates, amounts, credits, and terms. A mismatch may have a legitimate explanation, but it should be accounted for by the lender or responsible provider rather than left to inference.
| Compare | What to look for | What to do if it differs |
|---|---|---|
| Application and supporting evidence | Whether the facts on the application agree with the records and verifications used to support them. | Ask the lender which source controls and whether the application or supporting document needs correction. |
| Transaction documents and addenda | Whether parties, property details, dates, amounts, and documented changes agree across the transaction paperwork. | Ask the lender or relevant transaction professional to explain the conflict and identify the controlling version. |
| Collateral information, where relevant | Whether property information in the file is consistent with the supporting collateral information and analysis. | Ask the lender to review the source and explain whether the discrepancy affects the file. |
| Final closing information | Whether the closing figures and terms agree with the lender’s final loan terms and underwriting decision. | Raise a material difference with the lender or closing professional before relying on or signing the document. |
Recalculate important numbers from their inputs
Independently check material totals or comparisons produced by AI using the original inputs and the lender’s current figures. This is a way to catch transcription or arithmetic mistakes, not a replacement for the lender’s calculation or an assumption that one formula applies to every mortgage product.
Focus on the figures presented in your actual paperwork: amounts, dates, rates, payment components, credits, and cash to close. Trace each number to the relevant source and confirm that the version you are checking is current. If a figure depends on lender terms or a calculation you cannot reproduce from the available documents, ask the lender to show how it was determined and confirm the correct figure in writing.
Do not resolve a discrepancy by choosing whichever number looks more plausible. The official Fannie Mae materials support checking calculation and data integrity, but they do not establish a universal consumer calculation checklist or a single formula for every loan. The lender must clarify which inputs and terms apply to your file.
Inspect the document for visible anomalies
Check the document itself as well as its factual contents. Look for missing pages or signatures, unexplained edits, altered figures, inconsistent type styles, and changes between versions that have no explanation. Fannie Mae’s fraud-prevention resource lists examples such as deletions, correction fluid or other alterations, squeezed-looking numbers, different handwriting or type styles, and contradictory changes from handwritten to typed applications.

These are signs to investigate, not a finding of fraud. A document can have a legitimate correction or formatting variation; conversely, a clean appearance does not establish that its facts are accurate. Compare the questionable version with the source and ask the lender or provider to confirm whether the change was authorized.
- Preserve the version with the suspected error rather than overwriting it.
- Compare it with the prior version and the source record, noting exactly what changed.
- Ask who made the change, when it was made, and whether an updated, confirmed document should replace it.
Use a source hierarchy when records conflict
When several versions disagree, rank them by how directly they come from the responsible institution and whether they are current. An original bank statement, employer record, signed contract, or lender-issued closing document generally provides a stronger basis for verification than an extracted field, paraphrase, screenshot, or AI summary. That does not mean you should decide the controlling record yourself; the lender must confirm which document governs its underwriting and closing process.
Check that a source is complete. A partial statement, cropped image, missing addendum, or translation without the original may omit a qualification, date, signature, or condition. Ask for a complete copy through the lender’s secure channel. Avoid relying on a file forwarded from an unknown address or a link that cannot be authenticated.

A summary can omit qualifying language such as “estimated,” “subject to,” or “as of” a particular date. Compare every material conclusion with the paragraph, page, or schedule it summarizes. For a translation, compare names, numbers, dates, currency, addresses, and legal terms character by character with the original. Ask the lender whether it requires a certified translation or a particular translator; requirements vary by lender and loan program.
For OCR or extracted data, inspect decimal points, negative signs, commas, leading zeros, and superscripts. A balance of $10,000 can become $1,000, and an account ending in 008 can be rendered as 08. Do not correct an extracted field by hand inside a lender form. Mark the discrepancy and have the responsible provider issue or confirm the correction.
How to communicate the problem safely
Use the lender’s secure portal or a verified telephone number rather than emailing sensitive documents to an address supplied in an unexpected message. Include the loan number only through the lender’s approved channel, and redact unnecessary Social Security number or account details from copies when the lender does not need them. Keep a dated record of what you sent, who responded, and which version was confirmed.

Ask questions that produce an actionable answer: Which value is correct? Which source did underwriting use? Does the discrepancy change qualification, cash to close, or final terms? Will the lender update the application or issue a corrected document? A verbal assurance may be useful, but request written confirmation for a material correction and retain the revised file.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsResolve a material discrepancy before relying on the document
For a material mismatch, preserve both the source and the version containing the suspected error. Record the page, field, conflicting values, and the record that supports the correction. Send that information to the lender or document provider and request confirmation or a corrected document.
- Describe the conflict precisely. Identify the document and version, page or field, and the two values that do not agree.
- Attach or identify the supporting record. Use the original or independently obtained source for the fact in question, not another AI-generated summary.
- Ask for a specific outcome. Request that the lender or provider confirm the correct information, explain the discrepancy, and say whether a corrected document is needed.
- Keep the response and revised version. Check that the correction appears in the updated document and that the lender or responsible provider confirms it.
Fannie Mae’s lender guidance says errors found in post-closing review must be assessed and the data or documents promptly corrected, or corrected documents obtained from the relevant vendor or service provider. That is lender guidance; it does not set every borrower’s dispute rights or deadlines. Ask your lender about its correction process and timing. For a case-specific legal question, consult a qualified professional.
What not to do
- Do not assume polished language, a logo, or a digital signature proves authenticity.
- Do not submit an AI-generated replacement for a source record without telling the lender how it was created.
- Do not delete an earlier version that shows what changed.
- Do not guess at a missing figure, round a number to make documents match, or select the more favorable value.
- Do not buy a scanner, proofreading program, calculator, or other product merely because a document was AI-assisted. No specific consumer product is established as necessary for this checking task.
- Do not treat one unusual font, typo, or mismatch as proof of fraud. Investigate the context and let the lender assess it.
What AI changes—and what it does not
AI assistance does not eliminate lender responsibilities for governance or legal compliance. Fannie Mae Lender Letter LL-2026-04, published April 8, 2026, describes a governance framework for covered seller/servicers’ use of AI and machine learning in origination or servicing. It says covered entities must have policies and procedures addressing AI/ML use and risk management, comply with applicable law and contract requirements, and manage vendor AI/ML risks. The letter states an effective date 120 days after publication; whether it is currently effective or has been amended should be confirmed with Fannie Mae rather than assumed from the publication date.
For credit decisions, the CFPB’s September 19, 2023 announcement says creditors must provide specific and accurate reasons for adverse actions, even when AI or complex models are used. It cautions against relying on sample checklists that do not reflect the actual reason. Rohit Chopra, then CFPB Director, said, “There is no special exemption for artificial intelligence.” If you receive an adverse-action notice you do not understand, ask the creditor to explain the actual reason; this principle does not by itself determine the outcome or remedy for an individual application.

How can I tell if an AI-generated mortgage document is wrong?
Trace each material claim to an original or independently obtained record, then compare it with repeated facts in the application, underwriting evidence, transaction documents, and closing paperwork. A mismatch, omission, altered figure, or unexplained formatting change calls for investigation. Ask the lender or document provider to confirm the controlling information rather than choosing the version that looks most plausible.

What should I check before sending AI-assisted paperwork to my lender?
Confirm the document name, date, version, source, and purpose. Check names, addresses, dates, employer and property details, account identifiers, income, assets, liabilities, rates, credits, payment components, and cash to close against source records. Make sure all pages, signatures, addenda, and required translations are present, and disclose that a document was summarized, translated, or populated with AI if the lender asks about its preparation.
Is a discrepancy automatically evidence of mortgage fraud?
No. Fannie Mae identifies discrepancies and visible alterations as potential red flags, but a single red flag does not establish fraudulent intent. A typo, stale address, formatting difference, legitimate correction, or version change may explain it. Preserve the documents, identify the conflicting values, and let the lender investigate and document the resolution.
Who is responsible for correcting an AI error in my loan file?
Notify the lender or the document provider that supplied the affected material and provide the source record. The lender must assess discrepancies against what underwriting used and may need to correct data or obtain corrected documents from a vendor. Do not silently edit a lender form or submit a replacement as if it had already been approved.
Do I need special software or equipment to check mortgage documents?
No specific scanner, calculator, proofreading program, or other consumer product is established as necessary. You can compare complete source records, preserve versions, recalculate material figures from the lender’s inputs, and request written confirmation. The lender’s secure portal and its own verification process remain the authoritative channels.
What if the lender denies my application after using AI?
The CFPB said on September 19, 2023 that creditors must give specific and accurate adverse-action reasons even when AI or complex models are used. Ask the creditor to explain the actual reason stated for your application, not a generic checklist item. Whether you have a further dispute or legal remedy depends on the facts and applicable law, so obtain qualified advice for a case-specific question.
The Bottom Line
Treat AI-assisted mortgage paperwork as a draft that must be verified, not as proof. Match every material fact to an authoritative source, reconcile the complete loan file, preserve conflicting versions, and obtain the lender’s written explanation or corrected document before signing, submitting, or relying on changed terms.
