To recalculate an Indian floating-rate home loan EMI after a rate reset, use the outstanding principal on the reset date, the revised annual interest rate and the number of monthly instalments still remaining. Convert the annual rate to a monthly rate, then apply the reducing-balance EMI formula. The result estimates the payment if the lender changes the EMI while keeping the remaining term constant; your lender may instead extend the term, change both, or apply different schedule conventions. Check the revised amortization schedule and reset notice for the amount and date that actually apply.

What you need to recalculate the EMI

A market rate announcement does not necessarily change every home-loan payment immediately. For a floating-rate loan, the date and amount of a borrower’s change depend on the loan’s benchmark or reference index, spread, reset clause, reset frequency and date, and the lender’s communication. Review your loan documents and the lender’s latest notice before calculating. The Reserve Bank of India (RBI) advises home-loan borrowers to check the reference index and how often it is updated, the annual percentage rate (APR), the reset clause, and whether the spread is fixed or variable in its home-loan FAQ.

  • Reset-effective date: the date from which the revised rate applies under your loan terms.
  • Revised annual rate: the rate the lender says applies to your loan, not merely a change in a general market rate or benchmark.
  • Outstanding principal: the balance on the relevant reset or schedule date. It is usually lower than the amount originally borrowed because earlier instalments have repaid some principal.
  • Remaining instalments: the number of monthly payments left from that date, not the original loan duration.
  • Payment treatment: whether the lender will raise the EMI, extend the tenure, or combine both adjustments.

Use figures that correspond to the same date. A balance taken from a statement before the reset, combined with a remaining-payment count after it, can give a misleading estimate. If the lender’s notice does not clearly show the effective date, applicable rate, balance or proposed adjustment, ask for those details and a revised repayment schedule.

The formula for a reducing-balance home loan

For a standard loan repaid through equal monthly instalments, the EMI is calculated as:

EMI = P × R × (1 + R)N ÷ ((1 + R)N − 1)

  • P is the outstanding principal at the rate reset.
  • R is the monthly interest rate expressed as a decimal.
  • N is the number of monthly instalments remaining.

If the revised annual rate is quoted as a percentage, calculate R = annual rate ÷ 12 ÷ 100. For example, 8.25% per year becomes 8.25 ÷ 12 ÷ 100 = 0.006875 per month. If the annual rate is already written as a decimal, divide it by 12: 0.0825 ÷ 12 = 0.006875. Convert the remaining term to months: 10 years is 120 monthly instalments.

The formula is for a reducing-balance loan: interest is charged on the outstanding balance, and each EMI covers interest and principal. Early in the schedule, a larger share of the payment generally goes toward interest; as the balance falls, more goes toward principal. The revised rate therefore affects not only the next instalment but also the split between interest and principal over the remaining schedule.

The formula and input definitions are also given by ICICI Bank’s home-loan EMI calculator. A calculator is a convenient way to evaluate the expression, but its result depends on entering the correct current balance, monthly rate and months remaining.

Calculate the revised EMI step by step

  1. Read the lender’s reset notice. Record the revised applicable rate and the date it takes effect. Do not assume that the rate change applies from the date of a general announcement.
  2. Find the outstanding principal. Use the lender’s balance for the reset or revised-schedule date, rather than the original sanctioned loan amount.
  3. Count the monthly instalments left. Use the schedule from the relevant date. If the remaining term is given in years, multiply by 12; for example, 7 years and 6 months is 90 months.
  4. Convert the annual rate to a monthly decimal. Divide the annual percentage by 1,200. For a revised rate of 8.25%, R = 8.25 ÷ 1,200 = 0.006875.
  5. Enter the three values into the formula or a calculator. Use P as the outstanding balance, R as the converted monthly rate and N as the remaining monthly instalments.
  6. Compare the estimate with the lender’s revised schedule. Confirm the payment amount, effective date, remaining term and treatment of principal. The lender’s schedule—not a generic calculator—sets the actual payment due under the loan.

Check that the rate and term are entered in the units the calculator expects. Some calculators request an annual rate as a percentage and term in years; others request a monthly rate and number of months. If a tool asks for the annual rate in percent, enter 8.25, not 0.006875. If it asks for a monthly decimal, use 0.006875, not 8.25.

Worked example: a hypothetical rate increase

Suppose the principal outstanding on the reset date is ₹10,00,000, with 120 monthly instalments remaining. For an illustrative comparison, assume the rate rises from 7.25% to 8.25% per year and the EMI changes while the 120-month term stays the same. These inputs are hypothetical; they are not a quote or an estimate for a particular borrower.

Input or result At 7.25% per year At 8.25% per year
Outstanding principal used ₹10,00,000 ₹10,00,000
Annual rate converted to monthly decimal 0.0725 ÷ 12 = 0.0060417 0.0825 ÷ 12 = 0.006875
Instalments remaining 120 120
Estimated EMI, rounded to the nearest rupee About ₹11,740 About ₹12,264
Estimated sum of 120 instalments, using the rounded EMI About ₹14,08,800 About ₹14,71,680
Estimated interest over those instalments, using the rounded EMI About ₹4,08,800 About ₹4,71,680

On these assumptions, the EMI rises by roughly ₹524 per month. The total-payment and interest figures are simple illustrations: they multiply the rounded EMI by 120 and subtract ₹10,00,000 for the interest estimate. They assume the stated rate remains unchanged for every remaining month, with no fees or other schedule changes. Actual figures can differ because of rounding, the precise timing of a reset or payment, and lender-specific schedule treatment.

For context, the ICICI Bank calculator page gives an illustrative EMI of approximately ₹11,740 for ₹10,00,000 at 7.25% over 120 months. Its example is a calculator illustration, not a promise of an approved borrower rate or loan amount. In this worked comparison, the same principal and term are held constant to show how changing the rate affects the formula’s result.

Why the lender’s EMI may not match your calculation

A formula-based result answers a specific question: what would the equal monthly instalment be if the supplied balance, rate and remaining term were used under a standard reducing-balance calculation? A lender may apply the rate reset by changing the EMI, changing the tenure, or changing both. As a result, an estimate that assumes the term stays fixed will not match a schedule that preserves the EMI and lengthens the term.

Differences can also arise if the balance or instalment count is from a different date, if the revised rate is not effective for a full payment period, or if the lender rounds amounts or applies its schedule conventions differently. Do not treat an online calculator’s result as a substitute for the lender’s revised schedule. Compare the schedule against the reset notice, and ask the lender to explain any difference you cannot reconcile.

  • Confirm whether the shown balance is the principal outstanding, rather than a total that includes charges or other amounts.
  • Check whether the revised rate is the rate actually applicable to your loan after any spread, rather than the benchmark alone.
  • Make sure the remaining month count starts from the same schedule date as the balance.
  • Check whether the lender kept your EMI unchanged and changed the end date instead.
  • Ask whether a payment falling near the reset date is calculated under the old rate, the new rate, or a split-period method under your terms.

What can change after a floating-rate reset

RBI’s guidance on resets for EMI-based personal loans describes choices borrowers must be offered, including an increase in EMI, an extension of the tenure, or a combination; part or full prepayment; and the option to switch to a fixed rate under the lender’s board-approved policy. The RBI’s FAQ dated January 10, 2025 clarifies the guidance’s application and discusses home loans as an example of a loan category. The underlying RBI circular dated August 18, 2023 states: “The borrowers shall also be given the choice to opt for (i) enhancement in EMI or elongation of tenor or for a combination of both options; and, (ii) to prepay, either in part or in full, at any point during the tenor of the loan.”

Those options do not establish that every lender offers the same fixed-rate product, number of switches, fees, prepayment terms or reset mechanics. Specific eligibility and costs depend on the lender’s approved policy and your loan documents. RBI guidance also says applicable switching or service charges must be disclosed transparently, and a tenure extension must not result in negative amortisation—that is, a schedule where payments fail to cover accruing interest so the amount owed grows.

Possible adjustment What changes What to check
Increase the EMI The monthly payment rises while the remaining term may stay the same. Whether the new amount is affordable month to month and how the revised schedule allocates payments to principal and interest.
Extend the tenure The EMI may stay similar while payments continue for longer. The new end date and the effect of paying for more months on expected total repayment and interest.
Combine a higher EMI and longer tenure Both the regular payment and remaining term change. The revised instalment, new end date and total expected repayment shown in the schedule.
Switch to a fixed rate The applicable interest structure changes if a switch is available and accepted. Eligibility, the lender’s policy, charges and the fixed-rate terms offered for your loan.
Make a part or full prepayment A payment reduces some or all of the outstanding principal. Applicable terms or charges, the amount you can pay without undermining your cash reserves, and how the lender will recast the schedule.

Ask the lender for the proposed schedule under each adjustment it offers, not just the next EMI. A payment amount by itself does not show how long the loan will run or how much is expected to be repaid over the remaining term.

How to choose between EMI, tenure and prepayment options

There is no universally best response to a rate hike. Compare the options using your budget, the lender’s actual revised figures and the costs that apply to your product. If you are considering a fixed-rate switch or prepayment, obtain the policy terms and any charges in writing rather than assuming those options are available on identical terms at every lender.

  • Monthly affordability: compare the revised payment with your dependable monthly income and essential expenses. A higher EMI can shorten repayment if the term stays fixed, but it should not leave too little room for normal costs or unexpected needs.
  • Time left to repay: compare the revised end date under each option. Keeping an EMI lower by extending the term means repayment lasts longer.
  • Expected remaining cost: compare the total scheduled payments and expected interest over the remaining term, using the lender’s schedule and its assumptions. A lower EMI alone does not show which option costs less overall.
  • Fees and other costs: include any disclosed switching, service or prepayment charges that apply. Compare those costs with the payment and term changes rather than looking at the interest rate in isolation.
  • Cash reserves: weigh the benefit of reducing principal through a prepayment against the value of keeping that money available for emergencies and near-term needs.
  • Principal repayment: review the schedule to ensure instalments cover interest and reduce the amount owed over time; RBI guidance says a tenure extension must not create negative amortisation.

For an apples-to-apples comparison, use the same outstanding balance and reset date for each option, then compare the lender’s proposed EMI, remaining term, total scheduled repayment and disclosed charges. If you make a prepayment, ask whether the lender will reduce the EMI, shorten the tenure, or allow a choice, and request a schedule showing the effect. The best fit depends on your cash flow, loan terms and priorities—not simply on which option gives the smallest payment this month.

If the lender’s schedule does not align with the notice or you cannot understand how the revised amount was determined, request a written explanation and corrected schedule before relying on your own estimate.
