How to Calculate Whether You Can Afford a Home at Today’s Mortgage Rates

Calculate a sustainable home-price range by starting with your monthly budget, accounting for ownership costs, and checking the cash needed to close.

To estimate how much house you can afford, start with the monthly housing payment your budget can sustain—not the maximum loan a lender might approve. Subtract estimated taxes, insurance, mortgage insurance, and HOA dues from that monthly ceiling; use what remains to estimate a loan at a current rate, then add the down payment. Check closing costs and the savings you will have left separately.

Start with a monthly payment your household can sustain

Ask, “How can I figure out if I can afford to buy a home and take out a mortgage?” Begin with your take-home cash flow. Account for regular debt payments and expenses, savings goals, and room for emergencies before choosing a housing budget. A lender’s maximum preapproval is a qualification limit, not a recommendation for what your household should spend. The CFPB puts it plainly: “Focus on a mortgage that is affordable for you given your other priorities, not how much you qualify for.” CFPB mortgage guidance

A CFPB toolkit cites 28% of pre-tax monthly income as a rule of thumb for the total monthly home payment. Treat it as a rough lending guideline, not a universal affordability threshold: your other obligations, goals, and actual costs determine what is comfortable for you. CFPB homebuying toolkit

Count the full cost of owning the home

Principal and interest are only part of a home’s monthly cost. Estimate these separately, using figures for the property and location you are considering:

Some costs can rise over time, so avoid assuming today’s estimates will remain fixed. The CFPB’s homebuying guidance and cost-estimating materials describe expenses beyond the mortgage payment. National guidance cannot tell you the actual tax bill, insurance premium, or HOA charge for a particular property; obtain local estimates.

For many conventional loans, a down payment below 20% typically means mortgage insurance. FHA and USDA loans also generally require mortgage insurance, though program rules vary. Mortgage insurance adds to the borrower’s cost and protects the lender. CFPB guidance on mortgage insurance

Use a current rate as a scenario, not a personal quote

Freddie Mac’s Primary Mortgage Market Survey (PMMS) reported weekly national averages of 7.28% for a 30-year fixed-rate mortgage and 6.60% for a 15-year fixed-rate mortgage on October 1, 2026. These are dated benchmarks—not promises of the rate a specific borrower will receive. Freddie Mac PMMS

Freddie Mac says PMMS rates are based on rates collected from thousands of mortgage applications submitted through Loan Product Advisor. The survey is a weekly national average, and the published rate does not necessarily match an individual offer. Under current data requirements, PMMS cannot report average fees and points, so the headline rate alone does not establish total borrowing cost. Convert your budget into an estimated loan and price

  1. Set your monthly ceiling. Choose the total housing amount that fits your cash flow and priorities.
  2. Subtract non-mortgage housing costs. Deduct estimated taxes, homeowners and other applicable insurance, mortgage insurance, and HOA dues. Budget separately for utilities, maintenance, and repairs.
  3. Use the remainder as your principal-and-interest target. This is the amount available for the mortgage payment itself, not for the full cost of owning the home.
  4. Estimate the loan amount. Enter the target payment, interest rate, and loan term in a mortgage calculator, or adjust the loan principal until the calculated monthly principal-and-interest payment matches your target. Confirm the calculator excludes taxes, insurance, and other add-ons if you are using it to solve for principal and interest.
  5. Add the planned down payment. The loan amount plus the down payment gives you a starting estimate of the purchase price.
  6. Test alternate scenarios. Recalculate with plausible rates, down payments, and loan terms; a single estimate is not a fixed affordable price.

For a fully amortizing fixed-rate loan, monthly principal and interest can be calculated as:

M = P × r(1+r)n ÷ ((1+r)n − 1)

  • M is the monthly principal-and-interest payment.
  • P is the amount borrowed.
  • r is the monthly interest rate.
  • n is the total number of monthly payments.

Use the monthly rate and total payment count for the loan term when applying the formula. The CFPB says a mortgage payment depends on the principal, term, and rate. For illustration, its guidance gives a $477 monthly principal-and-interest payment on a $100,000, 30-year mortgage at 4%; that example is not a current-rate quote. Make sure you have enough cash beyond the down payment

A home price that fits the monthly budget may still require more cash at closing than you can comfortably spare. Estimate closing costs, subtract them from the cash you can use, and decide how much remains for the down payment. The CFPB says closing costs typically range from 2% to 5% of the purchase price, excluding the down payment; actual costs depend on the transaction. CFPB: Estimate your costs

Do not use every available dollar to buy the home. Preserve funds for other savings priorities, moving, renovations or furnishings, and emergencies. Compare mortgage offers on more than the rate

When you have actual offers, compare them with the same purchase scenario and, where possible, the same loan type, term, and down payment. Review the Loan Estimate for the full terms and costs, including:

  • Interest rate and total estimated monthly payment.
  • Mortgage insurance and other recurring charges.
  • For an adjustable-rate mortgage (ARM), whether and when the rate can change, plus applicable caps.
  • Upfront lender costs, discount points, and lender credits.
  • Cash to close and the five-year borrowing-cost comparison.

The CFPB notes that its five-year ARM cost comparison assumes rates remain unchanged. An ARM’s actual cost can differ if its rate changes. Use the Loan Estimate alongside property-specific tax, insurance, and HOA estimates. Your actual rate and costs depend on the borrower, loan, lender, property, and location; an educational calculation is not an underwriting decision or a lender’s offer.
