The safest way to build home equity faster is usually to pay down mortgage principal with an extra amount you can comfortably afford, while keeping enough cash for bills, savings, and emergencies. Principal payments reduce your loan balance; interest does not. Before changing your payment routine or refinancing, check how your servicer applies extra money and compare the long-term cost with the flexibility you would give up.
What home equity is—and what builds it
Home equity is the difference between your home’s value and the balance of the mortgage and other debts secured by the property. It can increase when you pay down secured debt, when the home’s market value rises, or through a combination of both. You can control your repayment choices; you cannot guarantee appreciation or a particular sale price.

When a mortgage payment is made, the principal portion reduces the amount you owe. The interest portion is the cost of borrowing and does not reduce the balance. In a typical fixed-rate amortizing mortgage, interest accounts for a larger share of the scheduled payment earlier in the repayment period, so principal may decline more slowly at first. The Consumer Financial Protection Bureau explains how mortgage payments are divided between principal and interest in its mortgage paydown overview.
Equity is not the same as spendable cash. Paying extra toward principal can build ownership, but that money is generally less accessible than cash in a savings account. Selling or borrowing against the home may make equity available, but it can involve transaction costs, new debt, a claim on future value, or risk to the home if payments are missed.

Start with your mortgage facts and your cash-flow limit
Before choosing a strategy, gather your latest mortgage statement and, if available, your amortization schedule. Identify the current principal balance, interest rate, remaining term, and required principal-and-interest payment. If your statement shows a larger total, check whether that figure also includes property taxes, homeowners insurance, mortgage insurance, or escrow deposits. Those amounts matter to your household budget, but they are not mortgage principal.
Then decide how much extra you could pay without relying on credit or sacrificing essential expenses, savings, or irregular costs. Budget for costs that do not arrive every month—such as insurance renewals, repairs, medical bills, or annual fees—before committing to a larger mortgage payment. There is no universally safe extra amount: it depends on your income stability, obligations, cash reserves, and other financial priorities.
- Keep required payments current. An extra-principal plan is not a substitute for making the required payment on time.
- Preserve cash for emergencies and known expenses. Money sent to principal may not be available quickly when an unexpected bill arrives.
- Consider higher-priority obligations. Do not skip essential bills or take on costly debt just to reduce a mortgage balance sooner.
- Choose an amount you can adjust. A modest recurring extra payment can be more sustainable than a large commitment that leaves no room for a difficult month.
Use affordable extra principal payments
For many homeowners, the most direct approach is to keep the current mortgage and make an additional payment that the servicer applies to principal. Because this reduces the outstanding balance, it can also reduce future interest and shorten the time to payoff. The exact effect depends on your loan balance, rate, remaining term, payment timing, and how the servicer processes the money; do not assume a particular savings figure without modeling your own loan.
Set an amount that fits your real budget
Start with an amount small enough to remain comfortable after essentials, savings, and irregular costs. You could round up the mortgage payment or make a recurring principal add-on. Another option is to use a portion—not necessarily all—of a bonus, tax refund, or other irregular income. Keeping the amount voluntary and adjustable can preserve more flexibility than replacing your current mortgage with a larger required payment.
Use your lender’s calculator if one is available, or Freddie Mac’s Extra Payments Calculator to estimate how additional payments could affect payoff time and interest. Freddie Mac describes the calculator’s results as estimates and directs borrowers to their lender for precise calculations. Your statement and loan terms take precedence over a general estimate.
Tell the servicer how to apply the money
- Check your servicer’s payment instructions. Look for the procedure for making an additional principal payment, including any separate field, payment option, or written direction the servicer requires.
- Make the required payment as usual. Do not assume that an extra amount replaces the regular monthly payment unless your servicer explicitly confirms that treatment.
- Designate the extra amount for principal. If the payment system does not make the allocation clear, contact the servicer and ask how to submit it as principal-only.
- Review the next statement. Confirm that the extra amount reduced principal rather than being held, treated as a future scheduled payment, or applied in another way.
- Revisit the amount when your budget changes. Reduce or pause voluntary extra payments if your cash-flow needs change; keep required payments current.
Servicer procedures can differ, so verify the handling of additional funds before relying on a payoff estimate. If the statement does not reflect the allocation you requested, contact the servicer promptly and ask for an explanation and correction if needed.

Consider biweekly payments only after checking the details
A biweekly arrangement can accelerate repayment when it is structured as half of the monthly mortgage payment every two weeks. There are 52 weeks in a year, so that schedule results in 26 half-payments—the equivalent of 13 full monthly payments—rather than 12. The additional full payment is the reason the method can reduce principal faster, not a special interest calculation.

But the label “biweekly” does not guarantee that the servicer will apply money in that way. A third-party service or payment arrangement might hold partial payments until enough has accumulated, charge a fee, or use a different schedule. Ask your servicer whether it accepts half-payments, when funds are credited, how the extra annual payment is allocated, and whether any fee applies. Compare those terms with simply making an affordable principal-only payment yourself. Freddie Mac outlines the schedule and its effect in “Is There a Faster Way to Be Mortgage-Free?”.
Compare an extra payment with refinancing to a shorter term
A refinance replaces your existing mortgage with a new loan. Choosing a shorter repayment term can direct more of each required payment toward principal and may reduce the time you carry the mortgage. The trade-off is that the required monthly payment is typically higher, and refinancing brings new costs. A shorter term is not automatically a better deal just because the balance is scheduled to be repaid sooner.
If your income has improved and a higher payment is genuinely sustainable, compare the shorter-term refinance with keeping your current loan and making voluntary extra principal payments. With the existing loan, you may be able to reduce or pause the extra amount in a difficult month while maintaining the contractual payment. A refinance makes the new payment part of the loan obligation. Compare offers from multiple lenders; Freddie Mac’s guidance covers planning a refinance and understanding refinance options.
| Consideration | Extra principal on current mortgage | Refinance to a shorter term |
|---|---|---|
| Monthly obligation | Required payment stays under the current loan; extra principal is generally voluntary. | The new required payment is typically higher than a longer-term loan’s payment. |
| Up-front costs | No refinance transaction is required for the extra payment itself; check whether your loan or servicer has applicable payment terms. | New loan costs can include lender fees and points; compare the actual offers. |
| Flexibility | You can generally adjust voluntary extra payments as your budget changes, while keeping the required payment current. | The new contractual payment is an ongoing obligation. |
| What to compare | Projected interest and payoff timing using your actual loan terms and payment allocation. | Rate, APR, lender fees, points, remaining time you expect to keep the loan, and total interest over a consistent comparison period. |
Compare the options over the same time horizon, especially if you may move or refinance again before the new loan would be paid off. Freddie Mac notes that cash-out refinances typically have higher rates and associated costs than no-cash-out refinancing; the actual terms offered to you should be evaluated rather than assumed. Its overview of refinance options and refinance planning can help frame the comparison.

Improvements can make a home more useful or appealing, and some may support its value. But no project guarantees a return greater than its cost. The outcome depends on the property, project, local market, and timing of a sale. A renovation financed with new debt also adds a repayment obligation or changes the claim against the home; it does not create equity merely because funds were made available.

Before borrowing for work, get multiple bids, allow for overruns, and compare the financing cost with the project’s expected benefits. Do not treat projected resale value or a contractor’s savings claim as a guaranteed outcome. Freddie Mac describes renovation financing approaches and associated considerations in its overview of financing home renovations.
HELOCs and cash-out refinances
A home equity line of credit (HELOC) is revolving credit secured by your home. It provides access to borrowed funds, not new equity. The CFPB warns that borrowers who cannot keep up with HELOC repayment could lose their home; review the credit terms and repayment obligations before drawing funds. See the CFPB’s explanation of what a HELOC is.
A cash-out refinance replaces the existing primary mortgage with a larger new mortgage and provides cash from the difference. The larger mortgage is a new claim against the home, not an increase in the share you own. Compare the new rate, fees, payment, and total costs against alternatives, and be cautious about using secured borrowing to pay other debts without weighing what happens to the home if the new payment becomes unaffordable. The CFPB’s January 2025 report examines cash-out refinances and paydown behavior for non-mortgage debt balances; it does not make a particular transaction right for an individual household: read the report.

Property Assessed Clean Energy (PACE) financing can be tied to property-tax assessments. The CFPB cautions that PACE financing can affect sale and refinance options, that promised savings may not be proven, and that delinquent payments can erode equity. Understand how repayment is collected, how it affects a future sale or refinance, and what happens if payments are late before agreeing to finance improvements this way. The CFPB’s PACE guidance identifies issues to consider.
A home equity contract is different from a conventional loan: in exchange for an upfront payment, the homeowner agrees to a future lump-sum settlement based partly on the home’s value. The CFPB’s January 15, 2025 market overview says these contracts often run 10 to 30 years, with repayment commonly due when the home is sold or at the end of the contract; the settlement can be substantial. The exact formula and contract terms matter. Compare the payoff formula, triggers, and alternatives rather than judging the arrangement by the absence of a monthly payment. Read the CFPB’s home equity contracts market overview.
Put the choice in a simple household comparison
Write down the consequences of each option before committing. For an extra payment, record the voluntary amount, whether you can pause it, the projected payoff date, and the estimated interest reduction. For a refinance, record the new required payment, rate, APR, points, lender fees, and the total interest through the date you expect to keep the home or loan. Include any fees for a biweekly service and any conditions attached to a home equity contract or PACE assessment.

Then test the plan against a difficult month. Would you still be able to cover the required mortgage payment, utilities, insurance, food, and an unexpected repair? If not, the payment is too aggressive. Cash sent to principal improves the balance but reduces liquidity; a household with little accessible savings may be financially weaker despite having more equity on paper.

Use this decision sequence before changing how you repay or borrow against your home:
- Confirm the current loan facts. Use the statement and amortization schedule to establish the balance, rate, term, and required principal-and-interest payment.
- Set a cash reserve and payment ceiling. Account for essential bills, savings, and irregular expenses before deciding what, if anything, is available for extra principal.
- Model a flexible extra payment first. Use a lender or Freddie Mac calculator for an estimate, then ask your servicer how the payment must be designated and when it will reduce principal.
- Compare the fixed-payment alternative. If considering a refinance, gather multiple offers and compare rate, APR, points, fees, payment, and total interest over the same period.
- Separate equity growth from access to cash. A HELOC, cash-out refinance, PACE obligation, or home equity contract can provide funds, but brings debt, costs, or a future claim rather than guaranteed equity growth.
- Recheck the plan after life changes. Income, expenses, loan terms, and housing plans can change. A sustainable payment plan should leave room to respond rather than depend on every month going perfectly.
The right target is not the fastest possible payoff at any cost. It is a repayment pace that reduces the mortgage balance without making ordinary expenses, emergencies, or required payments harder to manage.
Frequently Asked Questions
How much extra should I pay toward my mortgage each month?
There is no universal amount. Start with what remains after required bills, savings, emergency reserves, and irregular expenses. A smaller voluntary payment that you can pause is safer than a larger commitment that forces you to use credit when costs rise.

Not necessarily. Servicers may require a separate principal-only instruction, and some systems hold partial payments or treat them as future installments. Ask how to submit the money, then verify the principal balance and allocation on your next statement.

Does paying biweekly always save money?
Only when the arrangement actually produces 26 half-payments, or 13 full payments, each year and the servicer credits them properly. Confirm timing, allocation, and fees. A third-party service is not necessary if you can make an affordable extra principal payment yourself.
Is refinancing to a shorter term better than making extra payments?
It can repay the loan faster, but the required payment is usually higher and refinancing adds costs such as lender fees and points. Compare multiple offers with your current loan plus voluntary extra payments over the same time horizon.
Does a HELOC increase my home equity?
No. A HELOC is credit secured by the home. It gives you access to borrowed funds and adds an obligation. If repayment becomes unaffordable, the CFPB warns that the home could be at risk.

Can a renovation guarantee more equity than it costs?
No. Results depend on the property, project, local market, and sale timing. Get multiple bids, allow for overruns, and include financing costs when deciding whether the work makes financial sense.
What is a home equity contract?
It provides an upfront payment in exchange for a future lump-sum settlement tied partly to the home’s value. CFPB information published January 15, 2025 says these contracts often last 10 to 30 years and may be settled when the home is sold or the term ends. Read the payoff formula and triggers carefully.
What should I do if extra payments are becoming difficult?
Pause voluntary extra payments, keep the contractual payment current, and contact your servicer promptly if that payment is at risk. A HUD-approved housing counselor may help you review options before missed payments threaten your home.
The Bottom Line
Build equity with principal payments you can sustain, verify that your servicer applies them correctly, and compare any refinance or borrowing option by its payment, total cost, flexibility, liquidity impact, and risk to the home. Faster is useful only when the plan remains affordable.
