An RBI repo-rate hike does not automatically change every home loan’s interest rate on the same day. For a floating-rate loan, the effect depends on its benchmark, spread and reset terms. At a reset, the lender may raise the EMI, extend the repayment period, or use both approaches; a longer tenure can mean more interest paid overall.
How a repo-rate hike reaches your home loan
The repo rate is a policy rate, not the exact interest rate charged on an individual home loan. A floating rate is generally set using a benchmark or index plus a spread. The loan agreement specifies the applicable benchmark and how the lender applies it.
For covered floating-rate retail loans from scheduled commercial banks, the RBI’s 2025 Handbook on Regulations at a Glance describes external benchmarking and a reset at least once every three months. That interval should not be assumed to apply to every lender or contract: check which rules cover your loan and the reset schedule in your agreement. The effective date of your loan’s reset—not only the date of an RBI announcement—determines when a change may reach your rate.
This is why a borrower may see a policy-rate change before their loan rate changes, or may not see the expected change at all. Check the index used, how often it updates, and how the spread is treated. What changes when the rate resets
After a reset, the lender may adjust your EMI, extend the remaining tenure, or combine the two. The choice affects both your monthly cash flow and how much interest you pay over the remaining life of the loan.
- Higher EMI: You pay more each month, which can help avoid extending the repayment period.
- Longer tenure: Monthly outflow may rise less, or stay closer to its prior level, but the loan can accrue more interest because repayment takes longer.
- A combination: A lender may increase the EMI and extend the tenure, balancing the monthly increase against the time needed to repay.
The exact effect depends on the outstanding principal, the revised rate, the time left on the loan, and the repayment response selected. The RBI’s 2023 directions require lenders to ensure that extending a floating-rate loan’s tenure does not result in negative amortisation—that is, a structure where scheduled payments fail to cover the interest due and the outstanding balance grows. What the lender must communicate and show
Under the RBI’s 2023 directions, lenders must communicate increases in EMI or tenure arising from a reset and give borrowers choices about an EMI increase, tenure extension, or a combination. The directions also provide for a quarterly statement showing principal and interest recovered to date, the EMI, the number of instalments remaining, and the annualized rate or APR. Check the statement against the reset notice and your loan records.

How to compare your repayment choices
Compare the alternatives using the same outstanding balance and assumptions about future rates. A lower EMI by itself does not show which choice costs less over the life of the loan.

RBI borrower guidance recommends comparing offers from multiple lenders, considering loan terms as well as headline rates. If you are considering refinancing, compare the new benchmark, spread, reset frequency, APR, fees, prepayment treatment, and expected total cost with your current loan—not just the advertised rate. When to consider switching to a fixed rate or prepaying
A fixed-rate switch is not an automatic right available on identical terms at every lender. RBI directions allow a lender to offer one under its board-approved policy. Ask whether your lender offers it, how often you may use it, what rate would apply, and what charges would be payable. Compare the total expected cost and the certainty of payments with the floating-rate option.
Part-prepayment can reduce the principal on which future interest is calculated, but the value of doing so depends on your loan terms, charges, remaining tenure, and household cash needs. RBI directions permit part or full prepayment subject to applicable instructions; confirm the treatment and any applicable charges with your lender before deciding.

Why older loans may follow different rate-setting rules
Do not assume every loan follows the same benchmark system. The RBI’s 2016 explanation of the MCLR system describes an earlier framework and its reset terms. It is historical context, not a substitute for the benchmark and reset provisions in your own loan agreement or for newer external-benchmark requirements that apply to covered loans.
