How Much Cash Do First-Time Home Buyers Need for a Down Payment and Closing Costs?

A U.S. planning estimate for a first home is the down payment plus closing costs of about 2%–5% of the purchase price. Learn how to calculate cash to close and budget beyond it.

For a rough U.S. estimate, budget for the down payment plus closing costs. The Consumer Financial Protection Bureau (CFPB) says closing costs commonly range from 2% to 5% of the purchase price, not including the down payment. It says most buyers need at least 3% down, while many loan types and lenders require 5% or more. These are planning ranges, not a loan approval or a personalized cash figure.

For example, on a $300,000 home, 2%–5% closing costs would be $6,000–$15,000. A 3% down payment would add $9,000, for an illustrative combined amount of $15,000–$24,000 before deposits, credits, adjustments, and money you may want to keep in reserve. The CFPB’s guidance does not state a single national dollar amount for what first-time buyers need; the total depends on the transaction.

What does “cash needed” mean?

There are two useful figures to keep separate: the money you must put toward the home at closing, and the broader savings you should have available around the purchase.

  • Down payment: The part of the purchase price you pay upfront rather than borrowing. Its required size depends on the loan and lender.
  • Closing costs: Charges and prepaid items associated with arranging and completing the purchase. They are separate from the down payment.
  • Cash to close: The transaction-specific amount you need to bring after the loan, down payment, deposits already paid, credits, and other adjustments are accounted for.
  • Purchase reserves: Savings left available for moving, repairs, household costs, and unexpected expenses. These are not necessarily part of the amount shown as cash to close, but they matter when deciding how much of your savings to commit.

For the practical closing-day target, look at the “Estimated Cash to Close” on the Loan Estimate and then the final amount on the Closing Disclosure. The CFPB explains that the Loan Estimate’s figure includes the down payment and closing costs, less a deposit already paid to the seller, seller credits, and other adjustments. The Closing Disclosure sets out the final amount due.

How to estimate your amount

Start with a likely purchase price and obtain estimates for the loan you might actually use. A percentage-based estimate is useful for early planning, but it cannot account for every lender charge, local tax, insurance premium, escrow requirement, or transaction credit.

  1. Choose a realistic target price. Use the price range for the neighborhoods and homes you are considering, not just the maximum amount a lender might approve.
  2. Ask lenders for Loan Estimates using comparable assumptions. Keep the purchase price, loan amount, loan type, and term consistent so that the differences between offers are meaningful.
  3. Calculate the down payment for each loan option. CFPB guidance says 3% down may be possible in some cases, but many loan types and lenders require at least 5%. Use the lender’s actual terms rather than treating either percentage as guaranteed.
  4. Add a closing-cost allowance. For an initial U.S. estimate, CFPB gives a 2%–5% range of the purchase price, excluding the down payment. Ask lenders about location- and transaction-specific costs to refine it.
  5. Account for money already paid and credits. Check the Loan Estimate for deposits, seller credits, lender credits, and other adjustments. A credit may lower cash due now but have a cost elsewhere in the deal.
  6. Set aside savings that should not go into the transaction. Include likely moving costs, utility setup, furnishings, repairs, and an emergency cushion in your personal savings target.
  7. Recheck the final figure before closing. Compare the Closing Disclosure with the Loan Estimate, ask about significant changes, and confirm with the closing or settlement agent how funds must be delivered.

A $300,000 planning example

The following table applies the CFPB’s closing-cost range to a $300,000 purchase and shows arithmetic for several possible down-payment percentages. It is an illustration, not a published national statistic or a loan quote. The down-payment percentages are scenarios, not a claim that every buyer can qualify for those terms.

Down-payment scenario Down payment Closing costs at 2%–5% Illustrative combined amount
3% $9,000 $6,000–$15,000 $15,000–$24,000
5% $15,000 $6,000–$15,000 $21,000–$30,000
10% $30,000 $6,000–$15,000 $36,000–$45,000

The combined amounts are before any deposit already paid, credits, adjustments, or separate reserves. A higher down payment increases the cash committed to the purchase, but its effect on the loan’s costs and mortgage insurance depends on the actual loan offer.

What closing costs can include

Closing costs are not one universal fee. They can include lender charges, services needed to complete the transaction, government charges, and prepaid expenses or escrow funding. The mix and amount vary with the lender, property, location, and timing.

  • Lender charges: Origination charges and other lender fees. Discount points are an upfront charge in exchange for a lower interest rate.
  • Property and title services: CFPB examples include appraisal and tax-service fees and title insurance.
  • Government taxes and fees: Charges associated with the transaction can vary by location.
  • Prepaids: Property taxes and homeowners insurance may need to be paid in advance. Depending on the transaction, a first-year homeowners insurance premium may be due at or before closing.
  • Escrow funding and timing-related interest: The transaction may require initial funding of escrow accounts and interest for the period between closing and the first mortgage payment.

Do not add these categories to a percentage estimate as if each were an extra amount on top of the 2%–5% allowance. They are examples of items that can make up closing costs; use the Loan Estimate to see which ones apply to your transaction.

How to read cash to close on the disclosures

The Loan Estimate is the lender’s early breakdown of the proposed loan and transaction costs. Among its figures, Estimated Cash to Close is the one that brings the down payment, closing costs, and relevant credits or adjustments together. It is more useful for planning the closing payment than looking at closing costs alone.

Some money may already have been paid before closing. For example, an earnest-money deposit can be credited in the calculation, so it should not be counted again as money still to bring. Seller credits and lender credits can also reduce the amount due, while other adjustments may change it. Read the itemized calculation rather than simply subtracting a rough percentage from your savings.

The Closing Disclosure provides the final figures. Review it before signing and ask the lender to explain any significant change from the Loan Estimate. Confirm the payment instructions with the closing or settlement agent; CFPB says funds are typically delivered by cashier’s check or wire transfer. Follow the agent’s verified instructions rather than assuming the method or timing.

How loan choices affect the down payment

There is no single down-payment percentage that applies to every first-time buyer. CFPB’s general guidance is that most buyers need at least 3% down, while many loan types and lenders require 5% or more. The percentage available to you depends on the particular loan and your eligibility, so ask for a Loan Estimate based on your circumstances.

A smaller down payment may leave more savings available for closing and post-move needs, but it can change the loan’s costs and mortgage insurance. A larger down payment uses more cash upfront and may affect those costs differently. Compare the actual offers, including the monthly payment and mortgage insurance, rather than deciding from the down-payment percentage alone.

CFPB identifies several starting points for questions to lenders: buyers making a small down payment can ask about FHA-insured loans; veterans and servicemembers can ask about VA loans; rural buyers can ask about USDA programs; and first-time buyers with low or moderate income can ask about options through a state housing finance agency. These categories do not establish that a particular person, property, or loan qualifies.

Can assistance or gifts reduce the cash you need?

Some state or local governments and nonprofits offer down-payment assistance. Programs differ in location, eligibility, terms, and conditions, and not every first-time buyer qualifies. Ask a housing finance agency, local government, nonprofit, or lender about programs that serve the area where you plan to buy. Find out whether assistance is a grant, a loan, or another arrangement, and whether it has repayment or other conditions before relying on it in your budget.

Some loans allow documented gifts from family or other people, but the selected loan must permit the funds. Tell the lender where the money is coming from and ask what documentation is required before transferring or using it. Do not assume that an informal transfer will be accepted as an eligible gift.

CFPB also describes an exception under which certain first-home IRA withdrawals may avoid a penalty up to a stated limit. That does not make retirement funds a universally suitable source for a down payment: tax rules and individual circumstances matter. Verify the rules with a qualified tax professional before using retirement savings.

How to compare lender offers and credits

A lower amount due at closing does not automatically mean a less expensive mortgage. Compare the offers on consistent assumptions, and look beyond the first payment or cash-to-close figure.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Cash to close and down payment: Check how much cash each offer requires and how much of the difference comes from the loan structure or credits.
  • Upfront lender charges: Compare origination charges and other lender-varying services. Discount points add upfront cost in exchange for a lower rate.
  • Lender credits and interest rate: A lender may offer a credit in exchange for a higher rate. Compare the immediate cash reduction with the borrowing cost over the period you expect to keep the loan.
  • Seller credits and price: Seller credits can reduce the buyer’s cash requirement, but CFPB notes that a seller may require a higher purchase price to cover them. Consider the full transaction rather than treating a credit as free money.
  • Monthly payment: Compare the total estimated payment, including mortgage insurance and escrow, not only principal and interest.
  • Assistance conditions: If assistance is involved, compare eligibility, restrictions, and any repayment conditions.

There is no one comparison figure that answers every question. A Loan Estimate with less cash due today may have a higher rate or more cost over time. Decide which offer fits your expected ownership period and available savings after reviewing both the upfront and ongoing costs.

How much should you keep after closing?

Do not treat every dollar in savings as available for the down payment and closing. Buying a home can bring costs that fall outside the closing figure, including moving, renovations, furnishings, utility setup, and repairs. Estimate the costs you expect soon after purchase and keep money available for them.

CFPB gives three to six months of expenses as a rule of thumb for an emergency cushion. It is a planning guideline, not a required mortgage closing amount. Your own cash target should account for your expected post-purchase spending as well as the transaction’s cash to close, rather than using the entire balance in your bank account to reach a preferred down payment.
