Mortgage REITs earn income from mortgage-related assets, often using borrowed money to hold a larger portfolio than their equity alone would support. Their results depend on what those assets earn, what financing and hedging cost, and how asset values and cash flows change. Borrowing can magnify gains as well as losses, so an attractive interest spread does not by itself tell you how a mortgage REIT will perform.
How a mortgage REIT earns money
A mortgage REIT, or mREIT, invests in mortgage-related assets, such as residential mortgage-backed securities or mortgage loans. It receives interest and principal cash flows from those investments. Many mREITs also borrow to finance their portfolios, often using repurchase agreements, or repo. The resulting earnings engine is the income on the assets minus the cost of financing them and the cost or effect of hedging their risks.

That engine is not the whole income statement. Realized gains or losses from selling investments and from hedge activity can also affect results. Asset prices can change even when a company continues to receive interest, and accounting measures may recognize those changes differently from a company-defined earnings measure. The exact mix depends on the REIT’s assets, funding, hedges and risk choices.
A simplified example
Imagine a REIT uses shareholder equity and borrowing to hold mortgage securities. Interest from the securities is its asset income. Interest paid on repo is a financing expense; payments or receipts on derivatives and other hedges can add to or subtract from the net result. If the asset income exceeds these costs, the portfolio may generate positive spread income. If funding or hedge costs rise, or asset income falls, that spread can narrow or turn negative.

This is a conceptual illustration, not a forecast or a claim that any particular mREIT earns a fixed spread. Actual results also depend on portfolio valuation, realized investment and hedge outcomes, and the timing of cash flows. AGNC Investment Corp. describes its income as interest earned on investments, net of associated borrowing and hedging costs, together with net realized gains and losses on investments and hedging activities.
Why borrowing magnifies both sides of the result
Borrowing allows an mREIT to hold more assets per dollar of shareholder equity than it could with equity alone. That can amplify the return on equity when asset income exceeds funding costs and asset values hold up. But leverage also magnifies the effect of losses: a decline in asset values, a funding-cost increase or a liquidity squeeze can have a larger effect relative to the equity supporting the portfolio.
Leverage also makes financing and liquidity conditions important, not just the nominal yield on investments. Repo is a form of borrowing, and AGNC says its financing rates are primarily affected by short-term benchmark rates and liquidity in Agency repo and short-term funding markets. A change in the cost or availability of financing can therefore affect both current earnings and the REIT’s ability to maintain its portfolio.

Leverage figures are not automatically comparable across companies. Investors should use the company’s own disclosed measure and its definition rather than treating a single ratio as an industry standard. AGNC said in its 2025 reporting that it generally expected leverage between six and ten times tangible stockholders’ equity, while noting it could operate outside that range under certain conditions. This is AGNC’s company-specific expectation, not a typical mREIT range.
What moves earnings and book value
The factors that change an mREIT’s recurring spread income are not always the same as those that change the market value of its assets or its reported earnings. A portfolio may have hedges against some interest-rate moves, for example, while remaining exposed to mortgage-spread changes, prepayments or funding conditions. Consider the following drivers together rather than assuming a single market variable explains a quarter’s result.
Asset yields and mortgage spreads
The yield on mortgage assets affects the income available to cover borrowing and hedge costs. Mortgage spreads—the return demanded on mortgage assets relative to benchmark rates—also matter because they affect both prospective returns and the market value of existing holdings. If spreads widen, mortgage assets can lose value even when a REIT has hedged some benchmark interest-rate exposure. AGNC says its hedging strategies generally are not designed to protect against spread risk.

Funding rates and access to repo
Because repo borrowing is generally short-term, its cost can respond to short-term benchmark rates and conditions in the relevant funding market. A lower asset yield does not necessarily mean a narrower spread if funding costs fall too; likewise, an unchanged asset yield can produce less net income if financing becomes more expensive. Availability and liquidity matter alongside the quoted rate: the REIT needs to finance and refinance its positions, not merely own assets that promise interest.

Interest-rate changes affect mortgage asset prices, financing conditions and hedges through different channels and over different time frames. The result depends on the portfolio’s duration, asset coupons, hedge composition and timing. It is therefore too simple to say that rising rates are always bad for an mREIT or falling rates are always good. The direction and size of an effect depend on how the assets and risk-management positions respond relative to one another.
Prepayments and extensions
Mortgage borrowers can repay loans earlier or later than a portfolio manager expected. Faster prepayments change when principal comes back; slower repayments extend the period for which the investment remains outstanding. Those shifts can alter the effective interest-rate sensitivity and duration of mortgage assets, as well as the effectiveness of hedges arranged against expected cash flows. Prepayment and extension risk are not one-way earnings rules: their effect depends on the REIT’s holdings, funding and hedge positions.

Hedges and the risks they leave behind
Mortgage REITs may use swaps, Treasury positions and other instruments to manage interest-rate exposure. Hedges can offset some losses or gains from rate movements, but they have costs and do not make a portfolio risk-free. Differences between the assets and the hedge, as well as spread movements and mortgage cash-flow changes, can leave residual exposure. AGNC identifies interest-rate, prepayment, extension, spread and credit risks, and says its hedging strategies generally are not designed to protect against spread risk. Invesco Mortgage Capital’s filing also describes spread risk, underscoring why a hedge label should not be read as complete protection.
Portfolio mix, credit exposure and realized results
Two mREITs can respond differently to the same market because they may hold different assets, carry different credit exposures, finance themselves differently or hedge different risks. Agency and non-Agency exposures, for example, have different guarantee and credit-risk profiles. Sales of investments and settlements or other realized outcomes on hedges can also contribute to reported results. A dividend headline or one company’s quarterly result is not enough to infer another mREIT’s performance.
Why earnings, dividends and total return are different measures
When reading an mREIT’s results, keep the measurement in view. GAAP net income, a company-defined spread-earnings measure, dividends and total economic return answer different questions; they should not be treated as interchangeable.

- Net spread or spread-and-dollar-roll income: a company-defined measure of earnings related to the portfolio’s spread and specified transactions. Check the company’s definition and reconciliation rather than assuming it matches another REIT’s measure.
- GAAP net income: an accounting result that may include items beyond recurring interest income net of financing and hedge costs, including realized gains and losses.
- Dividend: a cash distribution to shareholders. It is not, by itself, proof that the underlying portfolio earned an equivalent amount during the period.
- Economic return: a broader company-reported measure that can combine dividends with a change in tangible net book value per share. It gives context that a dividend yield alone omits.
AGNC’s 2025 Form 10-K provides a concrete example of why those measures should be read separately. The company reported net spread and dollar roll income of $1.50 per diluted common share in 2025, compared with $1.88 in 2024. AGNC attributed the decline primarily to lower swap income after maturities of legacy swaps with low fixed pay rates, as well as the timing of new equity capital issuance and deployment. These are AGNC’s own historical figures and explanation, not a sector average or forecast.
AGNC also reported a 22.7% economic return on tangible common equity for 2025. The company said this comprised $1.44 in declared dividends and a $0.47 increase in tangible net book value per common share. That reported return is specific to AGNC and that year; it should not be interpreted as a return an investor can expect in a future period.
How to compare mortgage REITs
A useful comparison starts with the risk and financing choices behind each company’s reported earnings. The dimensions below identify what to investigate; they do not establish a ranking or imply that a higher value on any one measure is automatically better.

| Comparison area | Why it matters | What to examine |
|---|---|---|
| Asset type and portfolio mix | Different mortgage assets carry different guarantee and credit-risk profiles. | Identify the holdings and exposures described in each company’s filing; do not assume all mREITs own the same mortgage assets. |
| Asset yield and mortgage spread | These affect potential carry and asset valuation, while spread moves may not be hedged. | Read the company’s discussion of asset returns and spread exposure together. |
| Funding structure and cost | Repo tenor, benchmark exposure, liquidity and refinancing conditions influence expense and funding risk. | Review how the company describes its funding sources, costs and sensitivity to short-term rates and market liquidity. |
| Leverage | Borrowing can amplify gains and losses, but company calculations may differ. | Use each REIT’s stated definition and disclosed level; do not compare unlike ratios as if they were identical. |
| Hedge composition and coverage | Hedges can manage some rate sensitivity while leaving basis, spread and mortgage-option risks. | Look at what exposures the hedges address and which risks remain, not merely whether the company says it hedges. |
| Prepayment and extension exposure | Changing cash-flow timing affects asset duration and hedge effectiveness. | Read the filing’s discussion of mortgage cash-flow uncertainty alongside its rate and hedge disclosures. |
| Book value and total economic return | These provide context on changes in equity value that a spread measure or dividend alone may miss. | Consider reported tangible net book value and economic return with the company’s definitions and period. |
These factors are a framework for company-by-company analysis, not a current cross-company scorecard. The company filings described here do not establish a complete current ranking, an industry-wide typical leverage level or a sector-wide typical return.
A practical way to read an mREIT earnings report
- Identify the period and the asset mix. Note which portfolio and risks the company is reporting on; the label “mortgage REIT” alone does not tell you what it owns.
- Separate asset income from financing and hedge effects. Ask whether reported spread income changed because of yields, borrowing costs, hedges or the timing of capital deployment.
- Check the company’s leverage definition. Interpret its disclosed ratio using its own stated basis, then consider how borrowing could amplify the effects of market or funding changes.
- Read risk disclosures alongside earnings measures. Look for interest-rate, spread, prepayment, extension and credit exposures, plus any limits the company describes for its hedges.
- Put dividends beside book value and economic return. This helps distinguish cash paid to shareholders from changes in the value of the equity supporting the portfolio.
AGNC’s 2025 Form 10-K states: “We are exposed to a variety of market risks, including interest rate, prepayment, extension, spread and credit risks.” That company-authored disclosure captures why a single yield, dividend or earnings figure cannot describe the full risk profile. For current company-specific figures, use the latest applicable filings and their definitions; historical annual results should not be projected forward without evidence.
