A mortgage rate lock is a lender’s commitment to hold a quoted interest rate for a specified period while your purchase loan moves toward closing. It can protect you if rates rise during that period, but it is conditional, expires at a stated time, and may involve a fee or different pricing. Check the lock status and expiration on page 1 of your Loan Estimate, then confirm the terms in the lender’s written lock agreement.
What a mortgage rate lock does
Mortgage interest rates can change daily, sometimes hourly, according to the Consumer Financial Protection Bureau (CFPB). A rate lock sets the rate your lender has agreed to use for a defined period as your home purchase loan proceeds toward closing. The lender’s policies and pricing vary, so the written lock agreement—not a verbal quote alone—sets out the commitment and its conditions.

A lock is not final loan approval, nor is it an unconditional promise that every loan term will remain unchanged regardless of what happens. It applies subject to the lock period and the terms of your application and agreement. If you have not locked, the quoted rate can change. A rate quoted in a conversation or shown in an earlier estimate should therefore not be treated as proof that the rate is locked; check the current Loan Estimate and lock agreement.
The lock is about the interest rate and any related pricing terms covered by the agreement. It does not eliminate the rest of the mortgage process or guarantee that your loan will be approved. The lender still evaluates the application and supporting information. If something material changes, the rate or terms may be affected under the agreement. Read the lock as a time-limited commitment with stated conditions, not as a substitute for keeping your loan application accurate and completing the steps required for closing.

How to check whether your rate is locked
- Open page 1 of your Loan Estimate. Check the top of the page for whether the rate is locked and the expiration date and time. Federal disclosure rules call for the date and time, including the applicable time zone, when a specified lock period ends.
- Read the lock agreement. Confirm the expiration information and the conditions that could affect the rate or terms. Ask the lender to explain any language you do not understand. The agreement is where you should verify what the lender has actually promised and what circumstances could change that commitment.
- Save the documents and the lender’s answers. Keep the Loan Estimate and lock agreement together so you can check the agreed terms during the closing process. If the lender answers questions about timing, costs, or contingencies, retain those answers with the documents.
Do not look only for the interest rate number. Confirm whether the rate is locked at all, how long the stated period lasts, and precisely when it ends. The date and time matter because a lock is valid only for a specified period. If a document does not make the timing clear, ask the lender to confirm the expiration, including the relevant time zone, in writing.
The Loan Estimate is useful for comparing offers, but it is not a final approval. The CFPB recommends comparing estimates for the same type of loan and asking when a lender locks, whether you can choose the timing or length, and how pricing changes with a different lock period. An estimate may not show the cost of an extension or the price of a particular lock length, so ask the lender directly. Use the estimate as a standardized comparison starting point, then fill in the details that the document does not provide by asking each lender the same questions.
How long a lock lasts—and what the deadline means
The CFPB describes 30, 45, and 60 days as typical lock periods, with longer periods sometimes available. These are common examples, not durations every lender must offer. The actual period and expiration are set by your lender’s terms. Ask whether the period shown on the estimate is the one you requested and whether the lender offers other durations.

Your anticipated closing date and lock expiration are separate pieces of information: if the transaction takes longer than expected and closing occurs after the lock ends, you will need to know what the lender will permit. Do not assume that the lock automatically continues through a delay or that an extension is automatically available.
If the closing is delayed beyond the expiration, the lender may offer an extension, but an extension can cost money and may not be guaranteed. Ask what it would cost, whether the lender can decline it, and how that compares with choosing a longer lock at the outset. Also ask whether the quoted extension terms apply to your situation and whether you need to request an extension by a particular point in the process; the agreement and lender’s policy determine those details.
Compare the two approaches before deciding: selecting a longer lock period at the beginning may have a different price from starting with a shorter period and seeking an extension later. No universal extension fee or price difference is specified, so ask your lender for actual figures rather than relying on a market-average estimate. If an extension is unavailable or declined, ask the lender what happens next under its policy; do not assume a particular result without getting the lender’s answer.

What can still change a locked rate
A lock can be affected if important details of the loan application change. The CFPB identifies changes such as a different loan type or amount, a changed down payment, a different appraisal result, a changed credit score, or an inability to document income. The agreement should identify the contingencies that apply to your loan.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteThese examples are reasons to ask questions, not a complete list of every possible lender condition. A different loan type or amount, for example, may mean the lender is no longer pricing the same loan that was locked. A change in down payment, appraisal result, or credit score may also affect the terms under the lender’s policies. If income cannot be documented as required, the lender may be unable to rely on the assumptions used in the original application. The precise effect depends on the agreement and the facts, so ask the lender to explain whether a change affects the locked rate, points, or other terms.
Keep your application accurate and respond promptly to requests for documentation. If your circumstances or loan details change, ask the lender in writing whether that affects the rate, points, or other terms and why. Do not assume that a lock covers a materially different loan from the one priced when you locked. Likewise, do not assume every change automatically voids a lock; the lender’s written terms and the particular change matter.
Before you rely on a quoted rate, ask the lender directly: “If I lock my rate, are there any conditions under which my rate could still change?” Ask for examples tied to your application and where each condition appears in the agreement. This is especially useful if you are considering a change to the loan amount, down payment, or loan type, or if the appraisal, credit information, or income documentation is not yet settled.
Locking versus floating: the trade-off
Locking protects against a rate increase during the covered period, but it can also mean missing out if market rates fall. Floating means the rate is not locked, so it may move before closing. The choice depends on your closing timeline, tolerance for rate changes, and the lender’s prices and policies.

With a lock, the quoted rate is protected against market increases during the covered period, subject to the agreement’s conditions. If market rates decline in that period, however, you may not receive the benefit of the lower market pricing. Without a lock, you retain exposure to rate changes before closing: the rate may move up or down. No universally best strategy or rate forecast is established, so a decision should not rest on an assumed prediction about where rates are headed.

Some agreements may include a float-down feature that can allow a borrower to benefit from lower rates under specified conditions. Availability and terms are not universal. If a lender offers one, ask for the eligibility rules, timing, costs, and any other conditions in writing rather than assuming a lock automatically includes it. Find out what circumstances trigger the feature and whether the lender imposes restrictions; do not compare a loan with a float-down to one without it as if their terms were identical.
There is no one lock length or timing that is right for every buyer. Consider how soon you expect to close, the possibility of a delay, how much a rate increase would matter to you, and what the lender charges for the available periods. Ask the lender to explain the financial difference among the choices it offers. Those are the facts you can compare; neither the CFPB guidance nor available information here establishes a particular market outlook or tells every buyer to lock at a specific moment.
How to compare lock terms across lenders
Compare Loan Estimates for equivalent loan types and broadly similar terms. Otherwise, a rate difference may reflect a different loan product rather than the cost or length of the lock. CFPB guidance on reviewing Loan Estimates and questions about an estimate can help you structure the comparison.

For each lender, keep a small record of the lock facts rather than comparing rates in isolation. Record whether the quote is locked or floating, the expiration date and time, the available periods and their prices, what happens if closing is delayed, and the conditions that could change the rate or terms. Include any float-down feature only if the lender confirms it in writing and explains its conditions. If one estimate does not show a particular lock cost or extension cost, ask for it rather than treating the missing figure as zero.
| What to compare | What to check |
|---|---|
| Lock status | Whether the rate is locked or floating on the Loan Estimate, and whether that matches the lender’s agreement. An unlocked rate can change. |
| Expiration | The exact date and time, including time zone where applicable, shown on the estimate and confirmed in the agreement. |
| Lock length and price | Which periods are available and how the pricing changes for each. Ask directly if the Loan Estimate does not show the cost of a lock length. |
| Delay and extension terms | Whether an extension is available, what it costs, whether it is guaranteed, whether it can be refused, and how it compares with a longer lock selected at the start. |
| Rate-changing contingencies | Which changes to your application or loan can alter the rate or terms, including the lender’s treatment of changes to loan type, amount, down payment, appraisal, credit, or income documentation. |
| Float-down | Whether the lender offers one and its exact written requirements, timing, cost, and other conditions. |
Ask each lender: “What does it mean if I lock my rate today?” “What rate lock time frame does this Loan Estimate provide?” “Is a shorter or longer rate lock available, and at what cost?” “What if my closing is delayed and the rate lock expires?” and “If I lock my rate, are there any conditions under which my rate could still change?” Also ask how extension pricing compares with a longer lock and whether an extension can be refused.
These questions make offers easier to compare because they reveal details that the interest rate alone does not show. Ask each lender the same questions and compare the answers alongside the Loan Estimates. The goal is not to choose the longest lock automatically or to assume the lowest initial rate is the best offer. It is to understand the rate commitment, price, deadline, and risks for each offer on comparable terms.

If your Closing Disclosure shows a different rate or points
Compare the Closing Disclosure with the Loan Estimate and your lock agreement. The CFPB says a locked rate and points generally should not change, though exceptions can apply, including material changes in the application. If the figures differ from what you expected, ask the lender for the specific reason and how it relates to the lock terms. The CFPB’s guidance on differences between a Loan Estimate and Closing Disclosure explains what to do next.
Start with the exact entries that differ: is it the interest rate, points, or both? Then ask the lender to identify the explanation and the relevant provision or change. If you changed something about the application, such as the loan amount or down payment, mention it and ask whether the lender considers that a material change. Keep the response and documents together so you can see how the final figures relate to the original lock. A difference should not be waved away as a routine consequence of locking; ask for a specific reason.
The general expectation that a locked rate and points should not change is not an unconditional rule. The CFPB notes that exceptions can apply, including material application changes. That is why the agreement, the Loan Estimate, and the facts of your file all matter. If you cannot reconcile the Closing Disclosure with what you were told, ask the lender to explain the discrepancy before assuming either that the lock was honored or that it was improperly changed.
Deciding when to lock
There is no universally best time to lock established by CFPB guidance. Base the decision on how soon you expect to close, the risk that the transaction will be delayed, how you would handle a rate increase, and the prices quoted for the available lock periods. Ask the lender what happens if the closing date slips and compare the cost of a longer lock now with the possible cost and availability of an extension later. CFPB guidance on choosing a loan offer can help you consider the offer as a whole.
A practical way to make the decision is to work through the lender’s options in order. First, establish your expected closing timeline and ask which lock lengths are available. Next, get the price for each relevant length and the expiration date and time it would create. Then ask about extension availability, cost, and whether the lender can refuse an extension. Finally, weigh the protection from a rate increase against the possibility that market pricing could fall while you are locked, and check whether a written float-down option changes that calculation.

Do not decide on timing based only on a vague promise that the lender can “take care of it” if closing runs late. Ask what the actual agreement says, what an extension costs, and what happens if it is not granted. Nor should you assume that a longer lock is always the safer or cheaper choice; its price depends on the lender. The useful comparison is between the actual costs and conditions offered to you, not a generalized claim about which term buyers should choose.

Frequently Asked Questions
How long does a mortgage rate lock last?
The CFPB describes 30, 45, and 60 days as typical lock periods, and says longer periods are sometimes available. Not every lender offers every duration. Check your Loan Estimate and written lock agreement for the actual expiration date and time, including the applicable time zone.
What if my closing is delayed and the rate lock expires?
An extension may be available, but it can cost money and is not guaranteed. Ask your lender what an extension would cost, whether it can be declined, and how that compares with choosing a longer lock at the outset. The lender’s policy and written terms control.
If I lock my rate, are there conditions under which it could still change?
Yes. A lock is conditional. CFPB examples include a change in loan type or amount, down payment, appraisal result, credit score, or an inability to document income. Ask the lender which contingencies apply to your application and how a change could affect the rate or terms.
Where can I see whether my rate is locked?
Check the top of page 1 of your Loan Estimate for the lock status and expiration date and time, then confirm them in the lender’s written lock agreement. If the estimate does not clearly show the status or deadline, ask the lender to clarify it in writing.
Should I lock my mortgage rate or let it float?
Locking protects against a rate increase during the covered period, while floating leaves the rate exposed to movement before closing. A lock can also mean missing lower market pricing if rates fall. There is no universally best time established by the CFPB; consider your closing timeline, tolerance for rate changes, and the lender’s actual lock prices and policies.
Can I benefit if rates fall after I lock?
Possibly, if your lender offers a float-down feature and you meet its conditions. Such features and terms are not universal. Ask for the eligibility rules, timing, costs, and other requirements in writing; do not assume a rate lock includes one.
Will my Loan Estimate show the cost of an extension or a longer lock?
It may not show the extension cost or the price paid for a particular lock length. Ask each lender directly for the cost of the available lock periods and any extension, and compare those figures on equivalent loan types and broadly similar terms.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
What should I do if the rate or points on my Closing Disclosure differ?
Compare the Closing Disclosure with your Loan Estimate and lock agreement, then ask the lender for the specific reason for the difference. A locked rate and points generally should not change, but exceptions can apply, including material changes in the application.
The Bottom Line
A mortgage rate lock can protect your quoted rate for a defined period, but it is conditional and expires at a specific date and time. Confirm the status and deadline on page 1 of your Loan Estimate and in the written agreement. Before choosing a lock, compare the price of available periods, extension terms, rate-changing contingencies, and any written float-down option across equivalent loan offers. If closing is delayed or your application changes, ask the lender what that means for your rate rather than assuming the lock automatically carries through.
