Mortgage companies may contact you because you gave them your details when you asked about a loan or applied. A separate route—credit-bureau marketing based on a mortgage inquiry—historically generated unsolicited offers called trigger leads. Since March 4, 2026, the Homebuyers Privacy Protection Act restricts certain inquiry-based sharing for residential mortgage transactions, but it does not stop every kind of lender contact. To reduce prescreened offers, you can opt out through OptOutPrescreen; to understand other calls, ask the lender or caller how they got your information.
How mortgage companies may get your phone number or email
There is more than one possible route, and a call after you apply does not by itself show which route was used. A mortgage lender may follow up using contact information you supplied directly in an inquiry, application, or other interaction. A referral or consent may also explain some outreach. Separately, credit-report-based marketing historically allowed credit reporting companies to identify people after a mortgage-related credit inquiry and provide information for firm offers of credit or insurance.

The Consumer Financial Protection Bureau (CFPB) describes the sequence this way: after a lender checks your credit, you might start getting offers from other companies, known as “trigger leads” or “unsolicited offers of credit.” The CFPB’s mortgage-shopping guidance explains this inquiry-related marketing pathway. It does not establish the source of any particular call, text, or email. Ask the individual caller and your lender where your details came from rather than assuming every contact is a trigger lead.

A lender may have your number because you entered it on a form, gave permission to be contacted, or came through a referral; those are different from a bureau furnishing a report for an offer.

If you want a useful answer, ask a specific question: “Which company or source provided my contact information, and what is the purpose of this contact?” You can also ask your loan officer whether the lender itself, an affiliate, or a service provider contacted you. Do not provide additional personal or financial details to an unexpected caller simply to get an explanation. If you are uncertain about the caller’s identity, verify the contact through a phone number or address you already trust.
What a mortgage trigger lead is
A trigger lead is an inquiry-related marketing lead: a mortgage credit inquiry can signal that a consumer may be shopping for a loan, and historically credit reporting companies could use inquiry-related information to identify consumers for firm offers of credit or insurance. The term describes a credit-report-based marketing mechanism, not a universal explanation for mortgage advertising or a list of every company that may contact a borrower.
The sequence is different from a lender simply following up on an application. In the trigger-lead pathway, the credit inquiry is the signal connected with potential marketing; another company may then make an offer. The offer may be unsolicited even though the consumer never asked that particular company to call. That does not mean that every call following an inquiry came from a trigger lead, or that the caller necessarily received your application itself. The mechanism concerns inquiry-related furnishing for firm offers, and the public guidance does not identify the data source for a particular person’s contact.
This distinction matters because the practical response depends on the channel. Opting out of prescreened firm offers addresses that offer channel; it does not erase contact details you already gave a lender or identify who made an unfamiliar call. The federal law now limits specified inquiry-based furnishing for residential mortgage transactions, but its exceptions mean it is not a blanket prohibition on all mortgage marketing.
What federal law changed on March 4, 2026
Congress enacted the Homebuyers Privacy Protection Act as Public Law 119-36 on September 5, 2025. The law provides for effectiveness 180 days after enactment, making the effective date March 4, 2026. Its amendment restricts a consumer reporting agency from furnishing a consumer report to another person when the furnishing is based in whole or in part on a report request connected with a residential mortgage transaction, unless the transaction is a firm offer of credit or insurance and the recipient meets a specified condition. Read the statute for its text and scope.
For the exception to apply, the recipient must meet at least one of these criteria:
- Document the consumer’s authorization.
- Have originated the consumer’s current residential mortgage.
- Service the consumer’s current residential mortgage.
- Be an insured depository institution or credit union holding a current account for the consumer.
These conditions describe who may receive a report in the specified circumstance; they are not four steps a borrower must complete or four categories of marketing callers to contact. The central limit applies to a consumer reporting agency furnishing a report based in whole or in part on a request connected to a residential mortgage transaction. A firm offer of credit or insurance and an eligible recipient are part of the statutory exception.

- SECURE YOUR WALLET FROM e-PICKPOCKETING: Prevent potential identity and financial theft through your contactless cards. This is the simplest and most effective prevention solution! Block RFID and NFC signals, protect your personal information, and enjoy peace of mind wherever your travels or business take you.
- JAMMING CHIP: An antenna and jamming chip makes up the main components of the card. The antenna will sense incoming radio waves and draw power for the chip to create a jamming signal. Lifetime usage as the card does not require battery.
- BROAD WORKING DISTANCE: With a 2.4” working distance, your entire wallet stays protected. The premium RFID blocking card helps secure cards within 1.2” on either side, providing reliable protection against electronic pickpocketing.
- ULTRA-THIN & COMPACT: At the size of a standard credit card and at only 0.03” thick, the card will fit into any wallet, purse or card case. Keep your wallet compact with no added bulk from this card. Best for travel, business, and everyday use.
- TEST THE CARD: Test the card is working at your local supermarket. At the self-service checkout machines, combine the card and a contactless card on the payment reader. Payment with the contactless card will be blocked and an error message should occur on the reader.
These are conditions within a specific rule about furnishing reports for certain mortgage-related purposes. The law should not be read as a universal ban on mortgage advertising, all uses of information previously provided directly to a lender, or every call from a mortgage company. It also does not, by itself, tell you how any particular caller learned your number. If an offer arrives, its timing alone does not establish whether the statutory conditions were met or which information channel was used.
The statute also includes a Government Accountability Office (GAO) study provision; that provision does not change the practical steps below. For consumers deciding what to do now, the immediate date to know is March 4, 2026, when the Act took effect, and the immediate distinction to keep in mind is bureau furnishing versus information shared through a direct interaction or another channel.
How to reduce prescreened mortgage and credit offers
Choose an opt-out period
OptOutPrescreen, the official Consumer Credit Reporting Industry website for this process, offers two choices for opting out of prescreened firm offers:
| Choice | How to request it | Duration |
|---|---|---|
| Electronic opt-out | Submit the request through OptOutPrescreen.com | Five years |
| Permanent opt-out | Request the permanent election and mail the form provided by the site | Permanent election |
The site describes the process as free. The permanent election is not an instant online toggle: it requires mailing the form. Check the site’s current instructions before submitting a request. Opting out reduces prescreened firm offers; it does not promise to stop all mortgage contacts, and it does not by itself tell you how a particular lender obtained your information. The site notes that firm offers may provide product choices, so consider that trade-off when deciding whether to opt out.
Free tools Windows power users keep installed
One-click scans. No signup required.
The practical choice is about duration and convenience. The electronic election lasts five years. If you want the permanent election, you must request it and mail the form supplied through the site. Neither option should be treated as a way to withdraw information already submitted to a particular lender or to stop direct follow-up about an inquiry or application. The opt-out is specifically for prescreened firm offers.
You may prefer the five-year option if you want an electronic request with a defined term, or the permanent option if you want to make a lasting election and are willing to complete the mailed form. The trade-off is that the site says prescreened firm offers can present product choices. Decide whether reducing that type of unsolicited offer is more valuable to you than continuing to receive those offers; there is no need to buy a service or device to submit the free election.
Use the official site and follow its current directions rather than relying on a third-party form or a caller’s promise to remove you. Keep in mind what the election actually covers: it reduces prescreened firm offers, not all advertising and not every kind of communication that a lender may send. If calls continue, that fact alone does not show that the opt-out failed; the contact may be coming through a channel the election does not cover.

Ask your loan officer about the credit check and information use
Before authorizing a credit check, ask what type of check the lender plans to run, what outreach you should expect afterward, and how it handles information connected with your application. The CFPB recommends discussing the credit check and possible trigger leads with the loan officer. You can also ask whether the lender shares information with affiliates or service providers and review its privacy and consent notices. Those lender-specific materials—not the general opt-out—are where to look for the lender’s practices concerning information you supplied directly.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
Keep the questions practical and specific. For example: “Will you check my credit as part of this step?” “Could I receive other offers after the check?” “Does your company share my information with affiliates or service providers?” “Where can I read the privacy and consent notices that apply to my application?” A loan officer may be able to explain the lender’s own process, while the lender’s notices are the place to check its stated information-use practices.
These questions do not replace comparing offers, and a lender’s explanation will not necessarily identify every possible source of later outreach. They can, however, help you distinguish a lender’s direct use of information you supplied from inquiry-related marketing. If you have already applied, you can still ask how the information is handled; the opt-out and the conversation with your lender address different things.
Do not stop comparing mortgage offers because of trigger leads
Concern about marketing calls is not a reason to avoid comparing lenders. The CFPB says multiple mortgage credit checks within a 45-day window are recorded as a single inquiry for scoring purposes. That rule concerns scoring; it does not mean you should skip the rest of the application or assume every lender will offer the same terms. The CFPB also encourages consumers to seek multiple preapprovals and Loan Estimates. Compare the loan terms, costs, and service shown in those offers, rather than treating an opt-out as a substitute for shopping.
The CFPB’s explanation of mortgage credit checks covers inquiry effects, the 45-day shopping window, and checking your own credit. The stated 45-day period is the CFPB’s guidance for mortgage inquiries and scoring; it is not a promise that every scoring model or every kind of credit application will be treated identically.
When you compare lenders, focus on what each lender offers: loan terms, costs, and service, including the details presented in the Loan Estimate. A prescreened offer or a fast follow-up call is not a substitute for reviewing those documents. Likewise, opting out of prescreened offers does not compare lenders for you. The consumer choice is not “protect privacy or shop around”; CFPB guidance supports comparing mortgage offers while understanding the inquiry-related marketing pathway.
The 45-day point is about how multiple mortgage inquiries are recorded for scoring purposes, not a reason to delay indefinitely or a guarantee that all inquiries for all types of credit are treated the same way. The CFPB’s statement applies to mortgage lender checks within that window. If you are unsure how an inquiry will be handled, ask the lender what check it plans to run and consult the CFPB’s mortgage-specific explanation.

What to do if you get an unfamiliar call or see an inquiry you do not recognize
For an unsolicited call or message
- Ask the caller to identify the company and explain where it obtained your contact information and why it is contacting you.
- Do not rely on the caller’s explanation alone if you are unsure who is calling. Contact your lender using a number or address you already trust and ask whether it initiated or authorized the outreach.
- Review your lender’s privacy and consent notices if you want to understand how the lender handles information you supplied directly, including any stated affiliate or service-provider sharing.
The available public guidance explains possible contact pathways, not the source of any one person’s call. A call after applying does not establish that a credit bureau furnished information improperly or that the caller has a relationship with your lender.
Keep the two questions separate: who contacted you, and how that company got your details. An answer to the first does not automatically answer the second. If you cannot verify a caller, end the conversation and use contact information you already trust to reach the lender. Do not treat a caller’s claim that it has your loan details as proof that it is affiliated with your lender.

For a credit inquiry you do not recognize
Check your credit report and contact the relevant credit bureau and lender if an inquiry appears inaccurate or unauthorized. The trigger-lead explanation covers prescreened marketing after mortgage inquiries; it does not establish whether a particular inquiry was authorized. Treat an unexpected inquiry as a separate question from an unsolicited offer and use the bureau’s and lender’s channels to dispute or investigate it.
A marketing offer and an inquiry on your file are not the same thing. A trigger lead refers to inquiry-related marketing; an unfamiliar inquiry raises a separate question about the entry on your credit report. First review the report so you can identify the inquiry at issue, then contact the relevant bureau and lender if you believe it is inaccurate or unauthorized. The public guidance cited here does not resolve an individual dispute or determine whether a specific check had permission.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. What opting out does—and does not do
- It does: let you opt out of prescreened firm offers through the five-year electronic election or permanent mailed election offered by OptOutPrescreen.
- It does not: identify the source of a specific call, erase information you previously gave a lender, or guarantee that all mortgage-related contact will stop.
- It is not a replacement for: reviewing lender notices, asking how your details are used, or comparing Loan Estimates when shopping for a mortgage.
For written prescreened credit and insurance solicitations, federal rules also address the notices that must accompany them. The CFPB’s regulation page provides the applicable text at 12 CFR § 1022.54. This notice requirement relates to written prescreened solicitations; it does not tell you which source supplied contact details for a particular call or message.
In short, use the opt-out for the prescreened-offer channel, ask your loan officer about the lender’s own practices, and investigate a questionable credit-file entry as a separate issue. The Homebuyers Privacy Protection Act adds a federal limit to specified furnishing connected with residential mortgage inquiries, but it does not make every contact disappear or make every call evidence of a violation.
Frequently Asked Questions
Why are mortgage lenders calling me after I applied?
There is more than one possible explanation. A lender may follow up using information you supplied directly, a referral or consent may have led to contact, or a mortgage credit inquiry historically could be used to identify consumers for prescreened firm offers. Timing alone cannot identify the source. Ask the caller and your lender which company or source provided your contact information.

How did mortgage companies get my phone number?
You may have provided it in an inquiry or application, or contact may have followed a referral or consent. Historically, credit-report-based marketing connected to a mortgage inquiry could also lead to unsolicited firm offers. Ask the specific caller how it obtained your details; general guidance cannot identify the source of an individual call.
What is a mortgage trigger lead?
A trigger lead is an inquiry-related marketing lead. Historically, a mortgage credit inquiry could signal that someone was shopping for a loan, and credit reporting companies could use inquiry-related information to identify consumers for firm offers of credit or insurance. The Homebuyers Privacy Protection Act, effective March 4, 2026, limits specified inquiry-based furnishing for residential mortgage transactions, subject to defined exceptions.
How do I stop lenders from calling after a credit check?
To reduce prescreened firm offers, use OptOutPrescreen.com. Its electronic opt-out lasts five years; its permanent election requires mailing the form provided by the site. The process is described as free, but it does not stop every kind of contact. Ask your loan officer what outreach to expect and how it handles information you provided directly.

No. OptOutPrescreen addresses prescreened firm offers. It does not erase information already given to a lender, identify the source of a particular call, or guarantee that all mortgage-related contact will stop.
Will shopping with several mortgage lenders hurt my credit score?
The CFPB says multiple mortgage lender credit checks within a 45-day window are recorded as a single inquiry for scoring purposes. That guidance is about mortgage inquiries and scoring; it is not a guarantee that every scoring model or every type of credit application is handled identically. The CFPB encourages consumers to compare preapprovals and Loan Estimates.
What should I do if I see a mortgage inquiry I do not recognize?
Review your credit report and contact the relevant credit bureau and lender if the inquiry appears inaccurate or unauthorized. An unfamiliar inquiry is a separate issue from receiving an unsolicited offer; the trigger-lead explanation does not establish whether a particular inquiry was authorized.
The Bottom Line
Mortgage contact can follow a direct inquiry or application, a referral or consent, or historically an inquiry-related prescreened offer. Since March 4, 2026, the Homebuyers Privacy Protection Act restricts certain bureau furnishing tied to residential mortgage inquiries, with exceptions. To reduce prescreened offers, make a free five-year electronic or permanent mailed election through OptOutPrescreen. Ask your lender how it handles information you supplied directly, investigate unfamiliar credit inquiries separately, and keep comparing Loan Estimates.
