What makes a mortgage application feel difficult?
Borrower effort is not limited to filling out an application. It can include searching for information the lender needs, re-entering details already supplied, guessing which documents are required, interpreting unfamiliar terms, and waiting without knowing the next step. Errors discovered late can add further delay and uncertainty.
Recommended Free Tools
The Consumer Financial Protection Bureau (CFPB) documented related problems around mortgage closing: borrowers described limited time to review documents, paperwork that was complex and voluminous, insufficient help, and errors that could delay the process. Its findings support treating the application and closing as connected parts of the borrower experience. A smooth initial form does little good if the borrower encounters an opaque document package or an unclear path to resolve a discrepancy later. CFPB research on mortgage closing pain points

Design around the borrower’s decisions, not just the lender’s forms
A digital application should make it easier for borrowers to provide accurate information and understand how it will be used. That starts with asking only for information needed at the current stage and, where the lender’s process and applicable requirements permit, reusing information the borrower has already provided. These are sound workflow design recommendations; the cited studies do not quantify how much field reduction or reuse changes completion rates.
As an implementation practice, make each stage legible: distinguish information the borrower must enter from records they can submit or authorize the lender to retrieve; indicate whether an item is required now or later; and explain how to proceed if the requested record is unavailable or appears incorrect. Avoid implying that a task is finished merely because a file uploaded—the borrower should be able to tell whether it was received, is being reviewed, or needs attention. This helps connect the initial application to later verification and closing rather than leaving the borrower to infer the workflow.
Explain every request in plain language
For each request, tell borrowers what is needed, why it is needed, who will access it, and what happens after they respond. Avoid presenting a document checklist as a bare sequence of file names. A short explanation can distinguish, for example, a request for proof of funds from a request to verify income, and clarify whether the borrower must upload a record, authorize a connection, or speak with a loan officer.
For sensitive requests, explain the permission before asking for consent: what data is accessed, whether it is bank or payroll information, and which lender or service provider will receive access. Fannie Mae specifically recommends communicating how digital verification works, its benefits, and how risks are managed. Clear permission language is part of usability, not an extra disclosure to bury in the flow.
Show progress and the next action
Give borrowers a reliable view of what has been received, what remains outstanding, whether an item needs attention, and who is responsible for the next step. Use a clear status rather than implying that a submission is complete while a review is still pending. When something cannot be verified, explain the specific issue and how the borrower can correct it.
Progress information should answer the borrower’s immediate questions: Is anything still needed from me? Is the lender reviewing it? When should I expect an update, and whom should I contact if it does not arrive? The cited studies do not prescribe a particular status dashboard or notification schedule; these are practical ways to address uncertainty and make next steps visible.

Make assistance easy to find
Offer a visible route to a knowledgeable person during the process, not only after a borrower gets stuck. Digital self-service can handle routine tasks while a loan officer or support team helps with unusual circumstances, confusing requests, or questions about sensitive permissions. A human contact should be able to see the borrower’s status and avoid making them repeat information already entered.
Offer digital verification without making it compulsory
Digital verification can let a borrower authorize a lender or service provider to access financial information, such as bank or payroll data, rather than manually retrieving and submitting records. It can reduce document-gathering work for some people, but the option is not right for everyone. Explain the data requested, the permission being granted, who receives access, and how the lender manages security and privacy; provide a clear alternative where available. Fannie Mae on digital verification tools
Fannie Mae’s 2024 analysis of recent homebuyers whose mortgages it acquired from January through November 2023 found that 75% cited faster processing as a benefit of a digital mortgage process and 71% cited making the process easier. These are reported perceptions among that surveyed group, not guarantees that a tool will speed every application or a finding about all mortgage applicants.
About one-third of recent buyers in that analysis said their lender asked them to use online bank access to verify closing or down-payment funds. Among the 4% who were offered access and declined, most cited data security as the main concern. Keep the denominator in view: that 4% refers to the subgroup offered access who declined, not to all mortgage borrowers. The findings point to a usability lesson: a permission screen without a plain explanation can turn a potentially convenient option into a source of doubt.
Slightly more than half of borrowers who granted digital bank-account access said they would use digital verification again for a future mortgage. Among people not offered it, 15% said they would use it next time. The contrast suggests that experience may shape willingness, but it does not establish that every borrower will prefer digital verification after trying it.
Support more than one service channel
Borrowers differ in their comfort with online tasks, their access needs, and the amount of explanation their situation requires. Fannie Mae reports that most recent homebuyers used a hybrid of online and personal-touch channels. Separately, a 2021 FHFA and CFPB release of National Survey of Mortgage Originations data through 2019 reported that a paperless online mortgage process was important when choosing a lender or broker to 40% of home-purchase respondents and 44% of refinance respondents. Those percentages describe survey responses through 2019, not a current 2026 market rate. FHFA and CFPB release on the National Survey of Mortgage Originations

FHFA Deputy Director Lynn Fisher described that release as setting “a baseline about how borrowers viewed the mortgage process just prior to the COVID crisis.” The historical figures are useful evidence that paperless access mattered to many respondents, but they should not be treated as a current preference estimate or as proof that all borrowers want an online-only experience.
Instead of assuming one channel is best for everyone, decide how online-only, hybrid, and primarily in-person or phone service will support the tasks borrowers actually face.
| Service model | Where it may fit | Questions for the lender to resolve |
|---|---|---|
| Online-only | Borrowers who prefer self-service and can complete the tasks with the available digital tools. | Can a borrower get timely help, review documents clearly, flag a problem, and use an accessible alternative if a digital step does not work? |
| Hybrid digital plus personal support | Borrowers who want online convenience for routine steps and a person for questions or complex situations; this reflects the channel mix Fannie Mae reports for most recent homebuyers. | Can staff see the digital application status and help without requiring borrowers to start over or repeat details? |
| Primarily in-person or phone | Borrowers who prefer direct assistance or need more support with the process. | Are the same explanations, status updates, document-review opportunities, and error-resolution paths available by phone or in person? |
The available studies do not establish head-to-head costs or completion times for these channel models, nor do they show that online-only service works equally well for every borrower. Evaluate them on borrower preference, task complexity, access to timely help, document review, accessibility, privacy comfort, and the lender’s ability to identify and correct errors. The comparison should also consider whether a borrower can switch channels without losing progress or having to repeat work; the goal is continuity, not just the presence of several contact options.

Make document review understandable and timely
Digital delivery alone does not ensure that borrowers understand their loan documents. The CFPB’s eClosing pilot associated electronic closings with higher perceived understanding, efficiency, and empowerment than paper closings, but the strongest reported outcomes were among borrowers who reviewed documents in advance—whether those documents were electronic or paper.
The four-month pilot involved seven lenders, more than 3,000 consumers, four technology companies, and approximately 1,200 completed follow-up surveys. Compared with paper borrowers, eClosing borrowers had net-positive perception scores that were 7 percentage points higher for understanding, 17 percentage points higher for efficiency, and 15 percentage points higher for empowerment. These are differences in perception scores, not reductions in elapsed time, errors, or cost. The pilot does not prove that technology alone improves outcomes for every borrower. CFPB eClosing pilot findings
CFPB Director Richard Cordray summarized the qualification: “While technology alone will not address all consumer concerns in the closing process, our study showed that eClosings do offer the potential to make the process less complex.” For lender teams, the clearest design implication is to give borrowers meaningful time and a usable way to inspect documents before signing, not merely to deliver them electronically at the last moment.

Help borrowers interpret key disclosures
The Loan Estimate summarizes key loan terms and estimated loan and closing costs. The Closing Disclosure provides a detailed accounting. Explain what each document is for, define unfamiliar terms, and make it practical for borrowers to compare the information and ask questions. The CFPB’s 2015 eClosing materials discussed delivery timing under rules then taking effect; that historical explanation is not current legal advice. Lenders should confirm present requirements against authoritative, current regulatory materials rather than relying on a 2015 summary. CFPB description of the eClosing study and disclosure context
Do not rely on file access alone as a proxy for understanding. A useful review experience gives borrowers a way to locate key terms, compare figures across documents, look up unfamiliar language, and ask a person about anything they do not understand. CFPB identified summaries, definitions, and explanations of the process as features worth testing. These are design directions, not a substitute for required disclosures or individualized advice.
Make it possible to report a mismatch
Provide a clear way to flag an inconsistency between an estimate and a final disclosure, or an error in the documents, before closing. CFPB identified differences between estimates and final disclosures and other errors as borrower pain points. It also identified document summaries, definitions, process explanations, earlier document access, and error-detection tools as features worth testing. A useful workflow routes a reported issue to someone who can explain whether a correction is needed and what happens next.
Earlier access matters because it gives a borrower an opportunity to review rather than forcing questions into a rushed signing moment. Build the time and contact path into the service design, and make clear which document version is current so borrowers do not have to guess whether a discrepancy has already been resolved.

Do not treat online completion as proof of a good borrower experience. Track whether people can finish each stage, understand key requests and disclosures, identify errors, and feel confident about the next step. Break results out across channels and borrower groups so that an overall success rate does not conceal a barrier for people who need a different format or more support.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Scan for outdated or missing drivers - takes under a minute3Clear out junk files and repair common Windows errors- Completion: Where do borrowers stop, abandon a task, or need staff intervention?
- Comprehension: Can borrowers explain what they are authorizing and what a key disclosure tells them?
- Errors: How often are missing or inconsistent items found, and how early can borrowers correct them?
- Confidence and support: Do borrowers know what happens next and how to reach a person who can help?
- Channel and access: Do these outcomes vary by online, phone, and in-person service or by borrower group?
Pair these measures with borrower feedback. The cited evidence identifies useful design directions, but does not establish that any single digital workflow will work equally well across lenders, loan products, or applicants. Treat changes such as digital verification, early document access, or a new status view as things to evaluate with borrowers, not as presumed improvements. The cited evidence supports testing for completion, comprehension, errors, and confidence; it does not supply a universal benchmark or a proven cost or time saving for a particular channel.

Frequently Asked Questions
How can lenders make applying for a mortgage online easier?
Reduce repeated information gathering where the process and requirements allow, explain what each request is for, show what has been received and what happens next, and make knowledgeable human support easy to reach. Give borrowers time and a clear way to review and question important documents.
Should lenders require borrowers to use digital bank verification?
The cited evidence supports offering digital verification as an option, not treating it as right for every borrower. Explain the data and access permission, who can access it, and how privacy and security are managed, and provide an alternative where available. In Fannie Mae’s 2024 analysis, privacy and security concerns were the main reason most borrowers in the small subgroup offered access who declined gave for declining.
Does an eClosing make borrowers understand mortgage documents better?
The CFPB’s 2015 pilot found eClosing borrowers had net-positive perception scores 7 percentage points higher for understanding, 17 points higher for efficiency, and 15 points higher for empowerment than paper borrowers. These are perception-score differences, not measured savings in time, error rates, or cost. The strongest reported outcomes were associated with advance document review, whether documents were electronic or paper.

The cited research does not show that online-only service works equally well for everyone or establish channel-by-channel costs or completion times. The Bottom Line
A digital mortgage application is easier when it reduces unnecessary work without hiding choices or removing support. Explain each request and permission, make status and next steps clear, offer digital verification without assuming everyone will use it, and give borrowers time and help to review disclosures and resolve errors. Test the experience across channels and borrower groups rather than assuming that moving a process online has made it simpler.
