For fixed-rate pricing, the closer market reference is usually the term-matched sterling overnight index swap (OIS) rate, linked to SONIA. Lenders then add funding, hedging, operating and credit-risk costs, plus a profit margin, and adjust the result for loan-to-value, borrower eligibility, competition, term and fees.
This is why a two-year mortgage does not simply track the 10-year gilt yield, and why a change in market yields may reach mortgage offers later, by a different amount, or not at all. To judge what a market move means for you, compare the relevant two- or five-year benchmark with like-for-like mortgage offers and their total cost.

What a gilt yield is—and why mortgage borrowers hear about it
A gilt is a bond issued by the UK government. It promises specified cash payments (coupons and repayment of principal) on set dates. The market price changes as investors reassess expected interest rates, inflation, government-debt supply and demand, and compensation for risk. Because the promised cash flows are fixed, the price and yield generally move in opposite directions: a lower price means a higher yield, while a higher price means a lower yield.
The yield is therefore the return implied by the current market price and the bond’s future cash flows, not a rate that the government or a mortgage lender chooses for a particular borrower. The Bank of England derives government yield curves from gilt prices and repo rates. Its published curves are fitted estimates, so another institution’s curve can differ slightly.

Gilt yields matter to mortgages because they show how financial markets are pricing money over different horizons. They are a useful signal about expected rates and the compensation investors demand for holding long-term government debt. They are not, however, a formula that converts directly into a mortgage quote.
The closer benchmark: SONIA-linked OIS rates
The Bank of England distinguishes its government-gilt yield curves from sterling overnight index swap (OIS) curves. In an April 2026 Financial Policy Committee record, the Bank stated: Overnight Index Swap (OIS) rates are used as the benchmark for fixed-rate mortgage pricing.
An OIS is an interest-rate swap in which payments are exchanged by reference to compounded overnight rates. In sterling, that overnight rate is SONIA (Sterling Overnight Index Average). A two-year OIS rate is therefore a more direct market reference for a two-year fixed mortgage than a 10-year gilt yield; a five-year OIS rate is the more relevant comparison for a five-year fix.

They are different instruments, though, with different risks, participants and supply-and-demand effects. A gilt yield can rise because investors demand more compensation to hold government debt even when the swap curve moves less. Conversely, swap pricing can change without an identical move in gilts.
How a lender turns market rates into a mortgage offer
A lender has to fund a loan whose customer rate is fixed while the lender’s own liabilities and market rates continue to change. It normally uses market instruments, including swaps, to manage that interest-rate exposure. The quoted mortgage rate is built in layers rather than copied from a single chart.

1. Start with the term-matched market rate
The lender observes the relevant OIS or swap rate for the period being fixed. The two-year reference is used for a two-year product and the five-year reference for a five-year product. A 10-year gilt is not the right one-to-one benchmark for either of those common products.
2. Add funding and hedging costs
The lender’s deposits, wholesale borrowing and liquidity arrangements have their own costs. Hedging the fixed interest obligation also costs money and can include balance-sheet and collateral effects. These costs need not move exactly with gilts or OIS.
3. Price credit and capital risk
A mortgage is exposed to the possibility of arrears, losses after repossession and the capital required to support the loan. Lenders price those risks using information about the borrower, the property and the overall credit cycle.
4. Adjust for leverage and borrower characteristics
Loan-to-value (LTV) is especially important. A 60% LTV loan generally presents less loss risk than a 90% LTV loan, so the two can carry different margins even when the market benchmark is identical. Income, affordability, property type, credit history, loan size and eligibility rules also affect the offer.
5. Set a commercial margin and account for fees
Competition, operational costs, expected volumes and a lender’s target margin influence the final price. A lower headline rate can be paired with a larger product fee, while a fee-free product can have a higher rate. The Bank of England’s quoted-rate methodology accounts for fees when selecting the most competitive rate for its published series.

The resulting offer can be expressed schematically as: term-matched OIS reference + funding and hedging costs + risk and capital costs + lender margin, with the product fee considered in the effective cost. No single addition is fixed across lenders or through time.

Gilts and swaps price different things
Government bonds contain a component specific to holding government debt, often described as a government-bond or term premium. OIS swaps are tied to expected overnight rates and swap-market pricing. Their curves can diverge when demand for gilts changes, when government borrowing plans change, or when global investors alter their preferred assets.
Long-term yields include term premia and expectations
The Bank of England’s July 2026 Monetary Policy Report said 10-year gilt yields rose by around 350 basis points between the start of quantitative tightening in February 2022 and the end of June 2026. Bank staff’s term-structure estimates attributed around 200 basis points of that increase to higher term premia, with the remainder attributed to higher expected rates. That is a model-based decomposition, not a directly observed causal accounting. The report discussed possible influences on term premia, including future demand for government debt and global factors.
This distinction matters because a rise in a 10-year gilt yield does not necessarily mean markets expect the same rise in the two-year or five-year OIS rate used for mortgage pricing.
Lender spreads can widen or narrow
Even if the relevant OIS rate rises by a known amount, a lender may absorb part of the change, pass through more than it, or reprice at a different time. Funding conditions, competition for new business, credit losses and capacity constraints can all alter the spread between the benchmark and the mortgage rate.

Why mortgage rates often move with a lag
Mortgage pricing is not updated mechanically every time a bond-market quote changes. Lenders may hold existing product rates while they assess whether a move is temporary, wait for executable funding prices, or reprice when a product reaches a withdrawal threshold. Applications already submitted can also be treated differently from new applications.
The Bank of England’s July 2026 Monetary Policy Report described standard lags in pass-through and said recent increases in reference rates were beginning to pass through to quoted mortgage rates. Its staff analysis found that increases tended to pass through more quickly than decreases when reference-rate moves were large or volatile. A lender may therefore raise rates promptly during a sharp sell-off but reduce them more cautiously when market rates fall.
Product withdrawals are another transmission channel. The April 2026 Financial Policy Committee record described a period when swap rates increased, quoted mortgage rates rose and some products were withdrawn. Withdrawal does not mean every mortgage has repriced; it means the lender has stopped accepting new business on that particular product, often pending a replacement price.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. What the Bank of England’s 2026 observations show
The following figures are dated observations from the Bank of England’s July 2026 report, not live market quotes:
| Observation | What it measures | How to interpret it |
|---|---|---|
| Around 350 basis points | Rise in 10-year gilt yields from the start of quantitative tightening in February 2022 to the end of June 2026 | A long-period move in government-bond yields, not a mortgage-rate forecast |
| Around 200 basis points | Estimated contribution of higher term premia to that 10-year gilt-yield rise | A Bank staff model estimate; the remainder was attributed to higher expected rates |
| 79 basis points | Average rise in two-year, 75% LTV quoted mortgage rates between 27 February 2026 and the report’s July 2026 observation | The increase was a little smaller than the rise in the reference two-year OIS rate over the same period |
| Around 40 basis points lower | Rates on products priced from reference rates compared with April 2026 | An illustration of lagged pass-through; the report also said recent increases were starting to pass through |
The two-year example demonstrates the central point: even with the same LTV and a rising market reference, the quoted mortgage rate did not move one-for-one. The result for another LTV, lender or date can be different.

Bank Rate, gilt yields and fixed mortgages are not the same thing
A fixed-rate mortgage is normally insensitive to Bank Rate during its fixation period: your contractual rate does not reset when the Bank of England changes Bank Rate. Bank Rate can still influence new fixed rates indirectly because it affects expectations for future overnight rates, funding conditions and the OIS curve.
The connection between Bank Rate and longer-term rates is looser than a simple same-day pass-through. Expectations about future policy and risk premia are embedded in longer maturities. A Bank Rate announcement, a gilt-yield move and a lender’s new mortgage menu can therefore occur on different days and in different proportions.
How to use market information when comparing mortgages
- Match the fixed period. Compare a two-year offer with the relevant two-year market reference and a five-year offer with the five-year reference. Do not use a 10-year gilt as a shorthand for every fixed product.
- Hold LTV constant. A rate for 60% LTV is not a fair comparator for a 90% LTV rate. Calculate LTV using the lender’s valuation and the amount borrowed.
- Check eligibility. Confirm income, employment, credit history, property type, loan size and any criteria that could make a headline rate unavailable to you.
- Calculate the effective cost. Include the product fee, valuation and legal costs where relevant, incentives, and the interest paid over the initial period. A lower initial rate can be more expensive after a large fee.
- Check the timing. Ask whether the rate is guaranteed only on application, on offer, or at completion, and how long the offer remains valid. Market rates can move while a purchase progresses.
- Compare the follow-on rate. If you may not refinance at the end of the fix, examine the lender’s reversion rate and any early-repayment charge before choosing a term.
A market benchmark can explain why a lender’s menu is moving, but it cannot identify the cheapest mortgage for your circumstances. The final comparison must be between offers that have the same fixed period, similar LTV and equivalent fee treatment.

What different market scenarios can mean
If gilt yields rise but OIS rates barely move
The rise may be concentrated in the gilt-specific term premium or caused by demand and supply for government debt. Fixed mortgage rates could move little, although lenders may still adjust margins if their funding costs change.
If OIS rates rise sharply
New fixed mortgage rates are more likely to rise because OIS is the closer pricing reference. The pass-through may be partial or delayed, and lenders may withdraw products while recalculating prices.
If OIS rates fall
New rates may eventually fall, but reductions can be slower than increases, particularly after a volatile move. A fall in the benchmark does not change the rate on an existing fixed mortgage before its deal ends.
If your LTV changes
Paying down the balance or a rise in the property’s accepted value can move you into a cheaper LTV band at remortgage. That improvement can outweigh a modest change in the market benchmark, while a high LTV can keep your quote elevated even when OIS rates fall.

Limits on what gilt yields can tell you
- A gilt yield is not a guaranteed forecast of Bank Rate or inflation.
- The 10-year maturity is not a direct benchmark for a two-year or five-year fix.
- Published yield curves are estimates and may differ between providers.
- Historical pass-through figures do not establish today’s mortgage rates.
- Individual lender funding books, pricing formulas and risk appetites are not disclosed by the market yield alone.
- An advertised rate may be unavailable because of LTV, credit, income, property or timing restrictions.
Use gilt yields as context for the direction and tone of financial markets. Use term-matched SONIA OIS rates, then the lender’s total-cost offer and your own eligibility, to make a mortgage decision.
