The effect travels indirectly through investor expectations, bond yields and lenders’ funding costs, and it may be small, delayed, already reflected in market prices, or outweighed by Canadian conditions. A Fed rate cut therefore does not guarantee that a Canadian lender will lower its fixed-rate offer.
Why a US rate decision can matter to a Canadian mortgage
Canada and the United States have closely connected financial markets. Investors, banks and other lenders respond to information about both economies, and Canadian banks borrow in international markets, including the United States. When a Federal Open Market Committee (FOMC) announcement changes expectations about future US interest rates, that news can affect the prices and yields of bonds in both countries. Canadian mortgage lenders may then face changes in funding costs and market conditions that influence the rates they offer.

This is an indirect transmission, not a rule linking one Fed move to one Canadian mortgage-rate change. The Bank of Canada describes foreign interest rates falling during 2019 and Canadian five-year fixed mortgage rates falling in response. That example demonstrates that international rates can matter; it does not establish that every US rate move causes the same-direction move in Canada, or that the two rates change by the same amount.
The Bank of Canada’s explanation, “What’s behind your mortgage rate” (May 27, 2020), puts the distinction plainly: “The Bank of Canada doesn’t set mortgage rates.” Individual lenders set their offers, taking account of funding costs, borrower risk and the features of the mortgage. The Fed is one influence among several.

How the effect moves from the Fed to a fixed-rate offer
1. The announcement changes expectations
Financial markets respond not only to the Fed’s current policy rate but also to what its decision and communication suggest about future policy. If a decision differs from what investors expected, or changes their view of the path ahead, bond prices and yields may move. If the decision was widely anticipated, some or much of the adjustment may have happened before the announcement.
That means the headline—“the Fed cut” or “the Fed raised”—does not tell you how markets will respond. Investors also assess the reasons for the decision and the outlook it implies. A Fed cut, for example, can coincide with concerns about economic conditions that affect other market prices and lender risk. The net effect on Canadian yields is not determined by the direction of the policy-rate change alone.
2. Bond-market changes can reach Canada
Government bond yields are one important market reference for fixed mortgage pricing. Because US and Canadian markets are connected, a shift in US yields can influence Canadian yields. The size and direction of that movement depend on the information markets receive and on Canadian economic and policy conditions. Canadian bond yields can also move in response to domestic news, including expectations about the Bank of Canada.

The Bank of Canada’s 2025 working paper, Money Talks: How Foreign and Domestic Monetary Policy Communication Affects Financial Markets, examined market movements around central-bank announcements and other communications. Its event sample found that FOMC rate announcements moved Government of Canada bond yields. The paper’s reported mean absolute changes show movements around both US and Canadian announcements:

| Government of Canada yield | Around FOMC rate announcements | Around Bank of Canada rate announcements |
|---|---|---|
| 10-year | 1.94 basis points per event, mean absolute change | 2.10 basis points per event, mean absolute change |
| 30-year | 1.41 basis points per event, mean absolute change | 1.26 basis points per event, mean absolute change |
These are averages of the absolute yield movements measured around events in the study sample—not average rises or falls. One basis point is one-hundredth of a percentage point. The paper’s Government of Canada benchmark-bond sample covers 2002–2023. At maturities under two years, it reports roughly half-sized mean FOMC announcement effects relative to Bank of Canada announcement effects.
Those findings establish that Canadian markets can react around Fed announcements. They do not predict the direction or size of the next move, measure the change in a mortgage offer, or mean every announcement produces the average result. A bond yield and a lender’s mortgage rate are different prices.
3. Lender funding costs and product pricing matter
Market rates are relevant to lenders’ costs, but there is no one-for-one formula that turns a government bond yield into a mortgage quote. Lenders also account for their own funding, the borrower’s risk and the mortgage’s terms and features. The Bank of Canada has noted that funding stress can push mortgage rates up even while a central bank is cutting its policy rate. In other words, a lower policy rate does not guarantee cheaper funding or a lower fixed offer.

Borrower-specific details can also affect the rate available. Credit history, whether the mortgage is insured, the term and prepayment features may matter. Two people looking at the same market news can receive different offers because they are not necessarily applying for the same product or presenting the same risk to a lender.

4. Canadian monetary policy remains a separate influence
The Bank of Canada sets a target for its overnight rate, influencing short-term interest rates in Canada. Changes to that target feed more directly into short-term rates, including prime rates commonly used as a reference for variable-rate mortgages. Policy can also affect longer-term rates, particularly when markets expect a change to persist.
The Bank of Canada does not set mortgage rates either. Its policy and the Fed’s policy are separate inputs into connected markets. The Bank’s “Interest rates” page provides official rate-series information, including Canadian bond yields and US interest rates; neither a policy rate nor a bond yield is itself a personal mortgage quote.
What the evidence can—and cannot—tell a borrower
The Bank of Canada’s event study helps explain why it is reasonable to watch Fed announcements when following Canadian markets: Canadian bond yields moved around FOMC rate announcements in the paper’s sample. The study does not show that a particular Fed decision caused a predictable change in a Canadian five-year mortgage rate. Nor does it identify what a specific lender will do after an announcement.
There are several reasons the mortgage result can differ from the market reaction:

- Expectations may have moved first. A fully anticipated announcement may cause little additional movement when it arrives.
- Canadian news can dominate. Domestic economic data, Bank of Canada expectations and lender funding conditions can push yields or offers in a different direction.
- A lender’s pricing is not a bond yield. Funding costs are one component of a mortgage offer, alongside risk and product terms.
- Timing is not automatic. Market prices may shift quickly, but lenders decide whether and when to change their offers.
So if Canadian fixed rates fall while the Bank of Canada holds its policy rate steady, international bond-market moves may be part of the explanation, but they are not necessarily the only cause. If rates rise after a Fed cut, that is not proof that the Fed cut raised Canadian mortgage rates; other information, market expectations or lender costs may have mattered more.

Official averages provide context, not a rate a borrower can necessarily obtain. The Bank of Canada’s monthly lending series reports volume-weighted average rates on funds advanced by chartered banks, including new advances, renewals and refinancing. Its July 2026 data show:
| Mortgage category | July 2026 volume-weighted average | What the figure represents |
|---|---|---|
| Insured residential mortgages with fixed terms of five years and over | 4.05% | Funds advanced by chartered banks in the category, including new advances, renewals and refinancing |
| Uninsured residential mortgages with fixed terms of five years and over | 4.02% | Funds advanced by chartered banks in the category, including new advances, renewals and refinancing |
These are monthly historical averages, not live offers, a promise of today’s rate or a quote tailored to a borrower. The series’ chartered-bank universe excludes federally regulated credit unions and subsidiaries of non-bank financial institutions, as described in the Bank of Canada’s notes. The two averages also describe different insurance categories; they should not be treated as interchangeable with an individual lender’s advertised or negotiated rate.

Fixed, variable and hybrid mortgages react differently
A fixed mortgage rate stays the same for the mortgage term. Its pricing is influenced by market conditions and lender funding costs, so it can move before, after or independently of a particular central-bank announcement. A borrower with an existing fixed mortgage generally continues paying the contracted rate during the term; a market change does not rewrite that agreement. The rate becomes a practical decision at renewal or refinancing, subject to the contract and timing.
Variable-rate mortgages are more closely connected to short-term rates and lender prime rates, which are affected by Bank of Canada policy. But payment behaviour depends on the contract: some variable mortgages adjust payments as rates change, while others keep payments fixed and handle rate changes differently. A hybrid mortgage combines fixed and variable portions, so each portion has a different exposure to rates. FCAC’s mortgage guidance explains these structures and their implications.
When comparing products, look beyond whether the headline rate is fixed or variable. Consider how much payment certainty you need, whether you could absorb a higher payment, how soon renewal may arrive and what restrictions or options the contract includes. A lower starting rate is not necessarily the best fit if its payment mechanics or prepayment terms do not suit your plans.

A practical way to compare offers before signing or renewing
- Identify the product you actually need. Record the mortgage term, fixed or variable structure, insured or uninsured status, and whether you are buying, renewing or refinancing. Rates from unlike categories are not clean comparisons.
- Request complete offers from more than one lender. The Bank of Canada identifies banks, regional banks, credit unions and mortgage finance companies as possible lender types. Ask each for the rate and the full terms for the same scenario.
- Compare the payment mechanics. For a variable offer, confirm whether payments adjust when rates change or remain fixed and how the contract handles changes. For a fixed offer, note the term for which the rate is locked.
- Check the contract features. Compare prepayment limits, conversion options, any cap features, fees and conditions. A feature that matters to your plans can change the value of an offer even when the rate looks attractive.
- Separate the posted rate from your actual rate. Ask whether the quoted figure is discounted, what conditions apply and how long the offer is available. Compare the rates you can actually receive, not just advertised numbers.
- Use market data as context, not a trigger. Bond yields and official lending averages can help explain the environment, but a Fed announcement alone cannot tell you whether to lock in, wait or renew. Base that decision on current lender quotes and your contract timeline.
The Bank of Canada says that doing homework and negotiating can help borrowers find a lower rate. Shopping around before renewal gives you actual alternatives to compare; an official average or a prediction about the Fed cannot substitute for those offers.
What to watch if you follow rates
For context, follow both Canadian and US market information rather than watching the Fed in isolation. The Bank of Canada’s interest-rate series includes Canadian bond yields and a US interest-rate lookup. Compare market movements with Canadian policy news and the offers lenders are actually making. The most useful question is not simply “Did the Fed cut?” but “What changed in Canadian market pricing and in the terms I can get?”
No source establishes the direction or size of the next Fed-driven change in an individual Canadian fixed mortgage offer. Mortgage yields, funding conditions and lender pricing can change; a current quote from a lender is necessary for a personal decision.
