Credit card debt can affect a U.S. mortgage application in two different ways: the monthly payment a lender counts may raise your debt-to-income ratio (DTI), while your card balances relative to their limits may affect credit-risk assessment and, depending on the scoring model, your credit score. A large balance is not automatically a mortgage denial, and there is no single balance, utilization percentage, or score threshold that decides every application. The effect depends on the loan program, underwriting path, lender rules, payment history, and the rest of your financial profile.
How a credit card balance can affect a mortgage application
Mortgage lenders look at more than the total amount you owe on cards. They may consider the monthly obligation associated with those accounts when calculating DTI, and they may also assess revolving utilization—the balances compared with available credit—along with payment history and other credit-risk factors. These are separate considerations: reducing a monthly obligation can change a DTI calculation, while reducing a reported balance relative to a limit may affect utilization. One change does not necessarily produce the other result immediately or guarantee approval.

Fannie Mae’s liability guidance says lenders should account for revolving charge accounts and determine the unpaid balance, repayment terms, and payment history. Its DTI guidance defines the ratio using monthly obligations and qualifying income. The lender’s treatment of a particular card payment depends on the applicable loan program and underwriting rules; the card’s entire balance is not simply treated as the monthly debt amount.

How credit card payments enter your DTI
DTI compares monthly debt obligations with qualifying monthly income. In Fannie Mae’s framework, the numerator includes the qualifying mortgage payment and other long-term and significant short-term debts. A card payment included in that calculation can therefore use some of the monthly income available to support a mortgage payment. If qualifying income stays the same, adding a monthly obligation raises DTI; reducing an obligation may lower it, subject to the lender’s rules for that account and application.

A hypothetical DTI illustration
Suppose a borrower has $8,000 in qualifying monthly income and $2,400 in other monthly obligations before a card payment is counted. That is a 30% DTI before the mortgage payment and any additional obligation. If the lender counts a hypothetical $300 monthly card obligation, the total becomes $2,700, or 33.75% of that same income. This arithmetic illustrates how a monthly payment can affect the ratio; it is not a lender quote, a prediction of approval, or a statement about what payment a lender will assign to a particular card.
When evaluating your application, ask the loan officer which payment figure will be used for each revolving account, how the lender treats balances and repayment terms, and which debts are included in the calculation. Do not assume that the minimum payment shown on a statement, a payment you choose to make, or the full card balance will automatically be the figure used for underwriting.
Fannie Mae DTI figures are program guidance, not universal limits
Fannie Mae’s Debt-to-Income Ratios guidance, dated April 2, 2025, describes the following limits in its own underwriting context:

| Fannie Mae underwriting path | Published total DTI figure | Qualification |
|---|---|---|
| Manually underwritten loan | 36% maximum | Fannie Mae guidance; transaction-specific requirements and exceptions apply. |
| Manually underwritten loan meeting specified conditions | Up to 45% | Requires applicable credit-score and reserve requirements to be met; exceptions and other conditions apply. |
| Desktop Underwriter (DU) casefile | 50% maximum | Fannie Mae guidance; exceptions and transaction-specific requirements apply. |
These figures are not a single set of limits for every U.S. mortgage. They should not be applied automatically to FHA, VA, USDA, portfolio, or other non-agency loans, or treated as a promise that a lender will approve a borrower at or below a stated percentage. Program eligibility, the underwriting result, and lender requirements all matter.
Why utilization can matter even when the monthly payment is manageable
Credit utilization is the revolving balance compared with the available credit limit. For example, myFICO’s consumer education uses a $10,000 balance on a $20,000 limit: $10,000 divided by $20,000 equals 50% utilization. This is an example of the calculation, not a universal cutoff, recommended target, or guarantee of a particular score.
myFICO describes “Amounts Owed” as accounting for roughly 30% of a typical person’s FICO score. That is a general description from myFICO, not a fixed weighting for every individual or every credit-scoring model. Its consumer guidance says higher revolving utilization is generally associated with greater risk and recommends keeping balances low. Fannie Mae’s manual-underwriting guidance also calls for reviewing balances relative to limits and identifies high balance-to-limit ratios as higher-risk indicators. Its DU risk-factor guidance likewise treats high utilization or low available revolving credit as higher risk, while low utilization or regular payoff is a lower-risk factor.

For that reason, a card can affect the mortgage picture through utilization even if its monthly payment does not appear large relative to income. Conversely, a low utilization ratio does not settle the DTI calculation or erase other credit risks. The lender evaluates the application as a whole rather than treating one utilization figure as a stand-alone approval test.

Balances and late payments are different issues
A high balance and a late payment are not interchangeable. A balance relative to a limit can affect utilization and risk assessment; payment history is evaluated separately. Fannie Mae’s liability guidance specifically directs lenders to determine payment history as well as balances and repayment terms. Paying down a balance does not erase late-payment history, and an account with a low balance is not automatically free of other credit concerns.
Likewise, carrying a balance is not a requirement for building credit according to the cited material, and no source here establishes that carrying debt improves mortgage eligibility. Avoid deliberately retaining costly card debt on the assumption that it will help a mortgage application. If you are considering a payment or account change during underwriting, first ask the lender how it would affect both the monthly obligations and the credit information being used.

How mortgage credit scores and underwriting models fit in
Mortgage credit procedures are changing, and a score used for one purpose may not be the only factor in an underwriting decision. Fannie Mae’s score guidance, dated April 22, 2026, describes a representative-score selection rule for specified eligibility and pricing uses: for an individual borrower with two scores, use the lower score; with three scores, use the middle score. This is a rule for the stated Fannie Mae context, not a universal description of how every lender or mortgage program selects scores.
Fannie Mae’s Desktop Underwriter credit-risk update says DU stopped requiring a minimum third-party credit score for its risk assessment beginning November 15, 2025, and instead uses its proprietary risk assessment. That change does not mean mortgage applications generally ignore credit scores. Scores may still be relevant for other purposes, and lenders, manual underwriting, and other programs may apply their own requirements.

What to check before changing card balances
A payment can affect the lender’s DTI calculation and the utilization shown in the credit information used for underwriting, but the two effects may not line up on the same schedule. The relevant balance, the lender’s calculation of a payment, and the credit information considered may depend on the timing and rules for your application. The sources do not establish a universal payoff amount, utilization threshold, score-point increase, or score-recovery timeline.
- Ask which underwriting path applies. Confirm whether the loan will be evaluated through DU, manual underwriting, or another program-specific process. Do not assume Fannie Mae’s figures apply to a different loan program.
- Ask how card obligations are calculated. For each revolving account, ask what unpaid balance, repayment terms, payment history, and monthly obligation the lender will consider.
- Ask which credit information and score model are being used. Confirm the lender’s process for your loan, including whether it uses a particular score model or representative-score rule.
- Ask about timing before moving money or changing accounts. Check when the lender will review balances and how a payment, opening, or closing of an account could affect the application. Do not rely on a generic reporting-date assumption.
- Keep payment history in view. A lower balance does not remove late-payment history, so discuss any existing payment issue with the loan officer rather than treating payoff as a complete fix.
What the available rules can—and cannot—tell you
The cited guidance establishes that revolving obligations may be included in DTI, that utilization can be a credit-risk factor, and that mortgage score and underwriting practices can vary by path. It does not establish that any given card balance will cause a denial, that one utilization percentage guarantees approval, or that paying down a card will produce a particular score increase by a particular date. Those outcomes depend on the complete borrower profile and the rules applied to the specific loan.
For a useful answer about your own application, have the lender explain both calculations separately: which monthly payment it will include in DTI, and how the balance relative to the card limit is reflected in the credit information and risk assessment being used. That distinction is more informative than asking whether a balance is simply “too high.”
