Government of Canada bond yields help shape the rates lenders offer on fixed-rate mortgages, especially five-year terms. They are a market benchmark, not a mortgage rate: lenders add a mortgage premium and set offers using their own pricing and borrower-specific factors. The link is not a guaranteed one-for-one change. Variable mortgage rates are more directly tied to a lender’s prime rate and short-term interest-rate conditions.
How do bond yields affect mortgage rates in Canada?
A Government of Canada bond yield is the return associated with a government debt security. A mortgage rate is the interest rate a lender charges a borrower under a mortgage contract. The yield can influence what it costs to fund and price a fixed mortgage, but it is only one part of that pricing.

A Bank of Canada staff working paper published in 2026 models a five-year fixed mortgage rate as the five-period risk-free Government of Canada bond yield plus a mortgage premium. In the same model, a variable-rate mortgage and a one-year fixed mortgage are linked to a one-period bond yield plus their respective premiums. This is a way to describe the pricing relationship, not a formula that determines every lender’s quote.
The premium accounts for the difference between a government bond and a mortgage product. Lenders also make their own pricing decisions, and an individual offer can reflect the mortgage term, posted rate and discount, rate type, borrower’s credit history, and whether the borrower is self-employed. As a result, the same market yield can coexist with different offers from different lenders—or different offers for borrowers applying to the same lender.

The practical takeaway is that bond yields can help explain the direction and pressure on fixed mortgage pricing, but they cannot tell you the exact rate you will be offered. A yield is not an offer, and comparing a mortgage quote with a single yield reading does not reveal the lender’s premium or all the details of the contract.
Why is the five-year bond yield relevant to a five-year fixed mortgage?
Mortgage and bond terms are related because the period over which a lender is pricing its exposure matters. The five-year area of the Government of Canada yield curve is an important benchmark for five-year fixed mortgage pricing. A movement in that part of the curve can influence lenders’ pricing decisions even if the Bank of Canada has not changed its overnight target.
The relationship is not an automatic pass-through. A yield change does not dictate how much a lender must change a mortgage rate, whether it changes the rate at all, or exactly when a change appears in a quote. The mortgage premium can change, and lenders’ pricing choices can differ. It is therefore not sound to assume that a one-percentage-point rise in a bond yield will produce a one-percentage-point rise in a mortgage rate.

Term matching is useful for understanding the benchmark, but it is not a promise that a mortgage rate and a bond yield will move together by the same amount. Nor should borrowers treat a government bond’s yield as the lender’s cost or final price for a specific mortgage. The Bank of Canada’s model helps explain the connection; a lender’s actual rate sheet and offer establish the rate available to a borrower.
Why can fixed mortgage rates rise when the Bank of Canada cuts rates?
The Bank of Canada’s overnight policy rate is a short-term rate. Longer-term bond yields reflect expectations about future short-term rates as well as a term premium: additional compensation investors require to hold a bond for longer. Those influences can move differently from the current policy rate.
That difference helps explain why a policy-rate cut does not guarantee a decline in five-year fixed mortgage rates. If long-term yields stay elevated or rise, fixed mortgage pricing can remain under pressure even while the central bank is lowering its overnight target. A fixed rate can also move in anticipation of policy changes because bond markets respond to expectations, not only to a decision after it is announced.

In a March 2026 article, Bank of Canada researchers Eugene Trostin, James Ketcheson, and Antonio Diez de los Rios described long-term government yields in Canada and abroad staying high even as policy rates fell. They identified rising term premiums as one factor behind elevated long-term yields. That episode illustrates why following the policy rate alone does not explain every movement in fixed mortgage pricing; it does not establish a permanent pattern or predict a future rate.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteFor a borrower, the key distinction is between the short-term policy rate and the market yield relevant to a fixed mortgage term. A policy announcement may matter to the bond market, but it is not itself a direct instruction to lenders to reduce every fixed rate.
Do bond yields affect variable mortgage rates?
Bond yields influence mortgage pricing broadly, but the five-year Government of Canada yield is especially relevant to fixed terms. Variable mortgage rates are more directly connected to a lender’s prime rate and short-term rate conditions.

Financial Consumer Agency of Canada (FCAC) guidance explains that lenders may price a variable mortgage as prime plus or minus a margin. Each financial institution sets its prime rate as a function of its funding costs, which are influenced by the Bank of Canada’s overnight target. A variable offer therefore depends on the lender’s prime rate and the contract’s margin, rather than being read directly from the five-year bond yield.
This distinction does not mean variable rates are unaffected by broader financial conditions or that bond yields can never be relevant to lenders. It means the five-year yield is not the main reference point a borrower should use to infer what will happen to a variable mortgage. To assess a variable offer, check its relationship to prime and read how the rate and payment behave when the lender’s prime rate changes.
What does a current bond-yield figure tell you?
The Bank of Canada reported a 3.78% yield for its marketable Government of Canada bonds, 5-to-10-year average series on October 6, 2026. That is a dated bond-market observation—not a five-year mortgage rate, not a lender quote, and not a forecast of what a borrower will pay.

The Bank’s benchmark yields are based on selected issues whose maturities approximate stated term areas. The selected benchmark issues can change as benchmarks roll over. A figure in a yield series is therefore useful for identifying market conditions on a particular date, but it should be read with its series definition and date rather than treated as an unchanging measure.
The Bank of Canada also publishes monthly series for rates charged on new and existing bank lending, including fixed-term and variable mortgage categories. These observed rates can provide historical context about lending rates. They are not necessarily the rate currently offered to a particular borrower, because published lending data and an individualized, discounted offer are different kinds of information.
How should you compare mortgage offers?
Use bond yields to understand market context, not as a substitute for comparing the offers available to you. Compare quotes for the same type of mortgage and examine the contract as well as the headline rate. FCAC advises borrowers to consider the term, prime and posted rates, discounts, rate type, credit history, and other circumstances such as self-employment when assessing rates.

- Match the product and term. Compare fixed with fixed or variable with variable, and make sure you are comparing the same term length. A five-year fixed offer and a variable offer do not respond to the same main reference point.
- Record the actual quoted rate and discount. Distinguish the rate offered to you from the lender’s posted rate. If an offer describes a discount from a posted rate, note both figures and the terms attached to the offer; posted rates, historical lending averages, and personalized discounted rates are not interchangeable.
- For a variable mortgage, identify the prime-rate margin. Check whether the contract sets the rate at prime plus or minus a stated margin, and understand how a change in prime affects the interest charged and your payment.
- Check payment behaviour, not just the starting rate. Fixed mortgage rates remain unchanged during the term. Variable rates can change. With some variable mortgages that have fixed payments, a rate increase can direct more of each payment to interest and may leave none going to principal. Find out how your specific contract handles changes and what happens if the payment no longer covers the interest due.
- Read the full contract and consider renewal timing. Look beyond the initial rate to the full mortgage terms and how the product fits your circumstances. If you are approaching renewal, compare offers that are actually available for your renewal rather than assuming a market yield predicts the rate you will receive.
This process keeps two separate questions clear: what market conditions may be influencing mortgage pricing, and what a lender is actually prepared to offer you. Only a real quote and its contract terms answer the second question.
How to interpret the numbers without overreading them
A government bond yield, an advertised mortgage rate, a lender’s posted rate, a historical average for bank lending, and a personalized discounted offer each describe something different. Mixing them can lead to a false conclusion—for example, treating a yield as the rate a borrower can obtain, or assuming an average describes every lender’s current quote.
- Read the label: identify the bond-yield series, its maturity range, and observation date.
- Keep the product straight: use the five-year area of the yield curve as relevant context for five-year fixed pricing; use prime and short-term conditions as more direct reference points for variable-rate mortgages.
- Allow for the premium and lender decisions: the benchmark does not include all the lender-specific and borrower-specific factors reflected in a quote.
- Do not infer timing or pass-through: a market move does not establish that all lenders will change rates on the same day or by the same amount.
Used this way, bond yields are a useful explanation of why fixed mortgage rates can move independently of the Bank of Canada’s latest rate decision. They are not a shortcut for predicting an individual borrower’s rate.
