Home Loan vs FD: How a 25-Basis-Point Repo-Rate Hike Affects Rs 50 Lakh

A 25-bps repo-rate hike does not affect every loan or FD the same way. See the Rs 50 lakh EMI illustration, reset factors and FD comparison points.

A reported 25-basis-point repo-rate hike does not automatically raise every home-loan EMI by 25 basis points, nor does it increase the return on an FD you have already booked. For a reported illustration of a Rs 50 lakh loan at 7.5% over 25 years, the monthly EMI rises by about Rs 817 if the loan term stays unchanged. Your actual impact depends on your loan’s benchmark, reset date, outstanding balance and lender terms; an existing FD keeps its contracted rate until maturity.

What the reported repo-rate hike means

Moneycontrol reported on October 7, 2026, that the RBI Monetary Policy Committee raised the repo rate by 25 basis points. That is same-day secondary reporting; it does not establish that every bank has changed its lending or deposit rates. A repo-rate move affects borrowers and savers through bank pricing and contract terms, not as an automatic, identical adjustment to every loan and FD.

A floating-rate home loan can reprice when its benchmark resets. A fixed-rate loan generally holds its rate for the fixed period specified in the contract. An FD already booked continues at the agreed rate until maturity; a higher rate can apply to a new deposit or renewal only if the bank offers one.

How a home-loan rate change reaches your EMI

RBI consumer guidance describes a floating-rate loan as an index plus a spread. The index, spread, reset clause and lender’s process determine how a benchmark move affects your rate. Check the RBI’s home-loan guidance for the factors borrowers should review, including the applicable index, reset frequency, annual percentage rate (APR) and costs.

Same-day reporting says scheduled commercial bank floating-rate retail loans linked to an external benchmark reset at least once every three months. That does not mean the EMI must change the next month. Older MCLR-linked loans follow their contractual reset dates, with reset periodicity capped at one year according to the report. Confirm the benchmark and next reset date in your loan documents or with your lender.

RBI’s August 18, 2023 circular, updated as of October 1, 2025, requires lenders to communicate the potential effect of benchmark changes on EMI and/or tenure and to promptly communicate later increases. The RBI circular on resetting floating-rate loans says that, at reset, lenders may offer a switch to a fixed rate under their board-approved policy. Borrowers should have options concerning an EMI increase, tenure extension or a combination. Part or full prepayment is also available subject to applicable instructions. Switching and administrative charges must be disclosed, and an extension must not result in negative amortisation.

The circular also provides for a quarterly accessible statement showing principal and interest repaid, EMI, remaining EMIs and annualized rate/APR. Use the statement and your contract to establish your own figures; a reported example cannot determine your personal reset amount.

Rs 50 lakh loan illustration: EMI or tenure?

Adhil Shetty, CEO of BankBazaar, told Moneycontrol that “On a Rs 50 lakh loan at 7.5 percent over 25 years, the EMI of about Rs 36,950 would go up by roughly Rs 817 a month.” The report’s figures assume a 25-basis-point increase is fully reflected in the loan rate.

These are reported calculations, not a forecast for every borrower. The comparison turns on what you hold constant: retaining the original term means a higher monthly payment and, in this illustration, about Rs 2.45 lakh more interest; keeping the EMI at about Rs 36,950 means about 22 more months of repayment. Your outstanding principal, remaining term, exact rate, benchmark and reset date can produce a different result. Do not apply the 25-year example directly to a loan with a different balance or term.

What happens to an existing FD—and to a new one?

A repo-rate hike does not change the rate on an FD already booked. Its contracted rate generally applies through maturity. For a new deposit or a renewal, any benefit depends on whether that bank raises its offered rate; the report does not establish a uniform or automatic pass-through to FD rates.

The report gives a conditional arithmetic example: if a bank fully passed a 25-basis-point increase through to a new Rs 10 lakh FD, it would mean about Rs 2,500 more annual interest before tax. This is not an observed bank offer. Check the specific bank’s current rate, term and renewal conditions before relying on an expected return.

FD laddering—splitting savings among deposits with staggered maturities—can create regular opportunities to access funds and reinvest at rates available at each maturity. It does not guarantee higher returns: rates may remain flat or fall, and early-access conditions vary.

How to compare keeping an FD with prepaying the loan

There is no universal winner. Compare the home loan’s marginal interest cost with the FD’s expected post-tax return over the same period, using your actual loan statement and current FD terms. Include liquidity, maturity dates, possible reinvestment rates, fees and the consequences of using money that may be needed before the FD matures. The available figures do not establish an individual tax rate or settle the choice for every household.

  • Loan cost: Check the outstanding principal, remaining term, benchmark, spread, reset date, APR and any applicable charges.
  • FD return: Use the rate available for the deposit or renewal you are considering, and compare the expected return after tax rather than assuming a policy-rate move changes an existing deposit.
  • Cash-flow needs: Weigh an EMI increase against a longer repayment period, and consider whether prepayment would leave enough accessible savings.
  • Contract options: Ask the lender what reset choices are available and what switching, administrative or prepayment charges apply.
