For the September 5, 2025 snapshot, the latest cited figures are from Bankrate’s national lender survey on September 3: an average 8.90% rate for a $30,000 HELOC and 8.22% for a five-year, $30,000 home equity loan. The survey’s 10- and 15-year home equity loan averages were 8.37% and 8.24%, respectively. These are dated national benchmarks, not rates guaranteed to individual borrowers.

What are current home equity interest rates?

The figures below answer the September 5, 2025 title date using the latest cited survey available before that date: Bankrate’s September 3 national survey. They are not a survey taken on September 5 and should not be read as rates available today. Home equity rates change, so a current decision requires a newly verified lender quote.

Bankrate’s survey samples the 10 largest banks and thrifts in 10 large U.S. markets to track comparable rates. Its representative borrower profile, recorded in the Federal Reserve Bank of St. Louis’ FRED series notes, specifies a 700 FICO score, a $30,000 loan or line, 80% loan-to-value (LTV), an owner-occupied single-family detached home, and no existing relationship or automatic-payment discount. What is the average HELOC rate?

Bankrate’s September 3, 2025 survey put the average rate for a $30,000 HELOC at 8.90%. That average increased 80 basis points during the week. Bankrate attributed the jump to a large lender ending low introductory offers, rather than to an economic development. The weekly movement therefore reflects a change in surveyed offers, not necessarily a broad change in every borrower’s rate.

A HELOC provides access to a credit line, and its rate is commonly variable. Federal Reserve actions can particularly affect variable-rate HELOCs, but the rate and payment terms on an individual line depend on its contract. If an offer includes a promotional rate, check when it ends and what rate applies afterward. What is the average home equity loan rate?

The September 3 survey’s average was 8.22% for a five-year, $30,000 home equity loan. Bankrate reported that the five-year average was unchanged that week and at its low for 2025 at that time. The survey also reported averages of 8.37% for a 10-year loan and 8.24% for a 15-year loan.

A home equity loan pays out a lump sum and has a set repayment schedule; a fixed rate can make payments more predictable than a variable-rate line. Compare the rate alongside the repayment term and total borrowing cost: a longer term changes how long you repay, while the quoted rate alone does not show fees or the full cost of borrowing.

How to compare home equity offers

  • Rate structure: Confirm whether the rate is fixed or variable. For a HELOC, identify any introductory rate, its end date, and the rate-setting terms that follow.
  • Repayment terms and costs: Compare the loan term or the HELOC’s draw and repayment provisions, fees, and total cost—not just the initial rate.
  • Eligibility and personal pricing: Ask how your credit profile and financial circumstances affect approval and the rate offered. A national average is not a personalized quote.
  • Equity and combined borrowing: Consider the home’s value, your existing mortgage balance, and the combined loan-to-value ratio. Bankrate says lenders generally limit all home loans to roughly 80% to 85% of the home’s value.
  • Household affordability: Check that both the intended use and the payments fit your budget. A home equity loan or HELOC is secured by your home; missed payments can put the home at risk.

For a borrower who needs one defined amount and values a predictable repayment schedule, a home equity loan may fit better. A HELOC offers access to a line rather than one lump sum, but its rate and promotional terms need close attention.
