When mortgage rates rise, the same home loan produces a larger monthly payment. That payment can push a buyer’s debt-to-income (DTI) ratio above a lender’s limit, turning a qualified applicant into a denial. Others still qualify but must target a cheaper home or postpone the purchase.
The distinction matters: a high payment can discourage a willing buyer, while an underwriting threshold can prevent approval altogether. Recent rate increases have made both outcomes more common at the margin.

Where mortgage rates stood in 2026
Mortgage rates moved materially higher through late summer and early fall 2026. The National Association of Realtors (NAR) reported an average 30-year fixed rate of 6.54% in July and 6.69% on August 6, the highest level in more than a year at that time. NAR later reported a 6.95% average for the week ending September 17 and noted that daily lender trackers were above 7%.
The most recent weekly figure in the available reporting was Freddie Mac’s 7.40% average for the week reported October 8, up from 7.28% the prior week, according to The Associated Press. Freddie Mac’s weekly average and a lender’s daily quote are different measures, so borrowers should compare the date, loan type, points and fees behind every rate.

Rates do not automatically follow the Federal Reserve’s policy rate. NAR says mortgage pricing is more directly influenced by financial markets and long-term bond yields.
How a rate increase can eliminate mortgage eligibility
The payment rises on the same principal
Interest is calculated on the outstanding loan balance. Increase the rate while keeping the loan amount and term unchanged, and the required principal-and-interest payment increases. Property taxes, homeowners insurance, mortgage insurance and homeowners-association dues are added separately when a lender calculates the total housing expense.

The higher payment raises DTI
DTI compares recurring monthly debt obligations with gross monthly income. The mortgage payment is a major part of that calculation. If income and other debts stay constant while the proposed payment rises, DTI rises too. A borrower close to the lender’s maximum allowed ratio can cross the limit even though the loan balance has not changed.

- Still approved: The borrower’s income and existing debts leave enough room under the lender’s DTI and other underwriting rules.
- Approved for less: The borrower qualifies, but the maximum loan amount falls, requiring a less expensive home or a larger down payment.
- Denied: The proposed payment, together with other debts, exceeds the lender’s limit or fails another underwriting test.
What the evidence says about denials
A 2026 analysis by the Federal Reserve Bank of St. Louis examined more than 30 million HMDA home-purchase applications from 2018 through 2024. It concluded that the rate increase during the Federal Reserve’s 2022–23 tightening cycle can account for the entire rise in aggregate denial rates in its analysis. That is a population-level result, not proof that interest rates caused every individual denial or that the current denial rate will be identical.

The analysis reported a 15.7% mortgage-application denial rate in 2023. In 2024, 35% of denials listed DTI as the primary reason. A denial can also reflect credit history, insufficient assets, employment or income documentation, the property itself, or other underwriting requirements.
Illustrations of affordability loss
NAR cited an illustration from Eric Bernstein showing that moving a $300,000 mortgage from 6.5% to 7% adds about $100 per month in principal and interest, or nearly $36,000 over a 30-year term. The figure is an illustration, not a quote for every borrower; taxes, insurance, points and loan type change the result.

In another NAR illustration, a borrower earning $100,000 a year, carrying no monthly debt and making a 20% down payment could qualify for about a $670,000 home at 6.5% versus about $640,000 at 7%, assuming a 50% DTI limit. Actual approval depends on the lender, credit profile, reserves, property costs and loan program.

Why some buyers pause instead of being denied
Qualification is only one decision point. A buyer may technically pass underwriting but decide the payment leaves too little room for repairs, childcare, savings or other goals. That voluntary pause reduces demand even when the applicant could obtain a loan. Buyers who cannot pass the DTI test are different: they need a smaller loan, more income, fewer debts, a larger down payment or a different underwriting result before they can close.

Market context
NAR’s July 2026 existing-home-sales report showed sales down 1.7% from June but up 0.7% from a year earlier. The median existing-home price was $434,100, up 2% year over year, while inventory fell 1.9% from June. These figures describe market conditions; they do not measure how many individual applicants failed a DTI test.
NAR chief economist Lawrence Yun said, “There’s no doubt that the housing market would be thriving if average mortgage rates were to return near 6%.” In September, Yun said to “Expect 7% as the new normal” for mortgage rates. Those comments are outlook statements, not guarantees about future pricing.
What prospective buyers can do
- Recalculate the full payment. Include principal, interest, taxes, insurance, mortgage insurance and association dues rather than using the rate alone.
- Ask each lender for comparable estimates. Request the interest rate, annual percentage rate (APR), points, lender fees, cash to close and the assumptions used for taxes and insurance.
- Check the underwriting margin. Ask how existing debts, student loans, credit-card minimums and proposed housing costs affect DTI under the specific loan program.
- Test a lower price or larger down payment. Reducing the loan amount lowers the payment, but using more cash can reduce emergency reserves.
- Evaluate credits and buydowns carefully. A seller credit or temporary rate buydown may reduce early payments, but availability, eligibility and long-term cost vary by lender, contract and local market.
- Confirm the lock terms. Ask how long the rate is locked, what an extension costs and what happens if the closing date changes.
The practical takeaway for buyers
Higher rates reduce purchasing power through a direct payment increase and an indirect underwriting effect. Applicants near a DTI ceiling face the greatest risk of losing approval; others remain eligible but must accept a cheaper home or wait. Because rates and lender criteria change, use dated quotes and a complete loan estimate rather than a headline average when deciding whether a purchase fits your budget.
