There is no universally best time to buy. Buy now only if the full housing cost fits your budget and the home makes sense for your plans; wait if the payment would leave too little room for other expenses, savings, or emergencies. Lower mortgage rates could improve affordability later, but they are not guaranteed—and if rates fall, more buyers may compete for homes. Decide using your own loan offers and local market, not a rate forecast.
What are mortgage rates now?
Freddie Mac’s national weekly averages were 7.40% for a 30-year fixed mortgage and 6.73% for a 15-year fixed mortgage as of October 8, 2026. These are averages based on loan-application information, not rates offered to every borrower. Freddie Mac’s survey reflects rates offered during the prior Thursday-through-Wednesday application period. Your actual offer can differ based on factors such as credit, down payment, loan type, points, lender fees, and property details. Freddie Mac My Home and its Primary Mortgage Market Survey explain the figures and methodology.

National numbers provide context, not a prediction for your city or neighborhood. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026; that national index does not tell you whether prices or negotiating conditions are rising in the specific area where you want to buy. FHFA’s House Price Index is one source of broad market context.

The payment fits comfortably
Start with the amount you can sustain, not the largest mortgage a lender will approve. Add principal and interest to property taxes, homeowners insurance, mortgage insurance if applicable, and any homeowners association charges. Leave room for maintenance, emergencies, and other financial goals. A fixed-rate mortgage keeps principal and interest stable, but taxes and insurance can still change.

The home and local conditions work for you
Look at recent comparable sales, current listings, days on market, available inventory, and seller concessions in the area—not just national home-price figures. If a home suits your needs and the total cost is manageable, buying can make sense even if rates later move lower. The decision should also work if refinancing never becomes practical.
You expect to stay long enough
Consider how long you expect to own the home and whether the purchase still works if your plans change. Buying involves costs beyond the mortgage payment, so a short or uncertain time horizon can make waiting or renting more suitable.

When is waiting the more prudent choice?
Today’s payment strains your budget
If the payment would crowd out essential expenses, savings, or a reasonable cushion for repairs and emergencies, waiting may give you time to improve your finances or find a less expensive home. Do not rely on a possible future refinance to make an unaffordable loan safe.

Ask multiple lenders for written estimates based on the same loan amount, down payment, term, and rate-lock period. Compare the interest rate, annual percentage rate (APR), points, lender fees, closing costs, and cash needed at closing. APR includes specified fees and costs, but it does not replace reviewing the complete loan estimate. Fannie Mae’s homebuyer FAQs explain APR and other loan questions.

You are waiting for a forecast to come true
A forecast is not a promise. Fannie Mae’s September 2025 forecast projected a 5.9% 30-year rate at the end of 2026, but the forecast was based on assumptions and is subject to change. It should not be treated as a current expectation—especially against the later Freddie Mac observation of 7.40% on October 8, 2026. The forecast’s original context is available from Fannie Mae.
How could waiting change the trade-off?
A lower future rate could reduce borrowing costs for a given loan amount. But lower rates could also bring more buyers into the market, increasing competition for homes. Realtor.com Chief Economist Danielle Hale described that possibility in comments reported by the Associated Press: if rates fell as expected, increased demand could mean more competition; buyers who act earlier might later have an opportunity to refinance. That is an attributed view, not a guarantee that rates will fall or that refinancing will be available or beneficial. The Associated Press explains the timing trade-off.

What loan options should you compare?
| Option | What to weigh |
|---|---|
| 15-year fixed | Generally has higher monthly payments and less total interest over the life of the loan than a 30-year term. |
| 30-year fixed | Generally has lower monthly payments and more total interest over the life of the loan than a 15-year term. |
| Adjustable-rate mortgage (ARM) | May begin with a lower payment, but payments can rise after the initial fixed period. Review the adjustment schedule, rate caps, and payment at a higher rate; choose this only if that potential payment remains affordable. |
These are general differences, not personalized quotes. Freddie Mac’s loan guide describes fixed-rate and adjustable-rate options. Also compare the cash needed to close: a smaller down payment can preserve savings, but conventional loans usually require private mortgage insurance below 20% down, depending on loan details, according to Fannie Mae’s homebuyer FAQs.

A practical way to decide
- Set a sustainable monthly housing budget. Include principal and interest, taxes, insurance, mortgage insurance where applicable, HOA charges, maintenance, and room for emergencies.
- Get personalized written estimates. Compare lenders using the same loan amount, down payment, term, and lock period; examine APR, points, fees, and cash to close as well as the advertised rate.
- Compare structures and stress-test payments. Weigh 15-year and 30-year fixed loans against your budget. For an ARM, model the payment after adjustments and ask whether you could manage it without refinancing.
- Check the specific local market. Review comparable sales, listings, days on market, inventory, and seller concessions where you intend to buy.
- Test the decision without optimistic assumptions. Ask whether buying still works if rates do not fall, prices do not move in your favor, or refinancing is unavailable. If not, waiting may be the safer choice.
