Google’s Home Listings format is expanding nationwide through a partnership with HouseCanary, but a home will appear only if its MLS participates and its rules and data feed allow it. HouseCanary describes placement as free to eligible brokers and agents beyond their existing MLS fees; Google’s separate Local Services Ads are paid lead generation.
What the HouseCanary deal changes
Announced June 11, 2026, the expansion brings listings from participating multiple listing services (MLSs) into Google mobile search through HouseCanary’s ComeHome marketplace. HouseCanary says the program follows a pilot that began in 2025 across eight markets. Google describes the format as Home Listings Ads within Local Services Ads: property information can appear alongside promoted buyer agents, whom prospective buyers can contact by call or message. Google says the format is available to advertisers who opt into buyer’s agent or seller’s agent job types in the Real estate category. HouseCanary’s announcement and Google’s documentation describe the partnership and format.
The nationwide rollout is a statement about the program’s intended U.S. scope, not a guarantee that every home or market is covered. Listings come from participating MLSs under agreements with HouseCanary; Google is not independently sourcing all homes for the program.
Are Google real estate listings available in your area?
HouseCanary’s program page lists Bright MLS, California Regional MLS, My State MLS, REcolorado, and San Diego MLS as participants. That is the list on the page checked for this article, not a permanent or exhaustive guarantee: participation and local rules can change. Check HouseCanary’s current program information and ask your MLS whether it participates and permits the relevant feed and listing.

Eligibility can depend on more than the market. HouseCanary says brokers generally must belong to a participating MLS or work with it to establish a data feed; brokers may opt in or out where MLS rules allow. Agents need to be licensed with a broker in a participating MLS. The applicable MLS agreement and listing rules determine what can be distributed. HouseCanary’s FAQ explains these conditions.
What kinds of homes can appear?
The program uses listings sourced exclusively from participating MLSs. HouseCanary says active listings are eligible and some pre-market listings may be included. The sources do not promise display of commercial properties, rentals, or land; these are generally not included. Actual eligibility depends on the MLS’s rules and feed arrangements. HouseCanary’s FAQ provides the program’s listing-type qualifications.

Is listing placement free for agents?
HouseCanary describes placement of participating brokers’ and agents’ listings as free, with no additional charge beyond existing MLS fees. That applies to the listing distribution, not every product visible in the same search experience. HouseCanary’s program page describes the listing cost.
Google Local Services Ads are a separate paid lead product. Google says advertisers pay for leads rather than clicks or impressions, and lead prices vary dynamically by market. An agent evaluating the paid ads should not treat those charges as a fee for the HouseCanary listing placement. See Google’s Local Services Ads documentation for how the advertising product works.

How brokers and agents can check eligibility
- Confirm local MLS participation. Check the current participant information on HouseCanary’s program page and verify directly with the MLS.
- Ask about the feed and opt-in rules. The brokerage should confirm whether its MLS data can be sent to the program and whether the brokerage must opt in or may opt out under MLS rules.
- Check the listing itself. Confirm that its property type and status qualify under the MLS’s applicable rules; active residential inventory is the stated core, while some pre-market listings may be included.
- Separate distribution from advertising. If considering paid Local Services Ads as well, evaluate their lead charges separately from free listing placement.
What the expansion does—and does not—establish
HouseCanary and Google describe a wider distribution channel for MLS inventory. The announcement does not report a quantified increase in views, leads, or home sales attributable to the expansion, so national rollout should not be read as evidence of a particular marketing result. HouseCanary Chief Revenue Officer Chris Rediger said the program is intended to help buyers discover broker and agent listings from MLS sources. HouseCanary’s announcement includes his statement.
