DeFi lending can accept a token linked to an off-chain asset—such as a tokenized Treasury product—as collateral, but the token is only one part of the arrangement. The asset’s legal claim, issuer and custody structure, valuation method, access restrictions, and lending protocol rules all affect what a borrower can do and what happens if the loan becomes undercollateralized.
What is real-world asset collateral in DeFi?
A real-world asset (RWA) is an asset or financial claim that exists off-chain but is represented, in some way, on a blockchain. The physical or financial asset is not moved onto the blockchain. An issuer or legal structure creates a token associated with it, and a lending protocol may accept that token in a designated market.
That link does not, by itself, tell you exactly what rights a token holder has. Nor does it guarantee that the token can be transferred freely, redeemed on demand, or sold at a stable price. Those features depend on the legal documents, issuer arrangements, transfer controls, and protocol settings.
How does the collateral arrangement work?
Think of an RWA-backed loan as four connected layers. Each answers a different question, and a token alone does not settle all four.

In a typical arrangement, a user supplies an eligible token to a specified lending market and borrows an asset allowed by that market. The protocol applies its collateral rules and valuation input to the position. If the position crosses the market’s liquidation conditions, the protocol’s liquidation mechanism can act on it. The exact thresholds, eligible assets, and operating details are market-specific; do not assume settings from one RWA market apply to another.
How Aave Horizon illustrates RWA lending
Aave’s Horizon documentation describes a lending market for tokenized RWAs. It says Horizon uses issuer-reported NAV for RWA pricing rather than treating the collateral like a crypto-native asset with a decentralized exchange price. It also says risk parameters, including loan-to-value ratios and liquidation thresholds, reflect asset risks and regulatory requirements. Aave Horizon documentation

Aave’s 26 August 2025 announcement described Horizon as a new Ethereum lending market where institutions or other qualified users borrow stablecoins against RWAs. The announcement named Superstate’s USTB and USCC among the products available at launch and described issuer NAV data as part of the collateral process. That is a dated description of the announced market, not confirmation of current availability, terms, or user eligibility. Aave’s Horizon launch announcement
Token transfer rules can also differ from the familiar freely transferable ERC-20 model. Aave documents RwaAToken as a specialized aToken for RWA collateral in Horizon; most standard ERC-20 interactions are disabled to support non-transferability and compliance controls. As a result, a token associated with collateral may not be usable like an unrestricted crypto token in another wallet or protocol. Aave tokenization documentation

Why legal rights and governance matter
A token should not be described as direct ownership of an off-chain asset unless the relevant legal documents establish that relationship. The holder might instead have a claim through an issuer, fund, or other legal structure. The documents determine what that claim is, which law applies, and how disputes or operational failures are handled.
Maker’s MIP58 is an example of the legal and organizational layer that can sit alongside a DeFi protocol. The proposal describes a Cayman Islands RWA Foundation intended to manage real-world asset investments using the Maker Protocol, with significant actions based on DAO resolutions. Because MIP58 is a governance proposal, it illustrates a proposed framework; it should not be taken on its own as proof of Maker’s current operating arrangements. Maker MIP58

Regulatory treatment is also context-specific. A Federal Reserve FAQ says a tokenized security whose legal rights are identical to those of its non-tokenized counterpart may qualify as financial collateral under U.S. banking capital rules if it meets the applicable definition and all other requirements. That is a rule-specific statement about eligible securities and banking capital treatment—not a blanket determination for all RWA tokens, DeFi protocols, or individual users. RWA collateral adds off-chain dependencies to the familiar risks of lending through smart contracts. A protocol’s controls can manage some exposures, but no single parameter or safeguard removes them all. Aave’s risk documentation discusses collateral, oracle, market, and smart-contract risks, as well as decentralized oracles and risk service providers as parts of its risk management. - Legal enforceability: Establish what rights the token gives its holder and what recourse exists if the issuer or another party fails to perform.
- Issuer and custody operations: Identify who issues the token, holds or administers the underlying asset, maintains relevant records, and handles operational disruptions.
- Valuation and oracle inputs: Find out who supplies the price or NAV, how current it is, and how the protocol responds if data is delayed, unavailable, or disputed. An issuer-reported NAV is a valuation input; it is not, by itself, proof that collateral can be sold immediately at that value.
- Liquidity and redemption: Check whether you may transfer, sell, or redeem the token, and whether eligibility conditions, minimums, timing, or gates apply. The ability to supply an asset as collateral does not establish that it can be promptly converted to cash.
- Protocol and liquidation rules: Review the specific market’s collateral factors, liquidation threshold, debt ceiling, and permitted borrow assets. These settings may differ by asset and can change through governance.
- Technical and governance dependencies: Consider the smart contracts, administrators, oracles, legal entities, and governance processes that must continue to function for the token and loan to behave as expected.
- Eligibility and jurisdiction: Confirm who can hold or use the token and in which jurisdictions. A market’s existence does not mean every user is eligible to participate.
How to compare two RWA collateral options
Compare the arrangements, not just the names of their tokens or the assets they reference. Before borrowing, find the applicable offering documents and market rules, then work through each item below.
- Trace the legal claim: Identify the issuer and legal structure, the rights attached to the token, and the law and dispute process that govern those rights.
- Map the off-chain parties: Record who holds the asset, issues and administers the token, maintains records, and is responsible for redemptions or operational problems.
- Understand the price input: Determine whether the protocol uses issuer NAV, exchange prices, an oracle, or multiple inputs; note who can update them and how current they are.
- Check practical access: Read the transfer, sale, and redemption terms, including eligibility limits and any timing or minimum requirements.
- Read the lending market parameters: Verify the asset-specific loan-to-value ratio, liquidation threshold, debt ceiling, permitted borrow assets, and governance process. Do not substitute figures from a different market or an older announcement.
- Assess the combined failure path: Ask what happens if the issuer, custodian, valuation source, smart contract, or governance process is unavailable or impaired while your loan is open.
No current market-wide RWA collateral statistic is established by the cited primary sources, so a market-size figure would not help evaluate a particular position. For a live decision, use current protocol parameters and the token issuer’s offering and redemption documents rather than assuming launch terms remain in effect.
