What happened to Coral Caye?
Coral Caye reportedly sold for $1.8 million, with the San Francisco Chronicle attributing the figure to Corcoran and Mansion Global also reporting that price. The publications covered the sale in November 2025. The available reporting does not include property-transfer records, so the figure is a reported transaction price rather than a price independently confirmed here from closing documents. The island had previously been listed in 2022 for $2.195 million, according to the Chronicle. Mansion Global rounded that asking price to $2.2 million. The reported sale price is below the earlier asking price, but the coverage does not provide a full listing history or establish what the property was worth at the time of sale.
Did Coppola own or sell the island?
No. Reports identify Coppola as a tenant who leased Coral Caye for about nine years, with his tenancy ending the month before the November 2025 coverage. The previous owner was Los Angeles lawyer Terry Tao, who reportedly owned the island for roughly a decade. Corcoran identified the purchaser as a Guatemalan businessman. The sale was not Coppola selling property he owned.

Coral Caye is described as a 2.5-acre private island about eight miles off Belize’s mainland, behind the Belize Barrier Reef. Mansion Global estimated a boat journey of about 25 minutes from the mainland. The island had water tanks, solar panels and a pier.
It was once used as a commercial fishing camp and later became part of the Family Coppola Hideaways hospitality collection. Mansion Global reported three guest residences—Great House, Coral Cottage and Seahorse Cottage—with a combined capacity of up to 10 people. At the time of the sale report, the cottages and existing structures were still operating as a resort.

What did Coppola say about his money?
In a March appearance on Rick Rubin’s Tetragrammaton podcast, Coppola said: “I don’t have any money because I invested all the money, that I borrowed, to make ‘Megalopolis.’” He added: “It’s basically gone. I think it’ll come back over 15 or 20 years, but I don’t have it now.” The Chronicle quoted those remarks in its November 2025 coverage.
Those are Coppola’s own words about money he had invested and borrowed and did not have available at that time. They are not an audited account of his assets, debts or net worth. “Broke” is headline shorthand, not a verified financial classification.

Was the sale connected to Coppola’s finances?
The reporting places Coppola’s comments and the island sale in the same news cycle, but does not show that financial strain prompted the sale or ended his lease. Since he was a tenant rather than the seller, the reported transaction itself does not demonstrate that he received sale proceeds or used them to repay debt. No causal link is established by the cited coverage.

Corcoran described the buyer as a Guatemalan businessman planning a Maldives-style resort. In November 2025, Corcoran broker Peter McLean told Mansion Global: “The new resort should be finished in about 12 to 18 months but the island is continuing to operate as a resort with the structures and cottages that are already there.” That timeline was a projection at the time of the report; the coverage does not establish whether the planned conversion has since been completed.
