Who bought the former Perth Girls’ School, and when?
PerthNow reported on 21 June 2017 that the state government had sold the site to a local investor syndicate led by ADC, with Warburton Group among its members. The reported price was $5 million, and nine prospective buyers had pursued the property. These are details of a completed 2017 transaction, not a current sale listing.
At the time, Colliers International director metropolitan markets Nicholas Agapitos described the property as “a unique opportunity to develop one of Perth’s most historic and elevated locations.” He also pointed to sporting venues and riverfront land near the CBD, saying East Perth would be a key area for infill development. PerthNow’s account described views of the city, Swan River and Darling Scarp, and the site’s proximity to the then Metropolitan Redevelopment Authority’s 40-hectare Riverside development; those are 2017 descriptions.

The property is at 2 Wellington Street in East Perth. PerthNow reported its area as 1.1 hectares and identified it as heritage listed.

The purpose-built school building was completed in 1936. Perth Girls’ School operated there until 1962; Western Australia Police used the site afterward. A 2017 legal-industry report also said the sale involved a heritage agreement intended to protect the historic building. That report corroborates the agreement’s intended purpose but does not provide the agreement’s terms.
What did the buyer say it planned to do?
In 2017, developer Adam Zorzi said ADC wanted to restore the existing heritage buildings. He described the opportunity as “a real opportunity to create a town centre for East Perth.” This records the buyer’s stated intention when the property was sold; it does not establish that restoration or a town-centre project was carried out.

How did later development proposals differ?
Later redevelopment concepts were distinct from the buyer’s 2017 town-centre vision. A secondary historical overview reports a conditional DevelopmentWA board approval in June 2022 for a 37-storey mixed-use scheme, followed by a revised student-accommodation and mixed-use application lodged in December 2025.

The available account does not establish whether the 2025 application has since been approved, whether construction has started, or whether any scheme has been completed. The reported 37-storey height belongs to the 2022 proposal, not to a confirmed existing building.
