Featherby House, the Iwan Iwanoff-designed residence at 41 Summerhayes Drive in Karrinyup, is no longer for sale. After it was listed in January 2024, Domain records that it sold by private treaty on 12 March 2024 for $2,750,000. That is the recorded transaction price, not a current valuation.
Who designed Featherby House?
Featherby House is attributed to Bulgarian-born architect Iwan Iwanoff, and its listing agent dates the residence to around 1971. The home’s design is described as a rectilinear Brutalist form built in concrete block, with a central block staircase and split-level interior spaces. Reported features include a sunken lounge and a billiard room. ZSA ZSA Property’s listing supplies the property and design details.
The house sits opposite Lake Karrinyup Country Club. Its setting and sculptural concrete-block construction are part of what made the property notable when it came to market.
What was the house like?
The agent’s listing describes a three-bedroom, two-bathroom home with two garage spaces and two additional open parking spaces. It gives the land area as 809 square metres and floor area as 351 square metres. These are listing specifications, not measurements independently verified here.

The listing also names Turkish vein-cut travertine flooring, Italian marble in the kitchen, laundry and bathroom, full-veneer cabinetry, a V-Zug cooktop and ovens, Miele integrated dishwasher and fridges, and a solar-heated concrete pool. These are reported listing features; they should not be taken as an independent assessment of the home’s current condition or the operation of its appliances and pool.
How much did Featherby House sell for?
Domain’s property record lists a private treaty sale on 12 March 2024 for $2,750,000. PerthNow had reported the property hitting the market on 16 January 2024, so describing it as currently up for sale would be outdated.
Rank #2
The sale figure tells readers what was recorded for this transaction; on its own, it does not establish the property’s value today or show that Iwanoff-designed homes generally command a particular premium.
Who was Bob Featherby?
PerthNow reported that the original client was Bob Featherby and his family, and described Featherby as a cabinet maker on Iwanoff’s construction team who saved for ten years to afford the commission. The listing agent says the family lived in the house before selling it in the mid-1990s. These personal-history details are reported accounts, rather than independently verified archival findings.
What is known about the restoration and heritage recognition?
The listing agent says later custodians retrieved original plans from the State Library and spent several years restoring the house with tradespeople experienced in Iwanoff homes. The agent also says Featherby House received a City of Stirling Heritage Award in 2020 for conservation of the built environment and streetscape. PerthNow also reported the award. The sources cited here do not include the City’s award register or the original plans.

Featherby House belongs to a broader body of residential work associated with Iwanoff. In coverage of another residence, Frank House, Broadsheet describes a Brutalist-inspired modernist design featuring concrete breezeblocks, extensive timber craftsmanship and open-plan design. That provides context for Iwanoff’s architectural practice, but those specific Frank House details should not be assumed to describe Featherby House.
Broadsheet quotes Open House Perth creative director Carly Barrett saying, “Iwan Iwanoff really captures the innovative spirit of the time.” Barrett also notes that many of his residential projects are private: “Iwan Iwanoff also designed many commercial projects that are open, but because Iwanoff was predominately a residential architect, most projects are private.”
For readers interested in architectural photography of Iwanoff’s houses, Habitus reports that photographer Jack Lovel released his self-published book Catching Light in January 2021. Habitus’s feature on Lovel and the book describes the project; its availability through Amazon is not established here.
